    Mike from YourPrivateEyeInspections come out in March 2019 for our house inspection after a…read morerecommendation from a friend. We used another company for a previous house that we were under contract for, and my post-inspection regrets were that I didn't walk around with the inspector, and the report was difficult to read. Well, I took that to heart and went with Mike throughout the whole house, the roof, and even the crawlspace. Mike was very informative though the whole 4.5 hour process and happily answered my seemingly endless barrage of questions, while giving helpful information along the way, such as requiring grippable railings required after 3 or more steps. He even took a picture of our awful shed roof for the report! In addition, we have an oddly placed electrical panel that needed a second look, and the garage was filled with the previous owners' stuff. Mike offered to come back to complete the inspection if the previous owners could get it cleared out. His report was just as detailed as the inspection, with arrows pointing exactly to the problem within the pictures, and different ways of scaling the size of damage in his pictures. Each paragraph was accompanied by a color scale of how serious the issue was, and he even pointed out things that were good, rather than just the doom and gloom. Overall, it was a great experience and I highly recommend YourPrivateEyeInspections for home inspections. I still go back to the report and my notes to make the DIY suggested repairs.

    John came by for a custom inspection we had requested, and right off the bat, he was great with…read morecommunication--kept us updated when he was running a little late. When he arrived, he really took the time to listen to our concerns and even asked to see some photos to get a better idea of what we were dealing with. After taking a look, he explained that the issue was actually outside the scope of what he usually inspects. But instead of just walking away, he stuck around, explained everything clearly, and gave us some super helpful advice. You can tell John really knows his stuff. He was professional, honest, and didn't try to sell us on anything unnecessary. In fact, he insisted on not charging us, saying he likes to "sleep peacefully at night." That says a lot about his character. He even sent us detailed suggestions on how to handle the problem--what kind of work would be needed, the materials to use, and even what kind of handyman to look for. He also gave us a few referrals to get started. We were originally planning a much more expensive fix, but thanks to his knowledgeable advice, we are able to switch to a more practical option and hence cut the cost in half. We really appreciate his honesty and guidance. He is the kind of handyman you would like to work with, especially for people like us after working with various dishonest handman/plumbers...He is definitely someone we'd trust and would go to for our future home improvement projects.

    Just a quick update to my previous review written on 9/26/2021…read more First, NOTHING HAS CHANGED about the positive review I wrote about John's services, however after some time has passed since we first met John, I do want to add that John is absolutely and truly one of those people who keeps his promise of "feel free to reach out to me in the future and I will get back to you on it". Despite having completed our home inspection many months ago, as we settled into our home, we realized small things here and there that we didn't notice earlier. Every time we encountered something new, we thought any one of these questions - What can be causing this? How did this happen? How can we fix this? Will this cost much? Is this a small or big problem? The bottom line was where do we go from there?! ... JOHN to the rescue! Every time we had a question, not often, but the few times we did, we took John up on his generous offer of reaching out to him and, NOT ONCE, did John fail to respond within 1 day! Not only has John been extremely cordial and professional with every communication we had with him, but he takes the time to write out detailed, technical and specific instructions on how we could resolve our home issues. Honestly, we would be so lost without his guidance and advice, but he has made our transition into our home less stressful. Like I said in my earlier review, John was recommended by our realtor and we truly believe this was, hands down, the BEST recommendation out of all of the recommendations we received.

We were able to use his detailed report to guide our negotiation with the seller which made the transaction easier to complete. His use of the thermal imaging was worth the price paid as it helped us discover and negotiate a resolve for an issue the seller wasn't even aware of! I would use Shane again and recommend him to anyone looking to buy a home in New Jersey.

First off you…read moremight notice if you speak to them at the office or read up on the company that Shane is the only inspector, this is not a corporate business - this means savings! Shane beat the prices of the two other inspectors I requested quotes from and I was even able to get the infrared imaging to check the walls for moisture and whatnot. The inspection itself was super thorough, the inspection report was also very detailed and you can see a sample report on his website of what you will be getting from him. You can even create a list of items using the website the report is on and it is very easy to do, which you can send to the seller to request to be fixed before you agree on the price. We ended up saving a lot of time and money by sending this list over to the seller. Shane really looked into every crevice of the home, and by walking around with him he gave us some very good advice about what will cost a lot to fix and should be done professionally, and what we could probably do ourselves very cheaply. He also gave us some information in general that would be nice to know about your new home, such as pointing out where the electrical panels and water shutoff valves are. We even got a little book at the end about being a home-owner and things you should know when you own a home. We had actually been able to view two inspection reports on the same home from previous buyers that fell through, and Shane's inspection report caught a lot more things than the other two reports. If for some reason we ever need an inspector in the future we know we will call Shane first.

Missed obvious signs of roof leakage, conformed by professional roofer. 2. Missed spotting missing shingles on roof. Inspector never went up on roof and performed visual inspection from ground using binoculars 3. Missed signs of water leakage from roof in attic, even though he inspected attic. 4. Missed spotting mildew under the kitchen sink 5. Missed spotting mildew on master bathroom window. 6. Missed a leak under kitchen sink. 7. Missed minor gas leakage on furnace in basement .. I detected it the day I moved in. 8. Mistook cinder block ventilation weep holes in basement for termite protection bores, sending me on a wild goose hunt with seller. When approached owner, rather than owning up to a botched inspection, he kept threatening me that legally the inspection agreement does not hold him accountable for inspection issues. Confrontational attitude, and putting a spin on the issue e.g.- for example, he tried to tell me the roof leak is due to a crack in the vent boots that was identified in the report. The roof leak and the vents are on two totally different planes of the roof, and ignoring the fact about visible water marks. Penny wise pound foolish ... is all I can say. You pay $550 for inspection to catch the stuff that could cost you thousands. Their inspectors are good at identifying the obvious and petty stuff ... bulb not working, flush not draining water properly, etc. As other reviewer said ... owner is RUDE and and a BULLY. Save yourself the aggravation and get quality inspectors. Your home is the most important and expensive purchase you will make. Having quality home inspectors is important to securing your investment. Avoid bulk franchisee operations like Pillar-2-Post and go with some real local pros. Contrary to the response the owner is bound to provide to my, do not believe his spin.
