We used another company for a previous house that we were under contract for, and my post-inspection regrets were that I didn't walk around with the inspector, and the report was difficult to read. Well, I took that to heart and went with Mike throughout the whole house, the roof, and even the crawlspace. Mike was very informative though the whole 4.5 hour process and happily answered my seemingly endless barrage of questions, while giving helpful information along the way, such as requiring grippable railings required after 3 or more steps. He even took a picture of our awful shed roof for the report! In addition, we have an oddly placed electrical panel that needed a second look, and the garage was filled with the previous owners' stuff. Mike offered to come back to complete the inspection if the previous owners could get it cleared out. His report was just as detailed as the inspection, with arrows pointing exactly to the problem within the pictures, and different ways of scaling the size of damage in his pictures. Each paragraph was accompanied by a color scale of how serious the issue was, and he even pointed out things that were good, rather than just the doom and gloom. Overall, it was a great experience and I highly recommend YourPrivateEyeInspections for home inspections. I still go back to the report and my notes to make the DIY suggested repairs.

We had a stucco inspection on our home completed by Tom Southwell of Inspection Professionals on…read moreMay 21, 2021. At the time we were prospective buyers and were very concerned about a crack in the stucco of the pop-out of our row-home. After a $400 stucco inspection Tom's recommendations on an official report were: "Based on the feel of the sheathing and the moisture measurements, no action is necessary at or to the stucco." We were quite relieved and moved forward with the purchase of our home. Fast-forward to March 2022, ten months later. We saw water leaking down from the stucco after a storm and out of concern called in another company for an inspection. This inspection company found severe water damage using the same inspection methods that Tom supposedly used. The new inspector had enough concern that he warned us that we were likely in for a huge repair that would potentially entail going all the way down to the studs of our home. He also let us know that based on the spots Tom chose to check, he would not have gotten a proper reading and definitely did not know how to do a stucco inspection. In addition, he reiterated that there was absolutely no way that this happened in the ten months between the two inspections, this had most definitely been present when Tom came to our property. I have attached photos of the damage for reference as well as our stucco inspection report from Inspection Professionals. This ended up a $40,000 repair on a house we would have never purchased if we had a proper stucco inspection by someone that knew what they we're doing in the first place. I spoke to the owner of inspection Professionals, Steven Hunn , and his answer to this issue was to try to have us sign paperwork to keep our mouths shut (an NDA of sorts that he wanted notarized) and receive our $400 back from the initial inspection. We obviously declined. He also tried to use the gap mentioned above the door in our report as defense that they recommended something. This was nowhere near the stucco, was easily repaired by our contractor with a single piece of wood, and had absolutely nothing to do with the stucco. If I were you I wouldn't risk using their services. If nothing else I hope that this review can keep a few people away from this company and save you from the terrible consequences of a negligent inspection.

Shane beat the prices of the two other inspectors I requested quotes from and I was even able to get the infrared imaging to check the walls for moisture and whatnot. The inspection itself was super thorough, the inspection report was also very detailed and you can see a sample report on his website of what you will be getting from him. You can even create a list of items using the website the report is on and it is very easy to do, which you can send to the seller to request to be fixed before you agree on the price. We ended up saving a lot of time and money by sending this list over to the seller. Shane really looked into every crevice of the home, and by walking around with him he gave us some very good advice about what will cost a lot to fix and should be done professionally, and what we could probably do ourselves very cheaply. He also gave us some information in general that would be nice to know about your new home, such as pointing out where the electrical panels and water shutoff valves are. We even got a little book at the end about being a home-owner and things you should know when you own a home. We had actually been able to view two inspection reports on the same home from previous buyers that fell through, and Shane's inspection report caught a lot more things than the other two reports. If for some reason we ever need an inspector in the future we know we will call Shane first.
