When it was time to move across country for the next chapter in our lives, Brooks Property Management was the business we chose to oversee the property management details in our absence. It began with an interview with Bruce and Natalie Dickie. From the beginning we could sense their professionalism and their integrity. Their meaningful guidance was instrumental in making sure the home would be in top notch condition for tenants. They made the entire process so easy and it took a ton of stress off our shoulders to know the house would be in great hands. We are fast approaching 10 years of continued home management with this business and we feel LUCKY we chose the VERY BEST management company to oversee our property. They regularly keep us informed with property updates, arranging with the tenants and dropping by for the occasional inspection. And when the home needs a repair, we are informed quickly so arrangements can be made to fix or replace whatever needs it. This assures us that not only are we happy, but the tenants are as well. Happy tenants = satisfied (and often repeat/extending contract) tenants. Every month they send us ledgers of lease income, any costs associated for occasional repairs, and management fees, which are VERY fair. At the end of each year, we have received the last year's combined ledger for tax purposes. Brooks Property Management has been able to keep our property under lease during our entire absence with absolute minimal time between leasing parties for the entire duration we have been working with them. I can't emphasize strongly enough how much stress this takes off our shoulders. My husband and I HIGHLY recommend them!

    Tenant beware. From a tenant perspective these people are absolute crooks and heartless. They do…read morenot abide by lease agreements and will run their own playbook. They used me for free labor as a disabled veteran for months, and started an eviction process while not even being late on rent. They took my rental funds and applied it to security deposit making it look as though I was late on rent and forced me and my children onto the streets. They charged me $250 a day in late fees and threatened me daily. If you're a tenant and these people manage your home do yourself a favor and run, do not walk, run to another place. They are heartless and do not care about your well being, especially Bruce Dickie. Dealing with them has absolutely devastated my family and I. Thank God the veterans administration was able to step in to save me and my kids. They are NOT veteran friendly and will take advantage of you every chance they get!

They are upfront with services provided, cost, professional and a business I trust to manage my property and make sound decisions! Silver River has provided an array of services for the past two years. Most recently, my home had repairs after the previous tenant moved out, Silver River coordinated all repairs within a week. The next week my home was listed and application was processed. The next week new tenants were approved and moved in! My ability to pay online was terminated over an issue with my roommate's account. I was never notified that it was terminated and when I logged in to pay rent, surprise I can no longer pay online. Instead of being helpful and fixing the issue like she had the ability to do, my property manager threatened me with late fees if I did not drop off a certified check with only several hours notice. She was also extremely unresponsive to maintenance requests. I was told that wires coming down in the yard and tearing siding off the house was "beyond a normal maintenance request" and I would need to get the problem fixed myself. If the roof fell in would that be beyond a normal request and on me to fix?! Oh and she also tried to schedule the walk through several days before my move out date and before I had the place professionally cleaned. I got her to change the date but it didn't really matter because she charged me for having the place cleaned again anyways! Oh well, at this point I was already so over Silver River and their ridiculous antics. I am so relieved to be moved out of their property and into a rental where I am actually communicated with and treated with respect. I would not recommend moving into any of their properties under any circumstances, they do not have the tenant's best interest in mind, clearly they are just trying to make a buck for the property owners.

    Broadly speaking, they are the dogs that everyone says they are. If you find a place of theirs…read morethat you really like that's at a favorable price and -- and this is the critical part -- you can commit to yourself that you won't expect or hope that they'll turn out to be something different than what they are, go for it. However, break that deal with yourself, and you're entering a world of pain. Here's what they won't do. They won't steal from you outright. They won't ignore your emails. They won't let major maintenance requests go unaddressed or otherwise fall down on their obligations under the lease. None of that happened in my experience. But you can't expect to be treated well or like you're the customer. You're not. Their job is to hold the account with the property owner. All you're ever going to do is come to them with problems. You have no leverage. All you have is goodwill. The leasing process and terms of the lease have you bent over a barrel. You have to accept it. You are not positioned to alter the terms of the lease in any way whatsoever; their signing process effectively precludes this by first requiring a non-refundable deposit from you (that converts to first month's rent) to take the property off the market. You'll see the lease afterwards. That's super aggressive, but it's not illegal. If there's carpeting, whatever its condition (see photo), your lease will require you to have it professionally cleaned upon move-out, passing on to you a cost that's typically assumed by the landlord as ordinary turnover. Again, that's pretty aggressive stuff, but not illegal. No documentation submitted upon move-out? You pay. Don't like that? Well, then don't sign the lease. (Forfeit the deposit. You pay.) You'll be enrolled in their insurance/benefits program under the terms of the lease unless you proactively opt out. That's both at move-in and at renewal. You won't receive a courtesy reminder at renewal. That's your responsibility. Miss the deadline by a few days? You pay. Is it starting to make sense? My property manager was located in Mexico and managed the property remotely (through photos emailed in by contractors). Yours may be too. This one was a stunner, I have to say. You can find elsewhere online testimonials from the property managers themselves, along with information about their work and educational backgrounds. Ask yourself what that would be like for that person, to manage a broad-based portfolio of rentals in Baltimore, Maryland. Now ask yourself how that person might feel about you if you were to become less than ingratiating towards them. I understood what the deal was going in. And so I didn't complain when I spent the first week or so in the property giving it a deep clean (windows, moulding, cabinet tops, etc. Or when old cleaning rags and refuse came up out of the sink drain when I ran the dishwasher for the first time (see photo). Or when my bed sheets were stained by a dryer that had accumulated burnt lint around the heating element at the back of the machine (see photo). I accepted it all as part of the deal I knew I was making. But somewhere along the way, I decided that I'd suffered the last indignity--that I'd done this, that, and the other; and swallowed so much; and that it was about time that they did the right thing for once! And so I let the demon in... Do yourself a favor. Go find a mirror and stand in front of it. Ask yourself, how well do I really know myself? Am I sure? Can I even be sure? There's a reliable way to find out. Rent with Bay Property Management.

    1327 Germander Dr has toilets that are constantly running causing extremely high water bills…read more Repair man came to repair toilets and stop leaking ceiling, however, toilets were not repaired peoperly. Arundel Property care blames tenant for already existing damage. Mold in master bathroom Which caused severe allergies and breathing issues. Repair man state property manager installed wrong drywall in the bathroom causing mold. Property manager advised turn fan on and shower with door open as a remedy. Property manager stated long term lease available then gave 30 day notice not to renew at end of lease when MD law states 90 days required. Property manager stated home being sold is reason behind not renewing, however, property currently available for rent. Church Creek Elementary school located across from property has lead in the water. Beware of this property and it's lying manager Debbie!

I rent an apartment from there where i had other tenants that lived upstairs and downstairs from me. There was one particular time where she texted me and stated" If you have your heat on up there you need to turn it off, the lady downstairs is hot. I responded Hey Debbie I don't have my heat on but if I did why do I have to turn it off due to another tenant. I pay my own electric and heat up here she didn't have no control over how I'm using my heat or air in my unit. Ever since the she been very rude to me and my family. Around the fall time she sent me invoice and said we owed her late payments for previous times we was late. On her lease is states the rent has to be paid by 1st no later then 5:30, its nowere in lease it states it has to be in her account by that day or it will be late. She stated we owed her $360 in late fees I paid the fees and she gave me a notice to vacate, for no reason at all. She stated it was not eviction , she told me she wanted to renovate the place so she needed us to go. In that time i was desperately asking her what do we need to do to keep unit she kept saying its her husband decision. But i didnt understand that we always went through Debbie not Dan, so why now we have to go through him when we been dealing with only you since we moved in here. I was not able to find a place in enough time where she gave us papers for us to be evicted. She told me we have to have the house cleaned by cleaning agency for us to get our security deposit back she stated it was in lease, from me knowing my laws I knew that was false once I told her I will have my caseworker look into it that's when she stated don't worry about that part just leave place how you left it to us. From then I knew she was taking advantage of us. Ever time there was issue in house she sent her husband he just uses duct tape to patch the hole up, that house is infested with mice. They dont hire nobody to fix issue she just send her husband then they blame you for the problem thats going on in the house. The lights flicker in house and sometimes go out she will act like its our fault for ruening on alot of lights but thats not the case its a old house so the wiring should be up to par when we paying all this money in rent. Our eviction was scheduled for December 26, the day after christmas. She knocked on our door 8pm-9pm on christmas ,that night we didnt answer then her and her husband drove around on our street back n forth at that time we was laoding the uhaul and we seen them and she parked down the street for about 15minutes. She then sent a text and stated us to put the key under mat around 9-10 that night like it was so weird like why was she harassing me and my kids on Christmas. These people is so heartless so I made a review regarding there platform and she stated she will have my wages garnished due to me writing a bad review, I feel as though she feel as though she is landlord she can just lie and give misguided information because she is landlord but you do this to all your tenants that you don't like, my neighbors told me there really have nasty ways and i really see it for myself. You put me out day after Christmas then harassed me on christmas,like they is so heartless. She even put the man downstairs out and the man upstairs moving out like what these people doing is not right at all and something has to be done. I have a right to right a review on whoever so you send me emails and texts threatening me over things you did to me and my family. Not right at all if she sue me for whatever reason I will make sure she will not do this to another family of color. She needs to understand people is not perfect things is going to happen but for you to look down on people and lie and makeup things that's ultimate no no for me I gave her and dan nothing but respect but the unprofessionalism we encountered and disrespect. We always paid her money we were late by a day or two but for her to put us out for no reason at all is ultimate no no, me and my family is staying in hotel due to her for no apparent reason. God don't like ugly that's for sure, definitely people that's trying. I guess when you write a bad review on them, they call and harasses you but on Christmas I wasn't even able to have decent holiday with my kids due to yall own personal reasons. I'm praying they don't do another family like that Dan supposed to be a man in services, but he talks to you like your animal and it's so messed up. There not really nice people and i pray they change. Life is too short to treat people like the way they treat people and they lie about stuff thats not right. I hope they change as people!!
