    I also took picture of several large bottles of Urine that I had to use but I figure that would've been too graphic for this site.

    Ive been renting from them as of April 1st and it has been unpleasant after the second week. My water pipes broke on the 20th and they didn't have the water fixed until 6pm April 29th. In between that time me and my roommate have had to use the bathroom in bottles, fast food restaurant & really anywhere we can upkeep our hygiene. This has been a health hazard and a violation of our lease agreement. Not to mention it's totally illegal. My property manager Rio Cordova has not once answered the phone directly for me and she never responds after her initial response to follow up.     Bay Management Group has some kind of issue with their software, which prevents them from accommodating leases with rent due dates other than the first of the month. This has led to numerous complications and even legal issues for my significant other and I. Bay Mgmt took over the property we live in, where we'd already signed a lease stipulating our rent to be due on the 15th of every month. When Bay Mgmt initially took over, we received a notice from the interim property manager that our current lease would be honored and we could continue to pay rent on the 15th. My girlfriend and I have never paid rent late. However, starting in March, we received multiple letters in the mail citing our failure to pay rent on time. It was explained to us over the phone that Bay Mgmt's software, whatever they use, does not accommodate our rent due date, and we could ignore these messages. Earlier this month, Bay Mgmt filed a complaint against us for summary ejectment (eviction) in rent court, saying we failed to pay rent on time. Many other people in our building received these notices, too. I found these notices crumpled up and torn in a pile near the mailboxes for our apartment complex, and distributed some of them to my neighbors. Despite the notices being torn and hidden, the complaints against us were still open and I had a court date (which I wouldn't have known about otherwise, because the legal notice from the city was crumpled & hidden like I said) THE SAME DAY that I discovered the paper! So I spent my morning and early afternoon in rent court waiting for someone from Bay Mgmt to show up, and get my complaint dismissed. After 13 unanswered calls to my property manager's office, I got a response from someone apologizing for the oversight. They placed the blame on my previous property manager, who was apparently fired. They reassured us that we wouldn't receive such notices or be the subject of legal action again, because we had done nothing wrong. I would not have left this review if I didn't receive ANOTHER letter in the mail stating that Bay Mgmt plans to file a complaint for summary ejectment against me for my rent in April. I paid my rent ahead of schedule, but their software does not understand this and no one working here seems intent on fixing it. I have not been able to get in touch with anyone at Bay Mgmt who can confidently reassure me that I won't be the subject of erroneous legal action again. Avoid renting from these people, they are grossly incompetent and hard to get in touch with.

    TERRIBLE at communication, represent cheap owners. I have to say leasing experience with Bay Management was the worst I've had to date. The initial lease process was okay, but after that it quickly ran down hill. Bay managed my property, but it was owned by a cheapskate. I had to fight to get basic expectations met - like missing blinds installed and a new kitchen light. I had to make sure I was off work two separate occasions - one for a contractor to come out and get an estimate - then wait for owner approval - the installation. I was denied by the owner installation of missing screens for my windows. (So, it was either keep windows shut, or open them and let all the insects in.) Over the course of the year, I had two different property managers. Both were lousy at communication. There were several instances where Mariana did not return calls or follow-up on requests. For example, I was being mailed filters for my HVAC. However, I was never able to locate my unit to replace them. So, I asked multiple times where the unit was to do this (because they send reminders telling us to change them). To this day, and by two different property managers, I never received an answer. The "icing on the cake" was close to move-out, I get a text from property manager Leah saying the water bill needed to be paid. The problem is this was on the shut-off date from the water company!!! For some reason, they waited to forward the bill until the day it was scheduled to be shut-off! Bay also trains their receptionist to not transfer calls to managers. If you're displeased with your property manager, they will not transfer you to anyone in authority above them. They let your manager know you're "asking for a manager," then usually, your property manager contacts you within minutes. Bay also ended their free electronic rent payment method shortly after I moved in. The only "free" way to pay your rent is to mail a physical check to their office. (Of course) they didn't communicate this and I found out via the AppFolio app they use. This was Bay's decision to allow the fee for electronic checks because my new property management company uses the same app and it's still zero fees for electronic checks. I'm sure the people at Bay are not bad people, but management/ownership needs to get a hold of their operation and invest in customer service. Failed communication seems to be consistent amongst property managers and the bar needs to be set higher with the individual owners they represent to meet basic rental property expectations.

    The inspections are about once a year and no pictures are taken unless there is a major issue like a really bad leak...…. Everything is handled quick and professionally.

    Kendale apartments…read more MICE lots of mice! Bad water pressure Slow to NO to fix things Laundry rooms are filthy and appliances never cleaned Glass missing and broken from windows. "Security" doors don't work and have actually trapped people inside. No dependable maintenance, better not have an emergency! No storage in unit and assigned storage units are filthy and exposed to mice and other crawling things. Before Stork took over it was almost worth the $ because they were the cheapest around. Now Stork is in and it's a mess with half a$$ improvements that really aren't improments and the rent has gone from $935 to $1250.
