#1 Bay Property Management has an 'automatic' charge called RBP, Resident Benefit Package (RBP) of $39.95 per month. Basically it sends you filters for the HVAC system. In order to decline this charge you must send information to opt out. My husband sent the information prior to move in however the charge showed up on our portal account and is still there after 3 months, us reverifying we sent the information and several requests to remove the charges. Other issues: #2 Poison Ivy in bushes is apparently a landscaping issue and our responsibility. NOT their problem although 'About 85 percent of the population is allergic to poison ivy, poison sumac or poison oak, and about 10 to 15 percent are extremely allergic.' IMHO it is a health and safety issue - I am very allergic! Unfortunately I got a poison ivy rash after seeing the leaves, and to my knowledge NOT touching them. Less than 10 minutes after seeing the poison ivy leaves I showered thoroughly. It cost us hundreds of $$ to clear up the rash and took at least 4 weeks. #3 The Back Porch has a cement floor which has deteriorated to the point of being dangerous. It is cracked all the way through and sags, large sections underneath have fallen to the ground showing rusted rebar. Worst of all the floor flexes when someone steps on it, so we avoid stepping on it. We submitted a maintenance request almost 2 months ago, shortly thereafter someone was sent to get an estimate - since then...crickets. (images available) #4 Read the lease carefully! After a few corrections we received the 2nd version which was suddenly a 2 year lease. We caught it and had it changed back to a 1 year lease. read more

This is by far the WORST management company I've ever had to deal with. They've messed up leases with me, never show up to "appointments" knowing I work night shift and had stayed awake for them, communication is TRASH. I go through my landlord for everything so i don't know why he's wasting such money on an atrocious company. I'm speaking at least for the ones covering SE Maryland more to DC. Update - 1/2026. I have ended my property management services with BM after 2 years of inadequate services. This company does not live up to their goals and services they promise you. Unless you have a perfect tenant that pays on time GOOD LUCK having them manage anything with their REMOTE property managers from THE PHILLIPINES. I have inurred thousands of dollars (15k+) repairing my home due to tenant damges as a result of the property manager negligence of NOT reviewing inspection reports and managing the property. Communication is majorly subpar. My PM was consistently emailing me, responding to my correspondences, closer to 5pm leaving me no opportunity to receive a counter response that day. And responses were rarely timely. I am still waiting on my monies to be disbursed to me after ending my services with them too. I ENCOURAGE ALL POTENTIAL CUSTOMERS TO DO YOUR DUE DILIGENCE. THIS COMPANY OUTSOURCES THEIR PROPERTY MANAGERS. THEY NEVER SEE YOUR PROPERTY AFTER LEASING IT. THEY OUTSOURCE THEIR INSPECTIONS TO INDIVIDUALS AS WELL. THE INSPECTORS HAVE NO KNOWLEDGE OF YOUR LEASE AGREEMENT. THE RESPONSIBILITY WILL ALWAYS LIE WITH THE HOMEOWNER TO MAKE SURE THE PROPERTY MANAGER IS BEING HELD ACCOUNTABLE FOR DOING WHAT WAS PROMISED. HOWEVER despite all my attempts to talk to directors, assistant directors, etc nothing was done to change or compensate me for the damages caused by the tenant and oversight failures of the property manager. This company Main objective is to COLLECT MONEY FROM YOU with monthly fees, Late fees, and additional fees. I have often questioned how my property was ever being managed if i am having to double check the inspecrion reports against my contract with BM and the tenant and double reviewing accounting. With noted errors discovered and apologies/sorrys received from them I am still bare THE FINANCIAL LOSSES. CHOOSE ANOTHER PROPERTY MANAGEMENT COMPANY Update - 1/2024. I have been with Bay Management for about 1 full year now. I am on my 2nd or 3rd property manager. Things have not been exactly all that I hoped and expected from a top property management company as they advertise. I still find myself managing my property ensuring that I receive proper accounting and the mental well being that my tenants are receiving the adequate information and support they need in addressing their concerns. I have held phone meetings with my property manager and the director when things needed to be elevated. Today I discovered another accounting issue that really bothered me. I hope that they improve on their attentiveness and learn to understand that ibas the property owner incurs all the financial losses and burden due to the mistakes, issues and failed opportunities caused by the property management company. Update - 6/28/23.it has nearly been 3 weeks and my property manager still has not responded to my emails. Last communication I received was that she was out ill/sick again. No out of office notice was provided and no back up support referring me to another property manager was identified. Its been almost 2 months since my first home inspection was performed and no closure was provided on the outstanding questions I have raised. Very disappointed customer. I have been with Bay Management for almost a year now. I was recommended by a work colleague/friend. I am not completely satisfied with the management of my property. I am happy that they were able to secure a tenant to occupy my property. I did experience some issues with the leasing agent not being fully communicative in the process. However with Bay management fully managing my property I am really only seeing the benefit of them collecting the rent. From the onset I conveyed my expectations on how the property would be managed and I am not seeing that. I am struggling with communication channels having to send many emails to the property manager and managing director with days of no response. Its really frustrating when the client is trying their very best to get the company they hired to respond to calls. I am trying to manage a business and its disappointing. I also shared other comments and concerns that I have experienced with no resolution. I am going to wait another day or so and then trying sending my fourth email in hopes of correspondence. I actually called the number to one of the agents who advised me to just text the addresses that I was interested in, and he would get back to me and arrange a walk-through. He never responded. Only communication is with a portal. No one ever answers the office phone and office door is always locked and no one is ever in the office. I lived in one of their buildings from Dec 2025 to Dec 2026 and would absolutely not recommend it.  Management sent out an email memo directing everyone to keep the heat set at atleast 55 degrees at all times so I set my window ac/heating units to the lowest they would go and my first two electricity bills were $670 and $480. I went back and forth with them for 8 months until they finally told me those bills were "normal" for my 501 sq ft apartment even though their agent said the electricity bill would be $100-120.  For reference, i largely stopped using the window ac/heating units in March 2025 and my average bill was less than $70 but they insisted that the window unit was working fine. The insulation in the building is trash and the management is unreasonable. read more

We have been in our apartment for over 5 years. And we were happy with it. However since it has changed hands to this property management group, it has gone down completely. Our email communications seem AI generated with many spelling mistakes and at times don't make sense. Our smoke detectors are currently beeping and our ceilings are very high. We were told as tenants we would absorb the cost to have the battery changed as an "option" knowing it is not an option as we have no ladder to reach that high. I'm beginning to believe there is no real maintenance team. Our apartment hallway is filthy. The trash issue is ongoing with tenants leaving trash any and everywhere and not disposing it properly. There was a email that a fine would be given for those that violate the trash terms and agreements yet it is still happening. I am really worried about rodent issues as the climate heats up with the ongoing trash issues. I'm nervous extermination of any kind would be a tenant responsibility as well since it appears per our leasing agreement it seems like we pay rent and absorb the cost of everything. I pay monthly for parking and neighbors put trash in my spot and I end up moving it when I come home from work. My ceiling had leaking due to issues with the roof and the paint job done was horrible and patchy. I would ideally love to move but considering the climate of things that is not the best financial move. It is unfortunate rent is high and is collected yet everything I mean EVERYTHING falls on the tenant, "per the leasing agreement". Daughter applied for an apartment that they manage. The contact from BMG knew almost nothing while she showed the property- didn't know that daughter had applied already, nor any info other than rent. She did not know building move-in fees or even exactly what utilities were included in rent. She was very hard to reach and was slow to respond to questions. There were many red flags indluding that she said their group was first to apply.....then said days later someone else signed a lease. Ive been renting from them as of April 1st and it has been unpleasant after the second week. My water pipes broke on the 20th and they didn't have the water fixed until 6pm April 29th. In between that time me and my roommate have had to use the bathroom in bottles, fast food restaurant & really anywhere we can upkeep our hygiene. This has been a health hazard and a violation of our lease agreement. Not to mention it's totally illegal. Bay Management Group has some kind of issue with their software, which prevents them from accommodating leases with rent due dates other than the first of the month. This has led to numerous complications and even legal issues for my significant other and I. Bay Mgmt took over the property we live in, where we'd already signed a lease stipulating our rent to be due on the 15th of every month. When Bay Mgmt initially took over, we received a notice from the interim property manager that our current lease would be honored and we could continue to pay rent on the 15th. My girlfriend and I have never paid rent late. However, starting in March, we received multiple letters in the mail citing our failure to pay rent on time. It was explained to us over the phone that Bay Mgmt's software, whatever they use, does not accommodate our rent due date, and we could ignore these messages. Earlier this month, Bay Mgmt filed a complaint against us for summary ejectment (eviction) in rent court, saying we failed to pay rent on time. Many other people in our building received these notices, too. I found these notices crumpled up and torn in a pile near the mailboxes for our apartment complex, and distributed some of them to my neighbors. Despite the notices being torn and hidden, the complaints against us were still open and I had a court date (which I wouldn't have known about otherwise, because the legal notice from the city was crumpled & hidden like I said) THE SAME DAY that I discovered the paper! So I spent my morning and early afternoon in rent court waiting for someone from Bay Mgmt to show up, and get my complaint dismissed. After 13 unanswered calls to my property manager's office, I got a response from someone apologizing for the oversight. They placed the blame on my previous property manager, who was apparently fired. They reassured us that we wouldn't receive such notices or be the subject of legal action again, because we had done nothing wrong. I would not have left this review if I didn't receive ANOTHER letter in the mail stating that Bay Mgmt plans to file a complaint for summary ejectment against me for my rent in April. I paid my rent ahead of schedule, but their software does not understand this and no one working here seems intent on fixing it. I have not been able to get in touch with anyone at Bay Mgmt who can confidently reassure me that I won't be the subject of erroneous legal action again. I am a property owner, I cannot recommend this company LESS. They hooked me in with overpromises. I gave up significant income, they caused damage to my property, then constantly leave me to do the work of a manager. Theyve also been disruptive to my neighbor (friends of mine) without any kind of regard. By the time I realized this place was a scam, I was already on the hook and it would cost more to switch companies. They will charge you for work that they themselves caused, fail to communicate, then when you raise an issue they will get a senior manager to call and say "we hear you, we're taking care of it." They couldnt even keep track of who was assigned to my property, or even record basic property info to share between employees. read more

TERRIBLE at communication, represent cheap owners. I have to say leasing experience with Bay Management was the worst I've had to date. The initial lease process was okay, but after that it quickly ran down hill. Bay managed my property, but it was owned by a cheapskate. I had to fight to get basic expectations met - like missing blinds installed and a new kitchen light. I had to make sure I was off work two separate occasions - one for a contractor to come out and get an estimate - then wait for owner approval - the installation. I was denied by the owner installation of missing screens for my windows. (So, it was either keep windows shut, or open them and let all the insects in.) Over the course of the year, I had two different property managers. Both were lousy at communication. There were several instances where Mariana did not return calls or follow-up on requests. For example, I was being mailed filters for my HVAC. However, I was never able to locate my unit to replace them. So, I asked multiple times where the unit was to do this (because they send reminders telling us to change them). To this day, and by two different property managers, I never received an answer. The "icing on the cake" was close to move-out, I get a text from property manager Leah saying the water bill needed to be paid. The problem is this was on the shut-off date from the water company!!! For some reason, they waited to forward the bill until the day it was scheduled to be shut-off! Bay also trains their receptionist to not transfer calls to managers. If you're displeased with your property manager, they will not transfer you to anyone in authority above them. They let your manager know you're "asking for a manager," then usually, your property manager contacts you within minutes. Bay also ended their free electronic rent payment method shortly after I moved in. The only "free" way to pay your rent is to mail a physical check to their office. (Of course) they didn't communicate this and I found out via the AppFolio app they use. This was Bay's decision to allow the fee for electronic checks because my new property management company uses the same app and it's still zero fees for electronic checks. I'm sure the people at Bay are not bad people, but management/ownership needs to get a hold of their operation and invest in customer service. Failed communication seems to be consistent amongst property managers and the bar needs to be set higher with the individual owners they represent to meet basic rental property expectations. read more

It cost me $12K to restore my house after their tenant and repair people had their way with my property for just 3 years. BMG fell behind for 3 months on my water bill--which they never paid--, their repair people were incompetent, and they did not hold tenants responsible for damages ( i.e. the tenants removed smoke detectors and CO2 monitors--and I was charged $300 to replace them!) On top of that, it took them 2 months to rent my house at below-market pricing, which sold in 3 days way above market price!!!! I hope to save someone from experiencing the anguish that I experience by using this company! Yep, they are cheap--cheap indeed! We have had a great experience with Ian Ramos at Bat Management Group as our property manager. He's responsive, provides timely updates, and follows through when he says he will. The leasing team was great too. Our property was rented within the timeframe BMG told us we could expect, and we received proper updates every week until a lease was signed. I have never left a poor review anywhere until now- I like to think I'm pretty understanding of situations but this does not apply. Also, they seem to like canned responses. If they actually "regretted it was a negative experience", they'd have responded to me through the ongoing email chain and not tell me to call where I'd be ignored again. TLDR: I was given false information by this company and it put me out a few hundred dollars that I hoped they'd cover, but they didn't own up to their mistakes. It's less about the money at this point and more about lack of accountability which leads me to warn others about the attitude they have toward their customers. DO NOT WORK WITH THEM. I wish I had gone with someone else with my business and I've manage to sway others away from them. It feels like now that our contract has ended, they could care less. I've been ignored by them since. I have had BPM manage my property while I was out of state for 4 years. It was fine at first. I had some great property managers. But all of that was negated by the last manager I had for my last few months with them. Francisco took over and the service took a nosedive. He was often unresponsive and I found I had to chase him down for simple answers. He neglected issues with my tenants- for example, it took 3 months to deal with an issue of landscaping neglect that has previously led to several city fines (the tenants fault), but in the end, he didn't get the tenants to deal with it or send a vendor out to landscape and deduct from the tenants as he promised for weeks so I was left to hire someone myself and deal with coordination across the country while moving house. The biggest issue was when I was flying back for a quick weekend before my big move back into the property. He failed to reach out after move-out inspection or send me any info until I pestered him- I'm in the middle of a move juggling a lot trying to move 3000 miles so I'd hope there'd be some initiative on his end since this IS what I pay them for. In any event, I called him Friday, the morning of my flight and he promised there would be a lockbox so I could get into my property the next couple of days. He even gave me a lockbox number. I arrive with movers and a truck that hot Sunday, waiting to find there were was no lockbox/key, and no way to get in as the office was closed. I reached the office for emergencies and was suggested to get a locksmith. They covered themselves by saying they may not cover the cost of their mistake. But I just had no other options as I could not just send everyone home to come back tomorrow, and leave my belongings in the truck for another day. I was also on a tight schedule to fly back across the country. The locksmith came and managed to get in with minimal damage but now as a minor annoyance, I have mismatched locks on the back door. I reached out to Franciso the next day with the bill for the locksmith, seeing as how this was his mistake. He promised to get back to me. I corresponded with him for almost 2 months with him saying he needed more time until I finally found out he was fired. To me, BPM acknowledged his poor performance in this way and I am glad others will not further deal with the reprecussions of his performance. I understand the troubles of hiring mistakes as I've dealt with that myself. However, I expected BPM to own up to what ultimately is their shortcoming in service, because I was given false information with such confidence. Moving across country is immensely stressful and I did not need this on top of it. It is a complete reflection of their care and services so I warn all others of this. I was ignored for months and after sending correspondence back outlining why I am owed for their mistake, I am yet again being ignored. Again, it's more about the poor service than the money now, and I expected repayment as an apology. read more

They have managed our rental for two years and we are now looking to end our contract with the company. We bought a property and worked with them from the beginning to prep it for renting and find a tenant and have had issues since the beginning. We should have known it was going to go poorly when we paid them to do a thorough clean, paint, and repair of our unit and they decided to inexplicably take photos before any of the maintenance or cleaning had been completed. When we asked them to take the photos down and re-do them after work had been completed, they acted as if it was a strange and unreasonable request. They are not responsive, and when they do respond they do not typically provide all of the necessary information to make a decision. Doing even basic things usually requires a lot of back-and-forth that takes days or even weeks. No updates are provided as to whether issues have been resolved or are still ongoing. There have been several instances where their lack of responsiveness and general inattention to detail have put us in a position of increased risk and liability because they did not address urgent safety issues. On top of all that, they're expensive. The vendor they work with to do repairs/maintenance will actually give you lower pricing if you work with them directly instead of BMG. Typically, a management company would have negotiated a preferred rate because of their high volume of requests, but BMG has not done that and is actually charged more than an individual customer. If you don't have to use them, do not. They did, to their credit, manage all of the county inspections/licenses, and find us a great tenant. But their actual management of the property has been sub-par. read more

Just an awful company to do business with. Like most people, I very rarely leave reviews, unless I have a really excellent experience or a really awful experience. My experience with BMG was an absolute nightmare, my property manager was incompetant and often hostile, her boss was not much better, and in the end, they violated our contract and effectively stole money from me. I debated litigation, but it simply isn't worth it for a few hundred dollars, perhaps that is the business model? Don't do business with these guys under any circumstances, it won't save you any time, and it will cost you money. read more

Be weary of this company. As with most all they care about maximizing profits at the detriment of their clients. They price gouge for the littlest service. $85 to drop off a lockbox....$2800 for painting (which they require, I'm sure to get a kickback). Biggest issue is they will put anyone inside your property and pass them off as a good tenant. 3 months after not being able to find a tenant I told them I wanted to cancel our contract and gave them 30 days. At day 29 they magically found a tenant. They told me everything checked out, but after the first month the tenant stopped paying. BMG just continued to give me the run around and did not communicate. Oh and if the tenant doesn't pay you still have to pay their management fee. 16k later and luckily the tenant left on own accord. BMG did not take ownership and ignored that the tenant had a 550 credit score! (which I found out too later). I would never recommend this company to anyone. The only shinning star was my property manager Kristin who did everything she could to convey information and help get the tenant out. She put in a lot of work after hours. If not for her I would give BMG zero stars. read more

Owner here- BPM should be renamed Bad Property Management. You should be able to trust your PM, but they are not to be trusted. The maintenance fees were high. They charge over $300 to take towels left by the tenant, out of the washer and put on the floor. The tenant left stuff the property and I was charge 4 times to have it removed. When argued with them, they only state that it was done to their satisfaction so they thought the charges were fair. Keep in mind that the total charges to remove what was left is over $2000 total. I would recommend finding a better property management company. read more

I lived in a gorgeous historic building that the company has allowed to fall into disrepair. The molding has been completely ruined by negligence and shoddy workmanship. It's such a travesty. If I could figure out how to contact the building owner, I would. But maybe the owner also doesn't care about the aesthetics and value of their property. It actually pains me to look up and see what they've done. I guess no amount of warning will keep people from using Bay because they own so many buildings and keep rents slightly below market. I know the reviews here are already horrible and one more probably won't deter you, but I feel like it's my obligation to at least try to steer you away from renting with this company. My ceiling was crumbling for the entire time I lived in the building and the "fixes" they attempted, when they finally did even try a fix, were laughable. Even the contractors who work for them know the repairs they're being asked to do make no sense. The cheaper rent isn't worth it! I can handle a lot of nonsense, but even I felt like I was slowly being driven insane. This is the only Yelp review I've ever written. That's how strongly I feel about this company. read more

I needed two service repairs. both the quotes they received for me were outrageously high, and I was able to get substantially better (50% less) quotes from reputable companies during my first two phone calls. New tenant here. I recently moved into a studio apartment in Mount Vernon that is owned by this company. I have never left a negative review in my life (who has time for that?) but my experience with this management company has honestly been so terrible that I feel the need to warn other people. My lease began on 8/1/2021 and I moved in 20 days later on 8/21/2021. When I finally got to the unit, I was shocked. The shower did not work at all, the sink did not drain, the garbage disposal did not work and the air conditioning leaked so much that it couldn't be used. The cable outlet was just a hole in the wall--there was no place to plug anything in. The unit had not been cleaned; there was dust everywhere and pee on the toilet seat. The fridge was unplugged and out-of-place and wouldn't close well because one of the plastic shelves on the door was broken. And to top it all off, the bathroom light didn't work. I'm staying in a hotel for the time being which ridiculous considering I've been paying rent since August 1. Long story short, this experience has been a nightmare and I definitely would not recommend this property management company to anyone else. As an aside, the property manager (Allie) is very nice and the maintenance contact I was put in touch with (Allena) has been responsive so, things are getting fixed. However the fact that this unit was rented to me with so many things wrong with it was completely unacceptable. read more

Started out with a lease for a home. Everything was going great. Andrew was fairly responsive. Paid my deposit and first month rent well in advance of due date. All utilities set and ready to move in. 4 days before the comencement of the signed lease they call me to tell me i have to pick another house as the landlord has decided to not proceed with renting the house at all. Start a frantic seach as we are now effectively homeless in 4 days. Find a house that will do but the glowing listing of renewed kitchen and baths ends up being a decent but never updated home from19745. Dirty carpets. Filthy bathrooms. Its also an hour from my office opposed to the 20 minute drive i had secured. Now Madonna has taken over as my rep. Multiple conversations about the needs of the house. Cleaners come. They kind of cleaned. Bathroom floors and walls covered in filth. I also had a gallon of new floor cleaner. They helped themselves to 1/3 of that. I dont know what they cleaned with it but it certainly wasnt a floor in this house. No offer of compensation but they would certainly be glad to send the same crew back. RUN FAR AND FAST. THEY DO NOT CARE! But they certainly like that payment! read more

Bay Property Management Group has the worst customer service ever. After several attempts via phone(voicemails) and tour request through popular rental listing sites I have given up on ever renting through them. I wonder how they are still in business. I can only imagine how unresponsive, and inattentive they would be as a property management company. DO NOT WALK BUT RUN AWAY AT ALL COST! There are tons of other great companies who are responsive, possess candor and actual care about their tenants. read more

Bay Management is a total waste of your hard earn $$.They are not looking out for the owner. Their primary goal is to make their commission. Even though they say no hidden fee but in reality there are fees on every transaction . Late payment, security deposit. If the tenant doesn't pay rent they can't do anything. You are throwing out 8-10% of the rent on trash every month by paying them. I've learned my lesson the hard way! Managed 2 properties under them.
