Extremely Disappointed - Avoid if You Expect Basic Comfort…read more I went over six weeks without air conditioning in the middle of summer because this leasing company chose to cut corners and take the cheapest route for repairs. My home stayed between 85-90 degrees every night, which destroyed my sleep and impacted my job performance. I contacted them multiple times--emails were ignored, calls went unanswered, and when I finally got in touch with a manager, I received no accountability, reassurance, or compensation for the miserable conditions I endured while still paying nearly $1,600/month. They eventually gave me a small portable AC unit, which was completely inadequate--like putting a Band-Aid on a bullet wound. To make matters worse, they're now threatening to charge me for the unit, and they refused to wait even two minutes past closing time for me to return it, knowing I work full-time and couldn't make it earlier. I expressed clearly that I'd leave a negative review after receiving zero support or resolution. So here it is. If you value your comfort, time, and money, I strongly suggest looking elsewhere.

Hot water heater bust had to go a week with out hot water and now my ac went out on a Tuesday and they telling me it will be next Tuesday before then can get someone out to check it out. They want their money on time but take their time to fix issues and my issues was not something I could control nor tear up. Poooor management and even worst maintenance.

This is a long-overdue update to my previous review. K&R Properties has now managed my home for…read moreover a decade, so my perspective comes from long-term experience as a property owner. In the past, my biggest concern was communication. There were periods where it was difficult to get responses to calls or emails, and that created frustration--especially when it came to repairs and decision-making. That was clearly the weakest area of their service at the time. However, I want to acknowledge that there has been noticeable improvement. More recently, communication has been more consistent, and I've been kept informed on repairs and property-related updates. This has made a significant difference in my overall experience. Managing a rental property--especially from a distance--is not easy, and having a team in place that ensures the home is maintained and tenants are taken care of is critical. Over the years, K&R has done a solid job keeping the property occupied and maintained, which is ultimately one of the most important aspects of property management. While no company is perfect, I can say that the recent improvements in responsiveness and transparency have helped rebuild confidence. I appreciate the effort to keep me in the loop and coordinate necessary repairs appropriately. Overall, my experience has evolved positively, and I'm hopeful that this level of communication and service continues moving forward.

I emailed about two properties for my 63 year old mom and he said I could apply to one of them so I did. He asked a few questions about credit and income which I answered and then sent me a lease agreement. I sent that lease agreement to my mom for her to sign and he emailed me this morning to "not waste his time." So, I told him to find someone else willing to be spoken to that way because that's ridiculous. If they had any Facebook or Google review pages, I would definitely review there as well but I can see why they don't AND I have the emails that started well on December 8th until this morning. Very rude and he should NOT be in a customer service based position!

If you're looking for tenants who can't pay rent, Spartan Management is the company for you…read more They have a real talent for finding renters who vanish mid-lease or consistently fail to pay--but despite that, you're still locked into a contract. Ask why the tenant quality is so low, and they'll gladly terminate your agreement... without offering any real help or accountability. Birche Meese, the owner, once said: "Alas, sometimes folks have to experience a subpar management company before they truly appreciate the lengths we go to." Honestly? He's right--but not in the way he meant. After dealing with Spartan Management, I now have a deep appreciation for what an actual management company should be. The bar has been set so low, it's practically underground.

Your agent reached out to me and asked me to apply, and we went back out to the house and had an in depth conversation about the fact that the owner preferred me over the other applicant. So I filled out the application and paid the application fee. Then just four business hours later I get a message saying the rental is no longer available. I have a job, that's how I pay rent, you sent me a text at 9:00 on a Tuesday to submit additional information for screenings, and then at 12:30 I got a text saying that the property was gone... to the applicant you ALREADY had when the agent TOLD me to apply! That was an incredible waste of time and money for me, and your callousness about it all is noted. Don't worry about keeping my application on file, I already found another rental, with another manager. I'm a prime candidate. I'm sure this property owner would be really happy to know that you chose an applicant with a dog to move into her pristine house with brand new white carpets, when she specifically asked for no pets, when my application was already submitted and she (from what I was told) preferred me because I didn't have pets. You don't have the best interest of property owners or tenants in mind, you just want to move properties and you don't care if you bulldoze people to do it.
