Don't worry about keeping my application on file, I already found another rental, with another manager. I'm a prime candidate. I'm sure this property owner would be really happy to know that you chose an applicant with a dog to move into her pristine house with brand new white carpets, when she specifically asked for no pets, when my application was already submitted and she (from what I was told) preferred me because I didn't have pets. You don't have the best interest of property owners or tenants in mind, you just want to move properties and you don't care if you bulldoze people to do it.

DK then sent me a termination of contract agreement so they would be absolved of any wrong doing. I signed just to be done with horrendous company who will NOT take any responsibility for their negligence and not doing their jobs at the owners expense. Furthermore, I currently have tenants that DK has now put in the middle of this mess. When reaching out to them, I asked if they signed an inventory list acknowledging no damage to existing house or property and acknowledging all of my personal property in the house. The current tenants informed me DK never sent them an inventory list to sign acknowledging such things. DO NOT HIRE unless you want them or renters to steal from or damage your home as DK will not take responsibility unless you sue them in court! Overall, they were very like-able. Cons: Upon initial move in, several things were not cleaned. For example, cabinets, tubs, window sills. Although we were told all of those would be cleaned before we moved in, they were not. In addition, they never followed through with minor repairs we were told would happen after the move in inspection. At the end we were still charged with a cleaning fee of about $100 which was frustrating considering the condition when we moved in; but I guess we were held to a MUCH higher standard than the previous tenants.

As a retail business owner I didn't want to move my location because my clients knew where I was at. Asking for the rent decrease the property manager told me that he had full authority to make any decision to decrease the rent or not. He told me he wouldn't. Finally after having no choice I decided to move. I asked Ranny if he could give me about 45 days to move and he told me that he wouldn't and immediately issued an eviction request for me on the 9th of the month (my rent was due on the 5th.) I spoke to an attorney and basically since I had already secured another location they told me to just move and not to try and fight it. I moved but I want everyone to know, property owners that are looking for management and potential tenants that may rent from his company. STAY AWAY. He only cares about what he can make and that's it. He doesn't care of the property is horrible and needs repairs he only wants the rent paid. Tenants, he doesn't care about anything.
