Pros: easy to get a hold of and quick to respond to emergency (or non-emergency but essential repairs). In addition, the workers are very reasonable especially if you speak with them in person. Overall, they were very like-able. Cons: Upon initial move in, several things were not cleaned. For example, cabinets, tubs, window sills. Although we were told all of those would be cleaned before we moved in, they were not. In addition, they never followed through with minor repairs we were told would happen after the move in inspection. At the end we were still charged with a cleaning fee of about $100 which was frustrating considering the condition when we moved in; but I guess we were held to a MUCH higher standard than the previous tenants.

That was an incredible waste of time and money for me, and your callousness about it all is noted. Don't worry about keeping my application on file, I already found another rental, with another manager. I'm a prime candidate. I'm sure this property owner would be really happy to know that you chose an applicant with a dog to move into her pristine house with brand new white carpets, when she specifically asked for no pets, when my application was already submitted and she (from what I was told) preferred me because I didn't have pets. Only found out my tenants were not renewing the lease through my lawn guy. When I found out I called and emailed several times to no response. Opted to sell the house, although I would love to continue renting they completely lost my trust. When selling they failed to enforce the clause in the lease allowing showings even when the tenants were still occupying the house. Zero contact for months, but collected their cut anyway, then gave the tenants their entire security deposit back despite damages, and it's irrecoverable. Very disappointing. May be very good if you're in the area and can keep an eye on them, but if you're PCSing or moving out of state, beware.
