The clubhouse is really nice too. Paulette is a great no-nonsense manager and makes sure the residents follow the park rules. Tommy is the most helpful park superintendent you'll ever meet. I trust Tommy to watch over my coach when I'm out of town. If you're lucky enough to get a spot in this park, take it.

If you like rude, lieing, unfriendly, hostile people then she's the person for you. She only enforces the property rules to those who are not her family. Three years ago I was told by Lydia that capital estates does not rent the mobile homes. As of June 2025 three of my neighbors are renters. If you don't mind being swindled out of your money than Capital Estates is for you. Lot rent is raised $50-$75 EVERY year. Unexplained charges are on the monthly invoices. You are REQUIRED to pay for the remote control that allows entry into the property. Yes I am leaving Capital Estates and so are many of the residents. There are soooo many homes for sale (June 2025 13 homes). I have contacted the property owners but no one has responded. On a good note; friendly neighbors, fun activities, pool, clean streets and the green space (park) is really nice and enjoyable.

The people, however, are extremely friendly and helpful. We decided within a hour of setting up that this was not for us, but had already driven 7 hours. We found a much better facility the next day, but had to wait until the following weekend to move. We kept to ourselves, and the blinds down. Warning. They do not give refunds. It wasn't until after they had taken payment for the month, that they informed us that the pool was out of order at least until end of summer, the gate partially worked and was transitioning to a new system, the grill area out of order. We never even bothered to go to the laundry facilities, but I would not get hopes too high. We were warned not to walk at night or in the surrounding area. This is a trailer park filled with friendly, down on their luck people. It is not a place for vacationers or even business travelers.
