They communicated with us by email when we were in remote places. They worked with us to adjust the rent to market prices as tenants came and went. They found responsible tenants, and made sure the condo was left in good shape after each move-out. They took care of repairs such as replacing a section of carpet after a bleach spill in front of the washer/dryer, for which the tenant paid. I'm now living in the unit. I found some traces of normal wear and tear when I moved in: the usual holes/marks on the walls; small chips in the bathroom granite; minor damage to the surface of one of the glass top stove burners; a small scuff mark on the kitchen granite; and stains under the toilet seat from someone spilling blue toilet bowl cleaner. BUT: the carpet is in almost immaculate condition; the bathroom and kitchen fixtures are shiny (in spite of our hard water mineral deposits); the bathtub and shower tile are pristine; the windows sparkle; the kitchen/laundry appliances are like new; and it's almost like moving into a brand new condo! I would not hesitate to use PSPM's services again, and I thank them for taking care of our investment with such great care.

We had to hire our own CPA to go through our books an statements to get the mess put in order; homeowners complain frequently that they can't get phones calls returned regarding problems on their statements; we discovered many "hidden fees"; they are not forthcoming when there is a problem - we always have to figure out what question to ask to get information that should be shared with us. We seem to get the same excuse: we had a problem with so and such, but we hired a new person and things should work out. They don't work out. They seem to have more turnovers on their staff than we have in our local bakery! It seems that the service just keeps going downhill when we thought it couldn't get any worse. The end of our contract can't come too soon. At least it will give us the time to screen our replacement more carefully. In short, I have no reservations at all in saying that we do not recommend this company. If your experience becomes like ours, you'll regret it.

We gave them notice when we were looking to buy a home at the end of our rental lease, trying to time buying a home around our lease timeline as best we could. When our year lease was up they would not allow month to month, knowing we were about to close on a home. Made us sign 6 months, even though we only needed another month and a few weeks until we closed. They will expect you to move out the EXACT day the lease is up. No extended week, no breaking the lease early, No leeway. We cleaned the house with actual q-Tips, every base board, every light switch, every cabinet and crevice and they still charged us over $550 for cleaning fees PLUS $2,650 for breaking the lease, even though we told them so much in advance, we were only extremely transparent and kind. Not to mention when the AC broke, we had to fix it, when spiders were in the house, they told us to call an exterminator. They didn't manage the property AT ALL. We spent so much of our own money maintaining the house. We have never been more disappointed in a company EVER. My husband is a 100% disabled veteran and he spent a week in bed after cleaning this house, mowing the lawn weekly and taking care of the home like it was as his own. If you're interest in renting, go to another property management company on the island. One with humanity.
