These apartments are located near UC Davis, hospital, shopping, freeway, parks and bus routes. It is a very convenient location for this college town. The location itself is all very peaceful and clean. There are plenty of amenities on site - gym, pool, and laundry. They have individual leases so if your roommates move or flake you personally aren't responsible for their payments. NICE! They also have a roommate matching service which has worked out well for the family members that are living there. Reasonably priced compared to other places in the area. Everyone working there was super kind, helpful, and seemed like they care about their tenants and future tenants. I got a real idea of what living there would be like and felt as though no surprises would come about later on like other apartments I've been at. I got to see and choose the floor plans, who I could potentially room with, and the room I'd like to live in!! Adobe at Evergreen - Apartments Near Me - Davis, California

I really wanted to like this but unfortunately I would have to say this place isn't that great and I would not rent here if I had the choice again. I just moved in today and already had issues and trying to transfer rooms within the same apartment or even a different room is not as easy or cheap as it should be. For reference, other apartment complexes who do individual leases allow lease transfers for $100 compares to needing to canc the whole lease here. Also, the apartment complex is much more dated and compact than the neighboring ones, and is not as nice as the pictures seem. Parking is about $420 for such a small lot with small parking spaces that I know it's going to be a nightmare. The rooms are different sizes/spaciousness but all priced the same within an apartment (4 bed). For the high rent, I expected much much more. I will not be renewing this place and hope to cancel my lease soon. I've never been this unexcited and worried about moving into a new apartment but I hope that changes soon. read more

I love living at Adobe! I am going into my second year leasing, and don't have any complaints. I would definitely recommend living here -- the rooms are extremely spacious and get great light; the living room accommodates 2 couches which is super helpful if you live with a lot of people or like to have people over; the kitchen feels very open & fits a kitchen table in addition to the counter that fits 2 chairs. One of my favorite parts of Adobe is the location: it is walking distance from trails, 2 parks (both of which have large grass areas and basketball courts), and Safeway, and a bike ride away from UCD Campus. The staff (including office management and maintenance staff) are all extremely nice and helpful and bumping into them is always a pleasure. I've totally enjoyed my time here and would recommend checking out a tour to anyone interested! read more

Adobe was the first apartment complex I lived in after the dorms and I will tell you now young freshies, do not let this complex's amount of space fool you into paying an exorbitant amount of money like it did to me and my roommates. We literally all agreed to sign the lease here before even considering other places because we fell in love with how big it was BUT of course its that BIG with its hefty price tag! We payed around $2700-2800 for a four bedroom in 2010-11. It is not that conveniently locate since it has only the P/Q bus lines and besides the market shopping center, you aren't around much else. When I lived here the staff tried to encourage residents to correspond with Unitrans so they could get more bus lines running that way. I think that there only being two buses going that way speaks to its location so if you like being having quiet time (aka being lonely) and paying lots of money for it, this is your place. My favorite things about living here was how much space I had, how new it was, and how great the upkeep was. It always looked nice and clean! Apartment viewing ready everyday really. It wasn't like a day before mass clean up which is really nice to live in. I had a large room with my own bathroom in its own walkway with a vanity and two large closets. I was in love with my space but again, it was what I was paying for and in retrospect to what other complexes offered, was too much for its location. I didn't even have enough stuff to fill the place up.People at La Rue pay only slightly more but live way closer! I now live in an older complex with equivalent space and my rent went from ~$700 to `$500 in a better location on the green belt with multiple bus lines. We also only had one allotted carport for 4 rooms. We all found that ridiculous. I also liked their pool rules since I have yet to live in a complex that has 24 hour access (I don't think that should be a good enough reason to stay though). Their gym is OK. Its is small and one of the treadmills was always broken. No free weights when I was there. I liked that their maintenance staff was thorough and you could never tell they came by but they would leave a work note which is important to document any large repair needs. I liked their staff, Laura and Nikki, and I am glad to see Nikki has become a manager. They were always very friendly and nice to me in person and over the phone. I never had any issues with repairs or the hot tub for that matter. I just called recently, however, and Katie was not was nice as they were. She wasn't rude or anything she just wasn't as engaging as they were and seemed bored/eager to get off the phone. I also really liked the repair man. Our repairs were always done the same day and they would leave an invoice regarding the repairs for you without you having to ask. APT LIVING TIP: these invoices are good to keep when it comes time to move out. And I think it is worth noting that we did receive some of our deposit back and could have gotten more. We were told they "had" to replace all the carpet because there was a hair dye stain in one of the rooms. I'm not sure how having one stain require full carpet removal in the apartment. I found that interesting but maybe they have a different property policy in place that required that and we did not know. Overall a 3 because of price and location. read more

I really hate to leave a bad review but I had a very unpleasant time living at this complex, both because of the apartment complex itself as well as the management. I think this apartment takes advantage of the fact that many of its residents are relatively young and don't yet know how an apartment complex should treat its residents. Pros: --The apartment layouts. The bedrooms are actually like suites: each bedroom has its own outer room with closets, a sink, and a bathroom, as well as a large bedroom. --The complex layout/common areas. It has a large pool area as well as a decent-sized fitness center. Cons: --The management. Laura, despite being an adult woman, acted and communicated like a rude teenager for most of our interactions. This was especially the case whenever I requested extra services or complained about any aspect of the apartment. I promise you, I was not a rude or problematic resident, and yet I found it difficult to have pleasant interactions with this woman. She actually even yelled at me during one of our conversations. Nicole was not nearly as bad, but honestly, she seemed similarly unprofessional and not polite. I just don't think this management values professionalism or courtesy. They instead focus on making the complex seem like a fun, youthful, party-friendly place. --It was LOUD. I was a student and expected a youthful environment but it was honestly really loud because of people frequently yelling or partying in the pool area. Parties on the weekends are one thing, but people loudly fighting or drunkenly flirting in the hot tub on weeknights was too much to handle, especially since the apartments lacked adequate sound insulation. --The parking lot gets full quickly, and is pretty hard to navigate. I ended up repeatedly having to call the towing company myself to have cars towed from my designated parking spot, which was time-consuming, frustrating, and guilt-inducing. --The unit was dirty and cheap. Our unit was fairly dirty when we got it and it was a hassle to convince the management to actually have it cleaned. More, despite the fact that this is a new-ish complex, everything in the units is cheap-quality and therefore seems really dated/ugly/broken. --Pests. I'll be honest, I'm pretty sensitive about pests, which can be difficult in Davis. That being said, I've found that other apartment complexes do pest-control and are able to keep their bugs to a minimum. Adobe wasn't like that at all, at least not for me. Despite the fact that I kept my unit as clean as possible, and even re-caulked the cracked/incomplete caulking myself, I CONSTANTLY had bugs and spiders in my room. It got to the point where every time I looked away from my desk, I saw another huge spider on my wall. --Too expensive. For how cheap and seemingly dated the units are, it's not worth the money. I later discovered that I could pay at least $50 less/month for a much nicer and cleaner unit at different complexes. If you're considering living here, here are my tips: visit the apartment complex in person, do a tour of a sample unit if possible, read these Yelp reviews (they're honestly pretty accurate), and do some research on other apartment complexes in Davis--there are better, cheaper options if you look. read more

Unless it changes in the near future, I'm the guy in the cookie picture..reaching for a cookie. lol ayy It's been over a year living here and I can't say that it's been anything short of a great experience. People always rave about places like West Village being the very best to live at in Davis but I'll tell you that from the smallest and cheapest of rooms to there, Adobe is the perfect medium that you both want and need. LIVING SPACE We've lived in a 3x3 arrangement for our whole time here. My friend and his girlfriend in one, and the two of us in the two others. The living room and perhaps the overall shared space is smaller than in most other places like Fountain Circle for example. Even so, it definitely doesn't feel small and you could have a decent little gathering quite easily. Where Adobe is lacking in shared space, it definitely makes up for in personal living space. You get a great amount of closet space, a relatively large room, and perhaps most importantly, your own bathroom and shower. If you're someone who values privacy and personal space while also having the ability to relax with your housemates, this is the place. Water/heat has never been an issue. Maintenance requests are filled very quickly, and you can find Sal (the man of tools) around the complex very frequently and usually just ask him to take a look on the spot. If it's simple enough, he'll just do it for you right there or if a bit more difficult, he'll let the office know and come back later to put it all together. 2nd floor apartments get carpet (we're a 2nd floor apartment), while 1st floors get tile I believe, and every so often the management will bring in cleaners to keep the carpet nice and clean. AMENITIES I've never partaken myself, but every finals week the office offers breakfast that varies and things like coffee and my housemates love to rave about it. Luckily, the study room and gym area recently became 24 hour with your own key like most other apartments. Gas stoves. Decent fridge size. Lots of cabinet/storage space. Fireplace. Laundry is now by credit card, no quarters necessary. Packages are held in the office and when I met one of the owners of Tandem, there were talks of possibly even starting a parcel delivery service where the management will sign for your packages and deliver them to you so that may be something you get to enjoy in the future. Parking is unassigned and rarely ever full so that's a nice addition. Visitor parking is also usually plentiful in the front on the right side when you first drive in. If you live on the Western side when you first enter, you can also elect for tandem parking which has two of your apartment's cars sharing two spots head to head. It's definitely doable and nice to have a personal space. Swimming pool and hot tub are also open 24 hours by the same key and are pretty nice! FOOD Safeway is right down the street in the Marketplace, and the family grocery store, dollar general, gas, and Mandro are the other way past Glacier Point by a 2-3 minute drive. COMMUTE Adobe to Campus after 9 AM usually takes about 10 minutes down the 113 with morning congestion and everyone else trying to get to school, pretty comparable to most other apartments unless you're next to campus. By bike, down the greenbelt pathways, you can usually get to campus in about the same time depending on how fast you bike so that's always an option too. PERSONAL NOTE As you might imagine, after all these things, there should be no reason for anything less than 5 stars but I do have a reason. From what I understand, we're losing the option to renew our lease for the next year as our unit is being turned into transfer housing. While I'm usually pretty laidback about things, I would have really preferred to not move and was quite content with staying here for the rest of my time in Davis and it's a bit of a pain to be forced to figure out moving and new living arrangements when you didn't intend to do so. I believe this issue is unique to the units on the West side of the complex facing the street, so others probably won't have this issue, but it's there and just kinda sucks. BOTTOM LINE It's a fantastic place to live. Find some good friends to share it with and you'll have a great time. read more

When I first moved to Davis in 2005, Adobe at Evergreen was my first and my last stop for the past 9 years. I was new in town and I didn't really know anyone so I signed up for the STUDIO SUITE ROOMMATE PROGRAM that Adobe offers. They try their best to help find compatible roommates by introducing people to each other. Then it's up to you to "feel" it out and match yourself with some likable people (Sometimes it works and sometimes it doesn't. I've had my share of "interesting" roommates over the years). It's great! You have your own lease so you are only responsible for yourself. If someone moves out of the apartment before their lease is up, any extra cost is on them, not you. Adobe offers 2, 3 and 4BD apartments. Each SUITE has a decent amount of CLOSET SPACE, along with your very OWN BATHROOM! There is a MINI FRIDGE too. Basically, you never have to leave your room! If you need PRIVACY, this is the place to be. The KITCHEN is equipped with a nice REFRIGERATOR, OVEN, STOVE and MICROWAVE. The COMMON AREA in the apartment is SPACIOUS for ENTERTAINING, STUDYING, or COOKING. Every once in awhile Adobe has EVENTS like TAILGATE PARTIES and HOLIDAY FUN... and there is always FREE FOOD! There are a variety of residents. Adobe has undergrad & grad students, families and professionals. And so many amenities...all for free! There's a SPA and sparkling POOL with CABANAS, OUTDOOR BBQS and a FITNESS ROOM where you can do circuit training, yoga, use the treadmill or elliptical machines. The LAUNDRY facilities and CLUBHOUSE have WIRELESS INTERNET and the Clubhouse is available to RESERVE FOR ANY OCCASION and is completely free! I've used it several times. It has a full kitchen, a BIG SCREEN TV, a FIREPLACE and cozy furniture. I like Adobe's location in the Northwest area of Davis It's in a quiet and safe neighborhood. The complex has a dedicated BIKE PATH and is a straight shot to the University. It's a 10-12 minute bike ride on a well paved and well lit path, and the scenery is nice too. A BUS ride will take longer. The P/Q line bus stops are nearby as well as a shopping plaza with a plethora of RESTAURANTS and STORES. And if you have a CAR, Adobe has RESERVED as well as VISITOR PARKING. You'll never have to worry about finding a parking space. The MAINTENANCE team is strictly professional. Jay or Angel will respond within 24 hours to a service request. They are very respectful and must receive permission before entering your place and they leave a receipt letting you know when they were there and what they did. I can't forget to mention how cool the office is because you can BUY QUARTERS from them if need change to do laundry. If you need a BIKE PUMP or a VACUUM, they have one to borrow. Adobe also accepts PACKAGES on your behalf and will keep them in the office for you to pick up. If you need LIGHT BULBS or BATTERIES for your SMOKE DETECTOR, they've got that too! The MANAGERS and AGENTS at the Adobe office are knowledgeable and friendly. Laura, who managed Adobe for almost 9 years, is a stellar example of providing outstanding CUSTOMER SERVICE. Now a familiar face has stepped up to the plate, Nikki. She was the Assistant Manager for 4 years, and has flown up the ranks and is taking the reigns as the new Manager of Adobe! I'm so stoked for her!! It was hard to leave Adobe. It's been the best living experience I've ever had. Once you see this place, it'll be hard to say no... It's awesome! read more

Adobe is by far the best place to live in Davis! I cannot tell you how glad I am that I chose these apartments. The layout of the rooms are perfect and absolutely gorgeous, it's a great location (right by Safeway), and noise was never an issue. Above all, though, what separates Adobe from the other apartment complexes is the staff. The office staff (Laila, Liz, and Laura) and maintenance (Jay) are always there to help and are so friendly to everyone! The manager of all of Tandem Properties, Shari Houston, is also beyond incredible. She always goes that extra mile and is truly there for each and every resident in all of the Tandem Properties, which is something so rare to find. If there's ever a problem, it is so important to know that you have all this amazing staff eager to fix it asap! I'm so sad to be leaving Adobe, but I'm glad I got to experience such an amazing place and people (especially when all of my friends were complaining about their apartments). I cannot recommend it enough! Every aspect of this apartment complex is so unique, and in the absolute best way. If you live here, you'll feel a part of a family that you won't get anywhere else, and you'll know that if there happens to be a problem, you'll have people around you who actually care! I lived here for two years a bit back and I liked this place a lot. I hear a lot of bad things about management, but i found them awesome cool. THey were really chill, and pretty allowed me to do anything i wanted to the clubhouse. Even managed a deepfry party in there. the poly is small but the suites are fine. Everyone has their own bathroom fridge and microwave. Which is awesome, and just a tad excessive. The double pane windows also make your apt noise proof however parking sucks. Its horrible, and no guest parking, ugh so for that it loses a star. overall one of the nicest places in davis, but the price shows that read more

Having lived in Davis for 10 years I have lived in a lot of different places. I can definitely say that living in Adobe is seriously the best place to live. I lived in a three bedroom, three bath apt. The layout is perfect for people who want to live with other people but also want their own privacy. It also right next to the green belt, the Davis Marketplace and a bus stop. I often frequented the gym, hot tub and clubhouse and felt these amenities added greatly to my overall experience. However, the thing that made my experience the best was the staff. You could tell they really care about their tenants and try, the best they can, to take care of any situations that come up. The girls in the front office were always warm and friendly. Laura was such a big support whenever anything came up. She was always helpful and patient even though she is extremely busy. Whenever anything needed to be fixed Jay would come and fix it the same day. I have lived in so many places in Davis and I have never found other landlords to be that responsive, caring, and sweet. The management style at Adobe is very rare in Davis! I ended up living in Adobe for 5 years and the only reason I left was because I had to move for grad school. It's a bit far from campus, but that also has it's ups and downs too! It's about 15 minutes to bike to campus. There is also a bus line around here, P/Q. Though do note that the bus does not come very often and it is the perimeter line so it might take you 30 minutes to get to campus. Biking is probably the best way to get around. The staff here are very friendly and they are always willing to help when they can. Hearing my other friends tell me about their experience at other apartments makes me thankful that I live at Adobe. They have a 24 hour pool and gym which is also nice. Though I don't often to use it as I'm always busy being a student ^^ Parking is a tricky business. There are permits that residents can buy from the office, but if you renew your lease you can get a free parking spot! Also if you have guests over, there's plenty of parking space for visitors which is always very nice. There's only one time one of my guests had to park at the retirement home across the street! As for the price... it's expensive. Comparing this apartment complex to others who charge a similar price, it's definitely not worth it. If they offered more services, I would say it's almost worth it but in general there's no study room, I believe durings finals they no longer free food. Ive lived here 7 years ,its a beautiful place and quite roomy and low cost compared to other places in this town. the management are the greatest sweetest group of ladies ive dealt with, id come to them with my problems and they would work with me to solve them. The maintenance guys are really cool id always wave morning and they'd wave back, and they were always accommodating if issues arose. I had lived here for the past three years and I'm so sad that I had to say goodbye to my apartment. Previously, the staff here didn't seem too welcoming but we really liked the layout of the apartment and the convenient stores nearby. They use to encourage us to email Unitrans so there could be more bus lines running. They obviously only did that so that their property value would increase. However, they would increase our rent by a good $50 every year and we liked the place so much that we decided to stay. Also, the cookies that were promised when we first had moved in were gone by the time we lived there for 3 months wondering where the fresh cookies went. After they changed management, we got free cookies and free coffee everyday! Nikki, the new manager was always so welcoming and made us feel like we were at home. The maintenance team (Angel and Jay) were extremely helpful and our repair requests were done within two business days (usually the same day though!!) They also offer a room mate matching program if you are a new transfer student and unfamiliar with your surroundings. The mail is usually delivered on Monday-Saturday around 12PM by USPS and every apartment only has one mail key, so make sure your room mates don't lose them. The packages are usually delivered to the office if they are open and if not, the carrier usually leave them outside the tenants' apartment. The apartment also comes with a special access key -- this access key can get you inside their 24 hour pool area, 24 hour study lounge, 24 hour gym, and their 24 hour laundry room. The laundry room now only takes debit or credit cards. Inside the laundry room, there are soda machines if you are every craving for something bubbly! This apartment would be perfect for those who like to bike to campus. It is about a 15 minute bike ride to campus and very safe because there is a bike trail right next to the complex so you don't have to worry about biking on the streets too much. However, if you do not bike and mainly take the bus, there is the P line that brings you to school (30 minute ride) and the Q line that brings you back to Adobe (20-25 min ride). Within a 7 minute walking distance, you can walk over to the 42B line if you have to head to school and it goes all the way to West Sacramento and then Downtown Sacramento. In addition to the 42B, there is the 42A bus line where it will take you to the Sacramento International Airport so you can save money on transportation there! About a block away from the apartment is Highway 113 if you need to head to Sacramento. There are stores about a block or two away which has a convenient shopping center. The Safeway and CVS are open 24 hours and there are many food shops nearby. For drinks, they have Starbucks, Jamba Juice, and Peets Coffee. However, there are lots of restaurants as well, which include: Jack's Urban Eats, Krush Burger and Dos Coyotes. Located across the street from the apartment is a gas station so you don't have to worry about going out of your way for gas. Also, there is a hospital across the street, so just in case there is a food poisoning accident, you can always rely on Sutter Health Hospital. The thing that I didn't really like about this apartment complex is that there were very inconvenient parking spots because they had the sunroof on top, but now that that is removed, it is a lot easier to park now! In addition to their new changes, they always have free printing in their study room. They also got new equipment this past spring. By the way, beware of snakes and lizards because they live in the mini pond next to the apartment. Also, in the beginning of the year, there are always odd people coming by the apartment where they introduce themselves as your "neighbors" so they can try to talk you into buying some magazines and what not, but make sure you don't let them in!! I also didn't like that they asked us to renew our lease in the beginning of December because not a lot of people are sure if they are content with their new room mates and I feel like it was really rushed. I have one thing that is keeping me from giving the place 5 stars.The place is great and clean. The management is also amazing and super helpful. Its a bit more expensive than other places but I can see that we get good services in exchange. My issue is the parking permit. I decided to get a car in the middle of my lease. Still, the management wants me to pay 360 $ for buying an annual permit even though I will only use it for 6 months. It just doesn't make any sense. The management really needs to consider providing more options like monthly or bi-annually permits. It feels like a parking monopoly considering that there is no street parking so i don't have a choice but to buy the annual permit even though ill use it for 6 months.. read more

This place is a disgrace. Severe pest infestations that management does absolutely nothing about. When we moved in, the carpets were dirty and didn't seem to be cleaned. Also, the complex is not really suitable for college students, as most residents are families. Nice set up of apartment every room has bathroom. About the only good thing here. Management is horrible. I left this place for many reasons some of which I'll explain below. But I've been out of this place for about 4 months and still have not received my deposit back. I spent hours cleaning, I even painted the room because when it was given to me it was filthy. (But I liked the idea of having a suit like room.) I put so much work into that room left it 100 times better than when I first got it. Management agreed to return my deposit but after many calls and voice messages I still haven't heard from them. Management was rude from the get go and clearly their ways of doing things hasn't changed. One of the major reason I left was that the entire complex is filthy with roaches. And not the little ones either. Those things were disgusting. No matter how many times they sprayed it wouldn't go away, because they were too cheap to spray the whole complex they only sprayed specific units. Fridge and all appliances are out dated beyond help. They break down every other week. Families live here, NOT IDEAL FOR COLLEGE STUDENTS. SOMEONE BROKE INTO MY CAR AND STOLE MY CHRISTMAS PRESENTS, IT was most likely the high school kids that belong to one of the many low income apartments there. Much better places to live in Davis. Do your homework and avoid this place. Your money can be better spent elsewhere. read more

These apartments are so great, the area is great, the management is great, the reason I had to give 4 stars though is because of how expensive it is... If you are individual leasing in a 4 bedroom apartment, everyone pays $1000 each, which is basically a $4,000 apartment. But if you have the money go for it! They have a lot of cool activities throughout the leasing term and if I had the money I would have definitely stayed again no doubt! I will definitely be missing it next year read more

The 2 years I lived at Adobe were simply amazing! The management team is great. Their customer service is exceptional and the maintenance team is great as well. I received help quickly anytime I put in a maintenance request online through Adobe's website or by calling. Living here also comes with additional perks such as free produce, fresh baked cookies daily, and events organized by the management team. The team was very thoughtful and provided breakfast during finals week. It's perfect place to live for students. Not too far from campus and the apartment complex is quiet. I almost always studied in my apartment without hearing too much noise from outside or surrounding neighbors. The management team is very proactive about COVID-19 as well. They came up with ideas to serve the Adobe community while practicing safety measures such as delivering the produce, cookies, and posting flyers/forms at our doors and notifying us. Lastly, the living cost may seem a bit high for single but it's definitely worth it because you get your own room, bathroom, two closets, microwave, and refrigerator in your room. Or you can double up and share the room to split the cost in half! The best part is that Adobe offers individual lease so you're only liable for paying your portion of the bills on time. A nice apartment complex with uber tight driveways! Goodness...I feel like the car coming towards me is going to scrape the side of my vehicle every time I'm driving around the complex. Parking here is pretty crappy as well. There is no parking for guests. The apartments are clean, however don't seem too spacious. read more

Baaaaaaad!Don't recommend rent here. Community staff will frequently enter your room for any reasons. The same price can rent a better unit at The U which is near the Davis police station, DMV, supermarket, post office and etc. read more

I have only been here a little less than a month, so I wanted to wait before giving a review. However my last apartment complex was so bad and managed so horribly--and this has been the opposite-- I decided to post now anyway. The staff is amazing. First day I had a check fiasco and they would have been in their right to deny me my key, but they didn't. They were kind and helpful. My apartment was clean, spacious, and they really worked with me to find an apartmentmate who I vibed with. I appreciate that so much. Maintenance came quick when we had an issue. Mail got delivered to my door. Internet is fast and reliable. Parking is cheap (though sparse, but that can't be helped given the location....a bit inconvenient, but yeah, it's understandable) Water pressure is great Laundry facilities work well Appliances work well Through email, office staff are quick to reply Minimal bugs; no roaches seen so far The windows work and the screens are in tact AC works well The split the utility checks, so you are only responsible for your portion, even if your roommate is late These are things I had issues with at my previous apartment, so I am thrilled to be comfortable and treated like a valued tenant. They even provided a binder full of information in the apartment! Hopefully it will continue to be this great! Keep up these great practices, Adobe! read more

I am currently transitioning between units at adobe and will be starting my second lease very soon. My first was done through the SHA program and it was an amazing experience. The staff is phenomenal (shout out to nikki), the amenities plentiful, and atmosphere beautiful. I have heard horror stories about apartment complexes and must say that this was the polar opposite. Lived here for the year of 2016-2017. Made my decipher to come to Uc Davis late so the one bedroom I was hoping to find was already sewn up and my friend was considering this place but decided on another place so I applied here because my options were limited. Ive listed the pros and cons below . Pros 1. Study room is very helpful and has coffee,tea and hot coco packages to brew. 2. Right off the 113 3. Bedroom by bedroom lease is really great because other roommates aren't effected by another late on their rent. 4. Front office staff is kind. Cons 1. No washer and dryer in unit and the laundry room has the smallest washer Ive seen. (Card only, not option for cash/coins) 2. No bathtub, only showers 3. About a 1.5-2 mile bike ride to school one way is draining after awhile 4. Located near hospital so sirens are frequent 5. Parking passes are not exactly counted for every space because from September-August, near my unit there were always about 6 spaces that remained empty 6. Families live here as well so loud kids going to school at 730 am every school day is expected to be heard through the thin walls and windows 7. Old appliances This apartment is okay if you are looking for a safe place to sleep but if you want "extras" like updates or even a bathtub this won't be the perfect fit but it's manageable for a year until you find another place. read more

I would like to start off this review by saying if you are a college kid run away and don't come back. I currently live here and received a noise violation of $400 for just having 3 friends over with no music or party. Family's live everywhere in this complex and if you don't want frequent noise violations and never have the right to throw a little gathering don't live here. The management here is a joke they are so rude and never answer any of your questions. It is soooo over priced to live here and definitely not worth it since it gets super hot in the summer and fall and the AC costs around $150 a month if you want to be comfortable. Spiders everywhere my apartment are full of them and I've complained about this problem to the manager and she said nothing could be done. Parking is a definite nightmare be prepared to have a headache due to their complex parking system. Over all it is not worth it money and sanity wise to live here it's way cheaper and nicer in a different city or anywhere but adobe. Oh and here's a little tip their famous roommate matching program is a joke I guarantee you will get stuck with someone you don't match up to at all. read more

If your looking for a quiet complex I wouldn't say this is the place. They have absolutely no policies that enforce noise complaints. The only advise you are given is to call the police. As a college student this can be incredibly frustrating when you are looking for a quiet place to study. Students are pretty much allowed to make as much noise as they want and as late as they want. Apartments are also allowed to play their music loudly enough that it can be heard while trying to relax by the pool. However, the people that work at the front desk are very friendly but the policies for noise complaints are just non existent. Black mold is also a re occurring issue in the shower rooms and window sills. Rats can be heard in the walls at times as well. The rooms are very spacious and come equipped with a microwave and mini fridge. You have plenty of storage space in your room as well. Overall I'm just not sure that the small difference in cost between here and West Village makes it the best deal possible. Stay away for your own good. One of my roommates was assaulted here. We told management about our unsafe feeling and they didn't care. No lights on the ramps after you get off the p or q line. Everything is dark and the tall shrubs make it easy for homeless people to hide in. read more

The management is horrible (Horrible with a capital H is still quite an understatement) here at Adobe at Evergreen. As nice as these apartments are, the management simply is not supportive. They are nice and chummy insofar as you shut your mouth. Tandem properties doesn't seem to know how badly Adobe is being managed, which reflects badly on Tandem for allowing such bad management. Live in these apartments (or any other Tandem owned property, since they don't seem to know what's going on) at your own peril, there are so many better places to live. The manager rules the place like a queen over a domain of minions. Don't say the emperor wears no clothes or be prepared to face the wrath of this despotic ruler. After calling Adobe home for 2 years, I will sadly be leaving this lovely place. I lived in a 3 bed room 3 bath upstairs apartment, originally in their roommate program. PROS: -Management here was beyond better than the last two apartment complexes I lived at. They were always responsive to maintenance requests, fixing things the same day if not the next. Nikki, Bree, and Cekarri were always more than happy to help when something in my apartment went wrong, and were hands down the nicest management staff I had experienced. -The shared living area of our apartment was large and open, with a breakfast bar, tons of kitchen space, and (my favorite) a gas stovetop. The bedroom was like a mini hotel suite, and had space to house all my stuff from my previous 1 bedroom apartment with room to spare. Inside and out, the apartment was beautiful and definitely -Great amenities; free breakfast and test materials during finals week, and the 24 hour study area was the perfect, quiet place to study with free wifi, free printing, comfortable furniture, and coffee/cookies from the office :) -It took me only about 9 minutes to bike to campus, but was quiet and far away from the cluster of the crowd during picnic day/ whole earth/ decision day, etc. -The walls of the apartment were really well insulated and even in the dead of night, I could just barely hear my housemate screaming/laughing through the walls. CONS: -My neighbor and her kids were extremely loud and disrespectful, despite trying to reason with them, but understand that this was situational and my other neighbors were completely fine. -We had a wasp issue, but it was taken care of right when we noticed the hive. Other than that single encounter, I had no other issue with pests. -Uncovered parking spaces with few shady spots, but parking spaces were always ample. If Adobe had 1 bedroom units, I would definitely be staying here. It's reasonably priced for the quality of the apartment. The roommate program matched me up with compatible housemates, and we all ended up being good friends. I would highly recommend living here! read more

I've lived in adobe apartments for two years, the first year I was talked into it by a friend and the second year was mainly for the convenience of not moving again. If I could have researched apartments more thoroughly I would not have picked adobe. There are way more cons than pros in this complex. The area is nice and surrounded by markets and food places but it is far from campus and downtown Davis. The rooms are big and have personal bathrooms but the prices to live here is ridiculous! We pay over 700 for one room here, which is basically a house payment. A four bedroom is calculated to 2800 not including pg&e or Comcast. Also, my major complaint is parking. You would think paying 700 dollars a month for a room you'd have parking spaces convenient for each resident..well that does not apply to adobe. They don't have enough parking spaces and give away covered spots "at random" which is total bs. They don't tow anyone's car so feel free to park here whenever. They send out emails but that's about it. They do not cars about your convenience or safety. Most of the time I have to park in the back parking lot and walk a back trail to get to my apartment. At night the back trails are filled with drunkards and homeless people. It's scary if you're alone, but management does not seem to care if you get assaulted, robbed or raped. The ladies seem nice at first, but the moment you bring up any complaints they are totally rude and disrespectful. What else is there...well the pool is really small, it has a nice canopy area but that's it. They don't have a study area with computers or printers like most apartments do, and wifi sucks in the club house. Oh and beware of having anything shipped here, they don't monitor who takes what, and my roommates and I have had our packages stolen due to their "security" of items. The gym is really small and stuffy and only has a few machines worth doing. Overall I hate this place. I can't wait to move out to a better place. I wouldn't recommend these apartments to my worst enemy. Please be aware of their false promises to lure you in, do your research and I guarantee you will find a better place! read more

Abobe at Evergreen is a complex for college kids and is not for family units with children. I have lived at adobe for several years and seen the changes to accommodate the college kids only. Being a family unit here is horrible, the college kids are unruly with there parties, broken glass, cars being scratched up or banged up as well as broken into from drunken college students. I have woken up to throw up at the pool broken glass at pool area not safe for kids at all. The car port was took out we have no lights for walking to laundry room which brings me to the new laundry machines which you have to use ATM and they automatically take out $8.00 minimum fee. the machines are very small for a couple items you will have to go down to the laundromat for bigger machines for your family. We now have no longer have the club house for family gatherings, meetings and hangout for the kids and students which is now turned into a study lounge which is hardly ever occupied. the kids are not allowed in the study lounge. The play ground was set on fire a couple years ago and it has not been properly cleaned or replaced. This is unfortunate that Adobe is no longer family friendly. read more
