I am a first-time homebuyer with an interest in historic homes. Fortunately, I found Dan the inspector through the Historic Building Inspectors Association, and I am so glad I did. Dan was extremely thorough and took the time to answer my questions and explain the things he was looking for and finding in detail. He's been doing inspections for at least 20 years and clearly has a passion for his work. The inspection lasted about 4 hours for a 4000 square foot house built in the 1890s. The report is also clear and thorough. If you are going to buy an old house, or if you are a first-time buyer, this is the guy to call. He might be a little more expensive than other services, but it's worth every single red cent. read more

Dan showed up late and spend about 90 minutes on site. He spent most of the time socializing with the realtors. I chose him over other recommended inspectors because he said he specialized in older homes. I bought a 900 Sq ft 19th century brick house. He was TWICE the price of other inspectors. He added no value. He said the house was solid. It wasn't. Price - he quoted me $750. When I asked why so much for a tiny house, he said he would do it for $700. Then when we finished he demanded $850 saying he did additional insect inspection. I told him that before he stated I said just a basic inspection (brick house), he got defensive and said he already did it so I had to pay. Instead of making a scene in front of the realtors I paid it. Roof - he said it was in great shape. It wasn't. It was leaking so bad an entire rafter rotted away and the damage went all the way down into the basement. During the inspection i pushed on a soft spot on the wall and he said of thats normal. It wasn't. I opened up the soft spot and there was so much mold I had to vacant the house for several weeks to remediate it. There were also active bird nests and hornet nests in the eves. Basement - it was dry and he said it looked solid. It wasn't. It flooded the first time it rained. I had a mason come out and he said anyone that looked at this basement should know it would leak. The lime mortar was gone and there were huge holes between the granite stones. I also asked about a wood panel in the basement. He said it was nothing to worry about. When i removed it there was more mold. Heat - there was no heat on the second floor. I found out from neighbors that the prior owner lived on the first floor in the winter. No History - during the inspection he recommended vinyl gutters and windows. The house had a wood gutter over the kitchen and most of the windows are original. He recommended ripping out the original furnace. Yes its inefficient but its also a 100 year old antique. There was also a squirrel nest under the kitchen cabinet. I could go on but you get the point. He overcharges, adds no value and the report was mostly photos. His waiver makes him not liable for any errors, so what's the point? Dan did a home inspection for me on the purchase of a home that is about 35 years old. His service was good, the turn around of his report was timely, and he was great to work with during the inspection. He noticed the big obvious things, like that the house needed gutters, but that's not really why I appreciated his work. His observations of the details were very important to me. For example, he noticed that there was slight sloping to the flooring on the second floor. It turned out that wasn't a big deal, just some settling issues, but it was something I never would have seen that could have been indicative of a major structural problem. I think the realtors that were present during the inspection found him to be somewhat slow. But as the person paying him to do the inspection, I liked the amount of time he took looking over the house. He answered every question I asked him in as much detail as I needed to understand what he was describing. He spent a meaningful amount of time in every portion of the house - up on the roof, in the mechanical room in the basement, and looking through every single living space. His report was detailed, with plenty of photographs. A lot of the report is boilerplate stuff, but I guess that's just the way of home inpsections. The areas of the house that required attention were clearly described in the report. Ultimately his report made me feel like I know what I'm buying, and also helped me work out some repair work with the sellers. I would hire Dan again. read more

Dan was wonderful to work with. The most important thing with a home inspection is that the inspector is knowledgeable, thorough, honest and helpful. Essentially, you're spending hundreds of thousands of dollars on a home, and you want to know everything that's wrong with it, everything hidden under that fresh paint and those new carpets. Dan spent hours combing through our home, picking out even the smallest details despite the fact there was a foot of snow on the ground. He even came back to recheck something when our realtor thought there might be a newly risen issue during the closing process. The report he provides is incredibly detailed and serves as a great tool to get the sellers to fix somethings beforehand, as well as wonderful list to consult when we do our own reviews. read more

Dan was awesome. I was incredibly nervous about the inspection and he was far more thorough and helpful than I could have hoped for. I feel so lucky that he was able to accommodate us. Dan DeStefano of Advent Home Inspections did the inspection of our new home on Aug 13, 2008. Dan started with the inspection of the exterior of the house even before we arrived. He then walked us around the house pointing out various good/bad issues with the property. He then took us to the Basement of the house and inspected the heating/electrical/water systems. Earlier on he had suggested not doing a Radon test given the basement had access to a garage but decided to do it. Since the house was built in 2005, Dan suggested not doing a full termite test but doing a spot check first. He was right and saved us a few more greens that "other" inspectors we called wanted us to definitely spend on. He spent about 4 hours doing the inspection and took a lot of pictures which he later on put in his detailed 40-page report. He was courteous, knowledgeable and patient. He answered a lot of questions during the inspection and noticed a few things not visible to the naked eye. He made suggestions on how to maintain expensive equipment and showed us ways to increase the heating/cooling efficiency of the house. His fees were competitively appropriate (he charged us $395 for inspection + $75 for Radon test). He is ASHI certified and is fully devoted to his job.
