I explained to them that as part of my negotiating terms that I was waiving the Inspection and would only be backing down from the deal if a MAJOR issue was identified. Once that was determined to not be the case, then the inspection was really about establishing a punchlist of "To Do's" for me for the next 10 years. He carefully and patiently detailed everything that he discovered with me. I really believe that I "understand" my new home and can easily identify the most urgent items to attend to once I move in. He also entered into the "joy" of my purchase. It may sound silly but I appreciated a true professional who still has excitement WITH me and FOR me. After our offer was accepted on a wonderful home, the sellers were eager to do things quickly, and we knew we had to find a home inspector ASAP. We contacted Don at Mystic Home Inspection, and set up an inspection for two days later. During our first phone conversation, he explained exactly what to expect, what he would be looking for, and most importantly that "there is no perfect home" and we shouldn't be scared by minor problems. For a first-time homebuyer like myself, this was good to hear. On the day of the inspection, Don arrived early and ready to go. He really took the time to walk through every corner of the house with us, from roof to foundation, and was extremely thorough. He even put on a pair of coveralls to crawl under the front porch to inspect the supports! He not only pointed out issues and potential problems, but gave us some very helpful suggestions on how to address them, and explained which repairs should take priority. Fortunately, his inspection showed no major concerns, and we are happily going through with the purchase! The morning after inspection, Don emailed us a very extensive report with lots of photos, which covered everything he had found during the inspection. This report was very helpful when negotiating with the sellers, and will be a great "checklist" to have as we continue to make repairs on our new home. First time home buyer, here. There may be nothing scarier than house shopping - but with Don by your side, all fears sort of dissapear. I found Don right here on Yelp! My husband and I had an offer accepted on a home and needed someone reliable - and quickly. I e-mailed Don and received a response nearly immediately. We set-up a home inspection for just a few days later. He arrived EARLY day of (huge plus!) I loved him the second I met him. Don is a very honest, salt-of-the-earth kind of guy who doesn't play games or sugar-coat anything. He's VERY professional, timely, and personable. The entire inspection he listened to our concerns, addressed them, answered questions, thoroughly inspected everything outside AND inside, and didn't miss a thing. He was extremely knowledgable and detailed. The home we had him inspect was about 1800 square feet and took about 3 hours to complete. The inspection started at 1:00PM and ended around 4:00PM. At 9:00AM the next morning we received a VERY lengthy, detailed report in an e-mail. It was so clear to read and understand, complete with photos of the issues for reference. We found the report to be really educational and user-friendly. Thank God for Don - we ended up backing out of a deal on this particular house due to some severe foundation issues that Don discovered during the home inspection. I'm a first-time home buyer and had Ron as my inspector. First thing was that I was able to book him with only a few days notice and it was a holiday weekend! Ron arrived early and he introduce himself and told me I could ask him anything. He asked if I was a first-time home buyer and when I told him yes, he made sure that throughout the inspection he provided me with helpful advice on what type of maintenance I would need to do, etc. He was very thorough and showed myself and my agent his findings as we went along, allowing us to ask questions. Mystic Home Inspection is the type of company that will never need to advertise. Once you use it, you will recommend it to everyone you know. Everybody who ever mentions to me that they're interested in buying a house (and maybe some who don't) are going to get an earful from me about Don Bissex. He is professional, punctual, honest, likeable, and truly great at what he does. These days, when it's rare to find someone who takes great pride in their work, meeting someone like Don is refreshing. I am maybe the most irritating type of person to deal with in a home purchase because I've never purchased a home and I have close to zero knowledge about them, but I'm risk-averse and a lawyer so I'm convinced that everyone has an angle and it is out to fool me. So basically I want to hear every last detail even though I have no idea what anyone is talking about. Yet, Don was incredibly patient and the house inspection was honestly FUN, even the outdoor part in below-freezing weather. He is as good at communication as he is at home inspection - I think both are equally important at this job. He picked up pretty early that neither of us had a clue about homes, so he adjusted his level of explanation accordingly. We learned a lot, not just about the house in question but about homes and home maintenance in general. You can tell that Don is passionate and enthusiastic about his work. The week I booked, he had just returned from a home inspector's conference. He also mentioned something about speakers at his American Society of Home Inspectors chapter. How could you not love him?? Some tips: 1) You can reach him by email, voicemail, or text. I'm crazy, so I did all three, but he seems equally responsive to each. He changes his voicemail every day to let you know what day he is booking for, which is useful. 2) I think the optional tests (radon, pests, neighborhood report) are well worth the peace of mind, as another reviewer put it. 3) He sends you a login and password to view your report, which you can save as a PDF, and he also gives you a folder with his card. So you can expect to forward the report to other people if need be. 4) You should be prepared to take notes. I wish I would have taken more notes, because the report is more formal and uses more high-level language, whereas he explained everything to us in plain English and answered a lot of basic questions for me. Simply put Don is amazing. My wife and I needed an inspection for the home we are going to buy. I scheduled an inspection with Don for a Monday. The Saturday before the scheduled inspection it was reported that we would be getting a big snow storm on the scheduled Monday. I emailed Don asking about a reschedule and he offered to perform the inspection later that day so we could get it done before the storm! At the actual inspection, Don was great. He offers a very personal, thorough and professional service. My wife and I felt that we could ask him anything and everything about what we saw during the inspection (and we did). No matter how small or trivial our questions Don was happy to provide us detailed answers. At the end of the inspection, Don took a few minutes to go over what we covered and even provided us with a "how-to" guide about all the systems typically found in a home. Don conducted our pre-purchase inspection of our first home in Arlington Heights. Don was able to quickly fit us in for an appointment, arrived punctually to the home and we started the process. We elected to add on the radon, and wood-destroying insect inspection items as well -- both came back clear but they were well-worth the cost for peace of mind. The inspection took about 2.5 hours -- definitely take advantage and ask plenty of questions, and share your observations of things that look strange, awkward, or unfamiliar. Don reminded us that if we have questions over the years, feel free to give him a ring. We did notice some additional things that ended up being significant issues resulting in seller's concessions. We received the inspection report the next morning, complete with assessments of whether repairs or required immediately, or if it's something we should watch in the coming years. The inspection was nicely done, but there were a few things that we spoke about during the inspection that was missed. No worries - Don was very responsive and made the corrections and even threw in a Home "Owner's Manual" -- to help us to understand the systems and components within a typical house. The base home inspection price was $675 but I opted in for the next services also: 1) Radon Gas test - $75 2) Termite and Wood Destroying Insect Inspection - $75 3) Infrared thermal scan (to find heat loss) - $100 Donald was at the house 15 minutes early, he took the time to look on the outside. He inspected each and every portion of the house. I asked questions on everything that I saw and he was happy to explain in great detail why is like that, how it should be and how it can be corrected. The inspection took approximately 3 hours and 45 minutes, in which he looked everywhere, inspected each and every corner, took a lot of pictures and by the next morning i had a complete report with pictures online. He found termite damage, post beetle bug (or what it's called), mold, rot etc...etc... I am very happy with his services, he was very professional. Don did an amazing job with our home inspection. He was there for over 2.5 hours even though it was a small single family home that was in relatively good condition. He was extremely thorough and very friendly. I am a first time home buyer and Don gave me a lot of advice on home maintenance and various things to keep an eye on. He discovered one major issue, that the house had insufficient electrical service. The seller's agent tried to dispute this with him and Don proved to her that it was problematic. We were able to get a concession from them that should cover the full cost of the repair/upgrade. The report was delivered via email early the next morning, and contained detailed descriptions and pictures.
