I can barely change a lightbulb, and for years I put off buying because I didn't want to deal with the hassle of knowing how to fix things. But then I fell in love with a house, and everything changed. My realtor had set up a home inspection with another company, but when I looked them up, I saw tons of negative reviews. I figured that this would possibly be the most important investment I could make; I am not equipped to deal with a house that has lots of hidden issues. After seeing all the positive reviews for this company, I switched over. I could not be more pleased that I did. Dana explained everything in great detail and in language I could understand, and he went through the house with a fine-toothed comb. This home is a renovation, and everything is brand new, so my realtor expected us to be done with the inspection fairly quickly. Dana spent more time than he had to, explaining things to me, telling me about things I'd need to think of in the future regarding owning a home, and taking pictures of everything so that I have a record of where things are and what they do. Working with him allieviated all of my fears around us missing something that would end up becoming a huge expense to me. I felt like I had a favorite uncle looking out for me and making sure that he was giving me the guidance I needed in a process that is totally unfamiliar and kind of scary. I plan to be in my new home for a long time, but if I ever do decide to go through this process again, he will absolutely be the one I hire as an inspector!

We bought a large and expensive home and there were a few…read moresignificant misses that he never even bothered to speak to us about but the worst was him missing MOLD in the attic that is above our 2 year old daughters room. I had not 1 but 3 insulation contractors state that the home inspector was incompetent to have missed something so visible to the naked eye - obviously placing our entire family at risk. Furthermore there was a massive rodent infestation in this home and he did not bother even mentioning the magnitude of the rodent activity - just stated "just some rodent activity evidence" and when asked he said "every home has that". Next - three large windows leaked after a heavy rain day - so no attention to detail or clearly even inspected the windows- which all of them had missing sealing on the outside! I am only sorry that I listened to advice on recommending to hire Jason. He has not only cost us more money - he has placed our family's health at risk due to his negligence. Please do yourself and your family a favor and hire a thorough and conscientious inspector who will be on your side and help you rather than hurt you.

Starting on the exterior, Mark used binoculars and a drone to examine and photograph roofing and shingles, chimneys, exterior walls and foundation, and listed potential areas of concern to watch for future problems. Moving to the interior, Mark had us walk with him the entire time, answering all our questions and also giving us advice for a property of this age. He examined the electrical, plumbing and heating, attic, walls and ceilings, and the basement, advising us on what areas need addressing in the near future and what areas were fine for now, but that we might want to fix eventually. Mark always displayed professionalism and integrity, giving us his honest evaluation and inviting us to contact him at any point in the future for clarification or assistance. His detailed, written report with photos was delivered to us in less than 24 hours. I would highly recommend Mark for any house inspection you need and we will use his services in the future.

Highly recommend him if you need a home inspection as a buyer! Now, for the lengthier review. My agent provided me with a list of home inspection companies, and after reviewing each company's website, GHHI stood out. I quickly understood what the inspection included, that the team had the necessary qualifications and certifications, and that they were a BBB accredited business with an A+ rating (I verified!). My husband and I had a laundry list of inspections we wanted done, and GHHI was able to provide most of them for reasonable, additional fees; at the time of this review, they also offer wood destroying organism inspections, radon air tests ($150), and comprehensive water tests ($250, includes water quality and radon). The total cost of the home inspection + all add-ons for a 2-story home with an unfinished basement was $1,125. This felt incredibly reasonable, and it was also very convenient to schedule so many inspections with one company. I've only had one other home inspection experience as a buyer, and while I remember that report being detailed and somewhat helpful, the inspector did everything himself for 3+ hours, so we had no context for the details he shared and we felt quite disconnected from the process. Jared (the owner of GHHI) takes a totally different approach, and I'm here for it. Jared arrived early and started to walk the property, and once I arrived, he explained his style and how he prefers for folks to walk with him. I was impressed with how thorough he was and his multi-tasking; not only was he performing the inspection, but taking photos and notes, educating me, and answering my questions. As an aside: I'm interested in learning about my future home but this is absolutely not my wheelhouse, and I think Jared did a great job of explaining things in layman's terms. The inspection took roughly 4 hours; I had a septic inspection at the same time, and Jared was very accommodating (and helpful!) when we needed to stop and chat with that inspector. Jared conducted our home inspection in the morning and we received the report that night! I appreciated that photos were included (for evidence purposes but to also jog my memory) and a rating system was employed. A Table of Contents made it easy to jump around. I think the report provided helpful general information as well as notes about recommendations and issues. While the amount of text was more on the concise side, I felt it was adequate and professional. Jared really went above and beyond during the inspection itself, so I think a review really needs to take that process and those conversations into account. I will take Jared's combo approach, which includes a thorough inspection with the client + conversations + a report with photos, over another inspector's approach that is quite removed and only includes a report. Again, I highly recommend Green House Home Inspection, specifically Jared. He was incredibly personable and ensured the inspection process was educational, and dare I say, enjoyable!

It's great to have an explanation of why something is an issue and possible solutions to mitigate. I'm very experienced in construction codes, and I still learned a great from Dan during the inspection. Dan and Jared went the extra mile to secure a water sample, after an issue prevented sampling the day of the inspections. Green House Home Inspections is first class company.

A disgruntled person who lost money due to one of your reports would be a convenient explanation for my review of you. That is not the case here. I wrote my review as a public service to others. By the way, if this negative review of you should be ignored because the person writing it is not a verifiable client of yours, who is to say the people with names like Regular J. and Mh M were your actual clients writing honest reviews? One reviewer said you gave them names of contractors to contact which seems unethical if you are the one telling them they need to fix something. It is obvious from your response you were not an English teacher. Your "poor me" tirade is littered with misspellings and run-on sentences. Also, it is "due diligence," not "due-diligent" and the phrase is not hyphenated. Since you are so fond of seminars, perhaps you should take a couple on grammar and punctuation so the reports you generate will be readable. There are no nefarious reasons for the review I gave and your attempt to try to tie it to phantom people out there who lost money and have an axe to grind is laughable. If you feel I was wrong in the way I evaluated your lack of skills, you were certainly free to correct the record with your response. You did not even attempt to refute what I said about your paper thin credentials. Instead, you rambled on about people's rights and then you just reiterated what I had said about the importance of hiring a qualified inspector when purchasing a house. Being a licensed inspector does not automatically make you a qualified inspector. There is a very distinct difference. There are many good inspectors out there that know their stuff. You are just not one of them. You obtained a license to be an inspector by listening to online seminars and it is really a shame that both the Commonwealth of Massachusetts and the State of Rhode Island set such a low bar for issuing home inspector licenses to people like you. It allows you and others to hold yourselves out to the public as experts, qualified to render opinions about all the important systems of a home. You just do not have the kind of experience you should have under your belt to be giving people such vital advice. You might be a very convincing and affable person but you are essentially a hack. When people hire a home inspector before making a home purchase, they should be getting opinions from real professionals who have a history in the building industry. They should not be getting half baked advice from a former math teacher who may have tinkered around his own house for years applying band aids to his pipes and electrical wires and who now thinks he's an expert. Simply put, you should be required to have years of experience in the building industry before you are issued a building inspector's license. It would be prudent for MA and RI to beef up their requirements for home inspectors so people like Mr. Occhino are not allowed to take a couple of online seminars, pass a test, pay a fee, put up a fancy website touting their skills, and hold themselves out to the public as experts in everything from building integrity to plumbing and electrical wiring when they have never worked in that field. They also get to charge exorbitant fees that are not commensurate with their knowledge. In this case, you certainly do not get what you pay for. Anyone who thinks an online seminar can replace years of hands-on experience in the building industry is a fool. Mr. Occhino's decades spent in the high school math department falls far short of the requirements needed for professions like pipe engineer, master builders, electricians, and plumbers. Even general construction workers most likely have more knowledge than Guy Occhino because they are actually building the houses Occhino is supposedly qualified to inspect. Anyone deciding to buy a house or to not buy a house based on Mr. Occhino's advice should think twice. Or better yet, just hire a home inspector with the right credentials to truly inspect and evaluate your property. You are not going to class to listen to a former high school teacher educating you about a thermostat, you are buying a house. Dispense with Mr. Occhino's 4 or 5 hours of fluff and nonsense and hire an inspector who can determine whether or not the house you are about to buy is a sound investment.
