Affordable (William Mcintosh) preformed an inspection on a home i purchased 6 years ago in Rogersville Mo. His inspection missed several important items that were plain to see after we moved in. These omissions cost us thousands of dollars to correct. Now we are selling the home, and by chance the buyers are using this same inspector. This time he made a laundry list of many minor and unimportant items, that all existed when we purchased the home, but were not noted in that inspection. In the current inspection, he recommended an inspection on a professionally installed 3 year old roof. He also shared his OPINION on how much longer the ac unit might last, without any knowledge about its maintenance or care. I would not recommend this company! read more

They did a very thorough inspection of my house I thought, as the report was 75 pages long. After the fact I had two contractors under the house making some repairs as they had been recommended when much to my surprise both contractors, independently of each other notified me I had black mold under my house! It was kind of obvious too. I went back and looked at the inspection report as it did not note this, and buried deep in the report was a disclaimer stating that they were not responsible for locating this or pointing it out. What a bummer! I wished I had known this before I had the inspection done so I could have had somebody else do an inspection for it since Springfield is so wet and it's an older home, but now I have to shell out thousands of dollars to have the mold remediated. Have them inspect your house, but if there is something specific you are looking for them to check out you may want to ask if the inspection covers it. I share the same sentiment as the other reviewers. This company gives an initial, detailed report of inspection, but is not thorough about going to all spaces in a crawl space to look at issues. Missed leaking pipe, wood rot, and electrical grounding issue. Thus, I missed being able to claim concessions in the home purchase and now have to cover these out of my own pocket. Affordable Properties Inspection, William McIntosh, Springfield, MO. Worse experience ever from a home inspection. Seemed good at the time....lots of pictures, etc. But William missed major stuff, and stuff that should not have gotten missed in a buyers home inspection. It was built in 1960, so yes, I expect to have issues. That was specifically discussed... unfortunately, not documented, that I wanted everything wrong, goofy, or abnormal he could find noted. I wanted to know what I was getting into. Well...I got screwed. *No mention that there was zero insulation in the crawl space (floors, ductwork). *No mention that even though the outlets in the house were switched out from 2-prong to 3-prong, not a single one of the replacements were grounded (nor in any way identified as such.) *Former owner DYI laminate flooring - not under the trim, but kinda/sorta butted up to it. Door jams were not cut off, but the laminate was cut around them. The result - a channel around the entire living room and dining room that can only be described as a giant dirt receptacle. Not a correct flooring installation. *He noticed a very small leak in the tub faucet, but he failed to note the tub surround had zero caulking. *Failed to notice or note that there were MAJOR cracks running down the wall in 2 bedroom closets, a hall closet, AND the water heater/furnace room. (Like 1/2" gaps, hard to miss if you are doing an INSPECTION! *Failed to identify the significant lean and uneven floors throughout the house. While I knew and expected some of this, I didn't realize how bad it was. Shouldn't that be a part of an inspection report, or at least a passing comment on the subject? * Not sure how well he checked out the insulation in the attic. He said it was very thick - he crawled around up there for a while. But he obviously didn't check it to the edges, because you can literally feel a temperature differences on the ceilings at the outside walls in the bedrooms...the first 2 feet from the outside walls are freezing in the winter... the rest of the ceiling feels similar temps to the interior walls. This makes the bedrooms noticeable colder than the rest of the house even with the doors open. * I will give him a small pass on the fact that he failed to notice there was no caulking around the patio door. I didn't notice it until it got really cold and I could feel the air coming in. If there was a way to give 0 stars, William would have gotten a that. I've had 2 home inspections done through this company through the recommendation of my real estate agent and the first was great. Maybe it was because I was there with the inspector or that I had a different inspector the first time, I'm not really sure. The second inspection wasn't great at all. I had to go out of state to help my family with my father's emergency heart surgery and couldn't be present for the inspection. So I had to purchase the home remotely relying solely on the inspection report. The report looked good at first. It's very well done with pictures and ratings for what they found. Lots of little things that I know I could fix. Leaky faucets, damage to outlets, etc. Fine. That's easy enough, let's go ahead with the purchase. Well first couple weeks after moving in we notice things that should have been noted in the report. Most notedly, the crooked floors and "repairs" to the foundation wall. So we call a foundation repair company to see what exactly is wrong with the house. Foundation company comes back and gives me the quote you see attached. Finds that the foundation is sinking 2.5 inches at the front and 4 inches at the back. Essentially breaking in half diagonally. There's evidence of water intrusion into the crawl space and a trench that was previously dug to move the water from the front of the space to the rear. Both main beams are toast. One is just rotten and because of the foundation settlement, is twisting and is a danger to even be around. The other is ruined from termite damage that goes all the way through it. I show the agent the inspection report I received and he said it's almost like the guy didn't even go to the front side of the crawl space to check anything. Anyways, we're now 3 months after I initially had the foundation guys come to give us a quote and we've had to go into the warranty company that works with Affordable Property Inspections. They tell us the termite damage isn't covered for some reason and they've been deliberating on whether or not they're going to honor the warranty. This has been a nightmare. This is our first home together as a couple. We were looking to go forward with starting a family and maybe do some updating, not a whole foundation up rebuild. I would have never purchased this house if any of this information was made available to me. Aren't these guys supposed to be the experts? I will make available to anyone who is interested, what was included in my home inspection, the quote to repair everything else associated with the foundation sinking, and detailed pictures of what exactly is damaged to compare with what I received. My fiancé and I purchased our home from out of state and could not be present during the inspection. We purchased this home thinking there would be no major repairs based on our inspection report. After we moved in, we noticed the floors were very sloped and called a foundation company to look at our home. They found MAJOR issues with the foundation not noted on the inspection report. Our house is sinking more than 2.5 inches. They also found damage to both main beams. One had damage from a previous termite infestation and another was rotted and twisted. Neither was noted on our report. Our repair estimate totaled about $45,000. We would have never purchased this home had we known it had these kinds of issues and now we are stuck with a huge unanticipated repair bill. This company has insurance through "residential warranty services" who were very unhelpful throughout the claim process and refused to pay for any repairs. read more
