A full service plumbing company which does the drawings and files the permit for you is 3x more; they have to charge the same hourly rate for the paperwork which includes driving time, drawing time, permit approval time, time for multiple inspections. The building department requires a rough and final inspection. Tip: Turn off the gas meter with a 15in crescent wrench for 20$ from harbor freight. Add a pressure test valve and pump, call inspector for pressure test. Order new gas range from costco 1-3k. Going to hire him for all plumbing jobs from now on. They gave us a good price on the phone but when he got here he said that we didn't have a wall cleanout so he would have to take off a couple of pipes to get the roto-rooter in. He tried to talk us into letting him install a wall cleanout for $1400! He was very pushy about it. He cleared the clog for a lot more than quoted on the phone then put the pipes back together. Now, only 2 years later ALL the pipes are LEAKING and COMING APART. When we pulled one of the pipes off, it had a huge kink in it. I don't even know how it lasted 2 years. Now I have a fountain spraying my backyard, necessitating turning off the water to the entire house. Needless to say, a Sev 0 plumbing emergency. After posting my project on Yelp, Allstar Plumbing immediately contacted me, and with the hour Josh arrives at my fro t door. He clearly explained his two options for fixing the faucet, one less invasive and if that didn't work, a more invasive solution that would involve crawling under the house. Fortunately Josh was able to release the soldered-on coupler and attach a new brass hose bib directly to the copper pipe which would eliminate the corrosion which caused the original faucet to fail. It was a very clean solution, and no damage to the stucco on the wall. I'm extremely happy to have the water back on for the three day weekend. Thanks Josh!
