I was a long term renter, having rented the same home for over 9 years. AG took over management of…read morethe property roughly two years ago. The house was over 100 years old and needed maintenance pretty regularly. For small repairs, AG was very responsive. But recently some larger things began to go wrong and the response was essentially zero. In March, I began to see wildlife, including stray cats, in my basement. After looking around the perimeter, i found that the foundation was beginning to collapse. AG sent a maintenance tech to look at it. They removed a plywood barrier in the basement and showed me that the wall was also collapsing inside. This was where animals were entering. The plywood was secured so that they could not enter the basement's main area and then nothing else was done, no further communication. Three months later, I noticed a hole in the plywood and again saw animals in the basement. An unknown creature chewed on wiring down there as well, causing a dangerous situation with the furnace running out of control. Temperature in the home reached over 100 degrees that day. AG again sent a tech to look at the basement. This time I asked for a timeline, as the situation was becoming really concerning and potentially dangerous and unsanitary. I was told they could not fix the issue and would do nothing until the owner approved. So at this point I have lived with a literally collapsing foundation and animal intrusion for 3 months. I then called Neighborhood Code, who found a slew of other violations in the home. A condemn and vacate order was issued and i moved out. AG was able to satisfy the items on the condemn order which included a sewage leak and unsafe wiring and just barely avoided the house being condemned. Not one person in their office apologized to me or asked if we had a safe place to go. There was absolutely zero compassion for me and my family. Their response has been to threaten me with the terms of the lease (by text message of course), as though the property can be rented to anyone in this condition. The foundation is still collapsing, outlets are not compliant in kitchen and bathrooms, none of the windows on the first floor are functional, etc., etc. Avoid at all costs. This is slumlord behavior. ​​I wish I could give zero stars.

After coming across several public comment threads, I was surprised and disappointed to see Ms. Ringger making remarks that came across as both rude and out of line. Especially towards a Child and his mother to be more specific. These comments were incredibly judgmental and out of line considering she works openly with the public and families at that. As a representative of Steffen Group, her public behavior reflects directly on the company as a whole. In an industry where professionalism, respect, and communication are key, I find this unacceptable. It's unfortunate, because choosing a real estate company is a significant decision, and the conduct of those representing it matters greatly. I sincerely hope Steffen Group takes feedback like this seriously, as public perception and client trust can be easily damaged by just one representative's actions. I am writing this to warn any families or property owners considering Capital Property Management…read more I signed a lease with Capital Property Management, LLC for the property at 5613 Arapaho Trail. Immediately upon taking possession, the home was found to have severe, hazardous structural and utility failures. The situation was so severe that NIPSCO entirely removed the gas meter due to safety hazards, leaving the home with zero heat or hot water capabilities. On June 12, 2026, the Allen County Department of Health officially stepped in, placed a physical Condemnation placard on the front door, and issued an active "Do Not Occupy" order under Record Number 26-000427. The city explicitly noted that the property manager appeared to already be aware of the unsafe conditions. While Capital was forced to refund my initial deposit and fees after the city shut the property down, they have completely refused to take responsibility for the moving costs, utility transfer penalties, and severe financial fallout their deception caused my family. A formal consumer protection case has been updated with the Indiana Attorney General (Complaint #11837227), and a lawsuit is being filed in Allen County Court against both Capital Property Management and the deed owner, Simplicity Management LLC. Look at the public court and health department records before you trust this company with your money or your children's safety.

I've been in multifamily property management for over 10 years, with top national companies. I'm not going to mention specific names regarding who I dealt with and try to stick to just the facts. Eisaman is what you might call an apartment "loss leader" in Fort Wayne. What I mean by that is, their managed property in Fort Wayne consists of poorly maintained, low rent units mostly all in less desirable, high crime rate parts of town. It is clear that this is their niche for both property management and sales. Carving out a niche like this is not a bad thing at all, but for property owners considering Eisaman as a potential management company, this can be a good yardstick for the quality of service and maintenance they provide. Setting up a niche market in the low rent districts like Eisaman has, results in a very low bar for most aspects of management - especially maintenance. Much of their managed property appears to be owned by the company owner himself. This is also fine, but if you are a potential client, keep this in mind when it comes to setting your expectations as far as where you fall on the Eisaman priority list. There was a combination of poor management practices and inexperience that led to many "little" things being done wrong. If you have experience in property management, you understand how certain little things can come back to haunt 6, 12 or 18 months later. I won't spend time listing out the many little things that were done incorrectly (regularly misplaced rents, electric baseboard heat left cranked up on high in a vacant unit, etc.). If as a potential client you'd like to reach out to me in a PM I'd be happy to give you a more detailed and facts only overview (I have no personal angst with Eisaman, they just did a poor job). The final act before Eisaman and I parted ways was an apartment turnover quoted at $1205.00. When the bill came, it was just under $2000. (I received no calls during the turnover for approval on change orders, etc. Per our original contract, I had to approve anything over $100). When I questioned the unexpected increase in the cost of this turnover, first I was met with resistance. To continue to be fair and stick to just the facts, after pushing harder, they did waive/refund the $700+ unexpected overage. (I can say that I would be swiftly terminated by most all of my clients if this same thing occurred on my watch.) After this turnover incident, I received a termination letter from my property manager at Eisaman, saying that we "had different management philosophies" and they would be terminating our contract in 30 days. A couple things about this. First, Eisaman's management contract is a long term contract (such as 12 months) and doesn't allow the client to terminate early without a fee (but apparently it allows Eisaman to cancel). In my experience on both the manager and landlord side of things this is atypical. Most property management contracts for 3rd party multifamily management are month to month with a 30-60 day notice period for termination. Second, although Eisaman gave me a 30 day notice, they terminated after about 2 weeks, just cold turkey. Luckily, by that time, I had other management lined up, but I found the "bait and switch" unprofessional. In defense of Eisaman, there is definitely a dearth of good multifamily property management firms in Fort Wayne, and housing is cheap. This all leads to a vacuum, giving Eisaman more of a market share than they should probably have and allowing just about anybody with a pulse to enter the business of owning rental property. Like most 3rd party managers, (this is my opinion) the whole office seems overworked and underpaid.
