The most frustrating part was not my credit score itself, but the lack of proactive guidance. Before my mortgage application, I believed my credit score was much higher than it actually was. Once my credit was pulled, it became clear that there was a significant gap between my expectations and reality. However, I was never proactively informed about the situation, its impact on my mortgage options, or potential remedies that might have been available. I later learned about rapid rescore through my own research rather than from my lender. Given my credit profile, this was something I believe should at least have been discussed. Instead, I remained unaware of important information that could have affected my decisions during a very time-sensitive period. When I later reached out with questions, I did not feel supported or educated as a first-time borrower. Conversations often felt rushed and dismissive, and I was repeatedly told that I could simply refinance later. While refinancing may be an option in the future, it is not free, effortless, or a substitute for helping borrowers understand all available options before closing. As a first-time homebuyer, I expected more proactive communication, guidance, and attention to detail. Unfortunately, that was not my experience.

We had to get acquainted with all new people, a website, and update a bunch of information as well as insurance that was very stressful and completely out of our control. We chose Churchill because they came highly recommend from Dave Ramsey. We never missed a payment and were on the fast-track to pay our house off in under 4 years but I guess Churchill saw this as an opportunity to rid us off since we weren't a "profitable loan" they could feed off the interest for 15+ years. They also acted like this was a norm in the mortgage business, reassuring us with a high-quality video and emails that everything is a-okay, but I've been through 3 different homes and loans in over 10 years and had NEVER been passed off to a new lender until now. This all just came out of no where and we did not appreciate it at all!!

First of all, if you are buying a condo you must go here. Before buying a place, I always research different lenders. Most of them told me they would not even do a loan for a new condo and considered it unwarrantable even after the majority of the units were under contract. The other lenders that would do a loan for the property were quoting a much higher interest rate. From what I understand, Nick and Jason have come to the Dallas area from Chicago where they both have a lot of experience with the condo market. I could definitely tell a difference in comparison to the other lenders. I was able to secure a fantastic rate and close within two weeks time. Incredible! My goal was to close by the end of the year, so I could get the homestead exemption for my taxes and save the extra 20%. I knew it would be a long shot, but these guys along with Christine delivered. Not only did they close in 2 weeks from the time the condo was considered warrantable, but that two week period was during the holidays. They were all taking vacation at different times, but still communicated with each other to make sure the process continued to move forward. They were also communicating with me throughout the whole process. This was my 4th condo/home, and I have never experienced such great customer service in this industry. Absolute joke of a company that provides nothing but lies and deception and does not handle their…read morebusiness. We are sellers and the buyers are using guaranteed rate as their mortgage broker. We are 23 day past our original closing date and still having issues. We have been told we are closing on 7 different dates and a new issue has come up each time. Majority of the issues have been on the incompetence of the loan officer and manager of guaranteed rate. They continuously lie and say things are red flagged and rushed only to find out they forgot a document it didn't get something signed. I personally confirmed with manager 3 times that final closing disclosure was sent and signed only to find out 17 days after are original closing date that some how it was missed and never completed. Worst company communication i have ever experienced. NEVER use this company and if you are a seller and the buyer is working with this company make sure that you respectfully decline their offer and look for an alternative buyer. This is the biggest joke of a company I've ever experienced Have plenty of text and emails to show proof of lies and terrible communication on the company behalf
