Note: Had to cut out 80% of content because of word limit. Started with Alarca in 2014. Got worse in 2019. Constantly upselling me on non-value-add services, then blamed future problems on me not buying them. Coincidentally, maintenance costs then increased substantially. I had approved 99% of what they threw my way but had to start taking a closer look. One example: Tree trimming bill for $2,187.50. Asked for quote to remove them, they added 5 grand ($7,708.59). I drove out to the property with a tree company (licensed, bonded, and insured) and they did all the work, plus more, for $1,200. Bob was ostensibly receptive, but during a phone call, I asked for quotes to be reviewed by someone at Alarca. Bob flew into a rage and said, "don't tell me how to run my business", and threatened to ban me from using Alarca's maintenance (ironic). Later, he said he was just scared of a lawsuit. Reading other Alarca reviews from tenants, owners, and employees, I get why lawsuits are top of mind for Bob, but he projected that onto me. He frequently took feedback personally, and it got tiresome. I tested inflated costs in other areas like painting. I contracted the painters, met them at the property, inspected their work, and paid them. Including the cost of my time, this was done at roughly half the cost Alarca was trying to charge me for the same work (and I was still paying them to do the work I was now doing). If you look at A1RPM job listings, they pay comparable to what I would pay. But then you look at what A1RPM is charging YOU, and you see the spread that the owner is making. And who owns A1RPM? I looked it up on bizpedia and Bob owns it. Oh. Then there were the operations. Alarca bought PG Management Group, owned by Pam Greene. Initially excited, as Pam had a lot of experience. But this didn't translate into alleviation of the issues I had. Pam was more about making someone feel like an issue was on track to be resolved but when push came to shove, it was a lot of 'Oh really? Sorry you feel that way'-type of communication. On a positive note, Roz (my main PM point of contact) was great. In 2024, the total occupancy fell to sub-90% due to long turnovers. They'd be "completed", then they would come back with more, delaying the marketing. Statements suddenly stopped being automatic. Accounting issues became more frequent, and their solutions less sticky. I'd have to follow up constantly. There were tons of instances of these. I was tired. May 30th, asked for a call on how to part ways amicably (plan was to do this over 6 months). June 3rd, Pam says agreement terminated in 30 days from next full month, didn't want to meet. Asked again for meeting, no response. June 9th, called again, no answer. At this point, time was running out so I had to quickly change plans and find a new PM ASAP. June 13th, followed up again, no response. June 16th, called again (left VM). Called Bob (left VM). Finally, Pam calls me back, says I could make an appt on some website for a phone meeting. Moot point now, just needed them to work with my new PM. I talked to another investor (one I had referred to Alarca), and he told me he was just terminated because he asked too many questions about expenses. Oh. Transition to new PM was a mess. One example: they sent me the SECDEP, I sent it to my new PM, then Alarca told my new PM they sent me $785.51 more than they did, implying I had stolen it. I had to produce bank statements to clear my name. Like pulling teeth to get them to respond, finally admitted to sending the different amount, and said they were holding the $785.51 for a lawn mowing invoice. OK. The company I signed up with (Alarca 2014) and the company when I left (Alarca 2025) could not be more different, despite having the same ownership. In short, the trajectory I was on with Alarca was trending towards significant financial losses. My new PM company immediately turned the sinking ship around. read more

I heard back from the Attorney General's office who is forwarding my information on to NC Housing Commission. I am grateful for this b/c I definitely feel taken advantage by this company. Even though they refunded my money, the fact that their practices were deceptive is a pure warning to others. Not to mention, I received about 4 or 5 different emails back to back asking me to pay various amounts that total to the security deposit instead of one flat email to pay security deposit. Along with another email telling me I would receive a payment voucher to pay the security deposit at Walmart. I have never in my life dealt with shadiness of a realty company before. Resident benefits packages should be an option. I don't need anyone monitoring/assessing my credit etc...especially when I have good credit. I've been using Alarca to manage my rental property since 2019. Rosalin is my account manager and I've been throughly impressed with her. She is professional, straight to the point and very knowledgeable. With her overseeing my property I have no worries. She is quick to respond to emails and concerns and she is very fair. Any concerns I've had were addressed immediately and I appreciate that! Alarca is such a great property management company. They offer a lot of customizable options and their policies are clear and concise. Their portal is somewhat user friendly but overall I give it 4 out of 5 stars. I cannot say enough good things about the folks at Alarca. Ros and Nguyen were the ladies I had the most interaction with and both were just a joy to deal with. In an age where good customer service is rare, this company came through in all areas. Maintenance issues were few, but they were always recorded and addressed in a timely manner. Calls and emails were always promptly returned and the communication overall has been excellent. After leasing one of their properties for about 18 months, I recently moved into my own home and even the move out process went smoothly. Side note: I worked in apartment leasing for 10 years. I had no prior experience with this company, but would love to see more management companies operate on this level. read more

If i could leave 0 stars I would. This company has been a total nightmare. Once I addressed my concerns with the property I experienced landlord retaliation and my offer to extend the lease was withdrawn, I was given a little over 30 days to vacate (account current). My deposit was kept and I was charged 6,000 for a paint job for normal wear and tear and currently disputing now which I already know they'll find some way to charge this amount. I could go on and on. Professional upfront but very cut throat behind the scenes, continue with caution if you are considering renting from this company. read more

They have stolen from me. I moved out on 8/26/2019 and they have not refunded the proper amount of my deposit. It is now 11/21/2019 and I'm still fighting. They had me sign an addendum that there is no garage door opener and then when its time to move out they are charging me for it. Also some of the blinds didn't have sticks nor worked properly and they are trying to charge me for it as well. No one will call me to talk to me. This mystery woman, CELESTE, is who they say makes the decisions but will not pick up the phone to talk to me. I have gone to the BBB and I will be going to the FCC next. read more

This company is absolutely horrible to deal with. They will not fix things that are wrong with your rental without charging YOU for the contractor service call (they claim it is built into your lease). The air conditioning in our unit was out for 8 days in the middle of the summer in temperatures above 100°, and they told us that "air conditioning not working is not considered an emergency". They will not respond to emails on a timely fashion, and do not have a regular maintenance schedule for someone to come out and periodically check the property for issues (the air conditioning unit failed due to lack of preventative maintenance). Do yourself a favor and don't rent any property that is (mis)managed by Alarca realty...they are the worst property management company with which I have ever done business. They were good in helping to evict a tenant and they did fine me a new tenant. They keep the pet security, even though I was taking the risk of the pet in my rental. My big complaint is any repairs that need to be done had to be with there repair guys. The work was sub-par and expensive I did know this until I came to sale the house. I have had to redo a lot of their repairs. This including replacing my counter top because they installed a new dishwasher and put a screw hole up into the counter top causing a large hole that could not be repaired. Then when I wanted to sale my home they made it very hard for me including putting the utilities in there name after I told them I was taking control of the house. This went on for three weeks. They wanted to sale my home and I already had a realtor. I would not recommend them. read more

I have nothing but bad things to say about Alarca. they will use any excuse or opportunity to stick some petty obnoxious fee onto you. they are extremely unpleasant to work with and seem to not care about you at all, only wanting your money. i rented a home from them for about 6 years and at the end of the last year they told us the owner will not be allowing us to renew our lease giving me only 30 days to find a place to live. and that would be understandable because it is not up to them, but the house had been listed for sale online for 2 months before that and they chose not to tell us till the last second. completely unprofessional. also giving us a list of demands for moving out such as getting the carpets professionally steam cleaned and providing proof with a receipt. as if having to pay the deposit for a new home wasn't expensive enough. also telling us not to paint over any wear on the walls and saying we will be fined if we do, yet at the same time saying we will be fined if there IS any wear on the walls, obviously just trying to milk any last bit of money they can out of us. not to mention they do not help you at all, if anything goes wrong at all it is considered your problem. I can not stress enough my disdain for this company. I would not recommend them at all. if you have the option go with latter. if i could give a lower score than 1 out of 5 i would. read more

Alarca managed my rental property in Charlotte for 6 month. I chose them as the owner Bob Abbott has initially left a good impression, and they appeared like a fair and professional management firm. My entire experience with them later on was frustrating, and they disappointed me in every possible way. Communication was bad, being unresponsive to emails, and frequently ignoring queries or requests that I made. They did a poor job in marketing our place and screening the tenants. They took awful photos of the property, and put them on the web with their huge logo on the center; after a while I decided to bring my own photographer to shoot pictures there. The property was on the market for two months with little traction and two price reductions; the tenant they placed following that period violated the contract and left after barely a month. Two things bothered me the most while interacting with Alarca. First, the way they treated me as a client. Being inattentive to requests, attempting to keep us in the dark in many occasions, communicating in a vague and sometimes untruthful manner. For example, even after signing the PMA with them, and despite their previous commitment, they were consistently ignoring my repeated requests to share with me the leasing contract they'd be signing our tenants; only after over 2 months, once the tenant was already placed, did I manage to get a copy of that lease; there were provisions there that I didn't like, such as a very high nonrefundable move-out fee charged from the tenant upfront. I felt it was unfair for the tenants, and didn't serve us well as owners in finding good tenants. The other thing that bothered me was the financial handling, in particular a habit of nickel-and-diming all sorts of things. I switched to a different PM two months ago, which I regret I didn't do much earlier. Leaving them wasn't smooth as well, Alarca continuing with their pattern of being unprofessional and ignoring previous commitments. They never sent the property keys to the new manager, despite multiple asks and their commitment to doing so. It took me weeks to recoup all of my funds back from them, in particular these nonrefundable fees that never showed up on the financial reports. I managed to get that back only after I let them know I'll be filing a complaint with NCREC otherwise.
