George the property manager is very courteous when I need advice. To me, personally speaking the team is great! I live in a semi gated Townhouse dwelling and it's safe here, the neighbors so friendly no crime to my knowledge and no drama. Even though I'm renting, I told George I would like to be the first perspective buyer if it go on the market. He obliged and said will let me know. Hopefull I will be a longstanding tenant. I treat this propery like it is my own with respect. I retired from New York and lived in Charlotte going on two years. Grew up in a house and this one here feels so close to home!

Now, Bottom Line is raising my rent, charging extra fees which doesn't make sense like paying for their internet for the company to use, and they are charging me an extra month on my rent. My original lease started on 8/15 & ended 8/31. This new lease starts on July 1 so why am I losing a month? I tried calling these people and they either doesn't answer, passing you on to other people who does not return calls. I would mess with this company in any kind of way.

    My review to express my disappointment regarding the condition of the home I recently rented…read morethrough Invitation Homes at Olive Coast Street, Charlotte, North Carolina. During the onboarding and move-in inspection process, several items were identified that required repair or attention. Although my lease began in April and rent was paid for that month, I did not move into the property until May. Given that the property was vacant during that time, I reasonably expected that the identified issues would have been addressed before my move-in date. Unfortunately, when I moved into the home, many of the outstanding items had not been completed. As a result, I was required to take time away from work shortly after moving in to accommodate maintenance visits and repairs that could have been completed before occupancy. As a tenant, I believe it is reasonable to expect that a home is move-in ready at the start of the tenancy, particularly when concerns have already been documented and there was ample time to address them before occupancy. The inconvenience of coordinating repairs after moving in, combined with the need to miss work, has been frustrating and disruptive. I paid rent beginning in April, and I believe the property should have been inspected and prepared for occupancy before my move-in date. Instead, I was left dealing with issues that had already been identified, causing unnecessary inconvenience during what should have been a smooth transition into my new home. I respectfully request that Invitation Homes review this matter and consider an appropriate accommodation for the inconvenience and time I lost from work while facilitating repairs. I would appreciate a prompt response outlining how these concerns will be addressed. Thank you for your attention to this matter. I look forward to your response.     They advertise homes in communities with amenities. But won't upkeep those amenities. Their website…read moreis basically hostile, and can never upload anything correctly. So if you cure a violation, they won't submit it to HOA, nor pay their HOA dues, so then you're out your amenities for months. David Guy is the local contact for CLT HOAs and is rude and dismissive. It took over 6 months to fix an issue with our HOA (not violation related on us, the tenants) so we were out gym, pool, and social access for our neighborhood. He is impossible to get a hold of, never answers emails, and is just plain rude when he finally does. We have done everything the HOA has asked immediately, and it always falls on waiting on Invitation Homes to do their side. It would be much easier if they allowed the tenants to handle things with the HOA themselves.

    I have had a few positive experiences with Henderson as well as a few negative ones. All are…read moreoutlined below. Positive experiences: I have been treated with politeness and patience each time I've called in or emailed the assistant community manager. Setting up an account and payment information is complex, but they have helped with every step. Negative experiences: My car was involved in a hit and run in the parking garage that Henderson theoretically should maintain and manage. Henderson contracts the management of the parking garage to another company. There are no cameras, which makes me feel really unsafe. The employees that I have spoken with have been nice, but that does not change that I have sustained thousands of dollars in damage to my vehicle in their building. The community manager came off unsympathetic and responded with an "I certainly understand that this incident is troublesome". Troublesome? I could have been seriously injured in the incident and now cannot even park in my own condo's facilities without feeling worried about being mugged or followed or hit again. The same week, the ceiling in a shared hallway between condo units leaked so badly, we had to contact emergency maintenance. Going through Henderson's Emergency maintenance line was a nightmare, myself and another resident were sent to voicemail and never got a callback. We had to contact a member of our HOA board to get help. Emergency maintenance didn't show up until 3-4 hours after we first frantically contacted the service, during which time the leak grew and got so much worse.

Flooring repairs were started at my rental, but the work was left incomplete after demolition. The kitchen sink, cabinets, and dishwasher were removed and portions of the flooring were taken down to the subfloor. The home was left in a partially unusable condition for over a month. Despite multiple phone calls and written requests, I still have not received any response from the property manager. Work is now being scheduled, but only after continued follow‑up, and there has still been little to no direct communication or accountability from management. If repairs are required, be prepared to advocate for yourself and document everything. Communication should not be this difficult when a rental is left without essential living facilities.
