The property manager is very professional and maintenance staff is quick to respond to any maintenance requests, making this a great place to live with a fantastic location plus our unit has updated appliances, washer/dryer, and new white cabinets and countertops. My apartment was very clean and move-in ready. The manager was friendly and helpful with any concerns as well as maintenance staff. (They Greeted us to the place.) Lisa, Then you are not actually looking. I was a resident at one point. And I also know MANY of the residents you do have on site. You also didn't provide your information for the DRE complaint form against Kim being in violation to the tenant rights for a peaceful enjoyment of their units. Or that she lacks in keeping anyone updated on the time frame of the patio updates, the roofing updates, the painting updates. She reuses emails only changing the unit numbers and dates. Lets talk about how it took a week for units to still not have weather stripping on the doors that where painted. But yet has Kim sent out a email notice explaining why the weather stripping is taking so long?. When it should have been replaced when the doors were painted. Oh and those broken down water bills require an appointment just to get them when it STATES legally that when asked you as management must provide. There are pictures of the hose bibes being used by the painter. Bibes tide into that 4 unit building water supply. Or what about when jackhammering the patios they are plugged into a TENANT'S outlet. Oh, and lets not mention the roofing material. Nails and staples, paper and shingles ALL over residence walkways and carports. Or lets talk on how the outside storage closet are filled with roofing materials!!!! I am being the voice for the tenants because they dont want landlord retaliation which Kim has had filed against her in the past. I have done my research Lisa, and again your still not posted on any paperwork claiming to be an owner. It was documented when you changed it a few days after my last review just to change it back. Your an employee not an owner. Your not even management. Unless you can provide ACTUAL business contact for your employer and your broker or license number then you are considered as a paid agent and will be added to the complaint forms. The apartments are old and bug infested. The manager, Kim King, let an appliance man into my apartment without consent after I wasn't responding to her text message because I was at work. She then blocked my email as spam so i couldn't contact her. When I moved out she took money from my deposit charging me for water and garbage that had already been paid. Oh, where to begin about this place... well, here we go! My husband I relocated from Los Angeles to Paso Robles. We spent many years renting, and decided we'd rent from Alder Creek, because decent apartments are limited in the area. My husband and I chose our apartment based on pictures online. Do not do this. The pictures they upload for the "available" apartments are stock images of an apartment, but most likely not the apartment they are advertising. We learned this the hard way, our apartment was dated, and we were super disappointed, as they advertise "luxury condominiums." There is nothing "luxurious" about this place. If you're lucky to get in the newer apartments, you'll be renting something pretty basic, just newer... but nothing that would stand out! When we moved in, we saw our apartment and we were disappointed. Our carpet had a musty smell, and when we did our walkthrough, our apartment was not move-in ready at all. There were still holes in the walls, our stove was dirty (ground meat, cheese, and grease), cupboards still had a plastic lid, and popcorn! Overall, we thought the apartment was disgusting. They did have a handyman fill the holes and touch-up with paint, and the cleaning lady came back to "clean" but it was still bad, but we were frustrated... and decided just to deal with it, since our standards of "clean" were not the same as Alder Creek's. A couple weeks passed, and I wanted to use the oven. It had drips all over the place from god knows what, and we decided to leave it, and we never used the oven the whole time we lived there. A few weeks later we also noticed the musty smell, and some weird stains started to appear in our carpet... about a week later the smell of cat pee started. We don't have any pets, and I'm very sensitive to smells. My husband and I decided to get our carpets cleaned. We had not lived in our apartment that long (we both travel a lot for work). Attached you will find pictures; the water was literally black! We flagged it to Kim, and she "claims" the carpet was cleaned, it probably was, but superficially cleaned and the nasty smell never went away. Upon moving out, I told Kim the carpet should be replaced because it was gross, and I'm sure that was ignored. We just got what was left of our deposit today, and it's pretty comical when we think of what we were charged for. Please see the attached photo of the write-up, and a picture of how we left our tub. This was never part of the initial walk through inspection, and we never got copies of that! Apparently, they charged us $495 to resurface the bathtub. Apparently, our bathmat caused multiple cracks and blisters (it was just a silicone mat, no adhesive, nothing)... not to mention the finish was dull due to "hard water." Isn't it funny... well, how are you going to charge a previous tenant to resurface your bathtub, when it was in the same condition as when we got the apartment? Plus... the hard water, that's the apartments fault if you ask me! That was pretty ridiculous. If you decide to live here, be advised that you will get like 5 emails about water, sewage, and trash charges. They charge based on how many people live in your apartment... not by usage, which is shady. For two people who were never there, we paid a lot for water, sewage, and trash. Kim will email everyone with what the charges are, but you never see the bills... there is no visibility. We've never paid so much for water, sewage, and trash, EVER. We just moved into our own house and what we pay is pretty close to what we were getting charged for an apartment. See picture of how they break it down! I highly recommend that you don't move in here. They will find every way to take your deposit, and they will nickel and dime their tenants for EVERYTHING, literally! If you decide to move in, take pictures of everything (I'm serious), because Kim will claim things were in perfect condition, or better than how you leave it when that's not true! And when you move-out take pictures as well, because I'm sure you will get charged for things that were never even an issue or flagged during your walk through. Response to Lisa: I appreciate your response, unfortunately, you are not correct. Please see the "stock images" shown of our apartment which is currently being advertised. That is not 701 Apartment 2! Furthermore, Kim tried to charge us for normal wear and tear, which is always the property managements responsibility. The picture of the tub I attached was during our move out inspection (which is also GEO tagged w/ time and date) the damage is done by hard water which is not our responsibility, and you guys are just trying to justify our bath mat being the cause of the damage, but as you can see in the picture it's really not. I'm sorry you guys are sleazy, and try to get out of management property responsibilities when it comes to prepping apartments for future renters. SCAM SCAM SCAM My husband and I were desperately looking for a place and live on a limited amount of income and came across this place. Paid there $30 application fee per person($60 in total) and get a call saying were going to need a cosigner. Come to find out my mom had already tried for an apartment there with a MULTIMILLIONAIRE AND A 750 plus credit score and was denied because credit wasn't above a 800 and that millionaire actually lives in a HOUSE, well thats a no no according to this place. Applicant and cosigner must have EXCELLENT CREDIT and NOT CURRENTLY LIVING ANYWHERE! that is why the conclusion is that this place just wants your initial $30 app fee, your partners $30 app fee and then when YOU ARE DENIED, your co-signers $30 app fee. A whopping $90 put in her pocket, and thats just our story not taking into account ALL the other "supposed" applicants. read more

Kim is an absolutely fantastic manager, she's very attentive and prompt with her actions/reactions. I've never had a delay when I've brought up problems with her, she is always on time for our appointments and any issues I had with her staff were quickly rectified. I was honestly surprised by her professionalism, eve when she made mistakes she was quick to admit and make things right, the apartments were costly, but I can definitely see that this place is a matter of quality over quantity. Our family lived there for 4 years before we can buy our first house. The apartments is very nice, little bit smaller but it has pool and kids area too. The only downside is the parking space is about too tight for cars. Manager was great and price is somewhat reasonable. Got my most deposits back after four years, they took little part to replace carpet. read more

I can highly recommend these nice apartments! I've been living here now a couple years and I like that the only adjoining wall is in the kitchen since they are all corner units, so I don't hear my neighbors. The appliances are nice, you get a gas stove, dishwasher, microwave, disposal and refrigerator. They are more high end compared to some near by and the views are amazing from my 2 covered patios! Very quiet and serene! They take care of anything that needs done promptly too. Plus they are pet friendly! read more

My family and I have live at Alder Creek Apartments for over 10 years. Kim is by far the best manager we have ever had. She is very professional and friendly. What I love most is if you have a maintenance issue it gets fixed extremely fast. She really cares about the residents and all of our needs. The complex is very clean and quiet. NIGHTMARE !This place has old dirty carpets , pet odors , old outdated cupboards and storage space , the manager Kim is dishonest and rude . The rent is overpriced for the quality of living conditions. Be careful on ur move out inspections if you do decide to move in here and read your lease carefully . They can make you move out before your lease is up without any reason, And they will charge you for false damages . Don't count on getting your deposit back. They charge a hefty cleaning fee, and rack up several hundred dollars in hours at $65 for false repairs . The management has horrible communication skills. She's snaps and yells at you and gets very defensive . The two older men who work there actually walked in my apartment without permission while my children were home alone . Some of the previous renters are not wrong, from the outside and in the beginning this seems like a rather pleasant place to live. Until you end up living here. In the year and a half we have lived here we noticed pretty quickly that the management at this complex is below average. Not only is Kim not professional at all, she is inconsiderate and claims there is no person to speak to other than her, even if you have a complaint about her or her lack of abilities. If you are wondering if I am just an angry tenant, call the number they provide or go meet her for yourself. Recently out of no where, she decided to email all tenants that they will no longer let any of us go month to month like outlined in the lease agreements we signed with her. She also mentioned that if you are not in a lease as of now, you must sign one or put in your 30 days notice and vacate. They also recently started making us pay all utilities, which is a joke because they tell us what to pay because they "calculate" it, we don't get a bill from the city to verify this info. They also make us pay 30 dollars just to have laundry hookups, which before we paid for utilities they claimed it was to make up for water usage. Well now they make us pay an additional water charge, on top of that 30 dollars. If your considering Alder Creek and your wondering what the utilities they added on cost approximately (water, sewer, trash)- its now about 80 dollars.. So lets add that up 1,500 plus 80, +/- if you want W/D hookups its an additional 30, then you are responsible for PG&E and Gas as well. OH wait, don't let me forget about the 50 dollars in pet rent a month. So thats a 1 bedroom apartment for a ridiculous fluctuating 1,710. Then if you want any other services thats obviously additional but you get my point. They are taking advantage of people in this county who have pets, because there are hardly any places for us to rent. We just wanted a reasonable rent payment, that was moderately predictable. We will be moving out as soon as our lease is up. They are raising the rent and forging utilities to pay for their new luxury apartments they just built and the covered parking they had to put in because they promised it to tenants in their leases. Do yourself a favor and rent somewhere else. If you have pets, I understand your frustration but try your best to find somewhere else to live. read more

Don't move here! The owner keeps raising rents over and over again. He is relentless. The apartments were recently upgraded using cheap fixtures, carpeting, and kitchen counter tops. The air conditioner units have not been upgrade to more economical units. As the result cooling costs can run $200 or more in the summer months. Dog droppings everywhere. Thought by coming to check out the complex I would be settling here to live. Instead I was greeted by a very unprofessional looking person. There was a vacancy coming up and asked to see a model or just to get an idea of what to expect of I decided to rent. Instead I was told to go on the website which I did thats what brought me here. My husband and I along with my two kids (both under age 2) lived here for a year. Overall, this complex was wonderful. It's quiet and the grounds are beautiful. There is adequate covered and uncovered parking. It's also pet friendly which was a bonus since we had a dog. Kim the manager is really easy to work with and friendly. I clearly remember after my son was born in November which was about a month after we moved in, I was struggling with a toddler and newborn and she overheard. She called to check on me. This stood out because it went outside the scope of her job. It made me appreciate her thoughtfulness. She's also very quick to address any concerns or issues. Lastly, when we moved out, she was great with letting us know what to expect for repairs. Obviously having kids and a dog can leave some wear and tear and she made sure we knew. Lived here for 3.5 years mold in my apartment not only in the closet but in the bedroom. I was told I would get new flooring and the day before installation was scheduled. told they would not replace.. My dog has mold allergy in her lungs and I could not breathe.. Another tenant was evicted with the same problem as she did not pay rent. I moved out, and now have a 7K bill for rent. However, they replace flooring in an apartment above me not rented .. I have paid 70K in rent. and this is how they roll. Dont move here unless you get new flooring .. Mold has been an issue here... read more

Heres why im writing this review. The manager seems like she doesnt care to their residents. Ok, on Sunday, Oct 4, i came in to the laundry room to do my laundry. When i came in, all the machine are in use but its all done except the one at the very end, so i waited for a couple,few and more than 30 mins for somebody will come in and take off their laundry. While waiting,i stand and seat by the door if front of the pool there where teenagers swimming and playing. Time goes by one of the teenagers came in to the laundry room surprisingly he owns all the laundry in all the machines. So i told him i was waiting for somebody to get those and you saw me there obviously im waiting. And he just said sorry and he was giving me quarters he said its for the wait. I told him no i dont need that, just be courteous to others nxt time specially on the weekend. He started throwing the dryer doors as if he wants to throw it to me. But i was calm and just continued what was im doing pretending not hearing anything. After loading my laundry i went back outside and seat at the bench by the door and the teenie was back playing with his friends by the pool throwing ball etc. one of the ball came outside the fence of the pool at the very left side of the street (i was on the right side) the same guy in the laundry room went out to get ball and after few minutes he trew the ball where i was seating and i hit my head from the wall cause i got surprise by the ball coming straightto my face. obviously he did that on purpose! The nxt day i reported that incident to TRaci (property manager) and requested if i can take a look on the camera footages. She promised me she will have it ready on the nxt couple of days. After a week i got a call from her, telling me that she cant pull up the fotages that day and until now nothing.... the cctv cameras arent working ad she had it scheduled to the service provider to have it fixed. Id like to call her attention coz that kid has to learn some respect! But until now i got nothing. I never complaint on anything even there are few things that id like to complain regarding the property we just choose to let go of the small things but this one i swear we are not going to let this go. And if they really care on their tenants safety she would have those cameras fixed right away. read more

I highly recommend perusing this upscale condo-like apartments in Paso Robles. It is by far much more high end than other apartments close by. I love the staff, Kim, the Leasing Manager, and Tom, a maintenance employee. Kim is the best leasing manager I have ever met; she pays attention to detail and takes care any issues that arise; she not only does it immediately, she does it with professionalism and a positive attitude. I am truly impressed with her promptness and tenacity in taking care of concerns. She recently upgraded the signs in the laundry room and put beautiful lounge chairs in the pool area. Tom is simply wonderful; his energy is great. He is a hard-worker and keeps the communication lines open. He always lets us know if he needs to return to amend an issue or if it's done. Both Kim and Tom always go the extra mile to take care of things and make you happy. This place is clean and soon, it will be entirely smoke-free- hooray! The Alder Creek Apartments are terrible. The property manager is rude and is only nice before and during the signing of the lease agreement. However, once you sign the agreement, you'll be sorry. Don't do it! You can find better living arrangements. Dog barking is a huge problem. Our vehicle was vandalized and the previous property manager did nothing about it. In fact, she replied to our complaint, "It's not my problem. That's why you have car insurance." The dog barking, vandalism, and the lousy service from the property manger (Sheri) is more than enough to warn you that moving to these apartments will be a co$tly mistake! read more

First off, don't fall for the "upgrades", they're extremely cheap and fall apart all the time. When the "upgrades" do fall apart and you have to call maintenance be willing to wait for weeks for any repairs. On top of that, the new manager (which changes every couple months) seems like she doesn't care about any of the residents or their concerns and when you do have a maintenance issue she responds with attitude and a lack of professionalism. The price to live in Alder Creek continues to increase but the environment and staff has decreased and declined!!! Not a good place to live!!! Renters beware!!!!!!!! read more
