    My husband and I lived in this complex for about 2 years and loved it. The 2-bedroom townhomes are especially nice, having a one-car garage with W/D hookups, a large patio or deck, and lots of open space and light. We had a couple with a newborn baby next door, and we NEVER heard them through the walls. Utility bills were pretty reasonable also if you're wondering about energy efficiency. Neighbors are for the most part very courteous and friendly and it's a nice quiet complex. The on-site oak forest is beautiful in all seasons, but especially spring, when it turns into a beautiful wildflower meadow. Lots of wildlife viewing right outside your home, with deer, woodpeckers, migrating birds, and squirrels. The negative reviews are likely from some nasty former tenants that were unhappy when management enforced rules of the complex or charged them for damages to their units. There were a couple people that suddenly moved out at those times and they were a nuisance to everyone else in the complex so good riddance. I have never had bad experiences with Allison or Ben (the friendly maintenance guy), and a couple times when I needed to be reminded of the rules, Allison was very polite and professional about it. She resolved every issue I ever brought to her attention, maintenance or otherwise. When a cat was killed by a speeding cars (after multiple warnings to certain individuals to slow their speed), she had Ben install speed bumps. When we reported cigarette butts in the very dry oak forest, she put out a reward for information on the culprit. When we complained of neighbors blasting loud music in their cars or taking off very loudly in motorcycles, she dealt with it. When I complained of other dog owners letting their off-leash pets jump up on me and my dog, she had a talk with them and the problem stopped. My point is that she is very proactive and responsive if you approach her with your concerns. When we moved out, Allison was very helpful in letting us know what needed to be done to get our full deposit back. The lease spells out very clearly what you are responsible for (including truck-mounted carpet cleaning). If you do everything on the list and didn't damage your unit, you will get your deposit back in full. We got ours very soon after we moved out. I would highly recommend this to anyone who is seeking a well-kept, quiet, mellow place to live.

During this time the management staff have always been thorough and professional in all my interactions with them. The grounds are kept clean and secure with camera systems and as a single woman I am happy to say that I feel I am safe and my vehicles are safe. The Mail room, rubbish disposal and laundry rooms are updated periodically and kept clean and well maintained. The maintenance staff are the absolute best. They are courteous, professional and highly skilled. My interactions with them have been excellent. Maintenance requests are responded to promptly and always to my satisfaction.     This experience has been incredibly unprofessional and deeply frustrating, especially considering…read morethat we never even moved into the property. We applied over a week ago and made consistent, good-faith efforts to stay in communication to ensure that all information was received correctly. The application process itself is somewhat flawed, as certain fields can be cut off upon submission, which we proactively tried to clarify. Initially, we worked with Judith, who was kind, understanding, and aware that we were under a time constraint. At that point, our application was nearly complete and progressing well; the only remaining item was my boyfriend's rental verification. Unfortunately, when Judith was unavailable, we were redirected to Theresa, the property manager, and the situation deteriorated significantly. Theresa spoke to my boyfriend in a hostile and accusatory manner, questioned why he was moving, and accused him of falsifying information on the application. She issued an abrupt ultimatum, stating that if his current landlord did not respond the same day, our applications would be denied. She further claimed that she had not received any verification documents and accused us of lying and wasting her time. At one point, she stated that the application indicated my boyfriend still lived in Bakersfield, which is categorically untrue. His landlord was hospitalized and without her phone at the time--an explanation Theresa dismissed outright, accusing him of fabricating stories. I called to seek clarification, genuinely believing there must have been some misunderstanding, as every staff member we had interacted with prior to Theresa had been courteous and helpful. Upon answering, Theresa opened the conversation with, "What do you need?" in a dismissive and hostile tone. When I calmly asked why we were suddenly being told documents were missing and that we were now at risk of denial, she again accused us of lying. I then asked--sincerely--why she was being so rude to us, as we had done everything requested and had not been treated this way before. This escalated the situation further. Theresa raised her voice and abruptly stated that our applications were denied because we were "too persistent," accused us of yelling and calling her names (which did not occur), claimed we had bad credit, and then hung up the phone. These statements are false. We have solid credit, earn well over three times the required rent, received positive references from both employers and previous rental companies, and even had a co-signer prepared if needed. There was no reasonable or factual basis for this denial. Given the aggressive behavior, false accusations, and sudden denial following repeated claims that we were lying, I feel we were treated unfairly and unprofessionally. I intend to file a complaint with the Fair Housing Act, as this interaction raises serious concerns about discrimination and misconduct. I sincerely hope this property considers replacing its management with someone capable of communicating professionally and respectfully, even under pressure.

    Once again things here have gone from absolute ass to worse. Since ERA took over management, our…read morerents have increased, as well as the Tenants being forced to pay renters insurance, and now we are being charged for water and trash. Not to mention the additional fee you are charged if you want to pay your rent online. This place will nickel and dime you at evert turn. Avoid this place at all costs! Unfortunately, my time at this property, although began to get better towards the end, fell into the latter category. Examples: The water shutoff valve to the group of units I lived in was in my back patio/yard. Instead of knocking on our door to gain entrance to the yard, management would just take our fence down and not always put it back up when done. On multiple occasions maintenance would leave cigarette butts in our yard, despite being asked repeatedly not to. On 3 occasions we were left up to a week at a time with standing water in our sink due to poor plumbing, instead of calling a plumber immediately. On 1 occasion I had to call the emergency line due to our carbon monoxide alarm going off. It took 3 days for anyone to get back to us about this. When they did it was discovered our old stove was the culprit and was replaced. 3 days to respond to a carbon monoxide alarm! On 1 occasion the unit upstairs flooded and caused extensive leakage to our unit. Somebody from maintenance came over right away (which was appreciated) to survey the damage, but then pulled a large bowie knife and went upstairs to talk to those tenants while brandishing that bad boy! Look, it wasn't all bad. And I know (i've been an on-site apartment manager before) it's hard work and under appreciated. But, for the 2+ years I lived at this complex, we've had to deal with more head aches and issues then I think is reasonable. Things have improved there it is true, but for the cost of rent, this complex, as of right now, is not worth it. Renter beware.
