The grounds are kept clean and secure with camera systems and as a single woman I am happy to say that I feel I am safe and my vehicles are safe. The Mail room, rubbish disposal and laundry rooms are updated periodically and kept clean and well maintained. The maintenance staff are the absolute best. They are courteous, professional and highly skilled. My interactions with them have been excellent. Maintenance requests are responded to promptly and always to my satisfaction. We applied over a week ago and made consistent, good-faith efforts to stay in communication to ensure that all information was received correctly. The application process itself is somewhat flawed, as certain fields can be cut off upon submission, which we proactively tried to clarify. Initially, we worked with Judith, who was kind, understanding, and aware that we were under a time constraint. At that point, our application was nearly complete and progressing well; the only remaining item was my boyfriend's rental verification. Unfortunately, when Judith was unavailable, we were redirected to Theresa, the property manager, and the situation deteriorated significantly. Theresa spoke to my boyfriend in a hostile and accusatory manner, questioned why he was moving, and accused him of falsifying information on the application. She issued an abrupt ultimatum, stating that if his current landlord did not respond the same day, our applications would be denied. She further claimed that she had not received any verification documents and accused us of lying and wasting her time. At one point, she stated that the application indicated my boyfriend still lived in Bakersfield, which is categorically untrue. His landlord was hospitalized and without her phone at the time--an explanation Theresa dismissed outright, accusing him of fabricating stories. I called to seek clarification, genuinely believing there must have been some misunderstanding, as every staff member we had interacted with prior to Theresa had been courteous and helpful. Upon answering, Theresa opened the conversation with, "What do you need?" in a dismissive and hostile tone. When I calmly asked why we were suddenly being told documents were missing and that we were now at risk of denial, she again accused us of lying. I then asked--sincerely--why she was being so rude to us, as we had done everything requested and had not been treated this way before. This escalated the situation further. Theresa raised her voice and abruptly stated that our applications were denied because we were "too persistent," accused us of yelling and calling her names (which did not occur), claimed we had bad credit, and then hung up the phone. These statements are false. We have solid credit, earn well over three times the required rent, received positive references from both employers and previous rental companies, and even had a co-signer prepared if needed. There was no reasonable or factual basis for this denial. Given the aggressive behavior, false accusations, and sudden denial following repeated claims that we were lying, I feel we were treated unfairly and unprofessionally. I intend to file a complaint with the Fair Housing Act, as this interaction raises serious concerns about discrimination and misconduct. I sincerely hope this property considers replacing its management with someone capable of communicating professionally and respectfully, even under pressure.

Replacing a dishwasher with a foul-smelling, dirty used part is not "maintenance"--it is a health hazard. 3. DOCUMENTED HEALTH & SAFETY VIOLATIONS Management's absence on weekends has turned the amenities into a liability. I have documented: * Health Code Breaches: Dogs in the pool and infants in diapers in the spa. * Fire Hazards: Open use of prohibited gas and coal grills on wooden decks. * Safety Risks: Unrestricted off-leash dogs and zero security presence. 4. HARASSMENT & BREACH OF QUIET ENJOYMENT I have been subjected to targeted harassment from a neighbor who cycles their garage door 10+ times throughout the night specifically to disrupt my sleep. Management has been notified repeatedly and has chosen to be adversarial toward me rather than addressing the harasser, a clear breach of my right to quiet enjoyment. BOTTOM LINE: They want $3,094/month for a unit that failed basic health and safety standards on day one. They are a global corporation that views tenants as ATM machines, not human beings Lastly they will charge no matter what a carpet cleaning, and housekeeping cleaning bill. No matter what. They also let a black car stay on the property spot 1 as you drive in with cans cigarette and trash piled up it smells so bad when you walk by. It's a tenant they allow to have a nasty car like that.

I was on a telehealth call one day and my provider at the other end of the phone could hear the child running thru the apt! My pictures on the wall are so askew from the loud noise from above. For more information read below, apologies for the in-depth review. If you don't mind nothing being fixed and paying double what you can find elsewhere in SLO for a single bed room, this is fine. Living in the one bedroom with a roommate makes the high price tolerable. Upon move in, many of the faucets had a constant drip unless turned to an exact point and the shower never properly drained. I informed the property manager of both. His reply to the former that it was not a high priority. It should be noted that the only utility that tenants pay is electricity, so it had no effect on me that the water bill was high due to bad valves. The property manager attempted to resolve the drain issue, to no effect, and didn't attempt to fix it there after. Neither of these issues were resolved during the occupational period and I doubt they ever will. As there is clearly no general maintenance done in between tenants. Document everything done by the property manager and landlord. The piston in the toilet had malfunctioned due to normal wear and tear, which in itself is an easy fix no big deal. So we contacted the property manager and he turned off the valve that fills the toilet. He informed my roommate that he would contact a plumber and that when we needed to use the toilet just to turn on the water and turn it back off after. We do just that, but, as the valves in the apartment are bad everywhere, it never turns off the water. He then contacted me claiming that we should, and to quote in full, "NOT have turned it back on, and by turning it back on full force you damaged the actual valve.. So, we had to replace the full valve and tower.. Fyi.. I heard your toilet running all night long, and you left it on even after you left this morning.. That behavior is not acceptable." Several things are wrong with this quote, mainly that it is illegal not to have a functioning toilet in a rental property, which was avoided by following the property managers request. Secondly, the valve was as closed as it could be, it was clearly damaged prior to this incident. The replacements installed were also caked in dust, as though they had been sitting in a shed for several years. The property manager, in his communication with me, phrased it as though we were not "allowed" to use the toilet, so there are some large issues with communication on his part. There will always be a common trend living here; the landlord and property managers inability to communicate effectively. Take for example the security deposit. For some reason, the landlord thought it was a great idea to hire cleaners for the apartment, which is fine but they have a minimum rate and charge for drive time for each apartment they clean, as though they travel to and from their offices between each apartment for some reason, as well as charge for their time cleaning. It should be noted that this place was left spotless, if not better than when we arrived. So I asked why they cleaned if professionals were hired and for some photos of what needed cleaning. Several weeks have passed and no response. Renter beware

There is a huge bug problem (multiple infestations) which apparently is the tenants responsibility. (Legally it's not). There are always loud drunken students walking through the parking lot at late nights. Work requests never get fulfilled. My main burner on my stove broke the first month I moved in and was told I can get a new stove if I renew my lease. My apartment was also entered illegally (no 24 hr notice) on multiple occasions. Either these people have no idea how to manage a business or it's just a cash grab for them. It does have a large bedroom however which is good if you want to share a room with someone.
