Update: felt it was my responsibility to update this review since I took the time to be big mad and post the first one. since the initial frustration and review, I'm not sure what changed with Beztak, but maintenance requests have not been a 6 week wait anymore. 2 or 3 days max. Sometimes even same day. If I email, office team is pretty quick to respond to any questions. Just resigned the lease for another year. The last few months have been promising. Office staff are super nice and the maintenance staff and the contractors they've sent for repairs have been respectful, kind and have gotten the job done properly. I have never complained online about a company, but today I had the unfortunate experience of dealing with Jeff who I believe is the property manager for Aldingbrooke Apartments(Beztak Properties). I have been caring for my x-husband who is not well and I go there sometimes 3x a day. They have a gatehouse and I asked today if they could just post a note to allow me to pass without having to show my license every time, since he's moving out in about 12 days. This is a heartless and money motivated community. He said no, but he could sell me a windshield pass. I pleaded just please let me pass. My x lived there for over 12 years and doesn't have a car. He was entitled to a little grace from this community. They could have given me a pass, so it could be easier for me to come and go. Years ago Aldingbrooke was a sought after community, but now they have lost their customer service and it's a high priced undervalued community. I'm a current resident with a toddler. I have dirt and bugs/spiders rising from the carpet under the window on the stairs. since June I've placed 5 maintenance request to rectify this matter. I was told today a contractor was on the premises and would be here to fix my issue. It's currently 6:29pm and no one has showed up or called me with an update. Everyday I kill at least 2 spiders. The actual apartments are great, spacious, wonderful closet space... maintence has been so friendly and nice when fixing something, but it's all been handled as a snail's pace and should never take weeks to do repairs. communication with management is often very sparse, multiple phone calls in order to even get someone to answer or reply, and then no follow up when an issue is left unresolved. Now, we're being charged $25/mo for garbage pick up, from $15 previously which was already higher than i was charged in california! Fine if you want to pay over $2000 to share a shared garage with a neighbor who does not take their garbage out, leaves rotten food on the floor, pizza boxes and fast food bags attracting all types of vermin! God forbid my kid goes out there and there is raccoon or mice... I was told as long as it's in bags it's fine. Can you imagine what that smells like in the summertime? Hopefully, I can attach photos of this mess. Trash is allowed to blow in your yard and in the woods with me having to make request to have someone come clean the garbage. AND the tenants they allow to come here are trifling and don't feel they should keep the.property clean. Further you pay 2200 which doesn't include trash collection or water (the apartment does not control these rate changes) ,cheap paint and patch up work around the apartment, cracks in the foundation, uneven pavements, the carpet is cheap and falling apart, you don't have stainless steel appliances, you cannot use your own washer/dryer, you have to use their low efficiency equipment that requires you start the dryer multiple times. When I moved in my neighbors had her own refrigerator, washer and dryer and stove, when I asked, I was told it wasn't allowed. The back gate is open or broken 85%of the time so if you have a restraining order against someone, they can get you.. Check other options in the area. In conclusion the office staff tries to help as much as.possible and are VERY responsive (Sophia, Jeff, Jennifer) but this is not their issue this is a Beztak issue! In the months I resided at Aldingbrooke I had very few maintenance problems and when I did, they were always solved within the day. It is a really lovely place to live & the trees and ponds make for beautiful scenery that is gorgeous to wake up to and end your night with. Highly recommend!! read more

Omg! If I could give this place a -0, I would. I work from home and was in the middle of a Teams meeting. Maintenance kept beating on the door and then suddenly I heard it open. I had to abruptly jump off the meeting to see why this person was entering my house with no forewarning. Maintenance guy told me they don't call before coming. He then proceeded to show me on a piece of paper that I gave permission to enter. That was a lie! I would never give permission to enter my bedroom to remove something as simple as window glue without me being present. It's my bedroom! Come to find out when I called in the request weeks ago (of course), the desk agent just assumed it was okay to enter without my permission and noted it instead of asking me. No regards for my privacy. Every time I turn around someone is walking in and out of my apartment without permission. I'm tired of the tackiness at this place. And here's the killer, I removed the window tape myself weeks prior to this dude just walking into my apartment. This place has the worst maintenance I've ever run across. Late as always and lazy. I could've been undressed or in the shower. GET AUTHENTIC PERMISSION TO ENTER and respond to orders in a timely matter. read more

Since then I have called them so many times regarding the window screen for my room and there is no update in last 45 days. By far the worst apartment I've ever lived in! 0/10 highly do not recommend. I've been here almost 2 months and I have yet to have maintenance come out to fix the issues on my move in check list including horrible paint job, hole in the wall, broken sink, blew out light bulbs and visible hole in the wall that wasn't fixed correctly. Not to mention the spiders that seem to never go away. I've complained several times for all of these issues and no one has come fixed not one in the matter of the two months I've been here. I am ready to terminate my lease and move out immediately. My dog has gotten bit by the spiders and so have I. This is no way to live and feel comfortable. read more

Jenny Clark is my personal Hero! I was a faithful tenant for over 6 years and in that time I experienced all the ups and down that goes with renting, and the front office has always had my back. In short the floorplans are spacious, the storage abundant, parking good, and the maintenance crew is the best its been in years. But the front office and the Beztak management that are the stand out stars. I had an indicated job transfer that coincided with the end of my lease. When the start date timetable was advanced suddenly, by two months last minute i was in a pickle. Jenny at the main office and Lace with Aldingbrooke helped me to navigate the lease and helped my unique situation. They were friendly, professional,. prompt with communication and always honest with me through the whole process. I wouldn't have been able to make this transfer without their guidance and help. If I was able to submit a review for negative stars, I would. I can't tell you what it's like living here because the application process itself is a nightmare. Not to mention, the rude, insensitive, and lazy staff that will ignore your phone calls if they decide they don't want to deal with you. Great way to show value to future tenants. I guess I am not surprised that this is the only community that has availability immediately seeing as to how they expect each person above the age of 18 to make over $10,000 a month, have an 850 credit score, and have a background check cleaner than a newborn baby. Back story, I just sold my house and need to find somewhere to live, they were the only community that had immediate occupancy for a 3 bedroom unit. After applying, they were unresponsive in providing an approval, giving me the runaround, and purposely ignoring my calls when I am trying to figure out my next move. However, they were quick to answer and give a tour when it came to paying over $250 to apply and a holding fee for the unit. Now after experiencing this, it doesn't surprise me that they don't care whether they lease or not. Their application fees are outrageous, $160 for a primary applicant and everyone else over the age of 18 has to apply and pay $100 plus meet their unreasonable qualifications EVEN if the primary applicant already meets the income and credit requirements. This is because "all tenants over the age of 18 must be a leaseholder per company policy." When I asked for further explanation, they just denied my application with no other response. I guess their preference is to have people live here illegitimately under someone else's name than to have someone honest and QUALIFY per their guidelines but still get denied. Also, if you are married, don't bother applying if one of you doesn't meet the $10k income qualification or has any negative feedback on your credit, you will be immediately denied, or they will try to force you to live separately from your spouse. My spouse and I were looking to separate and I mentioned this to the office, which they used it against me and required me to submit a letter that he would not live there because he did not have the credit requirements that they wanted. I submitted the letter, they then responded saying HE has to submit his own letter saying he will not be living there. When I argued that they were being difficult for no reason, they said they were being "thorough". Sounds like discrimination to me. Don't believe me? I applied today for an apartment here. This place is, in my opinion, clearly misguides people. I was told they allow a guarantor to be responsible for the payment of the apartment, then as told by someone else that's they don't but it's clear on the application that if someone was to apply to be a guarantor, there is a section for that. Doesn't make sense. All I can say is, for me, God must have better for me abs the problems I was having now would have only led to greater problem. I am looking forward to better!!!!! My experience with applying here was so poor that I can only imagine how poor the experience must be for people who live here. They don't answer the phone. They use a calling service and clearly they only call back prospective tenants. Once you apply, or from what I can see in these reviews, actually move in...good luck. I had a question about my application and had to drive 25 minutes there bc they don't answer or return calls. When I got there I was told the agent had to leave and someone would call me back first thing in the morning. Did I receive a call the next morning? No. I called multiple times and left messages with their answering service that next day and still no call back...finally at 5:30pm, I again drove 25 minutes there. When I mentioned my frustration to one of the women who worked there and requested to just cancel my application and return the holding fee, she said with attitude "well there is only one person here who can answer phones" and apparently this person also gives the tours. Not even an apology offered. Perhaps, they should leave the gate open and take the person (who sits there waving me and everyone else in) and place them in the understaffed office! Based on my experience, I 100% believe the reviews that maintenance issues also go unresolved here. I was attempting to save a little money on rent by moving here and living closer to the hospital where I work, but Ill go ahead and stay at my current overpriced apt, where at least the phone is answered or calls returned, maintenance is always there within 24 hours and no one gets through the gate without a phone call to me. I would NOT recommend this apartment complex. For the high rent, I expected more. 1. Management is incompetent and inflexible. I once called to complain about the maintenance workers painting the garage entry door and failed to leave a sign giving notice of "Wet Paint" and my nice business clothes had paint all over them. Management response was: "there's is nothing we can do, the painters are just doing touch ups and cannot leave a sign" -- WHAT!!????? How difficult is it for a painter to leave a cautionary sign alerting residents that the door has just been painted and there is wet paint. 2. The windows seep air. In the winter months, almost every apartment window has insulation plastic up to the windows to keep the cold air out. 3. NO utilities included in the rent. You pay for water, sewer/trash, electric and gas. 4. Garbage/trash is EVERYWHERE. Residents put there garbage out days before the pick and garbage is everywhere. 5. Dogs are welcomed here, but there really isn't a place for your dog to walk except for the main roads where people drive really fast 6. Appliances break down too often. I have had so many maintenance work orders for repairs to the washer, dishwasher and garbage disposal AND although not appliance my bedroom door fell off the hinges. REALLY?!!! 7. BUGS. IF you live on the first floor be prepared for bugs, bugs and more bugs. 8. LOTS OF DEERS in this living area. DEERS = TICKS = LYME DISEASE 9. ENTRANCE GATE give a false sense of security -- ANYONE can walk up to your apartment door unexpected - one would think you would get a call alerting you. Front gate person just ask for ID and anyone can enter this apartment complex. 10. Locks on the doors are the cheap KWIKSET door locks that one can purchase at the hardware store. Management is not flexible even under special circumstances. They let people leave trash bags on the side of the road on trash day, animals always get in and there is garbage everywhere. Electric, heat / air conditioners go out too often and they don't replace things they just keep 'repairing' them. I would give them zero stars if I could. We rented their most expensive unit for 1.5 years and the experience was terrible. If you have a problem, good luck trying to get through to maintenance to take care of it. Our dryer stopped working 4 times and every time, it'd take days to be fixed. I'd have to hang my laundry up all over the house to dry. We constantly had a bug infestation, which management never resolved despite complaining many times. I agree with the previous reviewer about not having "premium" neighbors when paying high rent - some crazy lady threatened to beat me up while I was holding my toddler when I was in her way at the pool. We had a creepy neighbor that would peek through our windows and repeatedly had another neighbor's white pitbull in our yard growling at us. I'm so glad we don't live there anymore. read more

Having just moved into a rental after owning a condo for 20 years, I knew it wasn't going to be to my specific taste and that I couldn't do anything about it. However, Aldingbrooke's "decor" cannot possibly be anyone's taste! To say that the apartment is outdated would be an understatement! I'm paying a lot of money for a place that is being held together with caulk and glue. I will say that the apartment is very spacious and that I really love the layout, but the owners could certainly afford to put a little money into the place and bring the apartments into the 21st century. The gated aspect of this community is only there to charge more money and give the residents a false sense of security. All that happens at the gate is the guard comes out, supposedly takes a picture of the driver's driver license and then sends them right through. An actual gated community would call the resident to ask if he/she actually wanted to see the person they're allowing through the gate. I'm pretty convinced that an actual picture is not being taken and what's the difference if it is? What if the person they just let through is a stalker, a relative you're not interested in seeing, an old boyfriend?! They just let them through. So to say that it's gated is just ridiculous. All that aside, my biggest issue with Aldingbrooke is the Residence "Service" department. The person hired to be the SERVICE contact does not understand the definition of the term and never returns phone calls. She may be incredibly busy and may not be able to return a call that day, but to never return a phone call and to constantly make promises that are not kept is just not acceptable. Interacting with her is like being in a bad relationship...lots of promises, no calls and no follow-through. I cannot wait until I get out of this lease and move back to the future. read more

Generally a nice property. Well maintained. Quiet. Apartments are in good condition. However many of the buildings don't have gutters, which causes huge icicles hanging from the roofs and sheets of ice on the doorsteps and porches. They provide buckets of salt for residents to use but it's a constant battle to keep the walkways clear. Don't understand why they don't invest in gutters to improve safety. management is also extremely strict about exterior items. They sell the property as having a neighborhood feel and encourage you to "make this your home" but leave notes on your front door if you put out flowers, hang a wreath, or put tarps over patio furniture in the winter. I understand restricting lawn ornaments, holiday light displays and large sports equipment, but it only makes the place feel more like a neighborhood when you walk through and see flowers and people outside enjoying their patios. read more

(This is updated from an old review) I lived at Aldingbrooke in a one-bedroom apartment for a couple of years. Overall it was an okay experience and the apartment was nice, but I had a ton of bad luck with the neighbors I kept getting. I had three neighbors in a row that lived on the lower level that smoked pot. The smell was a major nuisance and the office did little to help deal with it, as most landlords do. I also had a guy living downstairs that was eventually arrested by the FBI for selling stolen items through the mail. Another neighbor did nothing but constantly stand outside in what looked like his pajamas and smoke while obnoxiously staring at everyone entering and exiting the building at all hours. At one time there were a few 20-something-year-old guys renting a downstairs unit but I found out later that none of them actually lived there. They only used it to party and spend time with their girlfriends. They were also obnoxious. The maintenance dept can either be super fast or extremely slow, and I had to follow up with them many times on requests. My mailbox lock jammed twice in the dead of winter, and both times it took them nearly two weeks to take care of it correctly. Their emergency maintenance service is awesome, though. The apartments that have been remodeled are pretty nice, but you will definitely pay for it. To me, keeping units updated should be the full burden of the landlord. Residents should not have to pay extra for something that needs to be done as units age and need updates, anyway. Aldingbrooke also requires you to pay all utilities - water, sewer, trash, electric and gas. Noise from unit to unit, especially lower and upper, was a huge issue for me. I heard everything coming from my downstairs neighbors. Everything. Keeping the place warm in the winters surprisingly was not an issue. My unit had the original heater (40+ years old) and it worked great. My place always heated up quickly and my bill never went over $90/month. The cheap JCC membership is a huge plus. $15/month gets you access to their fitness center including both pools, indoor track and all classes. I got to the point where I started getting a ton of anxiety every time I saw someone moving out/moving in, so I decided it was time to go. To the office - please do not ask me to reach out about my experience with the neighbors, particularly with the pot smoking. I did reach out and your property manager (Sarah) at that time told me that little could be done without me getting the cops involved, which I would not do. Prospective residents need to understand that just because they are paying premium dollars for an apartment does not mean they will be getting 'premium' neighbors. I spent almost 2 years looking for a new place to live, looked at condos, homes, apartments near Farmington Hills. I moved to Aldingbrooke not because it was a gated community, but because I rented from Beztak before (Fairmont Park) and they were good. Aldingbrooke blew me away with the variety of floor plans. I moved into one of the Heatherfield apartments. It is very nice, well maintained, good condition, very friendly staff, excellent maintenance service. But these are older buildings and the phone and cable wiring was bad in this unit. The apartment management will not help you with the phone or cable wiring. Unfortunately, Comcast is the only cable service I could find since I did not have the right view for a satellite service. My unit is too far from the AT&T U-verse box as well. Comcast was as bad as you have read or heard about. Right now I have no phone jack in the den/office, and no cable in the den/office or master bedroom. The only cable line that worked was in the living room. I will be switching to cordless phones so I can have a phone in the office. I have a private company coming out to give me a quote on running a cable line to the den and bedroom, but not sure I want to pay the money since this is an apartment. So yes, these are excellent apartments, except some are getting old and the phone and cable wiring can be bad in some units. If it is, you are on your own to find a solution. That is the ony reason I only rated 4 out of 5 stars. read more

While in the process of looking for a new apartment home, I was referred to Aldingbrooke by April, a leasing consultant at Muirwood Apts, which is one of their "sister" properties. When I met Lindsey, at Aldingbrooke, I found her to be extremely courteous, efficient and she went to great lengths to ensure my visit was a positive experience. The apartment with the "presidential" upgrades was pricey but beautiful. Although I decided not to lease with Aldingbrooke, my interactions with the entire leasing staff was a very pleasant one. Aldingbrooke is a complete let down! I never write reviews online but I need to vent about this atrocious apartment complex. 1. My F150 does not fit in the shared garage. The leasing department did not show me the inside of the garage at the time, but assured me that it would fit. It does not, two of the six spots are designed for cars only, and of course that is what is assigned to me. 2. The layout. Now I was in a rush to find an apartment from moving out-of-state. At first glance it seems big. However, as the weeks go by, you realize your master bathroom is a stand up shower and a toilet in about a 10 square foot space. There is a ridiculously large storage room, and the important rooms (kitchen, master bed room, bathrooms) are all if anything smaller than average. The substantial square footage is used in long hallways, living room and storage. 3. Paper thin walls. I have been in many apartments in my life, these are the thinnest. I can hear people turn on the tv, talk, and move around constantly. I can also smell their cigarettes every time they smoke, it peers over with ease. 4. You have to pay a premium for newer appliances, if not, they are from 1970 (I am not joking they are old as sh*t) They also constantly break. 5. Maintenance, takes quite a while to come to your need. 6. They lied through their teeth with cable/internet. Only so many buildings get uverse- they even gave my wife the number to att to set up. The workers came out stating they are not affiliated with Aldingbrook and only a few buildings have access. 7. Price: for what you spend (1300) you could have a nice home. The small garage, limited space, old appliances are equivalent to a lower middle class environment (not that there is anything wrong with that) but since it is, the pricing should calibrate to those standards. Stay away. 13 month lease for my wife and I. We can not wait to find a home and move out, complete scam! My only online review of my life, and I needed to warn the masses!!! read more

And yet after some changing circumstances and moving to Aldingbrook, It is all true. I am in love with my spacious and beautiful and quiet apartment. It is a lovely lovely home. The grounds are beautifully maintained... Leasing manager Leann Cue, deserves a special place in heaven. I had some unusual challenges and was met with kindness and professionalism. Service problems have been handled with professionalism, understanding, and resolved completely. I believe I have found my home to live in for quite a while. I rented one of their most expensive 3 bed room apartment for almost 2 years. During these 2 years I had multiple issues. Pros: Good snow removal service, very active Cons: I had house mice, and when I told them about it, they acted like it is normal to have a house mouse. I was promised that someone will be coming, however I didn't receive any help for a couple of days, so I had to trap and dispose one of the mice myself, and it wasn't until days later before someone came by to set up some traps. They returned only once and never again after that to check on the status of their work. There was many bugs at home, and I had to call them constantly to get pest control over. To be fair, after you call they used to put me on a list for someone to regularly to come, but later they stopped that and I had to call each time I see bugs. The furnace went down during one of the coldest nights in the history. Second floor in summer is unbearable, and their only solution was to close the downstairs vents hoping to force cool air upstairs. Those are only few things of what I had to face, which I would understand when I am renting a cheap place, but not when I am paying a very high rent. They try to act nice until you hand over your notice to vacate, and they turn into completely the opposite. before renting I read many bad reviews about this place, and I was thinking "well, there is always some dissatisfied customers, and this is a luxury apartment complex so for sure those reviews are exaggerated", however now I completely understand what other people meant. Have to wait for repairs constantly . We still have dents in our walls from September 2017 when our refrigerator was out for 3 months . Our garage door hasn't been working for 3 weeks and we have left multiple messages, even to the Emergency service department with no follow up. Been here for over 12 years same carpet, no upgrades. I absolutely love living here at Aldingbrooke. All of the staff is very helpful and friendly. moving in was super easy and they were very accommodating when it came to my busy schedule. Maintenance is always on time and quick to solve any issues I have. The apartments are a great size for the price. With my 2 car garage, two levels plus a basement it really feels like a home. The move in process was smooth and quick. The staff was very friendly and helpful. I was attracted by the large and pleasant community and gorgeous buildings. The price may seem a little high, but both the free and discounted amenities are fantastic if you take advantage of them. Lindsey was a terrific help showing me various models and options they had to offer. She also helped me quickly seal the deal on a premium apartment with a beautiful kitchen and view. I took a tour because these apartments have really nice reviews online. I looked online at the available units I was interested in before walking inside, so I would be able to talk numbers and specifics with the office. I tell her what units I'm interested in and the leasing consultant tells me the rent would be $100-$200 higher than what the website said in that moment. When I told her, after the tour, about what the website said (which also said that the available units were both second floor locations and it turned out that was not true) she left to go talk to her manager. She comes back with a printed screenshot of the exact numbers she had said to me, even though the numbers were completely different numbers an hour before when I checked myself. The rent and the units available were not correct as advertised on the website. So do not base your decisions off of that, and make sure you as the leading consultant because that was super weird in my opinion. Apartments are also very very dated for what they are charging for rent. read more

Apartment is great, maintenance always answer very fast, my only concern here is the Leasing Center, why is so difficult to get assertive information or a simple email reply? (waiting for 3 months and still counting, it doesn`t mater if I try to follow up, no feedback AT ALL!) Turnover is impressive, It`s quite difficult to get familiar with them, every time I step by the office I see new faces. read more
