Avoid. I recently rented a property from here. This realty group, the landlord violated Florida…read morestatute 83.51. the realtor claimed that the owner cleaned the place before we moved in, hence it was dirty. They also hired a cleaner. It looks like the cleaner only cleaned the outside patio as requested. It looks like no one had been inside the place for months. It literally looked like a door had been left open for a month during thunderstorms to give you a visual idea. It is completely inhabitable. Yes, a pre-inspection was done. Here is how 83.51 had been violated: As soon as I walked into the place, I could immediately smell a damp moldy environment. The windows appear mildewy. Green/white. Hole in the ceiling with protrusion which indicates a ceiling leak. These indicators violate health code and is considered inhabitable. Also, The floor was covered with dead bugs, leaves, dirt, bathroom completely disgusting. That, I had no choice but to clean myself. The homes condition described violate the landlord's basic obligations under Florida Statute, regardless of the lease's "as-is" or "pre-inspection" clauses. The realtor did offer a full refund for us to move, but this isn't reasonable since we spent a considerable amount to move our things here + physical exertion. I'm a disabled veteran and my co-tenant also has disabilities. I also have a puppy who has to sleep in this environment. It's almost as if the realtor/landlord were hoping to find a tenant who they could swindle who would rent the place and clean it up themselves, so the realtor/landlord could turn a profit. It isn't the tenants responsibility to cure inhabitable conditions prior to move in. I don't mind some damages as long as the place were habitable in compliance with 83.51. If this situation isn't remedied in a timely manner, I will be reporting TBS to the better business bureau; as well as any realtors / owner who is responsible for this violation to DBPR/FREC to be investigated. TBS Realty has not yet responded to my email. The incompetency is wild. It would have been a sweet place if they had some integrity; and didn't follow the ethics of a used car salesmen. Beware of these realtors. They will sell your house for 6 % and at closing they will unleash…read morenumbers that will break the bank. $995.00 for admin. fees after they charge the 6 % ? Watch also the title policy. I will never have these people near my house. Communication is terrible.

This company is the worst I've ever dealt with when it comes to renting. I've put in multiple…read moremaintenance requests and haven't gotten any answers from them other than 'troubleshooting tips'. Today my air conditioner went out and it's 78 degrees in my house. I'm 8 months pregnant and have a toddler. When I called emergency maintenance no one answered the phone so I left a voicemail. 2 hours later haven't heard anything back. Also, if you're ever a day late on rent they'll charge you 10% of your rent as a late fee. Skip renting with them.

I've only been in this home for 2 weeks. First, after partially filling out the application, I got…read moreurgent emails about finishing the application, so I did and paid the application fee. Shortly-there-after- after paying the application fee, I get an email stating that other people are ahead of me in applying for renting the home. So they knew this when they were hounding me by email. I scrambled looking for other properties to rent and was in the process of filling out an application for another rental when out of the blue I get an email congratulations on your rental approval. I was already over the time of my apartment lease and waiting longer would cost me $1800 and this rental was significantly closer to work, against my better judgment I went for it. They sent several emails asking if we were able to tour the house. I requested several times to view but didnt get a response. There was an occupant, so we viewed the virtual tour.. They sent another urgent email that I had 48 hours to pay the deposit. Saturday was the cut off, I'm an elementary school teacher and just started the school year and lived an hour away, so we couldn't take time off, Saturday we rush to get to the office and made it 15 minutes before closing. The extremely rude guy working in the office finally answered the door dressed in casual t shirt (some type of martial arts looking) shorts said "I'm closing up, there's a drop box upstairs" and closed the door before we could ask a question. Shortly after he gets in his black Ford truck and speedily leaves. I get a message that the keys will be ready to pick up Monday. So we made plans to get them that morning, but then get another message on Monday that due to a problem with a vendor the keys wouldn't be ready until that afternoon. So we had to scramble again to find time to pick them up. Then Tuesday directly after work,(i work an hour away) I drove down to see the inside of the house for the first time and drop off a jeep load of stuff, only to find none of the Walmart-made keys worked. I tried calling, but the office was closed, I called my fiancé to see if he could come after work and check them, and they didn't work. When I returned to my apartment ( an hour away) my dog was ill. His vet was closed by that time. By the time I could get him seen it was too late. Had I dropped off the stuff and headed back home, he'd probably still be here. Their lazy neglect in checking the keys played a huge role in losing my best friend . To make matters worse, they kept massaging me that they messed up on the contract and I needed to sign the corrected one. Checking messages was not a priority as I was trying to get my baby blood transfusions and to boot, I had no internet nor data. They played a huge role in why my best friend had to be put down.To rub salt in the wound, they send a message that the fkg trash cans (that were in the place they left them) had to be put away because we live in an HOA. Then the message, sorry about the dog, but you need to sign the new contract- because they messed up on the first one. When we finally got in the house the floors are all jacked up and dead German cockroaches were in the cabinets along with roach bait. I'm in complete misery because of this companies neglectfulness and there's not a damn thing I can do about it until the end of this fkg lease. I don't even want to exist anymore. If it weren't for the negligence, much of this could've been avoided. My life has been negatively altered forever.
