absolutely horrible company. if you want people constantly coming in your apartment have at it!!! expect them to invade your privacy several times a year. the inspector is absolutely horrible and rude. The ladies that run the office are nice enough but it's about privacy and the constant invasion that I can't tolerate any longer. luckily they sold our property so hopefully the new owners won't run it like slumlords. They're good at getting tenants in, but they don't enforce the lease. You will end up paying for all the damages caused by your tenants out of pocket. They will label just about anything "normal wear and tear" because they don't want the hassle of going after the tenant's security deposit. As the landlord, with "deep pockets" and no choice but to fix the problems, it's far easier for them to drop it all in your lap. Beware, they talk a really good game, and you may be convinced. Don't. your property will slowly fall apart and you'll end up spending anything you made on repairs. But as long as they get their cut every month, they don't care. read more

As a retired police officer I'm not impressed with their customer service. One of their clients trees uprooted in Hurricane Sally and is hanging over my house. They do not have an emergency contact number for off hours and weekends other then plumbing and electrical. They do not return phone calls. They did not want to take my information over the phone but told me to e mail the property manager. The property manager said via e nail essentially it's my problem and the owner of the property would get to it in a few weeks. Meanwhile I have a tree hanging over my house and will have to hire a professional to clear what's on my side of the property. read more

This property management company is the best around! Early in the year I put my house up for sale and moved into one of their rentals. We signed a year long lease, but ended up buying a new house 9 months into the lease. The property manager, Susan, was very understanding and helpful. They didn't try to mess with us or screw us around. They worked with us and we found a solution that was amicable for us as well as the company. Anytime we had issues or needed a repair at the property they were on it and fixed the issues with no problems. All of the other staff that I dealt with, Tawny, Darlene and Amy were always pleasant and helpful. If I I ever had a need for a rental again, 10/10 would use them again! read more

Using them as our property manager was so painless. We moved across the country and we often forgot we had a rental property because they took care of everything and they were always super transparent with us. We have really enjoyed the house we rent from Mark Downey and Associates. The staff communicates very well what it expected of the tenant and provides any answers to questions that may arise. From time to time things do need to fixed and I gotta say this company has two wonderful people to assist in that. Darlene is a gem! I cant say enough good things about her. She responds quickly, gets the help that's needed AND follows up. I don't think we have ever had a person as good as she is when it comes to maintenance in a house we rent. I really feel like I need to send her something to express how much her help is appreciated. The other person that is fantastic is the maintenance guy, Donnie. He is so calm, informative and just overall a nice person to deal with. His work is always done extremely well and timely! As a military absentee homeowner in Pensacola, I've so far been 110% satisfied with Mark D. and his team. Mark helped me transition from a dead beat property management company keeping a great line of communication open with the tenant and home owner through a tumultuous period. His team was fast and thorough in inspecting the home, renewing the lease, and giving me a list of minor home improvements breaking out the items that need to be done now, as well as items that will eventually need to be done (i.e. new requirements for detectors), letting me plan out capital expenditures. Monthly statements are itemized and all of the records are kept on a portal for easy annual reconciliation. The team is always responsive, and Mark is always accommodating for my 6-hour time difference (in Hawaii). I employed MD&A for slightly more than 2-years to manage my rental property. As with most business engagements I found there to be some positives and some negatives. I'll start with the... Positives: - MD&A found tenants for me very quickly, I never had gaps in occupancy. As an investor this is critical and I was never disappointed. - Frequent property inspections with photos gave me peace of mind regarding the state of the property - Repairs were handled in a timely manner and with quality contractors - After Hurricane Sally when I no longer needed their services, they refunded outstanding funds to me very quickly - Darlene was communicative and responsive for repairs Negatives: - MD&A initially declined to work with my Home Warranty company for repairs because they said they didn't have time to wait on hold to do so. After some back and forth, they eventually did work with the warranty company but it took some effort to get there - Instances when I felt as though I should have been consulted regarding decisions regarding the property but I was completely left out of the loop: i.e. whether or not to allow renters to have a pet, rental pricing for lease renewal, ordering a tenant to vacate. Some people may consider this a positive since MD&A just "handled it" but as the homeowner I wanted to be informed / consulted regarding decisions that affected my property - My tenants had very negative feedback regarding MD&A, informed me they almost didn't renew their lease due to the management company. I found this out during the time they were moving out after the hurricane since it's normal procedure that the homeowner doesn't have contact with the tenant (I appreciated that for the most part). - The rental department team was very arrogant when dealing with me, at one point even advised me that their company wasn't for everyone and maybe I'd like to go with another management company. This was after I complained about not being consulted on a couple of items during the rental process. I was taken aback and likely would have changed companies just on principal after that but, being a remote investor, didn't have the time or proximity to properly vet a new company at that time. In contrast, the repair department (Darlene) was a polar opposite in demeanor and the ease of working with her once we worked out the initial warranty company issues. In general I'd give MD&A 3.5 stars. Since I have to pick 3 or 4, I'm listing it as a 4 with the hope that interested parties will read the review and decide for themselves whether my negatives would actually be negative for them. Worst realty company I have ever encountered. Sent contractors to my house, didnt tell me when they were coming. They show up late afternoon don't tell me they are there and leave a dumpster in my driveway overnight. Then when I leave they rape me on the deposit and charge me for the pallet the contractors left. The contractors moved all my things out in the yard, took a satellite dish off and left it on the ground, moved all my stuff into the yard and left it there. Did I bitxh to them? No. I dropped off my keys 4 days early and i cleaned the house from top to bottom. I pressure washed the house as requested (which is ridiculous btw) even the garage. When I moved in the yard was a mess, not raked in so long that there were huge tree limbs everywhere, hoses, flags and other garbage rotting under the leaves. They had the huge nerve to charge ME to rake when I moved out. They charge a 95 dollar vacate fee and a fee to renew the lease. They charged me a bunch of bullcrap after being a great tenant. Never late and never asked them for help with anything. They charged me a deflea fee of 75 dollars for a house with no fleas and no carpet. They are passive aggressive rip off artists. Renter beware! Nothing they say is true and they double charge for any repair or cleaning. I used their recommendations and it still costs the entire deposit amount and instead of a refund, I had to pay them to move out. Very unethical and dishonest company. I'm sure the 5 stars they are rated comes from employees, owners, or friends. Don't be fooled. They invade your rental home at least once a quarter and more when they deem necessary. Look somewhere else for your own piece of mind. What this company says is not only false, it is slander. It is stated here that my check bounced which did not happen. There are so many lies in the companies comment that it's a shame the company is still in business. In one sentence it is indicated that I didn't use my name or have a picture but in the next sentence he stated the lie that my check bounced and goes on to indicate clearly who he is referring to. I commented that an inspection was done at least every quarter and there was never a bad review from the inspector. Yes there may be other good comments but in reality most people don't comment at all. And it is well known that many companies have family and friends or racompanies that make favorable comments to increase their Yelp rating. I stand by every word in my initial comments and further state to any future customers, chose this company at your own peril. It's so sad that Mark Downey and company indicates my last update was made by a computer. Yet he specifically states who he believes I am and what he accuses me of. If I'm a computer I'd like to see my software. Actually my software is my brain and I just want potential leaser to rethink their lease decision from Mark Downey and Company. Mr Downey sounds like a desperate man. I stick by all three comments in regards to Mark Downey and company and I'm no computer, just a dissatisfied former renter. I now more than every suggest that any future renter beware. One of my statements was that Mark Downey and company inspects and takes pictures, then their inspection manager visits the property every three months. ask abouttheir policy. To prove my point, look at Mark Downey's angry response. Guilty people get angry and insist to know who has the audacity to tell the truth. What does Mark Downey want to do to me if he knew my name. Seems like a threat. Additionally look at all the 5 responses posted soon after my negative. Seem fishy? well I'm betting that's true. Getting family, friends and employees to post positive ratings is easy. There are also companies that monitor a companies ratings and for a fee, they will post positive reviews to offset the negative ratings. Still standing by my Renter Beware. Tried Mark after seeing advertising. My property got into a "bidding war" and I ended up getting several hundred dollars less than I was asking. The contract stated "No pool allowed" but the renters had one put up and Mark actually sent me a photo and then denied that there was a pool in the backyard. Repairs were continuous and Mark wrote them ALL off as my responsibility, even the one where the ceiling fan was pulled out of the ceiling. It seemed that the renters has a "free pass" to do whatever they wanted and I had to pay for everything that they broke. I will NEVER again use or suggest that anyone use Mark for their rental property manager. read more

Mark Downey and Associates did an ok job of managing parts of my home; but missed vital repairs, like the electrical short in the house and malfunction of the dishwasher...which I'm sure the former tenants complained about. The thing they concentrated on the most was getting their 10%. read more

Mark and his associates managed my home for almost six years before I went to another manager. Pros: Overall, they did a solid job of managing. They are best for short term home renters who are new, need a great deal of services (Vacancy protection,eviction protection, etc.), or who have trouble holding back enough funds to cover vacancies and/or repairs. Cons: They tend to manage by line of business versus being very customer centric. For instance, you will receive any number of emails/calls from the repair person, the re-rent person, etc. instead of having one account representative contacting you, taking care of your needs and then contacting the appropriate individual for fulfillment. Overall: The quality and responsiveness decreased over the six years that I was with them, as they focused more on product add-ons and not on making sure I was getting what I needed. They are a solid management company, however, they seem to be rapidly expanding as could experience more service issues if not managed properly. read more

I rented a house in Gulf Breeze from Mark Downey & Associates, and it was a horrible experience. the house was not moving ready, the property was full of roaches as soon as I moved in. they did 6 inspections in a one year period, you never feel that you are comfortable in the property, repairs take months to be done, let alone the fact that you will end up paying ($150 per lease agreement + cleaning fees) out of your deposit regardless on how spotless you leave the house. the lease is 23 pages in small print, in which the tenant has no recourse and Mark Downey is always covered. you will be crazy to sign that lease if you indeed read it. read more

I have been renting through Mark Downey since February 2012. I was able to receive smooth transactions with faxing all my paperwork and signing my lease from Massachusetts. I moved down here right into my home which looked exactly like the pictures. Any issues I had with the property was taken care of promptly. I was always contacted with concerns as to whether I had any other problems. Since I have been renting, I've never had bad or negative experiences. Mark Downey and Assoc. have made a lot of improvements with the company since and as far as I am concerned they have been always giving me the same great care. I have never had any issues with them as an owner and they do a great job of keeping me informed on what condition the house is in. Since I am one who likes to save money, I asked that they contact me for ANY repairs needed to be done and it was no problem. They have also, been timely with repairs I was unable to make. We have been using Mark Downey and Associates to manage our home for over 4 years. We have had tenants in the home almost the entire time. I'm guessing it hasn't been empty for more than 2 weeks at the most. We live out of state, so having a good company manage our home is important. When we were visiting Pensacola last year, we stopped by the house to check up on everything. We had recently gotten new carpet installed and a new paint job done. We were very impressed with the quality of work done on the home. It looked great! Because of their attention to detail while doing their inspections/AC unit service, several issues were caught ahead of time. We have gotten tenants quickly at each turnover. Any time I email them with a concern, the person from the correct department emails back quickly. These are just a few reasons we enjoy working with them. I recently rented from Mark Downey & Associates and was very happy with them. Spending just over a week searching, I visited and called three other property management companies in the area. MD&A were by far the nicest and most helpful, especially the receptionist, Amy. She willingly answered any and all of my questions, and made me feel welcomed. My parents and I went to this company to seek a realtor to assist in selling our rental houses. They did not have any realtors in the office at the time of our arrival, so they told us that a realtor would call us during the weekend to assist us. It has been a week now and they still have not called us. We did hire a different realtor company to take over the selling of our houses, and that company has been very prompt with responding to our needs. The family and I rented from downey. I will never ref anyone to this co. We painted the whole house. Steam clean the carpets wash the windows even hired the company they refer to do the internal cleaning who is related to mr. Downey by marriage. Ensuring that I'll get my deposit back to say the least I was sorely disappointed at the $1,500 my family and I paid I received $150 back all they could show me with pictures of tall grass since we've been out of month a little piece of lint off the top of a ceiling fan and in the laundry room a stain mark on the top floor that was there when we moved. We have video and pics, even know this is a great case of fraud and has to be taken to the courts who will sue over 1500. Don't forget the trademark of Downey when you leave they will send you a letter of harassment not to contact them or they will sue. Who does that when they send a deposit back of 150 dollars when you never called them as of yet. That is unfair and unjust. He's got a plan and that's to take your deposit no matter what. read more

If you are military or civilian and are searching for a home to rent in Pensacola please consider using anyone other than Mark Downey & Associates to do business with. I was stationed at NAS Pensacola for training with my wife and two kids. From personal experience they are mediocre for the homeowner and terrible for the renters. Unfortunately their office is drastically understaffed making their ability to provide good service impossible. Our A/C went out in late summer on Saturday morning with a newborn in the home and temps were in the 90's. We called MD&A and no one answered. We left a messaged but no one returned our calls. We called the emergency hotline they provide for an additional cost each month for timely service and no one answered. We went two days in the sweltering heat before they got someone out there to fix it. They also refuse to do walk-throughs with you before entering or leaving a rental property, so if you have any discrepancies it is your word against theirs. For any first time renters, please take pictures, video, and write a list of items that are messed up with the house you move into no matter how nice it is. Doing this will save you a lot of time and money when dealing with a company like MD&A who will nickle and dime you when you vacate. There are absolutely no guarantees that you will get any of your security deposit back despite what condition the home is left. There are multiple examples on the BBB website describing such actions. I wouldn't give this company one star. Stay far away especially if you are a renter. We moved into one of his rentals for a year that was trashed and we worked hard on it and left it looking like a new home and did not get our deposit back. Long list of bogus charges like the other lady posted. $1500 down the drain, not including the money we sunk so much money into this home replacing worn out toilet seats, painting etc out of our own pockets and they had the nerve to keep the deposit.
