I usually do food reviews for what I've experienced with my wife. That said, we reached a point in our life that we needed to buy a home (Specifically our second home). Our first experience with a lender (which happened to be with Alicia Blackwood) went so smoothly that we thought it wasn't a big deal. In light of that, when buying our second home, we thought it would be the same and went with the home builder's recommendation of their own lending company... they did offer no closing costs as a bonus, after all. What we ended up with was a (pardon my French) clusterf*ck of confusion. When the builder's company asked questions they always sounded clueless as to not only what they were looking for but the questions themselves. After 5 months of communication we ended up with a loan application that was so horribly inaccurate that we could only assume that they sent it to the wrong applicant. Their incompetence led to us missing our closing date; a nightmare. All this frustration led us to seeking a better option. Our previous loan had been serviced by Alicia Blackwood (as mentioned before) so we went back to the well. We weren't wrong the first time around. Getting a loan is easy and enjoyable. You just have to have the right person. Alicia and CrossCountry Mortgage picked up the broken pieces of the builder's loan company and ran with them. The entire process up to closing was quicker, more enjoyable, and easier than what we received from the builder's own loan company. We were in our new home a month and a half later. We learned a valuable lesson; not all lenders are created equally. If we ever find ourselves in a position to find a lender again, we're not going to mess around, we're going to go with who we know will get the job done; competence is an incredible incentive. I've been holding off this review for months, but tonight I have time as I am finally settled into my new home no thanks to Summit Funding. So just a heads up this review is thorough and has evidence of how they function as a mortgage broker and NOT a direct lender like their yelp description states. My fiancé and I were "referred" over to Alicia for a pre approval for JMC homes since she was the preferred lender. My guy and I were getting our ducks in a row, also knowing we had at least 6-8 months on build out and closing escrow. So we call and we speak to her and set an appointment to meet with Alicia within a week and then we get correspondence from Kimberly. Now let me state- Kimberly was probably the most helpful and also very informative which I appreciated. Prior to meeting you have to upload paperwork and documents and all the fun stuff that comes with a mortgage. My guy has actually used summit funding before on his first home purchase, knows the process, and I am also learning since it would be my first mortgage but have 15 years of financial background. Fast forward, we go to the meeting, ducks in a row, and ready for our appointment. Alicia greets us, perky and fake, and tells us Jonathon is going to work with us and he's finishing lunch. 10 mins goes by and Jonathon is eating his KFC and Alicia goes and checks on him. Now out comes Jonathon, who looks like a 22 year old "jake from State Farm." Now this is where it gets good. Jonathon- who is clearly unorganized and lacked any type of social skills is addressing our paperwork. He's clicking and typing and playing with this credit simulator. Now let me disclose that my credit versus my fiancé's wasn't in the greatest of states at that time, but I knew within 6 months it was dramatically changing and based on our income and his FICO that a 650k+ mortgage wasn't going to a problem for us (and today it's not an issue either). Jonathon however thought very differently. What he lacked was common explanation of things. Now some terms were foreign to me and it got to a point where my fiancé had to tell him, "I've had a mortgage but I think it would be helpful for you to explain more details to Mona what you mean by this." Nope, I think he was in such a rush to get back to his fried chicken than help us out. So he keeps talking to us about an FHA loan- which long term costs the buyer more money. I know that this mortgage is over 450k, I ask- "why can't we get a jumbo loan?" His response- BECAUSE IT REQUIRES 12 MONTHS OF FINANCIALS, WE WILL NEED MORE INFO, BANK STATEMENTS, ETC. Well Jonathon and Team Blackwood- you didn't bother asking if we had those assets did you? You didn't bother asking how much money we had in stocks and bonds and retirement to know we qualify for a jumbo loan. So we asked Jonathon for a copy of our prequalification letter along with his simulator information he kept talking about, which he did he would get to us by Monday (we went in on a Friday). We left this meeting feeling insulted that you allowed 2 sales people who make over 6 figures, sit with such an inexperienced person. 2 weeks after this goes by, and still no word from Jonathon. Then how ironic, Alicia emails us a few marketing schemes and then calls my fiancé to ask us "if we were still interested." Well low and behold we told her Jonathon was supposed to send us information on rates, a simulation, to which she lied and said "they're reviewing it right now." When in fact he forgot and just didn't want to do the work. He sent it over shortly after, I responded with, thank you but we got a pre qual from our direct lender and cc'd Alicia on it. Alicia responds swiftly from her iPhone "we are a direct lender as well." And that was that. (Screen shots provided) So long story short, people are forced to go to summit and don't realize what they do is get you 50-100 basis points over the market rate and turn around and sell your mortgage to BOFA or WFHM for cheaper and pocket your money. We turned around and qualified with a direct lender for a jumbo loan with a MUCH lower rate. Consider this your warning, and don't think because you're buying JMC that you have to go with team Blackwood. Do your homework and really shop around for your mortgage. We would not recommend Summit Funding unless it was to an enemy. read more

I'm very surprised there are so many 5 star reviews. There were problems with communication between the people working in this office and the communication with the borrower was just as bad. Disclosure documents provided had errors but I was always told they would be corrected later and asked to sign even though the information on them was incorrect. I had to constantly send reminder e-mails and ask for updates. At one point Alicia was very rude. I'm sorry to say I won't be recommending CrossCountry Mortgage to anyone I know. read more

After working with Alicia twice previously with Summit Funding, we were extremely disappointed with the service we recently received from her and her team at American Dream Wholesale Mortgage. We first visited her office in May 2019, and wanted to make sure we would be postured to buy in the Fall 2019. After reviewing all the numbers she assured us it was a no brainer, to let her know when we were ready to refinance our primary residence in order to clear our VA loan so that we could then apply towards another primary residence in SoCal. So September 2019 rolls around, we reach back out to start the process, and it was riddled with poor customer service from the start. Days turned into weeks on a simple refinance. Finally in Oct. we are sent agreeable refinance terms. They order an expedited appraisal on our home ($600) and we docusigned the terms. Within a day or two we receive other loan terms in our email that has almost a 1% point origination fee, loan fee, etc ($7,000) and we call and question..."What is this?" We just signed agreeable terms and approved the appraisal fee the other day?" We immediately spoke to her team member about refunding our appraisal and he assured us that they would refund our the appraisal if it were not used to secure a loan. They told us that a refinance was not going to work(I suspect because they realized then that they would be penalized with an EPA/early payoff is we sold our house within 6 mo of acquiring the loan.) They never would tell us WHY the refinance was not possible. When we asked her team member(who is no longer with her BTW) why we couldn't do the refinance now, he would just say he didn't know why. In the end, we asked Alicia directly for a refund of the appraisal fee that was ordered , she said that she didn't know why he would say that and that would have had to be cleared by her, so the answer was "no." This is a relatively new company that she has started, the kindest thing I can think of to say about the experience is "she is in WAY over her head on this one." Buyer beware...bait and switch after you invest money in the deal. Good luck! read more

We recently used Summit Funding to refinance our house and were extremely happy with them. They were honest, knowledgeable, precise, friendly, and extremely helpful. Initially, we had been referred to Summit Funding by friends who had used their services two or three times and gave their highest recommendation. When we contacted Summit Funding, they looked at what we had and suggested we hold off and explained exactly why. They pointed some things out with our existing mortgage broker that we would have not been aware of and that saved us over $150 per month. These were thinks our existing loan company overlooked and was costing us more than we should have been paying. In other words, Summit Funding gave their knowledge and expertise to help us save money before we even became a client. That alone says a lot. They were looking out for us instead of just trying to acquire new business. As our circumstances changed, it became clear we needed to move forward with refinancing and they helped us through the process, were very precise, and answered all of our questions. They helped us save almost $300 per month from our existing mortgage, helped us get in a position where we were able to get rid of our PMI, and did all of this with almost no money out of pocket. It's great to find a business that cares more about people than to just grow their customer base. It's great to find a business that is so professional, thorough, precise, knowledgeable, and helpful. Summit Funding is all of this. If you need to finance a new home, if you are considering refinancing your home to get into the great interest rates that now exist you should look no further than Summit Funding. We will continue to use their services and will recommend them to anyone looking for a home loan or considering refinancing. I was referred to Summit Funding by my friend, who is a real estate agent and the wife of my husbands co-worker. She said she had worked with Alicia and was impressed with Summit's efficiency, speed, attention to detail, and customer service. I told Summit up front that we needed the money in 30 days and they said it could be done (tho it actually 2 days shy of 6 weeks). I had all the paperwork requested, scanned & emailed to their office in 3 hours. I was told this refinance was a 'no brainer' as we had no mortgage and owned our home, have no credit card debt, no outstanding loans, no liens, only needed a little more than 50% of the value of our home, had $145k in the bank, made close to $100k and year, and had credit scores over 800. We accepted the interest rate of 2.65% and then almost 2 weeks AFTER you received the appraisal we were told that it came in lower than we thought so now the interest was going to be 3.25. We only requested $280k and the house appraised for $448k. Wells Fargo offered us 2.65 with a 30 day closing but because of just one of Summit's delays it was too late for us to change companies. Also if I was to try to change anything our paperwork would be pulled from our place in underwriting and we would have to back to the end of the line. I was also told that I would get an update each Monday, which I never did, and only heard something when I emailed with a question. Each time I emailed to ask if ANYTHING else was needed there would be 'one more thing'. I would get it to Summit within the hour and ask again if there was ANYTHING ELSE. Wouldn't hear anything until I emailed to follow up on the progress and would be told again that there was just one more thing. Each time I had to ask for a progress report and send the requested info it usually wouldn't get taken care of until the end of the day (another day wasted). I was actually asked (which held us up even longer) for a utility bill to prove we lived here! EVERYTHING I'd already submitted (homeowners ins, bank statements, W2's, taxes, etc.) HAD this address and if it WAS needed, why wasn't I asked for this up front. I actually received requests from 5 people. This has been a long and frustrating process and I will NOT be referring anyone who asks for a referral to your business and in fact suggest that they steer clear of Summit Funding. If they are too busy to be efficient and caring (as financing/refinancing is a HUGH stress) then either do the right thing by turning the business down as to not string folks along OR hire more help! I am glad this is finally over and will finally get a good nights sleep. read more

I'm not sure how this Summit Funding received so many stars, but there ARE only 14 reviews.. must be from friends. We have bought several homes in our lifetime so far and Summit/Alicia was by far the worst experience we have ever had. I understand that getting a loan is difficult these days and with all the problems of the last mortgage fiasco, all of the loan companies are being careful, but Summit was beyond ridiculous. Alicia told us we would receive weekly updates on how our loan was doing, but they only did this the first week of our loan. She didn't listen to our needs and certainly didn't care about our concerns as she changed our loan on us without communicating with us and just sent us an email for a docu-sign. Granted, we should have read the contract in its confusing entirety which we tried to do, but a verbal from Alicia saying it was what we asked for was mistakenly good enough for us. In the midst of her pregnancy and leaving the job, she sat on our loan without passing it on to someone and we suffered for it. Maybe we were an oddball anomaly, but I will never deal with her or Summit again. Our would be neighbors who were going to buy the house next to us got so pissed at Summit that they gave up on the house and now this house is still new and vacant. The only reason we went with them is because the builder offered a 10k incentive for using their mortgage company. Her personality was nice, but she wasn't very smart and certainly didn't have our backs. I do not recommend this company at all. There are too many other mortgage brokers out there to have to deal with this company. read more

We started the process of purchasing our home FIVE months prior to our scheduled close and chose Summit Funding due to an incentive and recommendation by our builder JMC homes. What a mistake! We were assured again and again by Alicia Blackwood and her team that things would progress smoothly as we had excellent credit, a sizable down payment and strong assets. Long story short, we ended up paying more than $7000 in additional costs related to rate locks and moving costs because our close was nearly 3 weeks late as Alicia and her team fumbled and dropped the ball on our transaction more than once. We also paid a higher rate than originally quoted because of their ineptness. The kicker was they never took responsibility for any of their actions and blamed all missteps on others. If you are leaning toward using Summit Funding, RUN AWAY! It will end up costing you far more financially in the long run. I was referred to Summit Funding by JMC homes. i was told i would get $10,000 towards my closing costs and any money left over i would be able to use towards upgrades toward my new home. When it came down to getting an interest rate, they charged me $3,000 to lock my interest rate in. After my rate had been locked in, i had no money left over for upgrades. That 10K they say you'll get is never seen. On my closing day, my "agent" Amber J. was in a meeting all day and had not prepared my closing documents or started the process to have the title be put on county record so i had to wait an extra day to get my keys. The entire process was terrible. You could never reach someone to talk to or discuss options. They did not return phone calls or emails especially ones regarding why they charge you to lock in an interest rate or why paperwork was not being sent.
