Well, we do not know where to start for thanking Kyle, Dave and Brittany on enormous help in our new home purchase. Let me back it up so you all understand in what pile of s**** we were in and a friend referral came in at the 12th hour for help. Started a process of procuring a new home from a very famous national builder. We had almost 60 days to close on the house with flying color approvals. I was on top of all documentation so in week 1 of 7 week process they had everything they could ask for + clarifying documents that I produced. Fast forward to 3 business days from the move in date, I get a call from the builder's own mortgage company stating (out of the blue) we might not be able to get you approved . Mind you moving out of state and a pregnant wife entering last 45-60 days of pregnancy. Not to mention credit score and income are stellar. It was a Saturday morning, talked to my good friend who told me "hang up and call Kyle, he will get it done". I thought to my self "no way in given amount of time". In middle of trying to approve external funding and some back end credits (half of what was approved), Kyle and team were able to fully approve and get the loan funded in less than 7 days. It could of been quicker if the builder sent all docs on time, but they dragged their feet. We got a slight extension on closing date to get this done. In this process, they got us a better rate with half of the back end credits needed and much favorable closing costs by 10-15%. Advise: get your back end credits approved and call Kyle to give you an estimate....like a Geico commercial, they can save you money. Dan Foster is simply the best! - When my landlord decided to unexpectedly sell the home my family and I had been renting for the last 6 years, it was quite stressful. My wife and I had just had our 2nd son two months prior to the notice and now we were facing the options to purchase the home or move. Ultimately we loved the home, we had moved in when my first son turned two and It worked well for our growing family. Needless to say we had already created many memories in the home and really wanted to purchase it. My credit was perfect and I have a pretty decent income so I knew that pre-approval wouldn't be a problem, but the mortgage still had to work with our budget or we would have no choice but to find somewhere else to live. So naturally, I found a trusted local realtor and she referred me to Loan guy #1. I told him specifically what I was comfortable with in terms of a down payment and monthly mortgage. After I submitted all of my info, he set a meeting to review the figures. After that meeting I was so depressed, none of his options met either my down payment or monthly mortgage goals and he almost convinced me I would not be able to buy my home unless I came up with over $10k more in cash down and I lamented to paying $500 more a month in mortgage. It didn't seem right since I had done a million mortgage calculators online and it seemed like I should be able to afford what my landlord was asking for on the home. I then shopped around and contacted loan guy #2 - which was Quicken's Rocket mortgage. They actually came up with much better figures in both down and monthly costs, BUT since this was my first home purchase I had lots of questions and you cannot get answers quickly with them AND they very clear that closing estimates were just that very estimated. For example their property tax estimate was way off. This made me feel very uneasy. So then I was referred to Dan by a friend who is in the industry and initially I thought he was going to be like loan guy #1, giving me crazy expensive options but with the easier access to questions since he was local. He was actually the best of both worlds. He beat Quicken on APR and cash to close and gave me 3-4 options that beat Quicken on both. I honestly can say that I do not normally write online reviews unless I truly think the service I receive goes above and beyond the norm or if it's the opposite. Since I shopped around before using Dan as my lender, I can say 100% without a doubt that all lenders are not even close to the same. The first loan guy almost convinced me that I could only get a loan for 1% higher than what Dan got me. Dan also provided services that would have not gotten with Quicken, for example he researched what my exact property taxes would be and got the escrow company to amend this before I closed, saving me quite a bit of cash up front. He also reviewed all of my real estate docs to make sure that no one else in the chain was price gouging me with increased or extra unnecessary fees. I was able text him night and day with any questions I had and he would always get back to me promptly. If you are looking for a Lender, this is the guy you want to go with, .... unless you don't like saving money.
