The inspection he did was the most thorough and detailed I've ever seen. He found items other inspectors missed on our pre-drywall inspection. We should have had him come first! He will be our go-to for here on out. Always! He knows code. He knows his stuff! Hire him and be done, know that you hired the best. I'm serious. Don't even consider another company. I've owned seven houses and had interactions with others. This is the one you want to inspect your house!

My husband and I were very impressed and learned a lot from him. Most important I could tell that he is a genuine and honest person who was truly looking out for our best interest. Richard went above and beyond our expectations. He walked us through pointing out everything and answering our questions. Finally, a comprehensive report with pictures and recommended repairs was submitted to us the same day!!!! He also went above and beyond by providing us with a separate list of all appliances in the home and their serial numbers that we could use when registering for homeowners insurance. His prices are fair. He is worth every penny, if not more. We will continue to use him and we will definitely recommend him to anyone that will listen. If you are buying a home, I don't think it's possible that there is a better home inspector in the Newnan, Sharpsburg, Peachtree City, Fayetteville area than Richard Dias.

After you left and I asked why they didn't allow it, I found out you didn't inquire. They would have made sure the "team" had insurance. When I called and scheduled your "team" no one told me I wouldn't have the "team". When you were late and couldn't find our address and your office called me for directions, I asked her if the whole "team" was lost? She didn't tell me that a "team" isn't coming. Also, both me and my husband, asked you, individually, why your experts weren't there. So we did question you. But when you told us our builders didn't allow it, we were shocked and found out later, you hadn't asked. Not sure calling would resolve anything. Just sharing my opinion. After reading the response below...I'll only say one more thing. I asked you where our team was. When my husband arrives, he did too. You told us our builders wouldn't allow it. That's not true. We asked afterwards. We were shocked to hear, you didn't ask them. Guess we can agree to disagree.

Since I was already a member of Angie's List, I pushed the pause button on that. You will get a binder with his results within minutes of him finishing his review. You are also distracted by the fresh popcorn and the bottled water. But what you are paying for is a binder with pretty pictures. If you are truly looking for a home inspection... look elsewhere. I had a HVAC guy once tell me that if you want a home inspected; hire a licensed plumbers, electricians, etc and let them inspect the home. Even find a general contractor to inspect the core of the home. They put their license on the line with their review. These "home inspectors"... not so much. Pete's company inspected my home. On the day of the inspection, the pilot light in the hot water heater was off. Pete ( or his rep ) brushed it off as maybe they don't live here and they turn it off to save money. Well, when I moved in I realized that the pilot light on the hot water heater would stay lit for about 15 minutes. In other words, it didn't work. That was a bill in the THOUSANDS of dollars that I had to incur just to take a hot shower within days of moving in. He didn't catch that. He also didn't catch the fact that the attic fan on the roof was calibrated to start when the attic reached 60 degrees. So even in cool weather this fan was pumping all the heat out of the house and the house temperature dropped to 61 degrees. I couldn't run the heat because the roof fan would just pump it all out of the house. Another bill to get that fixed. What I will say is that I love the fact that my previous owner loved the home and I don't think she purposefully left me with these issues. But why did Pete not catch them? The fact that the hot water heater doesn't work? REALLY? If I purchase another home, I will take the advice I received from my HVAC specialist. Hire people who specialize in each area. HVAC, Plumber, Electrician, General Contractor, etc. Have each of them inspect their area of expertise. Don't bother with the un-licensed "inspectors". You will get what you pay for.

They made a $10,000 structural error on our home inspection before closing. We would have NEVER bought this house if they'd simply done their job. Pete Rosetti is, in my opinion, an unprofessional and unethical crook. We've had THREE quotes from different contractors that it would cost at least 10k for what his company missed( rotting floor joists in the front of our home thus the center of our new home is COLLAPSING). Pete REFUSED to even discuss E & O Insurance and tried to put off the job on a measly $2000 warranty policy. Which leads me to believe he doesn't carry E&O. Don't gamble your future with this crook. We are suing. We did NOTHING wrong but making the mistake of hiring this scheister. Be warned.
