I'm a real estate investor and property owner and I would not recommend this company. They managed my property for two years. They lack the basic ability to address common issues. I won't go into details. I will say that rental properties do require repairs. They are slow to respond and there were instances where I had to get my own crews to do the repairs because they either took too long to remedy the issue or didn't fully address the issue which cost me additional money. I feel bad for whoever the homeowner is because they are NOT showing that house to potential tenants. They canceled the tour two separate times stating that the property is in need of "urgent service" today. They were probably too lazy to send someone out for the viewing. Of course, this notice was given only a few hours before our scheduled tour. It's comical as the property has been listed for rent for 37 days and they will send out multiple text messages to confirm the showing with us only to cancel hours before the viewing. Stay away from this company. If you're considering working with this company to manage your property, please reconsider. I can only imagine how much worse it would be if you actually rented one of their properties if they're already treating potential clients this way. Such a waste of time. Which I was told they would take care of it all prior to me moving in. They waited until I moved in to provide any cleaning and they still didn't paint anything. I'm in a hotel because the place is so dirty on move-in, and the fire alarms in a 20 ft ceiling that I can't reach even with a ladder are chirping every minute or so. This is absolutely the worst rental property management company I have ever dealt with. The house was in better shape at move out than it was when I moved in. She tried to get me to clean the gutters which are over 20 feet high and told me it would be taken out of security deposit if not done by us. My husband and I said that we would go to small claims court if they held our deposit over that as it is not our responsibility. So while they did not try to charge us for that, they are now trying to take $780 for normal wear and tear. I have a video that I am taking with us to small claims court if this is not dropped interior. There were no huge issues with the house. I'm so glad I took a video of the interior and exterior of the house. I thought it was overkill, but man am I glad I did it now. As a homeowner, I would 100% avoid this company. I know renters don't really have an option in choosing the property management company, but with that being said I HIGHLY RECOMMEND taking videos and pictures of everything upon move in and move out as well as keep communication documents. We had many other issues such as carpets with pet stains at move in. She never responded to me through reach outs in emails, texts and calls. I am a property owner and was looking for a reliable and trusted property management company. I spoke with the owner and everything in the beginning was great. She found a tenant quickly and there were initially no issues. After 2 years with this company as my property manager, I informed All County Cumberland that I would be selling the home. The property management's customer service and communication went from amazing to awful. Their communication with me became so bad that they didn't even inform me when the tenant moved out! I was missing rental payments and had to follow up with the owner numerous times with no response. Several calls went unanswered and several emails had no response. It got to the point that I was calling their phone number and asking to speak with anyone that would help me. The tenant was out of the home for weeks and we had no idea. Finally we were able to get in touch with All County and start the process of terminating our contract with one another. Come to find out the tenant also didn't pay their last month's rent. Was I notified of this issue? No. The owner said she would send the tenant's account into collections. I still haven't heard back from All County Cumberland about the status of this issue and it's been well over a month. At this point, it's a lost cause. Bottom line, this company will work hard to get your business. But as soon as the relationship ends, they become a horrific property management company. Take my advice and find someone else who will not be such as a headache as All County Cumberland. read more

I am highly highly dissatisfied with this company's property management services and will likely have to file a lawsuit against them to recoup the damage that was caused to my home by the tenant they placed in my home. The tenant rented for only 10 months and during that time caused significant damage to my home. Within one week of the tenant moving out, I have discovered active termites, significant damage to my floors (burn marks and staining); holes in multiple walls; water damage to my hardwood floors; destroyed front door; locks changed without my permission; damaged backyard fence; poorly maintained landscaping, etc. Stephanie has advised that these repairs should cost no more than approximately $2,600, while my contractors have quoted me anywhere between $8,000 and $15,000 to restore my home to the previous state. read more

If I could give this 0 stars I would. I applied for an apartment that said online it was ready for move in. I did not talk to an actual human being until calling the office after I went and viewed the apartment. I had to set up my own self walk through of the apartment (no problem), they gave me the code to the door lock (this is all automated text messages keep in mind). When I got to the property the next day there was no key lock on the door and the apartment was unlocked. There was furniture, loose items, and food everywhere as well as the place having an extremely potent smell of marijuana and cigarettes inside. As a young woman, I was terrified to go in and they put me in an incredibly dangerous situation. I left immediately and tried getting a hold of someone and no one was answering from the numbers I had been given to contact. I finally called the office number instead and a lady answered, took my complaints and said someone would reach out to me. After over a week I heard nothing and took it upon myself to call again and ask for my money back. The man who I talked to did not care about my concerns whatsoever and refused to give me my money back. This whole experience was a scam. read more

WORST RENTAL COMPANY. DO NOT APPLY/HIRE!! If I could give zero stars, I would. They are unreliable, dishonest, and completely impossible to work with. I wish I never rented with them. From the beginning, my leasing agent Timothy Blake lied to me about the property. He stated before I even applied for the home that the yard was fully fenced for our dog--it wasn't, that the bush growing THROUGH the air conditioning unit was cut out and cleaned by a contractor--still here upon arrival, and there were several appliances listed in the lease that when we moved in, didn't exist at all or are completely broken. When I moved into the property, an entire WINDOW was broken. The plexiglass had completely become unsealed and was hanging out of the house causing that bedroom to be 100 degrees because it let in so much heat. I put in a maintenance request and over ONE MONTH LATER they still have not done anything about it. On top of that, I've put in several other requests which have been unanswered or I've been lied to about. They tried to gaslight me by saying they sent out a contractor to look at the property when they never did. When I 1st leased the home all things where great! We cared for the home as nicely as if it where our own. The Staff, response time, communication etc had been great. However in the last 8 months things have been substandard. I've put calls , emails and I've even put in several work orders through their Property Maintenance system and still no repairs have been made. Every time I've called and spoken to someone there has been an excuse as the why the repairs haven't been made. Every excuse from blaming the vendors to blaming the owners as to why the repairs haven't been made. I am the landlord for 377 Deering Rd, Atlanta GA. My property is currently managed by this firm. I wish I hadn't made that decision at all right now! They has held my rent money for over 3 months now. They said the reason why they are holding my money is because the lawsuit with last tenant was lost. However, that lawsuit is still under appeal process and not being finalized yet. I have consulted several attorney about what they are doing. After they have reviewed my contract with this firm, they all said it does not grant them such right. I have sent a couple of emails to this firm and told them the opinion from those attorney. They refuse to listen and do whatever they want. While I am seeking legal help on this matter, I want to let people know what this firm is capable to do as long as they have your money. Basically they do whatever they want!! I have never seen any property management firm like this before. I also feel very frustrated with their poor service. I am overseas for my family matter. I was hoping email communication will be good enough for us since there is big time difference between us. It's not easy for me to call. However, it turns out they are VERY slow at responding my emails. Sometimes it took them a couple of days or even a week to reply my requests. I had to keep on calling them at midnight to find out status of my requests. It has become very annoying overtime. Sometimes I had to wait till 1AM to talk to their property manager!! It is unbelievable! I have never had such problem with my last two property management firms. I am a REAL person instead of just an ID on internet. Everything I wrote above is 100% true. STAY AWAY FROM THIS COMPANY!!! They are very unreliable, unorganized, lack communication from within and are thieves! I will be honest, starting out it was an easy and pleasant process. I couldn't have been happier. I even left a five star review at the beginning. After I was in, the nightmare began. - FAILURE TO REPAIR BROKEN ITEMS. The house had a dishwasher that did not work, a broken garbage disposal, sinks that did not drain and a heating unit that did not work on the first floor. I tried to call the office but they couldn't help because I had to use the portal. I was locked out of the portal for weeks and could not get anyone to help me reset my information. When I was finally able to get into it, I put a request in for all the broken items. No response! Put another request in. Finally they sent someone out to look at the stuff. Everything needed to be replaced. Nothing got done. The heating repair guy said not to run the heat because there is a carbon monoxide leak and I needed to buy a carbon monoxide detector if I wanted to run it and stay warm in the middle of winter. All County Cumberland still did not fix anything. All dishes had to be hand washed for a year and the garbage disposal and drains were constantly clogged so doing dishes was even more difficult. They did not care. I finally was able to get the heating fixed after I left them a review. But I spent a year with no dishwasher, garbage disposal and sinks that did not drain. - COMPANY CLAIMS WE NEVER TURNED IN OUR 30 NOTICE TO MOVE OUT. My move out date was June 8, 2019. We sent an email on April 22, 2019 notifying All County Cumberland that we will be moving out on June 8. Also on May 7, 2019, All County Cumberland sent a signed letter (from the Assistant Manager) to my new apartment acknowledging we gave notice. We moved out on June 8th. On June 14th I was contacted by Stephanie Mosby, The Director of First Impressions, that I never sent notice. I told her that I did. She started belittling me on the phone and claiming that It did not matter who I sent it to because it needed to be sent directly to her and only her and because I sent the notice to ALL COUNTY CUMBERLAND and not STEPHANIE MOSBY, I broke my lease. She told me to go read my lease. I can not just move out and not tell her. Technically, I was still a tenant at the property and still owed rent. A few days later I gathered all my documentation on the move out and sent it to her. - FAILURE TO RETURN KEYS TO STEPHANIE MOSBY IS $100 A DAY - On Thursday June 20, 2019 (12 days after my move out day, 6 days after first contact with Stephanie Mosby after move out day) we received an email from Stephanie Mosby asking for the keys back and garage door opener. We immediately responded and said the garage door opener was in the drawer in the kitchen and would she like for me to put the keys in the mail. Two days later (on a Saturday, when the office is closed) she proceeds to respond. "As per the lease, everyday I am in possession of the keys and garage door opener it is $100 a day for a hold over fee." At this point, I owe them another $1500! Why didn't she tell me this on June 14, the first day she contacted me? Or anytime after that? (Now we are 15 days after move out and 9 days after first contact with Stephanie Mosby). This company is trying any way possible to keep my $2200 security deposit because of lack of communication and organization within the company. - THEY STILL HAVE NOT DONE A WALKTHROUGH INSIDE THE PROPERTY. The house was left in perfect condition, I am still waiting to hear how much money they are going to try to take from me claiming things inside the house are broken. I am unsure which Carmen they are speaking about on the listed reviews but it can NOT be the Property Manager that I was working with. Initially when I first saw the property I was interested and was contacted by Carmen who told me of the preliminary things to get started and what I needed to do to reserve the unit. I sent over everything requested and on June 17th, I emailed Carmen about making the reservation payment but heard nothing from her. When I made it my business to call the business Carmen answered but then told me that I did not qualify for the property because of my income. (Which was weird because my commission checks prove that I did make what was requested.) I was very upset because I could've looked at additional places but she led me to believe that I would get the place. So one week goes by and I get a call from her stating that communication would be more effective and that I should apply (I guess after someone who clearly didn't qualify for the home) she circled back to me. I preferred this unit over another unit and went along with moving forward with the app after she waived the app fee. Although I was approved, and the reservation fee was paid, communication stopped. There were questions about walk-through, money orders verses checks and the front desk clerk Terri had to answer those questions because all of sudden, Carmen was again to busy. I ignored those signs...So move-in date comes I make my payment and there is no walk-through inspection, the place was NOT clean, the alarm was tripped, there was no mail box key, and the washer and dryer is missing! I immediately contact Carmen about the alarm and after 5 hours of the alarm ringing I figured out how to stop it...she was not concerned...She also told me that she had a backup washer and dryer that the unit would receive...that never happened. I questioned her about the cleaning...and the mailbox key I was supposed to receive--- needless to say that never happened. I escalated my concerns and did receive a polite call from the actual owner of the business (George Johnson) but still nothing was done about all of the concerns I had on Move-in day. After about 8 days of going back and forth between Carmen and the owner of the property, they decided to end their contract and placed me in direct contact with the owner. That was the best decision that they could have done. After speaking directly to the owner, Carmen made it seem like I was a difficult tenant and she was a difficult owner. She just didn't want to do what she was paid to do. It's so disheartening to have to write a negative review about a black business and black female who is not about business. In our community we receive so much slack and negativity you would think that by now we as a people would have it together. Because we all are females, my hope was that this would be a great working/tenant/owner situation. But it wasn't and I guess sometimes things happen just like they are supposed to so that the best outcome comes to those with good intentions. I would not suggest this rental company to anyone! We signed a year lease and it was a very long year with all that we had to deal with. We had several maintenance issues with the house we were renting and none of them seemed important to them. Our air conditioner went out and it took them four days to get it fixed. We could not stay in our house because it was 90 degrees inside and they did not care at all and were very unconcerned with us having to find somewhere to stay while it was repaired. Our basement flooded and nobody called back from the emergency line until the following business day, which left us to purchase a shop vac and clean it ourselves. When they did call back they sent a very unprofessional company out to repair it and they did a horrible job, which resulted in us having visible mold in the basement. They did not care about the mold either and it took 2 plus months to get that reparied causing us to live in mold for that entire time! We were never once offered any compensation for one single issue either! OVERALL A HORRIBLE EXPERIENCE WITH THIS COMPANY! read more
