Awful experience all around! When I expressed my concerns with Ashley, she changed my application from approved to denied (stealing my $50 app fee!). A day long struggle ensued to obtain my refund! First, I'm very impressed that most if not all of the rentals include some utilities in the rental pricing. My son was searching for his first apartment and the experience with All Pro Property Management was outstanding. They took time to answer his questions and to view different properties, so he was able to select the best fit for him. We arrived for lease signing and Karen was very efficient. I stayed at the townhouses on Longfellow Ave. I had no problems when we were renting from Mullins Properties but once All-Pro bought the property, things began to get out of hand. First and foremost, we were sent a list of the rules. Some of them being ridiculous such as not being able to smoke in the parking lot. Now I'm not a smoker but I'm sure there are people out there who would understand you don't want them smoking in the house so take it outside right? No, they didn't want it happening anywhere on the property. Secondly, they only permitted three people living within a home. Now why would it matter as long as there is room within the home, especially a two bedroom home at that. Thirdly, they cut down the cars you could have from three to two. I knew people living there who were roommates who each had a car but because there was three people that they needed to park their car somewhere else? Absurd. Was told that they don't have to abide by the 24hr notifying of when they want to come in for a inspection. That they can come in as they please on short notice. I will credit them that they had raffles to win such things as credits and gift cards but these rules and the rise in price among the housing from $650 to $775 was ridiculous. After moving out they tried telling me that I was short in a payment and that I owed them a certain amount of money to which I showed them no, they owed me that I had given them more than necessary. Like I said, no problems with Mullins until All-Pro came in. Definitely will not be renting any properties from them in the near future. read more

Worst six months of my life so far. I have contacted an outside organization to help get out of my lease. I'm a veteran and they laughed in my face. They have invaded my privacy. They nitpick my basement which is flooded and ruined family heirlooms. Awful people. Do not use this company. Edit: My lease expires in February and I decided to not rent again. The basement recently flooded again and on the phone they told me I was lying. I had to take a photo. I emailed it to Ashley and she told me I must have been a bitch. Excuse me? I have paid my tent on time, every month, and in person. I just sent out a notarized letter telling them my lease expires on the 12th of February and I will be out by then. They tried telling me if I'm not out by the 31st, they'll evict me. Do not use this rental company. I have found a larger house for less that is up to date. Do not rent 434 Orange Street. Your heat bill will be hundreds of dollars and every week you'll need the basement drained. I suggest looking elsewhere, like ERA Realty. Two things to remember before I go on my rant: 1) We bought a brand new washer & dryer when we moved into the rental AND LEFT THEM WITH THE RENTAL when we bought our house because the house we purchased came with a washer and dryer. 2) We paid $135 to have gutters & drains cleaned as the gutters were flowing over.; On the receipt the service provider reported THE GUTTERS HAD NOT BEEN CLEANED IN 2 OR 3 YEARS!. So... The house we rented through All-Pro had a tankless water heater that started failing in the winter of 2015. Because All-Pro "single threads" to a repair facility, we had to rely on their diligence to get it fixed...It went almost 2 weeks without repair; sporadic cold showers the whole time. When the guy finally showed up to repair it, he mentioned "low water flow" and removed a filter. Sometime later it began failing again and their repair guy reported "filter missing causing buildup" Really?! REPLACE THE FAULTY WATER HEATER! Later we completely lost water pressure. All-Pro had their guy come and restore it but we received no feedback on what the repair involved so we had no idea what to watch out for or practices we should engage in to prevent future reduction. When we left after a year we received all but $45 of our security deposit. We were charged for a) "Hauling" pet toys/garage items (we DID leave a box fan in garage) and b) gutter/downspout cleanup. Per my opening statements: 1) Couldn't All-Pro just do us a solid and give the $45 credit FOR THE NEW WASHER & DRYER WE LEFT IN THE RENTAL?! Probably could have sold those and more than doubled their $45. 2) So they decided to clean the gutters after YEARS of not doing it before?! One thing All-Pro was VERY quick about, though, was cashing our rent check...Not sure the ink was ever dry when those cleared. read more

If I could give them 0 stars I would. I posted about this on facebook and had about 30 negative experience comments of people getting conned out of money, being charged for repairs they weren't responsible for, and OWNERS of homes being jipped as well. They have been sued multiple times and are currently getting sued for sticking an elderly couple with fixed income with a bill for the roof that was damaged before the people even signed a lease. They waited a couple months after the couple moved in to pretend the roof was damaged under the couples care to try and stick them with the repair costs. See my experience with them below. I am contacting the BBB today and submitting all of the complaints I have seen from other people to them. FALSE ADVERTISING All Pro Realty is a scam. We asked about a property for rent. They told us to fill out an application online. We were told due to my medical collections we were denied. I message them expressing how discouraging it was to be denied from RENTING NOT BUYING due to medical collections. We tell them we can pay 6 months in advance if needed. Only after we offer 5k down they "relook" at our application. It's all about money to them.Then they RAISE the price a couple hundred dollars and exclude animals AFTER we paid $60 to submit applications. Because they didn't like me questioning their business tactics I was told they wouldn't rent or sell to us in the future and I was blocked. DO NOT RENT FROM THEM. THEY JUST WANT TO PULL YOUR CREDIT (TOO MANY HITS WILL HURT YOUR CREDIT) AND COLLECT YOUR APPLICATION FEES. THEY MAY ALSO CHANGE THE MONTHLY AMOUNT ON YOU AFTER YOU'VE ALREADY APPLIED FOR THE PROPERTY. **Home owners, if you use them as property management they will run your bills up. We expressed for them that we won't need maintenance since my fiance is a maintenance worker for another property management company in Ann Arbor and they obviously didn't like that either. read more

I also ran into someone who used to do maintenance for them. It was an awful experience, and he quit after 3 months. He still has only been paid for 1 month off that. He's taking them to court. My family has been renting from all pro now for about two months. The bathtub has peeling paint and gets worse with every bath or shower. We have a young child in the home and this is unacceptable. My fiance was blown off/ignored when she sent text/emails of the problem. Once I emailed them stating I will be contacting my lawyer we received a response. The owners maintenance guy came out and was going to repaint/calk and told me to clear the tub and take down the curtain and he would go to home Depot to get the needed supplies. 3 hours later still no return we then had to call all pro and and was told he recommends replacing of the bath tub. There is zero communication with this company. We pay $1000 a month and this is unacceptable looks like we will just have to contact a lawyer to have this fixed or get us out of this lease.we like the home and would like to stay here but fair is fair. All pro is by far the WORST rental agency in Jackson. I am currently renting an apartment on 504 thrid st. We have told them about the heating problems in the apartments. They refused to properly fix them. Also have tenants on sec 8 and they have had to have sec 8 threaten them multiple times before they actually started fixing anything. Today we had an inspector from the city come in and he made everyone evacuate the building because its not SAFE FOR HUMANS OR ANIMALS. All all pro said was well we cant help you. Need to contact your rental insurance agency and hung up. They REFUSE to cooperate with ANY tenants in resolving the issue. So now at least 5 families are homeless right before Christmas due to their incompetence. read more

Please pay attention to the reviews this company has received! These people aren't bashing this company for no reason at all. I myself have never left a bad review for any company in my life but I feel the need to let people know to STAY AWAY FROM THIS COMPANY!!!!! I will also be reporting them to the BBB. My story is much longer than what I am going to write but I figured I would put what I could down so that EVERYONE can understand what a JOKE this company is. I have been in the rental business a long time, whether its having a company manage my properties or If I had to rent for work or school. I have never dealt with a more unprofessional property management company before in my life. The house we rented had a rotting deck, the yard was a disaster when we moved in (leaves, sticks and branches everywhere, the house was completely dirty). No windows had any blinds so we had to come out of our pocket to put blinds up in every room. We rented the property while in another state, I came into town saw the place while someone was still living there and signed the lease papers and had to leave immediately to head back out of town. I was never given a property check list and even if I was given one, I wasn't in town to look the property over until it was too late to submit it anyways. We ended up buying a home with about 4 months to go in our lease and we decided to just pay the rent on the home till our lease was up. Our lease was up May 1st 2017 and I contacted the company in the middle of December and told them that we bought a home and that we would be leaving when when our lease was up and they told me that a leasing agent would be contacting us so we can do whatever was needed to be done by the end of March. I called in the middle of march to see what needed to be done and they again told me I would be contacted by the leasing agent. Needless to say the leasing agent never contacted us, so in April I called them again and they went on to tell me that I needed to sign a 30 notice that I was leaving the property and since it was now after April 1st that we would have to pay an extra months rent (mays rent) and that they wouldn't pro rate any portion of it. Now remember I have contacted these people multiple times telling them that we were not gonna re rent and that we were out of the property. Any time we had problems or they had to contact us about anything it was done by email or a phone call, but for some reason the Leasing agent supposedly "mailed" the paper work that needed to be signed so we could be out by may 1st. I never switched my name from the rental house address so my mail would have been delivered there and my wifes mail was being delivered at the home we just purchased. Needless to say the mail never came, we never received anything. Now if we have been communicating thru email or telephone the entire process, any time something needed to be signed or taken care of, why all of a sudden was something as important as this paper that needed to be signed "supposedly mailed" to us? Now we have to pay another months rent which is $1500.00 a month and on top of that since I didn't get the paper to check off things wrong on the property they slammed us with charges for leaf removal and several other ridiculous things that they over charged us for. Anyone renting a property or looking for a company to represent your property for you should look elsewhere, the people running this company are incompetent. I guarantee that there are plenty of much better companies out there to manage your property or for you to rent from. I highly recommend you too look elsewhere. If this company was representing any of my properties, they would be fired immediately. read more

Rented a house in Jackson, MI from November 2014 through end of November 2015. The Goods: the inside of the house was very clean. There was a funky smell but I believe it was something in the floor, maybe the glue used on the laminate. The rental staff were very professional. The Bads: The exterior of the house was poorly maintained upon our move-in. The yard, especially the back yard, appeared to have not been maintained for most of the summer and fall. The grass was very overgrown (took 2 passes in the spring to get it down even after the winter pack) and there were leaves and needles accumulated. I had to hire someone to mow the front lawn in early November so the neighbors wouldn't complain (we were still in the process of moving from out of state). The gutters were horrible...we had a guy out to clean them shortly after we moved in and he said they looked as if they had not been cleaned in several years. Unfortunately it was difficult to tell how bad they were from the ground due to angle and the mesh gutter covers. The Uglies: Maintenance. Many troubles with water system. Tankless heater needed cleaning 2x in less than a year, getting someone out was difficult (they told us they contracted with only one company and we got bumped for higher priorities like no-heat calls for several weeks before they finally rescheduled and figured out the problem). Lack of knowledge of tankless system by All Pro maintenance as well as the contractor resulted in 4 visits to get the hot water working on 2 separate incidences of it failing. Additional visit for water pressure issues. In those 5 visits, the various maintenance individuals messed with the whole-house filter multiple times including them removing the filter at one point (during the water pressure visit) and then scolding us on a subsequent visit (for the hot water issue) because it had been removed (by them). We requested information on root cause for visits to no avail. Also on 2nd hot water incident, we reminded maintenance that the cause of a similar issue several months prior was dirty burners and they should be checked, yet they ignored our advice, resulting in more days with no hot water and yet another visit by a professional contractor who....wait for it...cleaned the burner coils and fixed the issue. I have rented roughly 2 dozen places in my 40+ years and I have never had anything deducted from a security deposit...until renting with All Pro. In addition to gutter charge (left in better condition than when we moved in), they charged us for "dog toy hauling." Wow. Our dogs had maybe 3 toys in the back yard ever. I guess the 30 seconds it took to pick up the tennis ball that was hidden behind a bush took more effort than I imagined. Also charged for "hauling" a box fan and 2 partial bags of potting soil left the garage. Oddly enough, they did not charge us for hauling away the almost-new washer and dryer we left for their next tenants (I guess that was worth keeping with no compensation). I would not rent from All Pro again. Too much headache on maintenance and risk of losing deposit. read more

I have spoken to multiple people that have dealt with this management company. I can provide multiple pictures of properties that have holes in the ceiling, water dripping from the ceiling, water on the floor, dirty walls with mold growing, and a variety of other issues that the company refuses to fix. Multiple lies by Amanda, one of the property managers with this company continue to keep people living in the homes on hold. The "maintenance" staff come out, they take appraisals, and then never return phone calls. I have spoken to LARA, I have spoken to the Better Business Bureau, and I have also spoken to the local city inspectors in Jackson, Michigan. This company is a sham. Their "staff" is unprofessional, they take advantage of young renters with no or limited credit, and they are absolutely horrible when it comes to carrying through on promises. I have had multiple friends that have been forced to escrow their rent, have had to threaten civil litigation, and have reached out to have issues taken care of with no results whatsoever. Yet Amanda and the management "staff" don't hesitate to mention when someone's lease is up, and threaten court action to remove them if they don't resign their lease. I have never heard of such an unprofessional organization. If you rent from them, prepare to be lied to, wait months to get repairs done, and deal with a staff that simply wants your money but won't carry through on their promise to provide "satisfaction guaranteed" Slumlord is too nice of a word for this organization. If you rent from them, you are asking for trouble. You rent at your own risk. And if you call them out on what you are dealing with, they threaten eviction, try to convince you to "stick with them" and "they're going to make it right" and it never happens. I can provide details, addresses, photographs and physical documented proof of how trashy this organization is. Rent at your own risk. Or do yourself a favor. Don't rent at all. read more

I wish I could leave NO stars honestly! This company is the most disgusting excuse for a realty/rental establishment I have ever had the misfortune of dealing with. When we were looking for a place to live they told us the ONLY unit we could rent was a piece of garbage duplex and we needed to pay up front 3 months. We paid that three months up front as asked and continued to pay each month on time and early. In exchange for being good tenants we got NO SUPPORT from them whatsoever. The apartment was infested with bedbugs and we went through hell treating it ourselves because they paid for ONE visit from an exterminator and then refused to follow up with enough treatments to actually kill all the bugs. They removed our door to paint it and hung it back on crooked so there are large gaps around the door and bugs are constantly getting inside and they refuse to rehang the door after multiple requests. There are living animals getting inside of our walls by burrowing through the outside and when we asked them to remove the animals they said "Like what do you expect us to do? Cut into the walls?" Yes, you moron! That's exactly what I'd expect you to do!! So instead the animals die and then our apartment smells. After multiple requests for maintenance which were ignored or flat out denied they finally told us to stop making requests and either accept the apartment the way it is or break our lease. We asked to be let out of our lease considering the living conditions are so bad and they said no, they would not let us out of our lease that we had to live with it or break the lease (and pay penalties and ruin our rental history). We then asked could we keep paying for this house but rent a different house just so we don't have to live in this hell hole and they denied that as well. Mind you we would have paid for BOTH apartments and they still said no, live with it or break the lease. So now they are threatening us with fines for the junk that is in the yard next to our apartment that was THERE WHEN WE MOVED IN.
