I would not recommend living in properties managed by this company. One of the biggest issues has been the lack of communication from management. Residents are provided with email addresses and contact information, yet messages often go unanswered for extended periods of time, if they receive a response at all. It is frustrating to have questions about your apartment, lease, maintenance, or billing and struggle to get clear answers from anyone. There also appears to be a high turnover of leasing and management staff. Just as residents become familiar with one person, they seem to leave, making it difficult to build continuity or know who is responsible for addressing concerns. In addition, residents are regularly faced with new fees, policy changes, and charges that were not major factors when deciding to move into the building. The advertised rent does not always reflect the actual cost of living here once various fees are added. The repeated fire alarm issues have also been disruptive. Frequent alarms create unnecessary stress for residents and raise concerns about how seriously alarms will be treated in the event of a real emergency. The building itself looks nice, but appearance alone does not make up for poor communication, inconsistent management, ongoing disruptions, and increasing costs. I'm amazed that all the negative reviews come from renters not landlords. I have a couple houses I have given to Reynolds Management to manage for me. My houses are extremely nice. I had one house that was completely redone on the inside and updated on the outside. I spent over $70,000 on the remolding alone. The renter was in my house for only 5 months and broke the lease agreement in several ways. First they were given a warning but nothing changed even though the renters made hollow promises to abide by the lease agreement. We were about ready to evict the renters and then Covid hit. There was a moratorium on evictions state wide. My hand were tied and the renters were mad so the started destroying the property. Although the renters continued to work through Covid and somehow were able to get government assistance, I never received another penny's rent from them. When all was said and done and we were finally able to evict them, the owed nearly $8,000 in back rent and did nearly another $8,000 in property damage. They left owing me nearly $16,000 in total. I was patient with the situation because I realized Reynolds Management had their hands tied. The renters called them slum lords. I was appalled because they were renting a beautifully remolded house. Reynolds Management is attacked for just trying to uphold the lease agreement, and if renters actually believe they are slum lords, why rent the house? You get to see the house and inspect it in the beginning. So I've concluded, all the negative reviews are from dead beat tenants who just try to take advantage of the situation and get free rent. read more

I rented from Reynolds Management for 7+ years, and I can say that my experience was positive and that any issues were usually always addressed right away. I moved out because the owner decided to sell the property and I was given four months notice so that I could properly plan. A pre-exit walk through was performed so that I could take care of any issues before moving out and I received a full refund of my security deposit three weeks after I moved. I always took very good care of the property and the Reynolds team took good care of me in return. Based on my own experience, I would recommend them. read more

I am a 53-year-old single lady renting an apartment from Reynolds Management since last March of this year. I have never had such disturbing, deceitful, I've been misled, this place please stay away from and do not rent from Reynolds Management they lie to you they ignore your maintenance request they will mark them as fulfilled when they never did a darn thing. They don't care about you they don't care about your family all they care about is the bottom dollar. Please avoid the nightmare I have walked into blindsided by at first Aaron at Reynolds was nice to get me to sign the lease and now she threatens to evict me because I care more about her property than she does and didn't like a mattress that was back by the garbage cans for two months I didn't like the fact our salt tank wasn't filled . They have favoritism with a maintenance worker that works on the property their dog runs loose it's half pitbull it's almost attacked my dog I've called animal control three times Management does nothing! Avoid this place like Covid stay away I have never violated my lease I pay my rent on time and I'm a good tenant but you have to be a slumlord to work for them they are slumlords! read more

Slum lords!!! We are having an experience from hell. We moved from out of state. We didn't realize how much of a scam or how much fraud Reynolds Management does. The toilet wasn't secured when we moved in. There was a brown tar like substance everywhere. We had to scrub for hours. That's when everything went down hill. We had smoke smells and pot smells and god knows what else smells coming from the vents. We have no control of the heat so every time the heat gets turned on the smells hit our place like a bomb. Plus the neighbors hot box our apartment. Then our sink started leaking, our power outlets don't work in the living room. The fan/ light in living room is barely holding on and it has its own electrical issues. Our stove is falling a part. The walls are bleeding brown! The bathroom is falling apart and the tile is coming up! They also left socks and an old razor from previous tenants! Which they tried to blame on us. We also have a sewage leak problem that they just kind of fixed that they tried to say it was a water issue. Then we also are kept up all night long to either the music or the loudness from upstairs. We have called and complained and emailed multiple times. They have been nothing but rude. We are trying to break our lease and move away and they all said that we had to pay the reminding for the whole entire lease $7000 plus! We have never had such amount issues or complaints. We have lived in four states and multiple apartments and have never had so many problems before! Our door knob doesn't even work right and hasn't since we moved in. On top of that they didn't let us know about the past issues of possible danger from previous tenants. It was a drug house and was apparently absolutely filthy and they just painted over all of the brown stains on the walls and that's why are walls are bleeding brown! We have had multiple people show up at all times of days and nights trying to get in or look for previous tenants for drugs/ money. We also have had multiple shootings right outside our place. Do not use Reynolds Management no matter how desperate you are. Beware . They will move in whoever and then blame all the maintenance issues on you plus not work with you at all and make you feel bad or just be straight up rude. We now have bed bugs in the building and everything. I didn't realize how bad of a company it is to rent from until we kept having all these issues! They do not care about anyone but themselves. Please please be careful! Do yourself a favor and do not rent from these people. Please believe the other reviews as well! All they care about is scamming people out of their money! Plus you will not feel safe with the other tenants. I'm sorry for anyone else who is in the same situation as us! RENTERS BEWARE: This rental company are out to get your Security Deposit. They are completely scammers. We lived at their house in Brooklyn for 2 years and took immaculate care of it. I even had a cleaning company come in once a week to clean. We also had professional lawn services. When we moved out not only did they take our entire $1150 security depoist but they tried to charge us $1600 more! We received a 5 page itemized list with no prices on it except for a total cost. If they had fixed all of the stuff that was wrong with the house BEFORE we moved in then I might believe that they would use my security deposit for at least some of these things but when we moved in they barely cleaned the place. Now they are trying to charge me for things that were wrong with it before I moved in, including items left there by the last tenant. When my basement flooded it took them 3 weeks to respond. There were so many things that were broken and when I would call them to fix them, they would take weeks to get to my house. Its sad when places like this take advantage of good renters. Its even sadder still that some of the actual owners don t know how their property is being treated by this company. I am a former landlord who used Reynolds for a single rental property. The home is in excellent condition (I lived in it for 6 years before I rented it). I completely agree with Charra's comments that Reynolds is EXTREMELY aggressive regarding the security deposit. Not only did my renters maintain the property, they even fixed or improved things (that i paid for, of course :) Reynolds still charged them for nitpicky sh*t and for pre-existing conditions. They also charged outrageous amounts for each "issue". I ended up charging my tenant a fraction of what Reynolds suggested. Which brings up a point that kind of defends Reynolds, even though I hate to do that. The amount that Reynolds puts on your exit paperwork is JUST A SUGGESTION. How much you get charged is totally up to your landlord. For landlords who are considering using Reynolds, their communication sucks. They also have a reputation of aggressive security deposit handling, so much so that one potential tenant refused to rent from me just because I was using Reynolds. read more

I chose this company when I joined the military to be my rental agency for my home in Jackson, MI. My home was built in the 1940's, but I left it in good condition. I had gorgeous hardwood floors throughout the house and had painted while living there. I recently ended my contract with them, as I am planning on returning home shortly. My house was left in such poor condition. My mother has been there every weekend since ending the contract in an attempt to make my home inhabitable again. When I inquired about the leftover money in my account with Reynold's Managment, I was told there were pending charges for advertising and showing the house. I paid 80% of the first rent I received in the beginning to cover these costs, then they continued to take 8% from that point forward. I did not have to pay these costs between renters the last time, but I do understand that they are a business and have to cover their costs. When I mentioned that they were unable to get my house rented for the past 8+ months, I was told it was because I did not maintain it. I thought that was why you hire rental agencies. When my home was first listed, they asked if they could paint. I told them whatever got the house rented. The paint job is so poor, clearly not done professionally or by anyone that cared about the appearance. My hardwood floors have severe water damage, the carpeting on my stairway was torn out, there was grease on the ceiling in my entry way, the wallpaper in the bathroom was half torn out, the refrigerator smelled like somehting had died in there, the oven door was broken, the cupboards were disgusting, there was actually a dead squirrel in one of the bedrooms. I could keep going. I am 20 hours away, serving in our military and this is the service I received. I am so severely disappointed with the service they provided. I thought going with a locally owned company would be good, but I was wrong. Don't make the same mistake I did!!! read more

If only I could give this company a NEGATIVE rating! All renters BEWARE!!!!!! I have had a similar experience. I was the only renter of a home after the owner moved out. I received a notice that they are keeping my security deposit and billing me an additional $1500!!!! The home was in better condition after I moved out. They refused to talk to me or return my phone calls. They even called and made a complaint against me at my work! MY BIGGEST recommendation is to not even rent form them, but if you do....PICTURES PICTURES and MORE PICTURES!!! I have almost 100 showing damages BEFORE I moved in. Also, the contractor that goes through the home when you move out is owned by the same guy that owns Reynolds Management. Be prepared for court, and again, PICTURES PICTURES PICTURES!!!!!!!!!! They even admitted to me that they don t check your move in checklist before sending you a bill for your security deposit! Oh yeah, the owner let it go in to foreclosure, had the sheriffs sale, and still Reynolds Management didn't want to lift a finger to help me out! read more

I moved into Reynolds management because I had 7 days to find a place to live and they were a low budget apartment. I soon found out why. The day I moved in they did not even have keys for me to be able to move in, I sat waiting for my keys for 3 hours and when they finally showed up, they had to take off the lock and took a week to get me the keys to the apartment. I also had found black mold in the refrigerator and the paint in the apartment was lead. The place was filthy and broken down. When I moved in there were holes in the walls and carpeting and they fix it people broke more things than they fixed. Which I reported to the office every time they left. I recently moved out and got a letter in the mail stating that I owed all the damages that were already there when I moved in plus more that the maintenance people had damaged and that I had reported and marked on my check list when first moving in. They are a scam and will stop at nothing to cheat you of your hard earned money. Please do your selves a favor and stay as far away as possible. read more
