She possesses the qualities of a great Property Manager for she is very knowledgeable of real estate property laws, hard-working, assertive, patient, conscientious, quick in responding to my inquiries, exuding grace under fire in times of stressful situation, and her negotiation skills are awesome. Her professionalism shows how much she cares in every aspect of her job. She is a miracle worker and has results-oriented mindset. I admire her attention to detail and prompt intervention from minor to major problems. We can focus more on our daily tasks now with the peace of mind, knowing that we are in good hands with Jennifer, and we feel secure with our rental property under her stern oversight. Marianne is so knowledgeable, hardworking, and will fight to the end of the earth for her clients. She also deeply cares for the people she represents. I know she's working in my best interest always. She handled the sale of my mom's home that was within a trust, out of the area, and filled with two generations of stuff. I was an emotional wreck and she came in and guided me through it all. We got over asking, all cash deal within 10 days of going to market. Above and beyond work every day -- from clean up, to prep, to staging, to marketing, to negotiating. I'm just so fortunate to have had Marianne represent me. I can't emphasize enough how hard the whole selling decision was for me. She was patient, we explored various options together. When we ultimately decided the right decision was to sell, she sprang into action and got it done quickly so I could move on from a heartbreaking situation. Her style is uniquely hers. Everything was fine until the tenant stopped paying, and anyone who has dealt with these issues knows how stressful it can be. Lost and extremely frustrated, I called Marianne after doing some research on Yelp. Marianne was completely calm, confident, and professional. She quickly gathered basic information about us, the property, and the tenant. She informed us that she will be taking over and assured us that we will regain possession of the property. By that evening she had already sent over all the necessary DocuSign's and within the next couple days she was negotiating with the tenant on our behalf. Removing tenants for non-payment is devastating for both parties, so Marianne was firm, but also kind and compassionate. She was able to repossess the home within 15 days, without having to go through the process of an eviction, which was our goal from the beginning. Communication was always very quick, clear, and concise. My husband and I had so many questions since it was our first time going through something like this. She has a very extensive knowledge of real estate, the laws involved, and in general how tenants tend to behave, but she was also very patient and thorough when advising us. As someone that runs her own business and manages 100+ properties, Marianne is obviously a very busy person. I expected her staff to communicate with us after the tenant vacated the property. However, Marianne was our point of contact the entire time, which was very impressive. Marianne did not collect a penny from us during the entire tenant removal process, which really speaks to her confidence in her abilities as a property manager and her generosity as well. She is also well connected in the real estate space as all the references she provided to prepare the property for the next tenant were excellent. Our home was on the market for less than 2 weeks when she presented 2 solid potential tenants. Given how smoothly everything went up until this point, we were completely confident in letting her decide which tenant would suit us best. When we finally got to meet her in person, she told us that she takes care of all her properties like they are her own and after witnessing her work, it's clear that the service she provides is a direct reflection of her genuine passion for real estate and helping people.     Since I am being singled out as a bad property manager by these reviews. I have to mention that…read moresome of these did not obviously use there true names. That alone should send up a few red flags don't you think. When reading these reviews you must understand that there is always two sides to every story. I have worked with EEN for over 7 years now and I manage several.diffrent properties. No matter how hard I try I will never be able to please or satisfy every single one of my tenants. I can only do my job as California laws allow. Should a tenant ever need a copy of their lease they can always call the corporate office at any time and obtain a copy from them. Also any property manager will tell you they can not fix what they do not know we are not mind readers. Additionally tenants are responsible for monitoring all members of their household including quests. In many cases because this didn't happen damage to the property occurs. Which made it impossible to properly secure a complex. Many of my owner have spent money to up grade the properties so that tenants have a safe, clean secure place to live. However in the same token the tenants are to help maintain the property. This is where they live not me. I. corporate, on-site managers and maintenance can only do the best we can. We too have families we have to attend to and need to get personal things done as well. We are not miracle workers nor do we work 24 hours a day even though it sometime feels like that. We are only doing our jobs and some tenants don't like when the rules are enforced or belive they are above the rules or that the rules don't apply to them. We can not be faulted or called out when we do our jobs and yes sometimes we are rude we are human and it sometimes can not be helped especially when your being yelled at or called names or cursed at. If I could post some of the choice words I have been called by some of my tenants you mouths would drop open. In conclusion as I said before I am doing a job and in my 7 years I have rented to some very wonderful tenants. Some of whom are still in fact current tenants. I have also rented to some tenants who have been challenging. Have I made mistakes, hung up on people, been rude, had a bad day, yes. However I have never been disrespectfu, not taken care of tenants issues within a reasonable time as the law allows, try to solve even the most unreasonable request, never. What I do is what all working people do my job to the best of my ability and nothing more.

Property Management. I occupied one of their units for a full year. Upon moving out, I spent 13 grueling hours cleaning the apartment to ensure it was handed back in pristine condition. Despite this, management still withheld half of my security deposit over minor, insignificant issues like an un-wiped door or two.Worse yet, they used a strict legal loophole regarding move-out notices to keep an additional $500 of my money. My one-year lease was naturally expiring, and I returned my keys, vacated the property, and left the unit completely empty on April 30th. However, because my written notice was submitted on April 9th, they charged me prorated rent for the first 9 days of May charging me for days I did not even live there.While many reasonable property owners are flexible when a tenant leaves a unit spotless by the first of the month, this corporate firm enforces the absolute strictest interpretations of the law to maximize their profit at the tenant's expense. They will take your money over a technicality. Document everything, give your notices early, and protect yourself if you choose to rent from them. They kept $1700 total from my deposit including $500 of prorated rent. It's strange because the amount literally added up to the monthly rent amount. These photos are their reasoning for keeping $1200 of my deposit.

His legal assistant setup a call after I followed up couple of times, and Mr. Kuyawa didn't even keep his appointment as evidenced by his own email as follows. His conduct is extremely disrespectful and he has no regard for client's time and he wasted my time, very upset and infuriated. "I understand we had a call scheduled for today at 4:00 p.m., and I apologize that I was not able to connect with you. After reviewing the information you provided, I have decided that I will not be able to represent you in this matter. My office has to be selective about the cases we take on, and unfortunately I am not in a position to move forward with this one. This decision is not a reflection on the merits of your concerns, and you may wish to consult with another attorney if you would like further evaluation of your claims. Because my office will not be involved in the matter, I recommend that you remain mindful of any applicable deadlines should you decide to pursue the issue elsewhere. I appreciate you reaching out and wish you the best moving forward."
