If he would have done that, he would have seen that AC ducts were not sealed, the home was not cooling down unless the AC was running all night long. How did you do a home inspection when you know that you have to put the thermostat on a certain temperature and note how long it takes for the temperature in the home to reach that number you put on the thermostat and how long did it take??? Hours, because the ac was not working properly and you should have noted that, so I could have negotiated things with the sellers. Also, you did not check plumbing correctly because 3 days after being in this home, we had backed up showers. Kitchen sinks and it was not from us moving in. Overall you cost me almost 13k in repairs, because you did not thoroughly inspect my property.So I lost out on all that money because of your poor inspection!!! Do not ever hire this man, he will take your money and he does not do anything correctly!!! All the positive reviews you see about him are family and friends.Don't fool yourselves find another inspector!!!!!

I remember he closing a door in my face to "privately" talk with my realtor without me hearing when he was doing the inspection, which was when I started to double think my choice of inspection company and inspector. Not to mention Mold, apparently he tested my house for mold and it took less than 2 days to get a report that nobody could understand with a comment from him: "Everything is fine, no mold in that house". Overall I paid over $1000 for the worst inspection ever, on a house almost 2000 sq ft he took less than 2 hours to do everything, I think the overall result was subpar and it is a shame I can't get my money back or something, do not choose Jared Hyers, he will scam you! UPDATE: We are only three weeks into the new house and today we had our AC biweekly maintenance and in the picture below you can see all the bacteria there is in my HVAC. Waypoint advertised and separately charged $200 for a "Pool Inspection & Leak Assessment" as part…read moreof our home inspection package. Less than 24 hours before the inspection, and only after the cancellation window was basically gone, we were told through our buyer's agent that their leak-detection equipment was broken and they could not perform that part of the inspection. That left us scrambling late Friday afternoon to find a qualified company willing to come out Saturday morning. We ended up paying $430 out of pocket for an independent leak-detection company because we were not willing to make a major home-buying decision without knowing the condition of the pool. Fortunately, the independent company found three separate leaks: the pool-light conduit, a return near the shallow-end steps, and the skimmer lip edge. Those are significant findings that could cost thousands of dollars to repair. Had we relied only on Waypoint's inspection process, we would have been flying blind. At the property, the assigned inspector told me a refund should not be a problem, but then showed me what appeared to be only a $98 charge, even though Waypoint's written quote clearly listed the pool inspection and leak assessment at $200. Our agent had also relayed that Andrea was offering a $200 refund. None of that addresses the $430 we were forced to spend because Waypoint failed to provide the advertised service with meaningful notice. This experience is exactly why consumers describe large inspection companies as inspection mills. Waypoint promotes itself as providing "Every Service, Every Detail, Every Time," but in our case an important advertised service was dropped at the last minute, and an outside specialist had to uncover serious defects Waypoint did not inspect. I have formally requested reimbursement and will be contacting the Missouri Attorney General's Office regarding what I believe were bait-and-switch-like business practices. A refund for a service that was never performed is not compensation for the additional expense and risk Waypoint created.

They turned off my air conditioning and just left it that way, They took boxes off the shelves and left them in the middle of the floor. But worst of all they invented problems that didn't exist such as; they said my dishwasher doesn't work when it had a full load of clean dishes in it. They say there are wet spots all over the ceilings and I want to invite them to come out and show me what they're talking about. Because there are none , I am just appalled at the flat out lies, and I am doubtful that the pictures they took are even from our house. I've heard that they do this to scare the buyers and then try to talk the buyers into using other services of theirs to do repairs. Complete and utter incompetence.

We had several bids that included cash and we accepted our buyers bid based on price and the fact that the buyer himself spoke to us. We had our home pre-inspected thoroughly with Divinity who are a fantastic inspection company and we used them for both houses we bought. As the home was pre-inspected we were not worried. Max home inspections come with ridiculously large lists and state estimated costs of fixing this and ludicrous rates. Either they are misleading the buyer, the buyer broker is on it to squeeze the seller or trying to not activate their so called 'warranty'. I would say its all three. Its a low way of winning a bid and then trying to push buyer into reducing the price. We have approached our back up cash buyer and he is fortunately still available allowing us to close in time.
