I want to write this review while it's still fresh in my head. First and foremost, thanks Dan for an amazing inspection. I contacted Insight Home Inspections to do an inspection for a house we wanted to purchase. He did an excellent and thorough inspection. He went up to the roof, he used thermal imaging to detect moisture and most important he went into the crawl space. We ended up cancelling the contract because I think it would end up being a money pit story. But I will try again and when I do, I honestly will call Dan again. Dan is fantastic. I was originally in the area looking for rentals and ended up putting an offer in on a beautiful house. It was Sunday and I was confident we would go into contract Monday morning. The challenge was my wife and I were scheduled to leave Wednesday am and I wanted both my wife and I to be there for the main inspection on Tuesday. I put a request for Home Inspection on Yelp saying I needed it fast and Dan was 1 of 2 to respond. He took my call Sunday night and said he could be available on Tuesday afternoon, even moving one of his appointments so he could be there around 1pm. We talked about various options that he provides: 1. He's a master inspection 2. His experience 3. The technology he uses 4. His additional offerings: Termite, Mold, etc We went into contract Monday morning and I confirmed with Dan for Tuesday at 1:30pm. From Monday until Tuesday at 12:00pm, I went back and forth telling him I wanted a service, then I didn't want a service (based on new info). Did it about 3 times if memory serves. On Tuesday around 12:00pm, my wife and I thought we uncovered a major issue with the neighborhood and panicked and cancelled Dan. He was graceful about it. Shortly after, we discovered it wasn't a big deal and I texted Dan to see if he was still available. Didn't hear back from Dan until around 1:30pm as he didn't get the text right away. The issue was he and his son were driving home and they were about 1 hour away. I apologize profusely and asked him to please come back as we needed to get the inspection done before we left Monday. To his gigantic credit he came back and did an awesome job on the inspection. He reviewed everything with us at the end and had the report the next morning. Dan was prompt, considerate, and meticulous. He explained everything he found and the report he provides is detailed with pictures. The termite report was bare bones for me because he didn't find anything. For mold testing he did an air quality report which did not find any indications of further study needed. I'm not sure of he would have had to go back a second time if there were high levels of spores in the air, or if the air testing is the same as the mold test and that's all the evidence you need. I would trust Dan to do any home inspection, I especially appreciate how responsive he is over text. read more

I chose Dan based on Yelp reviews and he lived up to all the positive reviews I read! We used his online contact form and the confirmation of receipt included a message inviting you to text him for a faster response. I appreciate texting but don't always assume it's "ok" especially to a business. I sent over a text and he called within 20 minutes. He provided his schedule so we were able to get an inspection the next day. Processing payment was also easy since he provides several options to pay. He conducted the inspection and talked us through a few items which was good as it gave us the opportunity to ask questions. He was very professional and thorough and want to add that he was courteous to the owners who were in the process of preparing for an estate sale. We received the final inspection/air testing and wind mitigation report the same day which was complete with pictures & recommendations. He also sent a separate email with the attached pdf reports required for insurance even though the same reports are within his overall report. I appreciated this because all I needed to do was simply forward the reports to our insurance agent. Home buying can be a stressful experience due to all the unknowns that might be discovered during a home inspection. I can not express how appreciative I am for InSight Home Inspections. First off I am big on reading reviews for services I need. I live in an area where most of the reviews were either outdated, non-existent, or down right bad. I reached out to Insight and was told they do not service my area. I explained my situation and he said he'd try to work me in before the 11-month warranty for our new home. Disregard any reviews lower than a 5 star, here's why: I was negotiating a purchase of a home in Wesley Chapel on a Tuesday evening, I called Insight Inspection because he serviced the Wesley Chapel area. I know construction and renovation crews have been extremely subpar these past 3 years, so I wanted to be extra thorough when selecting a home inspector. I called 4 home inspection companies, Daniel was by far the most professional on the phone. He is also a Certified Master Inspector, which is an advanced level certification. He was quickly responsive with any questions I had before, during the inspection, and after I received the report. I asked him to look at a few extra elements I was concerned about (other residents in the community had experienced issues in their homes), and he included those as well. Wind Mitigation Included too?! WOW! I don't always leave reviews, but I really feel compelled to do so! Everything went perfect from the start. I spoke to Dan explaining that I was purchasing a new home and that I didn't need a full on inspection. I only wanted the main/big components checked out. Dan gave me an excellent price, and explained that he also included a wind mitigation. I shopped around with other inspectors and everyone else already was charging a lot more and they didn't include a wind mitigation (explained further down). Dan was punctual, diligent and very communicative. He explained everything as he went along and checked each part of the house. We were able to find some important things that, as a brand new property, I would have easily missed. Dan used a temperature sensor gun that would clearly show what the temperature of the hot water was coming out the faucets. A big issue Dan was able to catch was that the HVAC system was backwards! There was cold air blowing out the filter vents! The builder took care of the issue immediately. The wind mitigation really helped me out, our insurance company was able to give us a further discount of $200! And it's good for the next 5 years! Dan also provides an exceptionally detailed review and a quick summary with all the issues found. The detailed review comes with pictures (drone pictures too!), suggestions and cautious advice of any components and appliances in your house. His findings were not frivolous but rather, very meaningful when it comes to the home building process and their impacts on the home and its performance. I also wanted to pass along that when Dan inspected our new construction home for us in Lakewood Ranch, FL... he found damaged electrical insulation which resulted in our builder changing their entire process on how their electricians run electrical and they ended up going back through their in-process homes and ended up fixing approx. 13 homes that had these types of issues.
