Bryon Borchardt was the inspector for my Saint Cloud home, and he was AMAZING! I was a first-time homebuyer and just moved from Miami, so I was really nervous about not knowing who to use as an inspector until I came across another review with him. He is extremely detailed, very through checking everything in the home. He was there a little bit before the scheduled time and was able to give us information on what he was going to do and why each step was important. [[HIGHLIGHT]]He would even show us things to watch for and give helpful tips for how to keep our house in good shape even after buying it.[[ENDHIGHLIGHT]] I would 100/10 recommend him for anyone looking to get their home inspection done. Let me preface this review by stating I originally was not going to bother leaving a bad review but the back and fourth emails going absolutely no where has pushed my patience to its limit. I originally did not mind paying $1400 for a home inspection because I thought "oh , they must be very detailed and go the length for the client." After the inspection report came back and i noticed the wind mitigation came back with just toe nails marked because the inspector did not dig further into checking the 3rd nail on the hurricane straps. CFBI told me I needed to get a roofer out to confirm that there is a 3rd nail and take a photo from 3 different locations to be able to update the report. I hired a roofer immediately, had him inspect the roof for multiple hours and he took photos of 3 differnt hurricane straps front and back showing 2 nails on the front and 1 on the back. [[HIGHLIGHT]]I emailed the inspector over the photos showing the 3 nails in 3 differnt posts and just get what feels to be a generic reply from the inspector stating " as i stated before you need to have a roofing contractor come and install a 3rd nail and take photos of 3 different areas showing 3 nails as per the report requirement" and her screen shots and highlights the area stating that.[[ENDHIGHLIGHT]] I emailed back with the same 3 locations but I labeled the location front / back side and highlighted the 3 nails. I also took the soffit down from the roof my self and took a photo of a 4th location showing 3 nails and he replies back once again that j need to have a roofing contractor come install a 3rd nail on the hurricane straps and take a photo from 3 different areas. For almost $1500 for an inspection of which CFBI failed to properly inspect my roof to wall attachments to begin with and make me hire a roofer to do their job for them then to fight me on paying said roofer to install a 3rd nail WHICH IS ALREADY THERE feels extremely unprofessional and unnecessary. [[HIGHLIGHT]]I called the office to make a complaint and get someone to give me a call that day to further look into this situation and was told id receive a call that day (which the call never came) then called back in today and was told I won't even receive a call till monday.[[ENDHIGHLIGHT]] Absolute waste of $1500 and insane how there is this much push back requiring me to pay someone to install a 3rd nail that is already present on all locations. Should have done you job to begin with that I paid over $1400 for to properly mark the wind mitigation Instead of pawning off the responsibility and refusing to update my report. read more

Definitely not what I expected, ESPECIALLY for the price. [[HIGHLIGHT]]The guy who did my inspection was actually a very nice person, and the folks setting up appts and such are very efficient. I want to give credit where it's due.[[ENDHIGHLIGHT]] But $840 for THIS "inspection"?, hardly worth it. Other than pointing a thermal & moisture scanner at a few key areas and plugging in the small tester to check the GFCI's, the entire "inspection" is basically nothing more than a visual inspection and doesn't tell you anything. Most importantly, it provides you with virtually NOTHING to negotiate with the seller in order to remedy any deficiencies in the home. What was omitted in MY so-called inspection wound up costing me $9000 because there were ZERO comments made on VERY OBVIOUS issues. That said, a lot of stuff that was IN the report was useless fluff so you'd have over 50,60,70+ pages of 'stuff' to read. What was NOT in the report was much of what I needed and I wanted 'formal' notations of all the deficiencies that were glaringly obvious. For example: the house is 30 yrs old with original appliances, obviously the appliances aren't new, so my report points out a paint chip on the outside of the dishwasher (who cares?), but do the outside sprinklers spraying water directly onto the doorbell button get notated? Nope. VISUAL inspection ONLY of ceiling fans, WTF, I want to know if they WORK or not, don't just write "Recommend further evaluation for replacement or repair by licensed electrician" I'm paying YOU to evaluate. But oh yeah, make sure to notate dirt on the garage floor in the "inspection" report. I opted not to use them for the pool inspection because they openly told me they only do a visual inspection, such as 'are there obvious leaks at the pump, missing/broken equipment' and son on. No worries, so I hired a Pool Leak company to dive & pressure test the pool. So while CFBI is out on the patio looking up at the ceiling fans and notating that I should get those checked out, does he make even a casual notation of the general condition of the entire patio? No, because that's where the pool is, and I "didn't pay" for a pool inspection, therefor all the cracks in the patio, and the very obvious coping separating from patio, an entire section of the patio 'lifting', and the pool tile laying on the patio which is an obvious sign that there SOME issues SOME where. He could've done one of two things; either tell me "hey, I notice a lot of stuff going on with the pool, if you want that in your report, I'll need to add a 'pool inspection' to your report for X dollars", or, make a similar observation notation as he did with many other things with the same ole "recommend following up with licensed pool contractor to assess cause of all damage seen and obtain repair costs". ANY notation would've been VERY helpful. But nope, because I didn't opt to pay a couple hundred bucks for someone to eyeball the overall pool area, there was ZERO mention of the pool issues. What was the result? The out-of-town seller was willing to reduce the price by a certain amount to cover the pool & deck issues, all they wanted was to see a general description of condition of the pool from the report when I receive it. The report came in, NOTHING was mentioned about ANY of the damage on the patio and/or near the pool, and because of that the seller reduced their compensation offer by NINE THOUSAND DOLLARS. So bottom line, this high priced "inspection" cost me $9000 in concessions. I have many issues about a lot of other useless stuff within the report, but the examples I provided should help you regardless. It's a shame the quality of the report didn't match the quality of the personalities I dealt with, because the PEOPLE are very nice, it's just that the "inspection" is essentially a lot of paper with little useful content. Like many others have said, good inspection. Carl was on time and a pleasure to work with. And this was after we had to delay a couple of days with short notice due to a plumbing leak that had to be resolved first. The company was accommodating and responsive. Carl spent several hours doing a pre-drywall inspection of our house that we are building. Found items that otherwise would have been forever embedded behind the drywall. Pick Central Florida Building Inspector's they beat any other inspection company in the central Florida area. Our inspector Bryon Borchardt caught 20 more items our other inspector did not get. Seriously calculate each items cost to fix as you go over your inspection. Because one major issue could really cost you. Get the mold inspection and the sewer inspection. Never even knew that was a thing. You can not be too careful in the state of Florida. Our drain had been ran over by a truck or something and we ended up calling the water company to come out and fix it. It was on public property. So you will also want to know you property lines. Also they have the best priced inspection in town. We used our realtors inspector first and that was a mistake. A $700 mistake and then my mom suggested we call Central Florida Building for a second inspection and they caught everything the first guys did not catch. And they do a thorough job. If your inspection is only 2 hours long then there will be missed items. They are seriously the best. And if we decide to buy another house I am calling CFBI ask for Bryon Borchardt. We are very thorough people, and after much research, we did our due diligence by going with Central Florida Building Inspectors (CFBI). We were very glad that we did: we dodged one bullet with one home that we were under contract with. John and Max were very thorough and caught many items that I missed with my first tour of the home. Due to their thoroughness and how much time they spent inspecting the home and explaining the report, we ended backing out of the sale with full confidence thanks to CFBI. They spent about 4 hours, 15 mins there! We were so impressed that we went with them again for our next home that went under contract. Jason did an excellent job: spent 3.5 hours on a smaller home. Again, no complaints to be had. Pros: extremely thorough, offers lots of services. Very friendly staff and scheduling was easy. Cons: they are expensive compared to the competition, but you get what you pay for. With your home being your most important investment, why take the risk go with someone subpar? Had our home inspected per buyers request. Leo is super vigilant and a small tear in our patio screen door. The patio itself has a brand new screened enclosure. I'm it's a pest intrusion point. So, I patched it. On the inspection, Leo marked it as the same, along with everything else he marked. Roughly 90% off all issues were addressed; however, the second inspection came back with the same photos from the first inspection. I can't repair something I already repaired. Documents from the HOA, the professional HVAC consultant and roofing company were given to the buyers agent so I'm hoping that is where the breakdown in communication lies. This home is immaculate. We bought it as a disaster and anyone who lives here next will be completely happy. The previous owners did nothing to maintain this property. I would not recommend this inspector and as far as I can tell, the company for buying or selling needs. If you like nit-picking and a list of silly items to address, then hire them. Otherwise, purchase of their product beware. 2 inch screen tear Insulation to flat in attic-it's been walked on Stated a hole needed sealed in garage, but never got close enough to see it was already sealed. Stated we have a weep screed-we don't Took pics of the wrong roof. It was the neighbors HVAC only 1.5 yrs old and has several write-ups-professional came out. Metal screws on an aluminum component will rust. Not the aluminum. Roof and sprinkler system maintained by HOA. Didn't take that into account and wrote it up again. Stay clear of this! read more

I can't say enough good things about this company and my inspector, James Pence. His work exceeded my expectations and made a real difference in my home purchase negotiations. I came across Central Florida Building Inspectors (CFBI) after receiving a referral from a friend. She specifically recommended JT Edgren (owner of the company). However, I was disappointed to find out that he no longer performs inspections himself. Wary and incredibly apprehensive, I asked if James Pence could perform it. CFBI accommodated my request (also, worth mentioning that the the staff who I spoke with, Carin, Jeannette and Keri [in operations, I believe] each time were incredibly patient, professional and accessible--yes, I am embarrassed to admit I was a pain and called multiple times b/c I was so paranoid). After the appointment was set up, I called James a day or two before the inspection to let him know some of my concerns and thoughts. He returned my call promptly, listened to my concerns with exceeding patience and assured me that he would be thorough. On the day of the inspection, I was unable to be present. However, my realtor was there and James also called me at the conclusion of his work. He answered question after question with plain-language and gave me a good reference point to put the findings in an adequate light. He rated the findings on a scale of mild to moderate or high in terms of importance/concern and pointed out some findings that pertained to the roof and the water system, among others. Following this, he provide a beautiful, incredibly detailed report replete with pictures and video. While very detailed and thorough, I did not get the sense that James had documented things just to say he'd found problems. Instead, he pointed out things objectively and in an informational tone. The sellers of the home (which we bought, by the way) told us jokingly that they needed his card because he was so good! They said a previous buyer who'd been under contract to buy the home (before the sale fell through) hired another inspector who basically said nothing was wrong at all. In the end, thanks to James' work, the owners agreed to make some repairs to the recently replaced roof and also agreed to open up the HVAC system to assuage our concerns regarding some moisture that James had documented and photographed. He was wonderful, just wonderful. A perfect balance of informative, thorough, friendly, professional and accessible. He did not at all give me a "Imma freak you out with a bunch of random problems" vibe, nor did he give me a "everything is fine and dandy and rosy" vibe either. His work was balanced and helpful. This was our first (and last, I hope) home purchase and James' work helped us work through and alleviate some of our concerns--the home we purchased is not new. I am in a profession that is by nature distrustful and nitpicky so the fact that I have nothing but praise for James' work says a lot. Thank you James! You are great at what you do.
