Got a home loan thru them. Then the loan was 'sold' to the other company - that's fine, but this marks me becoming the client of the OTHER company. Legally I am not their client anymore, I am paying my mortgage monthly to the OTHER company and so on. And suddenly Alterra starts spamming my email with some HOMEBOT commercial spam emails. I instantly respond demanding to stop spam. I write exactly this: "Can you please stop spamming me I never gave permission for spam." What does Jaime from Alterra responds? No, he does not say "Hello. Sorry for bothering you, we will never send you commercial offers/email again. Have a nice day" - NO. He just sends me a dry response about such emails not being a spam. Nothing else. No 'excuse me', no 'we won't bother you again'. The company want to educate you, dear customers and (of course) continue doing their thing. I'm asking Jaime: "I dont know what are you trying to say. I receive emails from you and i never asked for them. As far as i know even the company i am paying mortgage now to is not Alterra. So how is this not spam?" This request was just ignored. I found 'unsubscribe', clicked it. Some time passes aaaand... they continue send this Homebot trash. I write to Jaime again, demanding to stop. OF COURSE a decent company would just say 'sorry, wont happen again'. But in this case Jaime just replied that I must find the unsubscribe button and go unsubscribe. Erm.. what? :) So Alterra seems to think that they have the right to send whatever trash they want, ignore your polite emails to stop it, try to educate you that you are wrong calling such unsolicited commercial mail a 'spam', then harshly go command you to go and unsubscribe :) While this obviously did not work in my case. So if you enjoy such ignorant approach to yourself as a client - choose them. P.s. Alterra, still waiting for that obvious "Excuse us, won't happen again" email from you. thanks! read more

On Jan. 17, 2022 The Northridge branch manager Jaime Tapia called me to offer his services in the refinance of my home. I was very clear when I told him that I DID NOT wanted my credit report ran, that I would provide him with the rating copy from Experian, my current bank statements and Income Tax returns. He assured me twice that he would not run the credit report. The next day, I received an alert from Experian about a mortgage company credit report ran on my accounts. I din't think it was from Alterra because the name of the company was Panorama Mortgage, I called the number provided and after a weird phone activity, the call finally was picked up by a woman, I explained my concern and she told me that my name was not on their system and that this was probably a fraud attempt. I called Jaime a few times and text him, finally he picked up my call, and asked a few questions about the number I called, the name of the company and the address of the company and finally admitted he running my credit report, then he told me that he had an approval, no appraisal, and will close by the end of February. I asked about the loan application and the Good Faith Estimate, he told me that they don't do "good faith" any more. After that, he would not answer my calls, rarely responding to my text and e-mails. On February 23, after many attempts to talk with him, he finally picked up my call and said that he almost didn't answer, he was going to a meeting and couldn't talk. Alterra and Panorama Mortgage seem to be on a quest to make as much money as they can, their target is the undocumented, the first time buyer and the people that have no experience with Real Estate. Jaime Tapia is a person without ethics, and will take advantage of everything at his reach to make as much money as he can. Loan Shark is his middle name. The fact that they don't disclose their rates and their charges is a good indication of their true intentions. they will rip you off. For some, they could be the only way to buy your first home, but it could also mean that the bank could foreclose and take your home back. THEY DON'T CARE. This review is about a year late because my family and I have been enjoying our home for a little over a year now! Alterra Home was such a pleasure to work with. They were honest, forthright, and professional. My husband and I had been burned twice before with other brokers but with Alterra, we were finally blessed. Oscar and Jaime are the way to go. After writing this review I got a chance to talk to Oscar and realized that it was a misunderstanding and the mistake might be with escrow company Oscar did calculate the taxes correctly, I appreciated him taking the time to contact me after the review in a nice respectful manner and working with my mom and I to get to the bottom of where the mistake could have occurred. read more

Absolutely trash lender, if your selling to a buyer who is using this company to buy ,avoid it at all cost. Laura is one of the loan officers and she doesn't know anything about their own company it seems like. They pushed back the closing 4 times, and then when we finally got the vice president involved they scheduled the day to close again, and then still managed to be over 4 hours late to final finish their closing. This is my first bad review ever, but i have to save some people the stress, headache and horrible experience. This lender is the worst!!! At first everyone is nice trying to get your business, they promise too many things they cannot actually accomplish including closing date, closing cost, out of pocket expenses, even getting a hold of them, & honesty, etc. But the worst was staying homeless with a 6 yr old and a 10 month infant. We were not in a rush to move in, all we needed was a realistic closing date to give to our landlord. Oscar Mancillas (Loan Officer) gave us a closing date of early September, so we gave a month notice to the end of September just to be safe. Then they said early October, we were able to extend our stay with our landlord until mid October but guess what? that did not happen. By that time our landlord asked us vacate the property within 24hrs or they will pursue legal action. We were homeless Mid October until December!! I told Oscar we can stay at a hotel since he promised we would not pay closing cost but we ended paying all closing cost! At this point since Oscar couldn't give us a realist date and thanks to him we were homeless for a couple of months I started dealing with his boss Jaime Tapia (Branch Manager) who said he was going to make things "right". We had spent more money out of pocket than promised. Including buyers & sellers closing cost, Hotel for 2 months, eating out everyday, because we didn't have access to a kitchen, storage for our stuff, U-Haul twice (once to move out of the rental and again to move in to the house) oh and we had to buy a new fridge and dinning table because I gave mine away after they said we weren't paying closing cost. Jaime did absolutely nothing to make things right. Not an apology, no reimbursement for our hotel. What he meant by "making things right" was getting us in our house, Yes 4 months later than promised! Oh and my 10 month child didn't want to sleep in her own crib anymore since we didn't have the space to have her crib at the hotel and was suppose to be only for a week which turned into 2 months. I cannot get her to sleep on her own anymore. You would think this lender cannot get any worst, well it did. I got a call from Alterra's Corporate office in NV not to apologize but to tell me I am late on my Nov. 1st payment which we hadn't even closed escrow yet!!! I will never ever use them again or recommend them. 4 of my in-laws bought a house each a little after using the same realtor who referred Alterra to us and of course we told them not to use their services. read more
