First, I would like to address the issue of trespassing. Despite prior reports, no visible resolution has prevented unauthorized access to my property. I kindly request an update on any actions being taken or planned to address this matter. The continued lack of enforcement in this area is unsettling, and I would appreciate any information on measures the HOA plans to take to ensure the security and privacy of homeowners. I have had 5 trespassing in less than two years. When I report the trespass, ACM tells me to call the Police. When I called the Police to report it, the Police Office told me that this was the HOA's responsibility. For loud noise call the Police. ACM will tell us they will take care of the noise and email the community. That is all the action they take. This is foolishness. What are we paying HOA dues for? So much questionable and overpricing going on. ACM does what it want to do. No value in having an ACM HOA and other HOAs just do not care about his / her homeowners. ACM HOA just does not care about the community and the homeowners. They like to throw words around and do the bare minimum work. I've emailed Andrea Beaird/Team Lead for Catonsville Gateway Condo's on several occasion about different hazards/issues/problems/fixes and also asked questions regarding 2023 annual budget. To date no response/answer. This poor work ethic, customer service and poor response time, should be reviewed immediately. While the lack of response has continuously happened to me, other homeowners are experiencing this lackadaisical effect by Ms. Beaird as well. You would think if you have hired AMC property management company, homeowners submitting emails with pictures depicting our safety being in jeopardy, would not fall on deaf ears. We have 1 renter with 2-5 cars without plates being stored on the property. The list of atrocity go on, parking lot lines not visible, handicap parking being occupied without proper decal (calling posted tow service is useless because you don't know whom the authorized reps are on their outdated list), cigarette butts and pet feces all over the lawn, porch lighting on all day (increasing unnecessary electricity usage), inside the carpets stink/dirty, windows dirty, and doorbell service broken along with rusted railing hazard. Homeowners not residing in the community are not held accountable, renters doing whatever they please, spitting off balcony where it goes to another units property, quiet hours not being kept, parking in or impeding other reserved parking spaces are just some of the several items requiring immediate attention. American Community Management has helped create this circus we are living in. Currently our HOA dues our $209.00 (which increased $20.00 for 2022). Dues are increasing 12% because of inflation per AMC, bringing our monthly fee to $234.00. My email questioning the budget numbers about where the money is going went unanswered. American Community Management is not managing our property, they are bleeding us dry via our HOA fees. We do not have ANY amenities (no pool, play ground, gym, business center or a club house). When will the Meadows of Manor Farm have an open meeting? Decisions are being made without the consent of community members' input. The Eblast is ineffective, and the community is unable to communicate with so call board of directors. They are not transparent. Election results from December of 2022 has not been distributed to the community. The community needs to know all the board members. Elections are not held according to our by-laws. Why does the community have to send pictures of damages to the property management company? Why don't the assigned property managers come out and see for themselves? Horrible. Always telling me I have to contact other people when its their job. Like when the contractors broke my screen or when i had a question about the smoke alarm. I messaged them a week ago about my ripped screen and they just got back to me when i added more proof they damaged it. Same with getting the mail keys that i have to pay for it or that the upstairs neighbor uses a sybian in the middle of the night. 303 a month is a waste. They dont do their jobs. When i tried paying hoa, the bank site they used never worked for me , so they said i can pay through my bank and when they lost the payment they wanted ME to call around to find it. Someone who you should be able to depend on, especially since they have no problem taking my fee each month, is totally irresponsible. I have complained about a neighbor's bush hanging over into my area and with the past snowstorm, blocked me from getting out of my home. ACM has been made aware on numerous occasions of the danger this bush poses to myself and others and they are now totally ignoring me. My feeling is they are showing favortism to the homeowners with the monstrous bush. They once told me, a 70 year old senior citizen, to cut what was hanging over on my side. However they did not offer assistance paying for the needed equipment nor bills if I fell climbing a ladder. They are a disrespectful company that needs a complete change of management. Not sure why it is showing San Francisco as I am in Columbia, MD Additional: Sent them another request for a different issue today (1/6/2022) with no response again. I paid $250 for a resale package which is supposed to verify if you have any previous violations or unpaid bills. 2 days prior to house closing I was given a brand new compliance violation. Seems like all homes should be treated equally - those being sold and not sold. Why wasn't this issue caught in an inspection earlier this year? Why weren't all the houses in the neighborhood inspected at the same time? Even before this, every time I call it either goes to voice mail, and my call is not returned. ACM is very likely the worst management company I have ever had to deal with. Our condo fee is sky high, and we get no assistance from this company ever, for anything. My neighbors toilet overflowed and flooded my unit after I installed new wall to wall carpet. Needless to say, I had to fight to get the company to replace my brand new, damaged carpet. Also, this company never returns calls. Very unprofessional, and now that ACM employees are working remotely, residents get even less help. Company is only as good as the employees that work there, and these ladies are lazy, ghetto trash. read more

I wish there was a way to not even give one star. Even one, is too much. I haven't been impressed with the way my community has been managed with this particular management company. Online there is a place to request repairs, maintenance, etc. I can't tell you how long it took to get a broken light replaced in our walkway. I literally went back and forth for at least a month and half before something was finally done. More recently, in early January, on a Saturday afternoon, I looked into the utility closet that houses all of the water pipes, and not only were the pipes poorly insulated, the heater that was in there was one of those ones that use to cause house fires years ago (think back to the 80's and the heaters where you could visually see the orange heat lines), there was no electricity, or light to keep the pipes warm and from freezing. Our closet had been poorly winterized. And by poorly insulated, imagine the pink insulation sloppily wrapped around SOME of the pipes and taped together with silver duct tape! Wait, it gets worse- immediately put in an (online) request to have someone take a look at the closet because we were expecting below freezing temperatures (think back to early Jan. 2018). (It was the weekend, so I was hoping on Mon, someone would see the request and begin repairs.) On Sunday, my neighbor became worried because another neighbor across the street had experienced a leaking pipe, so he decided to call the emergency number that was given to us via email and U.S. mail. He was able to speak to someone who said that someone would come by. Great, right? No! Whoever was sent, saw that it was an electrical issue, he made a comment about the heater that was placed in the closet being dangerous because those are the types to cause house fires. So, my neighbor (he is in his mid 80's), was relieved thinking that he would fix the problem, and went back indoors. The guys solution was to take an outdoor extension cord and run it to MY outdoor outlet! Not only was I not aware this was happening, I was never asked would this be okay. And he left! I decided to keep it plugged in for the night, thinking that someone or maybe he would come back on Monday to fix it. Nope! I received an email stating that my work order was put through and that was the LAST bit of communication that I received. Keep in mind, that Monday, I come home from work thinking the cord would be gone and all was repaired, nope! I quickly emailed management explaining the issue and how it was unacceptable for the man to run an extension cord from the common utility closet to my patio's outlet. I also said, that I am not responsible for keeping that closet warm, this is what we pay our HOA fees for, and that I would be unplugging the cord by the end of Tuesday. Not one person ever responded, nor has someone been by to repair the electricity in that closet. The guy never even came back to pick up his cords. We are going on one month and our closet is still without heat. I have emailed A. Brown multiple times inquiring about the closet. My last email I sent was on January 16, 2018 asking did she know when our closet would be repaired. She never responded. It has been by the grace of God that those pipes have not burst. Each winter there are multiple pipes that freeze or burst because American Community Management does a poor job of maintaining. At this point I am livid. I have been a homeowner for almost 14 years, and I have never seen such negligence in my life. I plan to email and express my concerns and frustrations on every outlet that reviews can be seen, in addition to contacting the B.B.B. How someone would even think this is acceptable is absurd. Surely, they are homeowners or renters in some neighborhood and would expect the same level of business etiquette as the homeowners of Kings Council. At this point, I will be on a writing campaign. And until this problem is fixed, I will continue to email the company, let anyone know about this management company and their below average "management". read more

Poor business practices and a lack of communication with their clients and households. My HOA did not renew the contract, but payments were still sent to ACM. ACM neither processed these payments, forwarded them to the HOA, nor returned them to senders. Thus, homeowners who thought they were current on their accounts were, in fact, not and could be charged late penalties. In addition, when on-line bill pay is used, the money is debited from our accounts - even if you do not cash the check. This leads to a loss of interest income and a cost to stop payments on checks. Horrible. Absolutely horrible. We changed community management company last year, but the damage was done. This company really set our development back several years. The community managers assigned to our development was never available and very rarely responded when contacted. This company has devastated every property owner in our community development because of poor financial management of HOA/condo fees collected. Property owners had no luck selling or refinancing our homes because no bank would touch us. They didn't properly put away the required 10% of fees collected to reserves to apply for FHA approval which for some reason they took a long time to process any paperwork. That also means we had no access to a large market of potential buyers. We switched community managers and they had to raised our fees (which we were okay with since they clearly explained why), but with proper explanations and good communications, helped create a solid budget with support from the community that would allow for fha approval, and passed a budget that allowed owners to refinance and sell their homes. Before, no one could sell unless deeply discounted their homes which drove our homes plunging. ACM community management company did not have the knowledge to properly manage this development, of which we still have not fully recovered from. My home, along with neighbors, can now sell our property but listing/selling lower than what we paid for it. This is after owning a home in this development for the past 8 years, in thriving DC/MD/VA real estate market where interest rates have never been lower. Our homes are just now starting to get back to where it was when we first bought them, not quite there yet, but at least it's trending in the right direction. I, and everyone in our community development, would wholeheartedly not recommend this company. read more

Snowden Ridge community in Columbia has had very poor service. Our first year under contract we received zero service from our property manager. She did not return any calls could not get me as a board member properly logged onto the community portal to address property issues and did not return any of the residents calls either as we heard in the yearly neighborhood meeting. The regional manager Cheri Cortok refuses to address this lack of service issue and or speak about it. She did admit to the board and community the first manager had health problems and could not do her job properly. I have asked her about a credit to our account for laxk of service 4 times now with the same response I can't talk about it address it with the board. Well I am the VP of the board and ex President so address it with me. I was the one who switched to ACM so I want answers. The phone systems at ACM are constantly on the fritz with no way to leave a message for your community manage or regional manager. Our second year of service wasn't much better. No annual home inspections to make sure properties are within comunity standards were completed and houses started falling into ruins. They just did the first neighborhood inspection this June 2017 after 2 1/2 yrs under contract. Our new property manager in 2017 Erica is great, very responsive, and the experience is much better and hopefully we will see some positive changes. Overall I would not recommend them and definitely not under Cheri's region. I am surprised a person like Cheri is in the customer service industry. read more

In my HOA I dealt with Sheri C. and Carol B. They were inefficient, and quite honestly, I am not sure what they got paid to do. Any issues I had were NEVER resolved. It took multiple calls / emails over many days (addressed to both) to get them to do anything They seemed unable and unwilling to enhance or try helping neighbors to have a collaborative relationships who may have had disputes. They are burnt out, tired, and detached from their work and this in turn affects owners *we recently moved. My complex co-owners regularly noted how reaching out or asking for any assistance was, in essence, a waste of time. If this is the management company where you are looking to buy, reconsider - the beauty of your home / neighborhood will be overshadowed by the inept services you will be paying a high price to get. read more

Im tired of this company not knowing how to deal with people, more then once I got a letter saying I owe my condo fee, I called and gave the number of the check, and let them know it was cashed and leave me be, the women on the phone was rude as heck, told me I needed to send them a copy of the check ( OH NOT MY JOB I SAID), so finally thought it was over and today I get another letter saying I owe for 6/1/19. Again I called and told them again I have the check in front of me , as I asked the young lady on the phone to please get their act together and pay attention to what they should be doing. This company cannot be trusted, they intentional create water leaks and other damaged by not repairing them properly and they are caused repeatedlyThey insist they have to make repairs because 50% of the money is kept by them. They hire contractors to cut corners. They hired a plumber to repair the leak , that plumber gives 1 year warranty everyone, but gives 30 days to ACM, why because they hired not to repair but cause more leaks. when I questioned the disparity in warranty, they immediately alleged that plumber did not finish and a new plumber wil come. Like wise did the same with a another contractor who did not treat the mold used antimicrobial agent instead when I asked for warranty he left More repairs means more money to them. Two of their contractors I have complained with labor and liscensing recently. They charge less but they make money through unnecessary repairs. I would give ACM 0 stars if I could; I'm forced to deal with them for 2 properties I own; they're unresponsiveness, rude, misplace money in my accounts, and give me a headache every time I am forced to interact with them. I also seem to have a new person in charge of my property every time I call them, and no one is cross trained.
