These people are downright awful. The company charges you $145 per month. Oh, excuse me. $150. My community has no common area and the HOA provides NO services to you for this exorbitant fee other than taking out your trash and mowing you lawn, which at best is a 15 foot by 15 foot patch of grass on flat land. They can dress up their explanation in as many flowery words as they like. At the end of the day, their reasoning for why they charge so much is "well, everyone else charges about that." Oh, and if you're late on your dues? You're going to get an aggressively worded letter demanding that you pay up, or you're going to be dealing with collection agencies and lawyers. You don't like being spoke to that way? Well, too bad, they say. It's legal for them to talk to you that way. A simple polite phone call or even a first time notice written politely would work, but threatening people that you work for is another route, I suppose. Oh, something is broken? Well, "we didn't see your email last month." And if you want to call them, no one picks up the phone, or they'll promise to call you back and no one will. Homeowners associations should be a POSITIVE aspect of owning a home. This one is legalized extortion. If you are in any community "managed" by this HOA, I encourage you to vote for its dissolution. read more

In August of 2021, I contacted Residential Realty Group about shingles falling off my roof and sinking pavement at my front door. I was told several that my roof needed to be replaced and that the concrete would be dug up and replaced. Someone came out and said the roof needed to be replaced but didn't think my sinking concrete was a big deal. I have been living here for 21 years and every roof on my street and Washington Square has been replaced but mine. I have started sending emails again but have not gotten a response from them yet. They are quick to sue you if you miss a condo fee but what do you do when they don't do their job? read more

I live in Stoneridge Condominium for 14 years and all this years I got very big problem ,when we need to do meager repair outside.It takes for aver to make management to fix the problem,you need to call,come to the office and send a lot of emails,but they are very busy,they ignore all your calls,THEY ARE VERY BUSY!!Simple repair of roof water leak steel not completed for 3 moth.All my neighbors complaining about ignored management,because it is not the way to care people and property, they are here for us,but we don't have this feelings. read more

They think property management is a part-time job as their office is only open 4 days/wk. I purchased a condo and the documents we received requested we contact them which I did on 5/15. I asked for the parking space #. A website that was listed was not active for months, but the documents do not reflect this . I asked for Stairwell capt name, but did not get until 6/27. They did not reply so I call them on 5/17. I finally got parking space # even though they knew we would buy the condo weeks before and could have provided this earlier. I asked for architectural forms and I have yet to receive them 3.5 months later. I guess I have carte blanche approval for modifications. I asked about structural issues as I notice aluminum studs. They had no idea, it was not in the info packet, despite the importance for to even hang something. They promised to have handyman contact me, have not as of today. It was not until June 3 that I got the contact form. On 6/24 I asked again for stairwell capt and water shutoff location. I did not receive a response for 3 days . On 6/27 I asked about the 2 shutoffs (water or gas) in my ceiling. They did not know. All alterations require architectural approval and the association approved the sale after doing an inspection. They should know all shutoffs to minimize damage and financial loss to all. They agreed to have access to the water shutoff in my unit, which was in another secured area, provided for me for 6/28. They did not unlock the room that day. This cost me, as I manage 4 properties. Also on 6/27 I asked for key to access water shutoff to minimize financial loss to all in case of need for emergency service. In a 28 June reply they refused, claiming only residents (the unit is for my mother-in-law) get keys. I specifically pointed out I was a resident as I had no tenant at that point.I found out later this was not true, they don't give any residents keys. They never apologized for this "error",it appears to be intentional. Further in a 6/28 email they claimed the issue was discussed at a prior board mtg. I asked for minutes of that meeting but they have not provided. In that same email they claimed "The only utility that is in [the room is] water shut off." In fact it later turned out that the cable access was too; on 6/29 the cable company needed access but did not have a key. This caused my business and Verizon to have to waste time and money. That debt has not been repaid. None of the official documents mention that cable is there. That seems potentially negligent. I asked for contact info for the association president on 6/28. They refused but there is no provision or policy to prevent communication with our board. On 628 I discovered an outside spigot did not work. I traced the line to neighbor who had no idea. Management co. claimed definitively "The water shut off is in unit #2." This turned out to be another mistake. Plumber spent hours going back and forth between units looking for shutoff before finding it in laundry room. Either the Association and/or the Management Co. should have known where it was. I billed them for my company's wasted time, they have failed to pay. On 7/29 I asked company leadership contact me to resolve the MANY problems; they finally did on 8/11. VP promised to respond, but as of 9/1 has responded to NONE. At 7/18 Board mtg the election violated the bylaws. Management co. spoke without being offered the floor.. Management co. took sides on issues. They seem to forget they work for the Board and do not control the property. Someone wrote an incorrect name on the ballots, either the management co. or Board, both should have verified the ballots so both are likely liable for the costs of fixing the election. They were both informed of the errors but have not redone the election according to the bylaws, putting the association at risk of lawsuits and invalidating decisions made, again abrogating their financial responsibilities to owners. The Board may have violated its authority by having management company (who should have known they had no authority to send the letter) sending a letter to a resident who was LEGALLY feeding geese. On August 2nd I asked to meet with the management co. resident agent and attorney, but they have yet to do so. If this is the property management company you want dealing with your Board, owners, residents or tenants, by all means. I can recommend others who do not make so many mistakes as I own 4 rental properties. read more

First of all: DO NOT USE RESIDENTIAL REALTY. Let me be specific. Your managing agent may not be knowledgeable of Maryland laws regarding condo associations and the eligibility requirements of FHA/HUD. She may be unprofessional in demeanor with little communication skills. Information maintained by this company, on your behalf, will be treated as personal information belonging to them alone. They will not be helpful in providing you any information contained within in your association files. They will resist each individual homeowner's right to review ALL records pertaining to their unit. They have no organic knowledge of best practices, contract preparation and review, construction, small repair, reconstruction and remodeling, correct invoice review and preparation, proper water damage/mold mitigation procedures and physical plant maintenance. They are almost entirely dependent on the knowledge of the contractors they utilize for repairs and have no real system of properly vetting and credential approval procedures. Managing agents may lie to you at any time regarding their actions, lack of action, regulations and directives regarding your specific community. Do not expect this company to serve as an advocate in any insurance matter that you may be involved in. They have no experience at any level that you are likely to observe. You will have to do all the legwork on your own. Expect to be told things that are passed on to you as fact , wherein you are only really dealing with an inexperienced opinion or something that a contractor/vendor might have said. You and your association are on your own. Generally this is a systemic problem that begins with the owner and trickles down to the operations staff (that you are most likely to come into contact with). IF YOU ARE ALREADY USING RESIDENTIAL REALTY: You probably take some comfort in the fact that annual record audits are conducted and your company passes. Don't. Annual audits are not designed to detect FRAUD, WASTE and ABUSE. For a reference to this and most matters regarding your association, visit the Maryland Condo Association's website. Each homeowner should ask to see and inspect all maintenance files for their own home. Make copies of everything. This is your RIGHT under Maryland law. They will be reluctant to let you see the files and will attempt to give you only what they want you to see. Persist. HAVE AN AUDIT CONDUCTED BY A CERTIFIED FRAUD EXAMINER (CFE) OF ALL FILES AND OPERATIONS PERTAINING TO YOUR ASSOCIATION. Pay for this audit at your own expense and have the results provided solely to your Association Board. BECOME FAMILIAR WITH THE MARYLAND CONDO ACT. Ensure that Residential Realty is in complete compliance with ALL aspects of the act and ASK TO SEE the relevant documents. Remember: If you do not personally see it, it probably does not exist. HOLD Residential Realty accountable for their mistakes. The one thing that this company does not like to do is admit to mistakes. The other is to be scrutinized regarding their operations. Your association operating budget may be inflated due to unforeseen expenses and fees that are passed on to you. Ask to see original documentation. ENSURE THAT IF THEY SEND ANYONE TO PERFORM MAINTENANCE IN YOUR HOME THAT YOU RECEIVE A COPY OF THE INVOICE TO INCLUDE, MATERIALS USED, LABOR RATE AND TIME, AN ACCURATE DESCRIPTION OF WORK TO BE PERFORMED AND ANY COMMENTS OR NOTES USED IN PREPARATION FOR WORK. Ensure that your Association prepares and creates its own meeting minutes. Do not rely on this company to create and compile your minutes for you. Follow up on all approved association measures and have your board visually inspect Residential Realty's working space and ask specific questions about how your work is processed. BOTTOM LINE: Find another management company that services your needs and communicates freely with you and your Association. Never transfer records to or from this company ( or any other for that matter) without having your Association Board's representative in attendance. This is the only means by which you can be assured that files are not missing, misplaced or destroyed. GOOD LUCK! read more
