The home has a severe plumbing problem that repeatedly causes sewage to back up into the toilets, bathtubs, and even the basement. This is not a minor issue, it is a serious health and safety concern. Despite this ongoing problem, I was still charged numerous fees, including erroneous and unexplained charges, and eviction actions were filed that did not fairly reflect the situation. There was little to no effort to properly resolve the plumbing issues or show consideration for the living conditions, everything felt driven solely by money rather than tenant safety or professionalism. This experience caused extreme stress and hardship. I strongly advise anyone considering renting from this company to proceed with caution, ask detailed questions, and document everything.

So he's receiving multiple applications (at $75 an applicant) at once. The application process comes across as a scam as it continuously says incomplete, you'll complete and it will ask you for an additional $75. If you have any questions about this process you can email or call Richard, but don't expect him to reply. He's a fan of only sending out automated messages, nothing personal. If he actually picks up the phone, he'll say he's out of office and he'll call you right back... but that call will never come. Then you'll receive an automated sorry email saying you did not get the house 3 hours after he said he'd call you right back. Major coward vibes. If you need a man of integrity to rent from, you're not finding it here. Since applying to one of these rental homes, we have received contact scam phone calls and text messages. I cannot believe you all are allowing showings of the property with such a pungent odor and the driveway being the way that it is. My non compaints, only 1 HOA violation don't count, my open communication with yall doesn't count? They tell me that their decision can not be reversed and the decision is what it is. So my suggestion to you, do your homework before making any decisions. We received an HOA violation on June 26th with a violation to replace sod. Replacing sod is the responsibility of the owner of the property not a tenant. Progressive was aware of the condition of the lawn before we moved in and should have taken care of this prior to us moving in. Instead they leased the property to us and this issue has been passed on to us. The lease states that we are to maintain the lawn, cutting the grass, trimming the hedges NOT replacing sod. I've called multiple times to speak to someone and all to get is Customer Service who cannot assist. Someone reached out to me from the Advocacy team and I sent him photos of the lawn which were taken 11 days after our move in to show this was a pre-existing issue. He placed a work order to replace and today the maintenance order was canceled stating NOT OWNER RESPONSIBILITY! It's definitely not our responsibility to pay thousands of dollars to replace sod. I will be contacting an attorney. Please do not rent from them.
