Almost immediately, the plumbing was spurting and knocking. The floor flooded, the tub backed up with dirty water, the place smelled like sewage, and mold was found behind a wall. I put in notice to vacate in early September. The owner, Jawaid Naeem treated me with such disrespect. He treated me like I was his employee, giving my telephone number out to all of his subcontractors to schedule and monitor repairs (I had to even take a day off of work to have the plumber come when it was convenient for him because he didn't want to drive in Atlanta traffic in the evening). He even told me when I was out of town that I "..supposed to be there", when no such arrangement had been made. He claimed I didn't pay for something that I clearly did and had the cashier's check to prove. Even after sending him copies of the cashier's checks and showing him them in person, he still tried to return a substantially lower amount of the security deposit he owed me on move out. It was not because anything was wrong with the house. I barely lived there because he kept a lock box on the side of the house with a code to a key to the house the entire time I lived there. I felt so unsafe, especially when the key got to missing. He blamed me for it. He didn't even remove the listing from Zillow or Trulia until weeks after I moved in (or the blue realtor box on the front door). I videotaped the move out and had a witness there videotaping it as well. He said there was nothing wrong with the property except the yard wasn't done, which would cost about $40. I took time off of work to go and pick up the final check (my security deposit of $1895). His accountant offered me a check of $600 and bogus explanations and balance sheets to excuse why I didn't have my full amount. I called the police and an attorney. After that, the accountant called to offer me another check for $1000. In an attempt to still swindle me, they claim they could charge an administrative fee of $200 at the end, thus exempting me from $200 of the security deposit they owe me. Do not walk, run away from this company. They are unscrupulous!

In a recent…read moretransaction, I believe Patel committed fraud, and her broker (Bailey) refused to make it right. While I am filing a lawsuit and plan to eventually recoup the money, to date, this has cost me over $1800. On December 8, 2024, I toured 3338 Peachtree Rd NE, Apt 1905 with Rachel Patel. I asked if there were any fees outside the rent. Rachel explicitly stated there were none. Based on this information, I filled out the application agreement on December 9, and was approved with a move-in date of January 1, 2025. There was a $1750 "reservation fee" and a $75 application fee required to submit the application. The $75 was non-refundable, but the $1750 was refundable unless I failed to execute the standard lease. When I finally received the lease on 12/17, it was materially different and not a standard lease. First, it included multiple undisclosed fees that directly conflicted with her verbal representation and the listing itself. These fees included a $350 pet fee, a move-in fee, and a rekey fee. Additionally, the lease contained an entire page at the end of "special stipulations" that were absurd and non-standard, essentially obligating me to repaint the entire apartment after one year of tenancy. I also found out by a little digging Patel lied about her involvement in the property. She was not just the broker; she was the owner (she is connected with the LLC listed as seller on the lease). Because the lease was non-standard and did not match up to her verbal representation, I had the right to refuse to sign and get the $1750 back. When I brought this up, Patel responded dismissively. She claimed the fees were normal and gave me 24 hours to agree to the lease or she would relist the property. This ultimatum directly contradicted the terms of the agreement, which provided until January 1 to finalize the lease. I then escalated my concerns to her broker, John Bailey, on December 22, outlining the non-standard terms and requesting either the removal of the special stipulations or a refund of my deposit. While he initially responded by waiving the move-in fee, he ignored my follow-up communications addressing my concerns with the non-standard special stipulations on the lease. As a result, I filed an ethics complaint with the Georgia Real Estate Commission regarding this experience. I strongly advise against working with Rachel Patel or John Bailey. Similar complaints can be found online, including a Yelp review describing a comparable situation where another individual lost $3,500. Patel is a nasty person who will get more and more demanding as the process goes on. In my opinion, she tries to take advantage of people. For example, she tried to get me to move my move-in date forward simply because she was leaving town and wanted more money. It was laughably unprofessional and I told her no. My advice is to not do business with either of these people.

The Atlantic building is old and not worth it. It literally needs a lot of work inside. There are better apartments or condos to rent that are modern. After you pay a hefty fee as a deposit, you still have to pay an ADDITIONAL deposit to the building to use the amenities that should already be included in the rent. I cannot believe you all are allowing showings of the property with such a pungent odor and the driveway being the way that it is. The offer failed and the listing agent in Canton reported that Georgia's contracts are LATE AND SLOPPY. Palmer House and Georgia Edwards SUED THE FAMILY when they purchased a house with another agent after learning about her incompetency. Palmer House NEVER looked into the facts. The law suit was VINDICTIVE AND GREEDY. They intentionally harmed good people. Georgia will call you her "family" to endear herself. She is a VERY DECEPTIVE INDIVIDUAL. Georgia put a lock box and a sign on the same couple's home without their permission and pressured them to sell because she said their neighborhood was "changing". We called her about listing our home prior to knowing that she is a very litigious person. After the tenant moved out, RMS withheld a security deposit I was entitled to, citing "anticipated utility charges and legal fees." Nearly two months later, the funds still have not been released, and RMS has provided no clear timeline or meaningful communication. This delay is unreasonable and unlawful, as funds cannot be withheld due to internal financing issues. Despite our long business relationship, they have left me completely in the dark and have provided no flexibility or communication on what should be a cut a dry issue.

She was always argumentative about repairs some of which I declined and were tenant repairs. Things got worse when I decided to sell the property, which they would evidently lose money from monthly, and they instantly demanded all these fees. I would not use them again for managing any property of mine and would not recommend any investor use them as well.
