I cant complain we live in a beautiful 5 bedroom & I would not trade it for the world. Sometimes things go wrong but its all about patience & its not a time I called & couldn't get a live person. I would highly suggest you choose wisely before renting from AMH. My air has been out going on 11 days. I have contacted Maintenance several times and have been told that the "Estimate needs to be approved" I've been hearing that since last Wednesday. I've reached out to my Resident Manager on several occasions and have not received not one email, or phone call back. The temp in my home has now pushing 90 degrees with it being 100 degrees outside. I rented a townhome from AMH for over a year. I found a home to purchase but had 3 months left on my lease, which I notified AMH. I had planned to keep the lease until the end and also move into the new home slowly. AMH told me that it would be great if I would vacate the townhouse early as it would save me a lot of money and they could possibly lease it again sooner. I knew that I could / would be responsible for the lease if they could not lease it. But there has been someone in the property and I was still charged for the full two months after vacating early. Simple lesson: do what is in your own best interest and do NOT trust AMH to actually help you in any way. read more

If I could select 0 starts, I would. Let's put aside the beginning and how that went horribly wrong and the fact any services of the home that were needed were put off or done unprofessionally. I lived in their house for 5 years and just moved out on 05/01/2025. I had a professional cleaning team come to clean the full home. Had walls painted where need be and overall, left it in better condition than when I moved in (other than fridge). Several days later, I get an itemized deduction for services they would remove from my deposit. Some of it, I understood some of it. However, they charged me $346 for a "full cleaning service"! Again, the house was very clean, although I forgot to wipe down the inside of the fridge and freezer. Surely, that does not entail a "full cleaning service" and when I was speaking with the agent, she told me I should be happy because they didn't charge for new carpet. I was upset enough about the situation and just said forget it, they will send me a check for X amount. Well...today I received yet another email with more charges. They are now charging me for 16 extra days of rent! I paid on the 1st and moved on the 30th. Instead of me receiving X amount back, they now want close to $700 for rent. I would highly suggest that one would do research on how many lawsuits this company has had in the past with similar issues. read more

This company has been nothing short of horrible. I started submitting requests regarding our HVAC unit on January 26, 2024, because it was not functioning correctly. Maintenance came, turned it on and off, and stated it was fine. We submitted another request on May 13, 2024, to inform them that it was still not working properly. Once again, maintenance came out and said it was fine. On June 18, 2024, we noticed the unit was running continuously but not cooling the house, which reached 83 degrees inside. Our AC was out for 7 weeks, with temperatures exceeding 84 degrees in our home, where we live with small children. After days of pleading for AMH to send an HVAC technician to come out--only to be told they wouldn't send anyone until it was over 90 degrees inside--we finally had a technician assess the situation. They discovered a coolant leak and several other issues that needed repairs. It took a full 7 WEEKS to get this problem resolved. I was told by a representative at AMH, "That's what you get for choosing to live somewhere this hot." During those 7 weeks, our unit ran continuously, resulting in exorbitant electric bills. The unit is still not running efficiently, and we continue to struggle with high bills. I have reached out multiple times to resolve this issue, but it's become increasingly difficult to get a response. I do not recommend this company to anyone; it's been a truly terrible experience. The home was in terrible condition when we moved in--the backyard was overgrown with weeds, full of dead grass, and a muddy mess. They also billed us excessively for damages that were clearly pre-existing. Frustrating to move into a dirty brand new home. This two story home had paint, caulking, and sheetrock dust throughout the flooring of the home. You could imagine how upsetting that was cause now you have to take the time and energy to clean what should have been done by the company and it wasn't easy to get this done. The project manager came by and we expressed our concerns and he said usually they send someone to clean before tenants move in. Well guess what someone dropped the ball and either forgot or didn't care to schedule a cleaning for this home. I have sent emails to a property manager who can't even open a link to the videos I took when we showed up at the home. So looks like nobody cares, yet they advertised a smooth transition make it seem like they are taking care of everything hence you pay movein fees, so you can settle in seamlessly and enjoy your time. I asked about a dead shrub in the front yard to be replaced and property manager hasn't even taken care of that. All they care about is their ridiculous fees. $500.00 cleaning fee yet I had to bust my ass off to make this home move in ready and out of -under construction status. Not to mention not everyone is on the same page you get a fee agents that are very helpful and knowledgeable, then you have some who have no idea what they are doing. Very poor customer service from AMH. Had I read the reviews prior to signing a lease, I would have moved on and rented else where. The rental company AMH has allowed a property manager to forge paperwork to make their tenant pay for house repairs like painting the whole house, replacing windows, water leaks found by their own inspectors and deemed faulty due to corrosion and old age, water irrigation in ground leak. When compared to lease signed and tenant responsibilities compared to a property manager given tenant responsibilities were forged and changed and set up for tenant to pay for all repairs. The company AMH might say we had no knowledge of this would be a lie as I have directly contacted the multiple nation wide offices and was declined service or opportunity to provide proof and was told to only deal with the property manager and that the offices have no direct access to the properties. Absolutely the worst place/company I have ever rented from! The house itself was missing a peep hole. I was told "whoops, sorry, I guess I missed that one, I'll be right back to put it in!" The guy never came back. Had exposed wood where there should have been caulking done, like a lot of exposed wood! I was told that was cosmetic and not a problem. Upon move in, our master bathroom wasn't working for the first two weeks! I had to call and put in three different requests for a legitimate plumber to finally come out and fix it! He found a whole bunch of wadded up paint from when the house was being built, all shoved into the pipes! This was a new build home by the way. The toilet never worked right after that. Constant issues with flushing, the whole time we lived there! Despite multiple plumbers coming out to "fix" it. When putting in a maintenance request, I'd have to call to follow up once I wasn't contacted regarding the issue(s). It just became part of the normal routine but it was very annoying! Upon on move out, there is no check list regarding what is needed to be done to ensure you receive your deposit back or that things are done properly. You literally have to guess and wing it! My cousin and her husband also moved out and were told that they would receive a checklist two weeks prior to moving out to ensure they knew what needed to be done. They received a link to find this list, the day before their move out date! Also, the link didn't work. When she reached out about help for this, her questions were not acknowledged and instead, she was charged money without any explanation as to what it was for. So, she asked and then was told it was an error. No explanation given. My husband and I were also charged for random things upon move out, without any explanation as to what we were being charged for! Extremely unprofessional. I have lived in a total of 7 rental communities, which I know isn't a ton, but all of them were good at giving a breakdown of what was owed and why and checklists. We also were charged $60 for them to repaint a heavily trafficked area that was about 8ft long and then another wall for $50! Just to paint a few feet! The only thing we were told, was that if it's beyond normal wear and tear, you'll be charged. Which, I understand. However, charging $60 to slap on some pain for a few feet?! We also left a couple command hooks, that you literally pull off with a provided pull off tab, and they charged $35 for removal! This place is shady, unprofessional, does not communicate whatsoever and will try to fully take advantage of you. Also, they changed their name because of how many bad reviews they had on their old name. Stay far away from this company! We rented for several years, from a couple different rental agencies, and AMH was the worst by far. First, the good- maintenance was generally pretty quick, and they were usually pretty responsive. Now everything else. Days before we were ready to fully move in, we showed up to move in some of our items and found that they left the house like the attached pictures. It was absolutely disgusting. Who leaves a clogged toilet for renters? We had tried to do a walkthrough of the house before move-in, but their lockbox didn't work, and we didn't have any other choice at the time than to move forward with this house. So this is what we saw when we first set foot in the house. When we called to complain, did they apologize profusely, or offer us any kind of compensation for leaving the house like this? Nope. We had to argue with them to get them to send someone to clean the house before we moved in. What's even more insane is they had done a walkthrough prior to giving us the keys and sent us pictures of the walkthrough. The pictures were few and blurry, but when I looked close I could see in one of the pictures that the floor was dirty, which means this company knew full well that it looked like this before we moved in. They just did not care. Not to mention the safety hazards of wiring hanging out of the ceiling. The house was trash quality and overpriced. We pay less in mortgage now than we did in rent here. And then, of course, when we were moving out they charged us for "damages" that were a result of them using cheap materials in the house. Avoid this predatory company if you can. read more

This company is the worst management company ever I hope this company have the biggest lawsuit ever on earth This is the bath water I ran to take a bubble bath and before I could get into the tub I saw the water looking like this so I ran water in all the faucets in the house and this is what came out brown water.. and they didn't want to put filters in the property when I told them I needed when I first moved in and I went back & forth with for several months to get the filter put in and they still wouldn't do it .. it actually took one of the contractors that had to come and do work here on the property for something else to convince them to allow him to put the filter in and a water softener as well they told that it wasn't needed but I noticed that every time I use the water it would leave water stains on everything and look like milk... also iv had other problems with this company among other things that has happened while dealing with them with there bad attitudes as well ... read more

Submitted an application with AMH for a home that's close to my kids school. Talk about delay, run around submitting document after document. My current situation is I'm paying $2500 a month (outrageous I know) and my lease is up the 31st. If I do month to month it jumps up to $2750. I applied for a home that is $1995 with AMH. I'm a single mom of 3 trying to stay in the same school for my kids who receive special services so moving schools is a huge hassle. I'm a bartender and hostess and most of my income is cash. Here I am down to the wire since my lease is up the 31st with a money order/cash/card in hand willing to pay deposit and first months rent within 24hrs of a lease being signed happy to save some money and they are questioning my income. 8yrs I've worked for the same company have employment verification letters have paid $2500 for the past 4yrs in rent. I've jumped through enough hoops in the past week trying to appease AMH. I've worked with 3 different people supplied what they've asked sent multiples/duplicates to all 3 leasing agents and I'm exhausted. Def not a "quick easy online process" as they have advertised. They definitely had to many leasing agents requesting additional documents, trying to take over where the last left off. I guess I'll continue to shell out ungodly rental rates. read more

We had black mold that caused 2 of our children permanent breathing problems. Any time we contacted them about a serious issue with the house we got the run around. Everyone acts like they are appalled by the treatment we've received and then neglects us the same as all the other departments. They are 100% slumlord millionaires and owned by Black Rock which has a shady past as well. Every time they buy a house they put cheap down grades for floors yard walls covering mold and hazardous problems just to kick the can down the street. I have been without a working oven since before thanksgiving. I have had a maintenance order in ever since then. My family is going without home cooked meals for over a month and two holidays. When I call, I only get the answering service who assures me they have emailed the person in charge of my property. The answering service is only able to tell me vendors are rejecting the repair. I apparently do not have a property manager because no one is getting back to me. This makes no sense. My rent will be due on the 1st. And here I have been paying extra for my family to eat fast food because we don't have a working oven. Please, please fix my oven!! I can't take any more fast food!! Awful company. I'm highly regretting signing another year lease here. The only reason I did is because it is not a feasible time for us to move and if we signed a 6 month lease the rent goes up. This company is trash just like they leave their neighborhood. We live outside of Phoenix and the pool has been sitting for the past month and a half and still not open ( pool was started last summer.) The grass belt is overgrown to about 4 feet of nothing but weeds with wood and an old mattress that has been sitting around for about 2 months (mattress is not AH4R fault but damn do something about it) That is just the issue with this company is they don't give 2 Shits about the property's or the people that are paying for them or the renters! It's too bad that 0 is not an option! A friend of mine has not had air for 6 days, 6! In Phoenix, where it's currently 115 degrees and she has a child and animals. With repeated attempts to get help, they have only given her a cooling unit 3 days ago for her 2 story house which in 3 days has taken hef temp inside down from 98 to 94. There are several other vacant rental properties in the same area and they will not let her and her family use one until the air is fixed nor will the foot the bill for the hotel she is living in that she can only afford until Tuesday Her plants have died,her fish tank is black, her son and dogs are miserable! In addition. they sent a maintenance worker out from Tucson, 2 days ago when they knew already that the compressor was broken and did not tell him what was broken so he couldn't fix it and then they were told due to the holiday. no one in their office was working and it wld be a few days before they get approval to fix it. Basicslly they took money and provided no service or product with no documentation (ILLEGAL) Even attempted to inquire about another rental recently. Have tried to contact to schedule viewing of property 3 times with no responses. I wanted to write an update, as more has occurred since the last one. As I last wrote, a tech of theirs came out at the beginning of May to repair some leaks in the left our water on manual! We had no idea until someone from the city knocked on our door over a month and a half later to tell us they had noticed our water usage was very high, and that they suspected we may have a leak. We called them right away to arrange for a tech to come out to see what's going on. It of course took a while for their tech to come out (at least a few days). Meanwhile, our landscaper came to the property to pull weeds and trim the bushes, and we told him about the issue. He's the one who discovered our water had been left running. He turned the manual switch off for us, and another tech came out to fix a leak in the drip line a week later. We received a $445 water bill, whereas our bill is normally around $78. I called our property manager, AUBREY VENTITTELLI, by phone and left a voicemail on a Monday morning. I also emailed our leasing agent, since I felt she was more friendly and responsive. My husband also spoke with Aubrey directly. She said she would look into the water bill issue. She asked us to send her pictures of our bill showing the billing dates, which I did. We did hear back about a week later. I received an email from Aubrey acknowledging that this must've been a mistake made by their tech which caused the huge spike in our water usage and that she was able to get approval to credit our account for the overage. The vibe I got from her was that this was a one time thing, so I emailed Aubrey back to inform her that the water was running for over a month and a half, so there would likely be a second high water bill. She never responded. Fast-forward to last week, we received a second water bill for the usage from June-July, and it was just over $360. I immediately emailed Aubrey with photos of the bill, showing the billing dates, which fell within the time period the water was left running and we had the water leak. She didn't respond. I had my husband call her after not hearing from her for several days, and my husband told me she basically made it sound like they did us a huge favor the first time by offering to credit our account, and that it's not something they normally do. Again, this was THEIR MISTAKE, not ours. She stated she would reach out and see what can be done. This past Friday, I received a response email from Aubrey (which, by the way, was a reply to the original email I sent her with the second water bill that she did not promptly respond to, and had actually told my husband she never saw) saying that they will not be crediting us for the second water bill, that the irrigation issue has been documented, etc... Needless to say, I was very upset. I emailed her back telling her that is unacceptable, as they admitted fault in her previous email and we did our due diligence by notifying them promptly the moment we were alerted there was a problem. I don't expect to hear from her right away, and honestly, am planning to escalate to their corporate office. It was late on Friday so I haven't heard back yet, which I understand, but I expect a response from her first thing Monday. If they are unwilling to fix their issue, I'm more than happy to look into possible legal options. OH, and it doesn't end there. This morning our landscaper came out to do our general front yard maintenance and while here, he pointed out that once again, there is a freaking leak by the tree in our front yard! I don't know if the guy who previously came out didn't fix it or if it's a new leak, but obviously the people they're sending are not very competent at what they do at all. So I had to call AH4R's maintenance department a third freaking time so they can send someone out to fix the leak. Last but not least, READ YOUR LEASE CAREFULLY. There is a section that states they are NOT responsible for any damages caused by burglary/theft to the property. At least there was in our lease. So if someone comes and kicks down your door or busts out a window, YOU could be responsible! I tried to clarify this with Aubrey as well and she said that's what renter's insurance is for, but when I spoke with my insurance agent of 14 years, she told me that renter's insurance doesn't cover that... that's what homeowners insurance is for. I DO NOT recommend this company. If you are remotely considering renting from these people, READ YOUR LEASE BEFORE SIGNING. Make sure you know your rights. But really, you'd do better off just not renting from them altogether. I have been at my house going on 3 years and have had 5+ different managers who don't respond to anything.

My husband and I have been renting through AMH since February 2023, our experience has not been good to say the least. Our lease is up in February 2025 and we will not be renewing. Unfortunately the house we rented, although remodeled, sat vacant for a very long time and there were issues that we dealt with when moving in...clearly shows they never did a thorough inspection of the home before allowing tenants to move in. I am a Realtor and Property Manager and have been renting for 10 years and never had this type of experience before. the air filters looked like they had never been changed, they sent a tech out to change them when we first moved in and he was shocked at how brown they were, it was nasty. The turf in the backyard which was our selling point for this rental, looks very poorly done, not lined up with edges of yard, caving in in areas, had to put a maintenance request in pertaining to the turf because it was a trip hazard. During our stay here it takes dats to hear back from anyone. Phone lines ring. However, our biggest complaint is Maintenance which is a HUGE part of renting. We have to call and check in on our work orders because we never get contacted, they send an email after submitting your work order that you will hear from someone within 24-48 hours. I submitted a request for no light in our kitchen due to the switch being broken and our master bathroom shower not working, can only take a bath 4 days ago and still no one has contacted us. So I called today, they said next soonest is Nov 6th, 2 weeks from the time I submitted my work orders. Really? I ask why no one contacted us and never does, and why I have to call and check on when someone will be out, and their response is: we are a little behind.....CLEARLY. They must always be behind, if this is my experience for the past almost 2 years. Look, I am easy going and I hate complaining but this company is a NO for me. OH and they like to increase your rent when rentals are coming down in price and have 3 other vacant homes on the same street...makes sense right? Prior to my flight i had completed all said applications and requirements to securely obtain a residence. After the application was submitted i was never contacted again. So we rented from SH4Rent in the surprise area for over 6 years. We never expected to stay in Arizona but finally decided to buy a home. Our property manager Nick buckles is unreachable every day. When we first moved into our home on Shangri La we had a broken dishwasher they sent someone out who seriously put silicon in it..came out the next day. That was our first clue to never call them for repairs. Fast forward to thanksgiving the following year and time for our house to be painted. They literally had someone come to our house on thanksgiving morning to paint the outside. Now that we've early terminated our lease and paid the 4500 dollar fee, the charged us again for the termination fee. I called their head office to speak to accounting. I have proof it was credited, proof it came out of my account and proof that there were zero damages to the house and should have received my security deposit back. The gal at their head office says the accounting is actually done by the property manager and he should have credited it back. Instead I'm left with an additional balance for a second termination fee. All the while mr buckles and his senior property manager AAron erlich are unresponsive. Do yourself a favor if you're currently renting from them don't expect a refund of your security deposit just leave the house and let them absorb the costs. read more

we have been having issues with our air conditioning. it's 111 outside and I submitted a work order two days ago with no response. This company is impossible to get ahold of and we will not be renting from them again. They need to be shut down. Invitation homes was 1000000% times better when we rented from them. This renting experience was by far the worst in my adult life. From the hidden mold under the bathroom sink from the leaking tub in the guest bathroom to the pooled $900 electric bills. Not to mention the neighbors who had parties every night with a DJ directly up agains the master bedroom window. This was a horrible and frightening experience for a one income family. read more

Signed a lease and had to cancel in a couple days due to the nonexistent service and their refusal to let us see inside the house before moving in. Just trust the other reviews and avoid this company unless you have a need for headaches and anxiety. read more
