This company has been nothing short of horrible. I started submitting requests regarding our HVAC unit on January 26, 2024, because it was not functioning correctly. Maintenance came, turned it on and off, and stated it was fine. We submitted another request on May 13, 2024, to inform them that it was still not working properly. Once again, maintenance came out and said it was fine. On June 18, 2024, we noticed the unit was running continuously but not cooling the house, which reached 83 degrees inside. Our AC was out for 7 weeks, with temperatures exceeding 84 degrees in our home, where we live with small children. After days of pleading for AMH to send an HVAC technician to come out--only to be told they wouldn't send anyone until it was over 90 degrees inside--we finally had a technician assess the situation. They discovered a coolant leak and several other issues that needed repairs. It took a full 7 WEEKS to get this problem resolved. [[HIGHLIGHT]]I was told by a representative at AMH, "That's what you get for choosing to live somewhere this hot."[[ENDHIGHLIGHT]] During those 7 weeks, our unit ran continuously, resulting in exorbitant electric bills. The unit is still not running efficiently, and we continue to struggle with high bills. [[HIGHLIGHT]]I have reached out multiple times to resolve this issue, but it's become increasingly difficult to get a response.[[ENDHIGHLIGHT]] I do not recommend this company to anyone; it's been a truly terrible experience. They clearly do not care about their tenants.

We rented for several years, from a couple different rental agencies, and AMH was the worst by far. First, the good- maintenance was generally pretty quick, and they were usually pretty responsive. Now everything else. Days before we were ready to fully move in, we showed up to move in some of our items and found that they left the house like the attached pictures. It was absolutely disgusting. Who leaves a clogged toilet for renters? [[HIGHLIGHT]]We had tried to do a walkthrough of the house before move-in, but their lockbox didn't work, and we didn't have any other choice at the time than to move forward with this house.[[ENDHIGHLIGHT]] So this is what we saw when we first set foot in the house. [[HIGHLIGHT]]When we called to complain, did they apologize profusely, or offer us any kind of compensation for leaving the house like this? Nope. We had to argue with them to get them to send someone to clean the house before we moved in.[[ENDHIGHLIGHT]] What's even more insane is they had done a walkthrough prior to giving us the keys and sent us pictures of the walkthrough. The pictures were few and blurry, but when I looked close I could see in one of the pictures that the floor was dirty, which means this company knew full well that it looked like this before we moved in. They just did not care. Not to mention the safety hazards of wiring hanging out of the ceiling. The house was trash quality and overpriced. We pay less in mortgage now than we did in rent here. And then, of course, when we were moving out they charged us for "damages" that were a result of them using cheap materials in the house. Avoid this predatory company if you can.

Brown Bath water coming out of the faucet and shower ..

This company is the worst management company ever I hope this company have the biggest lawsuit ever on earth This is the bath water I ran to take a bubble bath and before I could get into the tub I saw the water looking like this so I ran water in all the faucets in the house and this is what came out brown water.. and [[HIGHLIGHT]]they didn't want to put filters in the property when I told them I needed when I first moved in and I went back & forth with for several months to get the filter put in and they still wouldn't do it[[ENDHIGHLIGHT]] .. it actually took one of the contractors that had to come and do work here on the property for something else to convince them to allow him to put the filter in and a water softener as well they told that it wasn't needed but I noticed that every time I use the water it would leave water stains on everything and look like milk... also [[HIGHLIGHT]]iv had other problems with this company among other things that has happened while dealing with them with there bad attitudes as well[[ENDHIGHLIGHT]] ...

After living in our rental house for over 7 years old I'm asking myself why we waited this long to leave. American Homes 4 Rent are by far the worst rental experience we have ever had!!! We had black mold that caused 2 of our children permanent breathing problems. Any time we contacted them about a serious issue with the house we got the run around. Everyone acts like they are appalled by the treatment we've received and then neglects us the same as all the other departments. They are 100% slumlord millionaires and owned by Black Rock which has a shady past as well. Every time they buy a house they put cheap down grades for floors yard walls covering mold and hazardous problems just to kick the can down the street. God bless the family that rents this cursed nightmare house when we leave. These pics only scratch the surface.

Awful company. I'm highly regretting signing another year lease here. The only reason I did is because it is not a feasible time for us to move and if we signed a 6 month lease the rent goes up. This company is trash just like they leave their neighborhood. We live outside of Phoenix and the pool has been sitting for the past month and a half and still not open ( pool was started last summer.) The grass belt is overgrown to about 4 feet of nothing but weeds with wood and an old mattress that has been sitting around for about 2 months (mattress is not AH4R fault but damn do something about it) That is just the issue with this company is they don't give 2 Shits about the property's or the people that are paying for them or the renters! There are numerous people moving out just after 6 months of moving in. I am out of here asap and do not recommend ANYONE moving into one of their homes you are completely setting yourself up for disappointment!

Complete lack of urgency to address maintenance issues. Currently I have no hot water, no heat, and…read moreextremely low water pressure in both sinks in my unit. The water issues happened on a Saturday morning. There is no emergency maintenance line (though capstone will tell you it is an emergency line), just an offsite call center available after hours. It is not easy to find the number to call for this call center and once I did, it still took over 45 mins just get a maintenance request submitted (due to excessively slow responses on their end). The call center is unable to tell you when you will hear from capstone or a vendor assigned to the problem. I did end up speaking to my property manager (Janelle, mentioning her by name to counter the positive review she has below mine), who told me I'd have to "get creative" (her exact words) over the weekend in order to bathe for work, do dishes, etc.. I wonder how long she personally would be willing to "get creative" and tolerate no water pressure or hot water at her own home? The heat in my unit has not been functional for at least 2 weeks. The owner of the property didn't like what the first vendor had to say so then they sent a second vendor out over a week later. This has forced me to rearrange my personal schedule to be home at inconvenient times because the owners don't want to pay for whatever repairs were recommended. How many second opinions are they going to put me through before they do something? Who knows. Sure this is Phoenix and I don't have any kids or elders to keep warm at night, but that's not the point (and I get the vibe the urgency level would be no different even then). Regardless, how is it acceptable for them to take weeks to deal with broken heating and put me through dealing with multiple vendors and them not being willing to pay for an emergency plumber to fix my water over the weekend? What if this was a broken AC in the middle of summer? Would the response be the same? They only care about making money and saving money for the property owners, they have zero concern for the tenants. Functional water (including hot water and water pressure) and heat are basic requirements for making a property habitable per AZ law. I currently have neither. Unfortunately, AZ heavily favors landlords over renters when it comes to the law so I likely have no legal recourse (and I'm sure Capstone banks on this because they know they have the upper hand), but you can bet I will be looking into it and at minimum posting reviews wherever I can. Prior issues: 1. I've reported a nasty odor from the shower drain which they have repeatedly ignored. They did send somebody out once to fix the broken toilet and told him to "just make a note" about the shower drain issue but to not actually do anything about it. Management then cancelled the maintenance requests I had placed on the portal 2. They will force you to submit to a yearly "walk through" to allow a third party to come into your home and take multiple photos of every room. This is invasive and ridiculous and NOT standard in the industry 3. They ignore requests that they don't want to answer. At my unit, the homeowner pays the utility bills directly and the amount is pushed through in the portal for me to pay. When I have asked to actually see any of these bills I am being charged for, Capstone ignores me. The unit has what appears to be the first digital thermostat ever created - I offered to have a smart thermostat installed, at my cost, through a vendor of the owners' choice. Ignored. 4. They will charge you $50/month for access to their online portal and for bimonthly air filter changes. You will have to let somebody come in and change the filters for you, they will not allow you to change them on your own or they will charge you (when I viewed the property prior to signing the lease I was told by the agent at the viewing that I could change my own air filters - he was wrong). You will also be charged a fee for paying your rent online through the portal (that they are already charging you to be able to access). Avoid this company at all costs, at least as a tenant. If you are a sheisty property owner who doesn't give a crap about your tenants, this may be the group for you. After selling my home and moving into a rental while I search for my next home and/or consider a move out of state, I was extremely leery of going through a management company. Capstone has firmly confirmed that my reservations were justified. It was a huge mistake and I urge you to not make the same one

However, from 2021 to 2025 they went through four different managers. I would have one person, everything would seem to be going well and then abruptly they'd tell me someone else was being assigned. In 2025, I was again assigned a new manager, Andrea R. and communication significantly declined in comparison to other property managers I had been assigned. Emails would often go unanswered for long periods of time. Everything fell apart during a tenant move-out at the end of 2025. Before the tenant moved out, I provided the original lease and deposit records to Andrea so there would be no confusion. During the scheduled move-out, the assigned manager was unavailable, and the person who performed the move-out inspection took not one photo. I had to step in myself after tenant departure to take move-out condition photos because Fort Lowell staff didn't do it. The departing tenant was instructed to leave the keys unsecured in the mailbox after 5:30pm, which was very concerning because they didn't set up a lockbox for the tenant to securely leave the keys after the inspection. In addition to all of this, they issued a security deposit refund using rents from another unit to the tenant before fully reviewing damages. Keep in mind I held the deposits, but they did not consult me or provide me with the breakdown and obtain my authorization before refunding the money that I should have provided from the deposit account not use rents from another unit's tenant. To make matters completely insanely worse, the refund included money that had already been returned years earlier to a prior co-tenant! After I began formally requesting proper documentation and correction of the accounting, communication became worse. I sent a written notice under the contract giving them nearly a month to fix the issues. The problems were not fully corrected. After I terminated the agreement with proper 30-day notice, communication completely stopped, they did not follow up with me with requested documentation and stopped responding to my other unit's tenant they were still managing in this timeframe. I have still not received the complete documentation or the remaining funds in my owner account. I also later discovered that another tenant had gone six months without a properly executed lease renewal, and I was never informed. As a landlord, you need clear communication, accurate accounting, and proper handling of deposits. In my experience, those basic protections were not consistently in place. In addition, Fort Lowell's team is extremely unprofessional, completely ignoring clients, being condescending, and just displaying levels of incompetence I didn't know could exist. If you're a property owner, I would not recommend you use Fort Lowell. In fact, RUN!

I fortunately moved out of my building managed by CALCAP at the end of May and have yet to receive my security deposit back. After having left my forwarding address with the office at the property as well as the corporate office, I have yet to get any results. Three emails, 5 phone calls and at least 3-4 voicemails marked urgent left completely hanging with no response. By LAW my security deposit was to be mailed out by 06/22 and today is 7/27 and I'm left ignored and disregarded completely. I left with BLACK MOLD issues and pictures sent to them as well as video to variety after living the past year with ROACHES, BED BUGS, MY CAR WINDOW BEING BROKWN OUT, HOMELESS PEOPLE LIVING IN THE LAUNDRY ROOM, A POOL LOCKED BY THE STATE BECAUSE OF ITS CONDITION, PARKING BEING TAKEN UP BY NON-RESIDENTS, BLARING MUSIC AT ALL HOURS OF THE NIGHT... and the list goes on and on. If you're considering renting from this company I urge you to reconsider. Review after review of the despicable conditions and lack of communication and no resolve to issues all speaks to exactly what you can expect from this company.

Got moved in with Calcap 5/2022 Cassie the…read moreItalian manager lady told me the apartment came with a TV mount, so it's the property's asset not mine. She said I won't be charged for the TV mount removal, if the apt complex is transferred to a new property management. I moved out of La Cima with Chamberlin & Associates 8/2023. The new manager charged me more than $40 to remove the tv mount, because documentation they have from Calcap doesn't say there is a tv mount in the apt. I'm beyond angry because the lack of administration and management from Cassie. I wanted Calcap to take accountability for their mistake. I'll take this extremely seriously and publicly, if Calcap refuses to resolve my case fairly.
