I obtained Fort Lowell Realty in 2021 to manage my duplex. In the beginning, I had responsive and communicative property managers. However, from 2021 to 2025 they went through four different managers. I would have one person, everything would seem to be going well and then abruptly they'd tell me someone else was being assigned. In 2025, I was again assigned a new manager, Andrea R. and communication significantly declined in comparison to other property managers I had been assigned. Emails would often go unanswered for long periods of time. Everything fell apart during a tenant move-out at the end of 2025. Before the tenant moved out, I provided the original lease and deposit records to Andrea so there would be no confusion. During the scheduled move-out, the assigned manager was unavailable, and the person who performed the move-out inspection took not one photo. I had to step in myself after tenant departure to take move-out condition photos because Fort Lowell staff didn't do it. The departing tenant was instructed to leave the keys unsecured in the mailbox after 5:30pm, which was very concerning because they didn't set up a lockbox for the tenant to securely leave the keys after the inspection. In addition to all of this, they issued a security deposit refund using rents from another unit to the tenant before fully reviewing damages. Keep in mind I held the deposits, but they did not consult me or provide me with the breakdown and obtain my authorization before refunding the money that I should have provided from the deposit account not use rents from another unit's tenant. To make matters completely insanely worse, the refund included money that had already been returned years earlier to a prior co-tenant! After I began formally requesting proper documentation and correction of the accounting, communication became worse. I sent a written notice under the contract giving them nearly a month to fix the issues. The problems were not fully corrected. After I terminated the agreement with proper 30-day notice, communication completely stopped, they did not follow up with me with requested documentation and stopped responding to my other unit's tenant they were still managing in this timeframe. I have still not received the complete documentation or the remaining funds in my owner account. I also later discovered that another tenant had gone six months without a properly executed lease renewal, and I was never informed. As a landlord, you need clear communication, accurate accounting, and proper handling of deposits. In my experience, those basic protections were not consistently in place. In addition, Fort Lowell's team is extremely unprofessional, completely ignoring clients, being condescending, and just displaying levels of incompetence I didn't know could exist. If you're a property owner, I would not recommend you use Fort Lowell. In fact, RUN! read more

I don't even know where to start, other than this has been the absolute worst experience I've ever encountered with renting a place. I've never written a negative review before, but this one is well deserved. We initially secured the condo via a signed contract back in 03/25 directly with the landlords after we toured the property and were assured the place would be fully furnished when we moved in on 01/12/2026. A few days before we were due to travel to AZ, I got a call from a property manager (Andrea Robidoux) who works for Fort Lowell telling us that she would managing the lease. I didn't think much of it at,the time, but right off the start, I had to pay a $50 background check fee that I didn't plan on given that I already had a signed contract, then I had to correct several items in the lease agreement including the correct exit date of 04/12/26, which I was told (by Andrea) that I had to accept 04/30/26 (even tho the original contract clearly states 04/12/26) and that any remaining days not used would be refunded but only to find out AFTER the fact (when I called Fort Lowell directly) that I would held liable for the entire month of April even if I gave a 30 day notice and left on the 12th of April. The real problems started when we met Andrea at the property on the scheduled move-in date. That's when we realized that this was Andrea's first time actually seeing the condo (we know this because she told us so and we had to direct her by phone where to go when she arrived at the complex). When we all walked into the condo, there was a VERY nasty odor (more of a stench) that can be smelled before you even enter the front door (it was so bad that Andrea had an asthma attack and had to go out to the balcony for some fresh air to finally breath normally). Then we saw all the obvious issues such as carpet stains, the dirt everywhere, the dust accumulation on all the windows/blinds, ceiling fans, fixtures, etc.. After Andrea left (without going over anything in the condo and without providing any documentation such as an emergency contact list, association Bylaws, move-in check list, etc.), we began to notice many more issues such as Clothes dryer not working properly (exhaust vent blocked), refrigerator ice maker not working, dishwasher drawer broken, fireplace not working, HVAC making LOUD noises and not working properly, the only couch was heavily stained from grease/dirt, tiles in both showers were stained black from grease/dirt, leaking kitchen faucet, cracked bathroom sink, stains and hair on bed headboard, broken vacuum cleaner, only 1 working smoke detector and none in the bedrooms (against code), anything that can be touched in the kitchen was sticky & very greasy, major dirt under all the beds & around night stands, trash in the garage, etc... Additionally, there were many missing essentials such as absolutely no started toilet paper, napkins, cleaning supplies, no complete sets of dishes/glasses, no bathroom waste baskets, no salt/pepper shakers, no broom/dust pan, no mop/pail, visible stains on some of the bed sheets and all pillows had stains and nasty odor, no mattress protectors or mattress pads or pillow protectors (disgusting and against code), no working vacuum, etc.. We contacted Andrea and she advised us and even encouraged us to go and purchase what ever we needed that was missing including a vacuum and assured us that we would reimbursed so we purchased only the necessities and we spent the next 4 days cleaning the place only to be told afterwards that we will NOT be reimbursed for the $200 vacuum and the response I got from Andrea was "it's not my vacuum". We have caught Andrea on many occasions either blatantly lying to us or she is REALLY forgetful because she's managing so many properties and can't keep track (I believe it's it a little of both scenarios) I even scheduled a meeting with Andrea and the landlords to review all the issues and request that they refund the cost of the vacuum, remove the $350 cleaning fee since we actually did most of the cleaning and provide a small reasonable reduction of the monthly rent because the property was not what was originally agreed upon, but they refused all of it. There were many, many more issues not mentioned here (all fully documented), but bottom line, Andrea (and Fort Lowell Management) didn't do diligence by verifying condition of condo prior to accepting to manage this property which resulted in us dealing with major issues in what was supposed to be our vacation time. Stay as far away from this company and specifically Andrea Robidoux. Additionally stay away from any properties owned by WILLOUGHBY INVESTMENTS AND SERVICES, LLC (landlords). read more

I have rented with this company now going into my second year. I have no complaints whatsoever, I love how attentive they are throughout the whole process of applying and through renting. We have had the pleasure of working with Deborah Lago, any time we have had a repair of any issues she responds immediately and gets my work order done! I love the home that we live in! We used Fort Lowell to rent our Property while we were traveling out of state for a year. Their communication with us as the land lords and for the tenants through Jordan Hammerschmidt was terrible. It was often more efficient for myself to communicate with the renters. When our renters needed something fixed I had to find other contractors as the ones Fort Lowell used charged insane prices. After our renters moved out there was good amount of damage done to our home. We asked Jordan to come take a look at it, while she was there she was unable to answer any questions we had. When we emailed her follow up on how to security deposit would be handled she avoided all my email questions for two weeks. When I finally got her on the phone, after 3-4 left voicemails and multiple unhelpful emails, she informed that she already gave the tenants back their security deposit. If you are looking for a property management company to help manage your investment property look further. They lack the respect, communication and knowledge to protect your investment and to provide a pleasant experience for your renters. read more

As a tenant of 2+ years, I finally get to leave the terrible review Ft. Lowell deserves now that my condo isn't "managed" by them. Doing the bare minimum seems to be the motto here. Most aspects of my experience after move-in was as if I were a number in their system, rather than a human. I'm not a difficult tenant. I pay rent on time, keep a VERY clean home, and have great respect for the home and neighbors. I've lived in many countries and cities in the world and have never seen a lease that was so punitive as Ft. Lowell's. I signed it because I was renting with urgency and I trusted my friend who knew the property owner. Sarah Fileccia-Haynie was my direct contact at Ft. Lowell. The company took no responsibility for her actions, saying she was a contractor. Sarah was wonderful until it was *move-in day*. A foreshadowing for how the rest of my experience would be over these past couple of years... She stood me up at the apartment where I was waiting for her (in a rented van with my stuff) to show up with my keys and do a walk through. I called wondering where she was 20 minutes later. Apparently she sent an email 50 minutes prior to our meeting (not a phone call) so of course I didn't see it as I was scrambling to get all my things in order. She wouldn't answer the phone (which she did plenty of times before I signed the lease) and sent a text message telling me to drive the 1-hour round trip to pick up my keys from "the office" all the way across town, get the walk through paperwork, do the checklist on my own and drive **back** to turn it in. I lost over 2 hours of move-in time with my rental van and helper. She never apologized for the massive inconvenience or ruining my move in day - probably because once she got her commission, she no longer cared. After that point, she never used my name or any pleasantries in email communications. Shortly after I moved in, I noticed the carpets were filthy (human hair, food, random gunk, and dog pee). The HVAC was so dirty that I got respiratory issues, and when I insisted it be inspected, the man who came out said it looked as if it hadn't been cleaned in years, and the washable filters were so bad they had to be fully replaced. It's illegal not to clean between tenants, and yet, here we were. When a new neighbor moved in, who also rented from Ft. Lowell, he showed me the horrendous condition his "cleaned" apartment was in too. All but 1 of the major appliances weren't in proper working order (though they should've been for the top market rate of rent Ft. Lowell put on this place) during the first 6 weeks of my tenancy, they continued to charge full rent while I dealt with a myriad of contractors coming in and out for weeks during still a COVID peak and having to clean up after all of them left a fair mess (appliance installations, corroded pipes, dry wall fixes, etc.) It was a huge expense on my time, business, and and tired to increase it by $100/month whenever they had the opportunity. Instead of offering concessions for the inconvenience, lies, and law breaking. The Arizona tenant law states 10 days is permissible from the time of notice for an appliance to be repaired or replaced. They know this, and whenever I brought up law, they were SILENT. They passed the buck always, blaming the landlord, rather than do what was legally or morally correct. They'd mark work orders complete, when they were not. Like when the 23-year old microwave broke, it took them 5 weeks to replace it. I had to hound them, and finally the property owner to get it replaced. When the dishwasher was broken for 2 weeks, they allowed a 20-year-old used DW to be installed and when mold was found covering the back of the cabinet where the old one had leaked, they never addressed it as I requested. I could write about a dozen more of these examples. I've got all of it on record via email and photos. The one positive thing I will say is that if I had an issue that was something **simple** (which I couldn't fix myself), I'd get a very fast response sending over a handy person. read more

If I can give this company LOWER than 1, I would. I contacted this company twice online and three times by phone. - First online: to inquire about availability of washer and dryer and fridge - Feb 13th - NO RESPONSE - Second online: again to follow up and schedule a tour for Saturday Feb 15. This online request was made on February 14. NO RESPONSE - first call - talked to the receptionist who transferred me to a lady named Jordan who was supposed to be handling the property. Before I can identify myself and tell her that I needed to schedule a tour, she responded with "I know, I'll send you an email." I was talking trying to tell her that she may not know my email but she hanged up. (Feb 15) -second call - thinking we were cut off, I called back again going through the receptionist - Jordan never picked up. (Feb 15) -third call - just to see if she'll pick up but she let it go to voicemail. (Feb 15) This company as evidenced by the action of one of their employees is the WORST real estate company I have ever worked (or tried to work) with. Her action is unacceptable and totally unprofessional!!! Employees like her is a very bad reflection on the company. I did receive an email and a call (Feb 20th) after I posted my initial Yelp review. Never received an email, text or phone call from this company before then. The response time they have on Yelp has to be FAKE. By the way, I dealt with other companies during this search for a rental and was totally impressed with both companies. I guess, you get what you pay for. We did sign a 12 month rental agreement higher than what I was inquiring about and the transaction went very smooth and so professionally handled. I've been working with Allyssia Chaparro as my property manager at the Fort Lowell Phoenix office for 15 months now and it's been a great pleasure! She's reliable, attentive, customer-oriented, and trustworthy--exactly what you want if you're not able to keep an eye on your rental property yourself. She's been managing a 3 bed 2 bath in Laveen for me since last August, and she worked us through bringing on a first renter, giving the house a facelift (paint, landscaping, professional photoshoot), and lots of other fixups (A/C, window screens, broken dryer, garage door, leaking sink, HOA things). I was notified, things were taken care of, and I didn't have to do anything other than weigh in on a couple important decisions. I've really appreciated that, when problems arose with the property, she communicated them to me promptly, clearly, and with a plan of action already in motion unless it needed my authorization. I am a realtor representing a client looking to rent. I called, texted, and emailed the person/contact to view the property my client was interested in listed on MLS. I reached out Saturday at 7am to this person, I did not hear back until Monday around 10am thru a text asking "if I was still interested". I replied, "yes". It is 130pm Monday and still no communication. I called the office looking for some help, the person that answered the phone was extremely rude. She basically said in a nutshell, "to bad, wait till she calls back". I walked away from the conversation feeling like they could care less about getting the listing rented. I was shocked about how unprofessional and rude she was. It almost seems like she enjoyed being unpleasant. Unbelievable how so many realty management companies blow people off looking for help. I would not recommend you use this company if you are serious about renting your home..... I have been renting from this property management company for a couple years now and I have had a great experience. I specifically rent from the Phoenix office and my property manager is Crissy. I have had a few very normal maintenance issues and they were solved very quickly and easily. Most recently my A/C went out over a holiday weekend and thankfully the repairmen showed up quickly and had it functioning again. I always feel comfortable asking Crissy questions and contacting her after business hours, she's always very understanding. We managed our rental ourselves for 20+ years. We had great renters for the past 12 years but because they became friends we also froze their rent that entire time. They were low maintenance, but we contemplated selling the house just to simplify our lives. Instead we gave property management a try. We landed on Crissy in the Ft Lowell Phoenix office as our trusted manager and I must say it has changed our lives. She walked us through investing some money in improvements that made the house MUCH more desirable. Then she got us renters almost immediately - at $750/mo more than we had been charging! And now when there is a problem with the house, the call goes to Crissy and not me. She takes care of everything and does so with our costs in mind. She brings us the issues that we need to decide on and handles the little stuff herself. In all, even after her fees and occasional repairs, we clear about $500 MORE each month than we did when we managed the home ourselves, and it is trouble free for us. I have never spoken with the renters, and that is a great relief. We get a complete professional statement from Ft Lowell every month. Crissy is professional, hard working and considerate and has taken all of the worry and emotion out of owning a rental. She deals well with the issues that occasionally arise and handles everything. When a purchase is needed she usually comes to us with 3 or 4 options that she has already researched. I am once again a happy landlord!
