Complete lack of urgency to address maintenance issues. Currently I have no hot water, no heat, and extremely low water pressure in both sinks in my unit. The water issues happened on a Saturday morning. There is no emergency maintenance line (though capstone will tell you it is an emergency line), just an offsite call center available after hours. It is not easy to find the number to call for this call center and once I did, it still took over 45 mins just get a maintenance request submitted (due to excessively slow responses on their end). The call center is unable to tell you when you will hear from capstone or a vendor assigned to the problem. I did end up speaking to my property manager (Janelle, mentioning her by name to counter the positive review she has below mine), who told me I'd have to "get creative" (her exact words) over the weekend in order to bathe for work, do dishes, etc.. I wonder how long she personally would be willing to "get creative" and tolerate no water pressure or hot water at her own home? The heat in my unit has not been functional for at least 2 weeks. The owner of the property didn't like what the first vendor had to say so then they sent a second vendor out over a week later. This has forced me to rearrange my personal schedule to be home at inconvenient times because the owners don't want to pay for whatever repairs were recommended. How many second opinions are they going to put me through before they do something? Who knows. Sure this is Phoenix and I don't have any kids or elders to keep warm at night, but that's not the point (and I get the vibe the urgency level would be no different even then). Regardless, how is it acceptable for them to take weeks to deal with broken heating and put me through dealing with multiple vendors and them not being willing to pay for an emergency plumber to fix my water over the weekend? What if this was a broken AC in the middle of summer? Would the response be the same? They only care about making money and saving money for the property owners, they have zero concern for the tenants. Functional water (including hot water and water pressure) and heat are basic requirements for making a property habitable per AZ law. I currently have neither. Unfortunately, AZ heavily favors landlords over renters when it comes to the law so I likely have no legal recourse (and I'm sure Capstone banks on this because they know they have the upper hand), but you can bet I will be looking into it and at minimum posting reviews wherever I can. Prior issues: 1. I've reported a nasty odor from the shower drain which they have repeatedly ignored. They did send somebody out once to fix the broken toilet and told him to "just make a note" about the shower drain issue but to not actually do anything about it. Management then cancelled the maintenance requests I had placed on the portal 2. They will force you to submit to a yearly "walk through" to allow a third party to come into your home and take multiple photos of every room. This is invasive and ridiculous and NOT standard in the industry 3. They ignore requests that they don't want to answer. At my unit, the homeowner pays the utility bills directly and the amount is pushed through in the portal for me to pay. When I have asked to actually see any of these bills I am being charged for, Capstone ignores me. The unit has what appears to be the first digital thermostat ever created - I offered to have a smart thermostat installed, at my cost, through a vendor of the owners' choice. Ignored. 4. They will charge you $50/month for access to their online portal and for bimonthly air filter changes. You will have to let somebody come in and change the filters for you, they will not allow you to change them on your own or they will charge you (when I viewed the property prior to signing the lease I was told by the agent at the viewing that I could change my own air filters - he was wrong). You will also be charged a fee for paying your rent online through the portal (that they are already charging you to be able to access). Avoid this company at all costs, at least as a tenant. If you are a sheisty property owner who doesn't give a crap about your tenants, this may be the group for you. After selling my home and moving into a rental while I search for my next home and/or consider a move out of state, I was extremely leery of going through a management company. Capstone has firmly confirmed that my reservations were justified. It was a huge mistake and I urge you to not make the same one read more

Extremely disappointed with Capstone Realty. Since move-in we dealt with unresolved neighbor harassment, ant infestations, and poor management communication. After move-out, they withheld almost half of our security deposit and refused to provide proper receipts for the charges. They charged us $455 to "repair" a plastic dryer handle on an old appliance, which is outrageous. Many of the deductions appeared to be normal wear and tear or simple maintenance issues. I would advise future tenants to document everything carefully. read more

My experience with them has been overwhelmingly positive, and I"m quite surprised to see the negative reviews. I had chosen them in part because they are both a realty and property management company, so if I ever choose to sell one day, they would already be familiar with the property. Both Evan Kopulas and Ed Drummond met with me personally at my unit initially to help evaluate its leasing and resale potential, and both were professional, courteous, and attentive to any questions or concerns I had. The leasing team, which includes Yaz, was able to find a quality tenant after only a little more than a month after the unit had been turned over. Stephanie Bennett has done a wonderful job taking care of the unit as our property manager, keeping me apprised regularly of tenant needs and any repairs or problems. I've found it relatively easy to communicate with Capstone, and understand that it can take a few days to receive a response by email since they have hundreds of properties to manage. Tenant here, long term tenant actually and my experience with Capstone has been far from quality. The system is broken and a complete facade. Bonnie is my point of contact and pretty hard to reach during business hours. I've made countless maintenance requests over the YEARS about home maintenance (our roof/siding is crown molding and has MELTED off) We have birds nesting in our home due to this! It's pure negligence. Not to mention a huge tree ONE step outside the front door creating damage to the roof and electrical. There's 0 accountability and urgency to help us. if something is addressed it takes multiple requests and effort on my end. I rent two properties from the owner and each time I make a requests I'm reminded it's hard to reach the owner due to him living out of the country. The boots on the ground are not advocating for the tenants and they are not keeping the homes in good standing. sincerely a 5 year tenant who previously loved living here. Bonnie has been kind yet dismissive. I've done my best to deal with this personally but I can no longer silently deal with the home I pay to live in falling apart. Ultimately I've reported these problems to get ahead of them and to maintain the home and ensure the damage is not blamed on me as a tenant. From the first meeting about the sale, through the close of the property (only 30 days later with a full price offer!) My experience w/ Capstone is consistently inconsistent. TRUST (a value on their website) is not a word that accurately describes their brand. Everyone makes mistakes, it's all in how you recover. And so far, their actions are not aligned with their words. This experience has been unfortunate. I given a verbal acceptance of my negotiated offer by voicemail then when it was time to sign the paperwork, I was presented with the original offer, not the negotiated offer by their admin. Yaz then blamed me for the error that occurred on their side - totally not acceptable and inappropriate. I turned the deal down and wanted to get funds back. From there, a broker, Evan, called me, apologized for my experience (not that they screwed up the deal) and said that I was the only person who has ever had this experience w/ Yaz and encouraged me to transact with them again. I respectfully declined stating that given my experience, we were misaligned with our definitions of trust. She agreed to issue me a refund. My funds have been returned. Take caution! read more

In regards to the owner's response, I will not stand by their claim that the property was poorly taken care of - or that we weren't patient for over a year. Numerous claims we submitted immediately after move-in and they weren't taken care of and ignored. Most were supposed to be taken care of BEFORE we moved in.. Grass infestation was just one example. We were even forced to pay for HOA fees for the weeds after Capstone never even forwarded us the HOA warnings. They threatened late fees if we didn't. I'm not even going to bring up the carpet (more pictures).. What repairs did we try to manage on our own? ha.. There were too many issues within the first three months of our tenancy, during a mandated quarantine with 6 kids at home.... They are now requesting that our civil claim be dismissed and that we ought to pay for their attorney fees.. As if this hasn't cost us tremendously already. We've been living in travel trailers for 109 days now haha.. You know this and knew this in February. You still increased our rent $500 and made us sign an agreement to promise we wouldn't pursue you legally just to get an extra 30 days.. The real estate market is thriving right now, Ed.. So the simple fact you're so eager to swindle innocent, hard working, well-maintaining tenants for $2000+ is insane to me.. You do not know what "COVID" has caused because it has exceedingly benefitted realtors. You aren't sorry no matter how much you say so.. You're more interested in publicly covering things up. If you want to remedy the situation, then give us our money back and stop trying to scare us with your excess capital and team of lawyers. Suggesting that I'm acting out of line is absurd. read more

This has been the worst rental experience I have ever been through! My fiancé and I lived in one of Capstones rentals for a year. Any maintenance request we put in they would take days to weeks to respond and have someone come out to our rental. They also had our water shut off multiple times with no notice (it was included in our monthly rent), had work scheduled on the building early in the mornings with no notice, and our community washer and dryer, which we relied on, was ripped out with no notice and no communication of when it would be replaced. This caused us multiple trips to the laundromat which was not cheap at all. When we asked for compensation they told us no. During our lease we had multiple property managers speaking to us and every single one of them was terribly rude and not helpful in the slightest. I will never rent from Capstone ever again and I don't recommend any one else does. read more

Ed and his team were great for the time they helped manage our property in Surprise, AZ. My family and I bought the rental property in 2018 and managed it ourselves the first year. Living in CA, it was pretty difficult taking care of any issues that occurred and took alot of time out of our busy schedules to drive out to AZ when necessary to handle any problems in person. After an exhausting first year managing our rental property, with an extremely difficult first tenant (luckily they left after one year), Ed and his team stepped in and took care of everything from that point forward. They handled the repairs in record time and had our property advertised for rent within a few weeks. They are great at taking care of all the daily issues and taking away all the stress and frustrations that we experienced the first year. At the end of Mar, 2022, my family and I decided to sell our property. After discussing our options with Ed, he and his team had our place for sale by the beginning of April. The entire process of selling our property was super smooth, and Ed and his team were flexible in coordinating any requirements from us in a way that fit our schedules, as well as each of our different physical locations in CA. What's even more amazing is how quickly escrow closed (about 24 days) and how we were able to receive an offer higher than our initial asking price! Side note, I actually met Ed and the team in person for the first time in Dec, 2021 during one of my visits to AZ after working with them for a couple years. They are as friendly and transparent in person as they are over the phone and emails. I would highly recommend Ed and Capstone Realty to anyone looking for a property management team in the Phoenix and surrounding areas and I will definitely use them again in the future the next time I'm looking for another rental property in Phoenix! read more

My first time working with a realtor and for sure my last, I scheduled two showings for today with Matt Pawlowski and he is by far the worst realtor. My first showing was scheduled at 930 AM and my second at 10 AM, after arriving at our first showing Matt sent me a text message asking if we have arrived which I replied yes to, he then cancels both my showings and when I call him regarding why they were canceled his exact words were "I didn't want to drive out there in case you didn't show up". His reasoning behind feeling this way is because the showing scheduled for 930 was previously scheduled for yesterday 1/18/24 but since he couldn't make it to the times I proposed he asked if we could reschedule for 1/18/24 at 4:15. I agreed but once I realized it would take me 40 minutes to get there and I wouldn't make it on time I texted him 35 minutes prior to the showing to let him know and he agreed it would be better to reschedule. So since I "didn't show" he thought it would be better to cancel the others "just in case". His tone was so rude and it was like speaking with a child, he asked me why I couldn't make it there for the showing at 4:15 and I told him because it was going to take me 40 minutes which he literally replied with, "so I was 40 minutes away too and". I am not one to make reviews but when the experience was as bad as it was, it was hard not to. Then to make matters worse he carelessly says" just reschedule these too then", worst customer service ever, if I could give a zero star rating I would. read more

I know as a small business it can be difficult to stay on top of correspondence with a large group of prospective clients. However, real estate being a customer service oriented business, after three weeks of NO response I had posted a one star review. A week after the review posted and additional inquiry from me as to the application we'd put in, Capstone reached out to rectify our initially poor experience. We are now living the house we applied for. Their response time is more timely now that we live here and so far they've been good about addressing maintenance concerns or questions we've had. For Capstones improved performance I have updated my review to 3 stars, and I wish could leave 3.5 stars as their front office staff is exceptionally nice which earns them the extra .5 We're hoping that at the end of our lease we can honestly say that while working with Capstone they gave us exceptional full five star service. Great team! Where do I start since I've had conversations and received assistance from several outstanding staff depending on the issue. Well, I've had properties managed in other states and was disenchanted to say the least. Ed Drummond explained the program very well and contracting with Capstone was painless. They took over with tenants I had put in the property and when they became increasingly difficult and a risk to my property, and community Evan (Kopulos) FaQuin (my assigned property manager) handled the eviction calmly and professionally. It's hard to state how much effort this took on her part since the tenants and even extended family called her regularly and at odd hours. Their continuous demands for attention even affected the operation of the office. Evan also handled the presentation and conversations with an attorney and participated on court presentation calls. Since I hadn't had to evict a tenant in the past her expertise helped me through it, although I still expect a bill for therapy. She has now handled the marketing and leasing of the property, getting comps and reviewing applications. Her communication and advice are excellent in this regard. This is a full service firm and others I should mention are Christa Terasas who has cheerfully and competently handled the property rehab. Getting bids, scheduling, and following up with contractors (paint, carpet, handyman, cleaners). Others have assisted according to their expertise. Including Julie Aras and Perla Figueroa. Like I said it's a great team. They always treat me like I'm their best client. I have no hesitation recommending them. read more

This is an update to my previous Yelp review about renting from Capstone. Since my initial review, Capstone has contacted me to remedy the situation and some of the concerns that I vocalized on my previous review. Evan was very helpful, understanding and willing to listen and communicate with me in regards to everything. I then was placed in touch with Joe, several times, through email and phone call to come up with a solution to return an additional amount of our deposit. As a result, we were able to come to terms with an additional $299 being returned from our security deposit. It is important to note that Capstone did reach out to remedy the situation in a timely manner, after seeing my review. There were numerous phone calls and emails in regards to the situation, and usually ended with requesting an update to my former review. I think Capstone did a good job working to meet us in the middle but there are still some internal processies in which they will need to continue to work on internally from here on out. read more

In 2015 I acquired my parents home after my Dad passed away and we downsized my mom into something in more manageable for her. I dealt with Evan Kopulos, who was rude and dismissive. She was unresponsive to correspondence and unethical in her approach to client service. For example, she ignored the specific terms of a lease contract at my expense to retain another client. She misrepresented telephone conversations we had in subsequent emails. Her boss Ed Drummond was unresponsive to my attempts to escalate my concerns regarding Evan Kopulos' personal breach of my contractual agreement. Dealing with Capstone has been a nightmare for me. Lauren C is correct that I have personal issues with her and Capstone. They are breaching my lease by attempting ex post facto changes to it. I and a roommate rented from Capstone for 3 years, it was our first official apartment lease that we made into a home. The team over at Capstone, especially Stephanie and Evan, were always responsive and helpful with addressing, solving and maintaining any rental needs we had. The complex we lived in was well maintained but it was older so here and there issues came up, I.e., A/C, plumbing, and we were given access and contacts to be able to quickly have things resolved. They also worked with me greatly during the application process to get us approved as well as diligently following up for regular care of the unit. Considering we rented our unit in the midst of the pandemic and years after, I'd say we started at a lower rate and of course it went up as inflation did but it was average and practical cost of living for the unit we had. To be candid, if it wasn't for the rent continuing to increase, I would highly recommend Capstone's Phoenix team and would work with them again if given the opportunity. Scheduled appointment. At scheduled time of appointment, my phone rang once and then hung before I could get the call. The number wasn't specific so I waited a few minutes and then called back. The person who answered the phone told me they didn't provide property management services, which is odd that their website goes into detail about the service. Finally spoke to a person name Evan who was pleasant enough but seemed to be in a hurry. She kept talking about what I needed to do to have my property cleaned in orders pass their inspection. Mind you, the home is in pristine condition but over and over she talked about how the toilets and bathrooms had to be cleaned without asking about the condition of this property. She said she would send out the paperwork to begin services but it never arrived. I call back the next day, left a message as well as emailed but never received a response. Literally weeks later I received a call back. I had since moved on and it worked out for the best with deciding to do AirB&B instead of traditional leasing and, getting a much better ROI. I had forgotten about this experience until Yelp asked for a review. Overall, the impression was that they are not concerned with property management given the current climate with buying/selling real-estate. Joe Lucio is a great agent. Our home sold in one day, and we had a very short time frame to find a rental home. Joe found us the most perfect home in the community that we wanted to be in. He helped arrange everything that we needed and went above and beyond the call of duty for our family. The staff at Capstone was professional and helped us through the entire process. Update to my review: We are in the middle of monsoon season, and it's hot. We had an A/C electrical issue in our rental home that caused the temperatures to stay about 80 degrees and rising, in the house on a Friday night. There are health issues, so a rising temperature would make things unhealthy for us. I called the main number at about 9 pm on a Friday night, hoping to leave a voice mail. Ed Drummond answered the phone, and within minutes had an extremely professional HVAC contractor call me, and was out by 6 am the next morning and made the complete repair by 6 am. The contractor also gave me his cel phone number to call him in case of any issues. Joe Lucio followed up with me by telephone that same morning to make sure everything was okay. These guys care!
