    APM rep said they want people to like their properties so they would want to rent them. To that effect and to make it "more appealing" for potential renters: Pets were banned last year. This year they're banning: wind chimes, Flowers on window sills, Sun catchers in the windows, dark Drapes in your bedroom (they made an allowance for a double rod and put white sheer drapes on the outside...I'm waiting to hear any day that that too, after all, is not acceptable.) No "statues" on your patio - you know, those little decorative items which make people feel at home - banned! What they're not telling you is that for this management fixing a toilet is "not an emergency"... for more than a week! A rusted baking oven with some wire hanging inside "works" (it's probably as old as this property & I'm afraid to use it), that heaters bang like crazy in the winter but you'll have no choice but to use them because the windows and doors are so drafty that you'll need to wear sweaters along with running noisy heaters. That they will raise rent every year to the maximum they can get away with (after the outcry in Portland where families ending up on the street about 3 years ago caused by housing crisis by property managers such as this one.) Yes, there's worse. It's expensive to move so I still live here. But know before you rent.

    This company is awful. They are the worst slumlords in Portland. Don't rent from them unless you want unsafe, unsanitary housing conditions and broken things that they never come to fix. The absolute worst!

    The "light fixture" in the kitchen @ Barrington Terrace. I have no idea what this is actually called.

I sold rental property in another state and made three purchases in Oregon. I dealt with more than a dozen brokers and agents, representing me and others. Jason and Ben are the best of the best, in both knowledge and customer service. Jason stands out most for his industry knowledge. He knows all the Portland neighborhoods and most of the multi-unit properties available. He has construction knowledge to strongly support your pre-inspection decision making. I made a lot of mistakes in my search for properties because I was from out of state, but once Jason got involved the process was much more focused and effective. I believe in old-fashioned customer service, which is almost impossible to find these days, but Jason supported me to the very end of the deal I did with him, even when the lender was the problem. Ben was my agent for a separate purchase, and is also rental expert. Ben works harder than almost anyone I know. At one point in my deal, he was on vacation in another country, but he still got more done for me than any other agent I've worked with. There were a lot of different types of repairs needed for a building I was buying. It could have delayed the deal by months, because local vendors were overbooked and scheduling estimates three to four weeks out. Ben found a general contractor and two other vendors to get everything done quickly. About a week before closing, a tenant made a complaint to the city. We had to make a few more fixes and get a city inspection. Ben made it happen and kept us on schedule. Buying real estate is stressful. Ben is a high-empathy person. Instead of bringing me problems, he always brought solutions. You can buy and sell rental property with general real estate agents, but I wouldn't recommend it. A rental specialist can easily get a better price for your sale and negotiate better price and terms when you're buying. I got a great property that was never listed, at a great price, because they know people in the rental industry. Rental deals are specialty deals and you need someone knowledgeable. You can't do better than Equity Pacific.

    "Sterling Properties Real Estate Services LLC assumed management of Lone Oak Trailer Court, Oak…read moreGrove, OR on June 1, 2026. Their introduction letter named the company but no individual property manager contact -- a potential violation of ORS 90.305. Multiple residents called Sterling repeatedly for weeks with no callbacks and no responses. When I called their Vancouver, WA office requesting our property manager's contact information, the receptionist refused to provide a last name and was shockingly rude. June & August rent statements arrived with zero Sterling contact information -- no address, phone, email, or website -- despite their introduction letter devoting an entire page to payment instructions. July rent statement included a page with contact information, but only after I sent Scott Hess a copy of my MMCRC complaint. After I cited ORS 90.305 in writing and contacted their licensed property manager Scott Hess directly, Sterling responded promptly and provided individual contacts and park rules. Prior to that: weeks of silence. Our community consists largely of working class residents, many non-English speaking, elderly, and disabled. Sterling's responsiveness appears directly proportional to how much leverage a resident has. Documentation exists. MMCRC has been notified."
