I've lived at Cambridge Square Apartments since 2020. This is a low income apartment complex that offers month to month leases. When I moved in, my rent was $820 per month. By the time I moved out, it had gradually increased to $950. The apartments themselves are old and appear to date back to the 1970s. None of the units have proper ventilation, which causes them to become hot and muggy quickly and makes them more susceptible to mold issues. For the first several years, things were actually decent. My neighbors were respectful, and my corner unit was relatively quiet. Unfortunately, that changed in 2025. The first major issue was a tenant in Unit 88, directly below and diagonally from me. She is a heavy smoker who regularly smoked outside, coughed loudly, and left cigarette butts throughout the property. While she was friendly personally, the constant smoking, coughing, and noise became a daily disturbance. Despite repeated complaints, management did nothing but take my reports. The next issue was the tenant above me, who caused problems for nearly a year. There was constant stomping, furniture being dragged, loud crashes, and what sounded like repeated falls from intoxication. Again, multiple reports were made, but nothing changed. The final straw was Unit 51. This tenant repeatedly banged on the shared walls between 2:00 and 4:00 in the morning, making it nearly impossible to sleep. Even while writing this review, I am exhausted because they were banging on the walls again last night. There were also frequent loud gatherings, with people talking loudly as late as 4:00 a.m. They appeared to have regular visitation for a bratty child and a constant flow of guests, many of whom were disruptive. For a period of time, they also had a blind dog that was left alone and barking for the entirety of the day in random days at the start of their move in. They're were just another typical white trash split family. I reported these issues repeatedly and provided management with documentation and evidence. Unfortunately, the response was mostly policy explanations and procedures rather than actual solutions. Despite years of complaints, the disturbances continued. For anyone considering renting Unit 49 specifically, I would strongly caution that peaceful living will be difficult. The surrounding units have had ongoing noise issues, and the lack of effective intervention from management made it impossible to feel comfortable and rested in my own home. Remember living jn peace is a right for everyone. There were also concerns with the overall condition and security of the property. On occasion, homeless individuals were found sleeping in the brush around the complex. I have included photos showing a few examples of this. Cambridge Square is affordable, and for my first few years it was a reasonable place to live. However, the lack of enforcement when dealing with disruptive tenants became the biggest issue. Affordable housing should not mean residents have to accept constant noise, smoking issues, and disturbances without meaningful action from management. If your main priority is finding inexpensive housing, Cambridge Square may work for you. However, if you value peace, quiet, and responsive property management, I would recommend looking elsewhere. I applied for an apartment. Before I went on the tour I messaged the agent and asked if co-signers were accepted. They said yes. On the tour I asked again, they said yes. 22 hours later--an absolutely UNJUST and ILLEGAL amount of time to respond to an application--they sent me a denial email. My last landlords who are absolute slumlords **FASTSIBS, LLC** gave me an incomplete reference (also illegal). The other two landlords were unable to be reached BECAUSE IT WAS LESS THAN A DAY. Their reasons were a negative rental reference, inability to reach the other references (IN LESS THAN A DAY), oh and they don't accept cosigners!!!!! I am disabled and they knew that. I have a cosigner. Total discrimination. A tenant has 30 days to appeal a denied application. And I have submitted upwards of 15 documents of evidence to show that my slumlords incomplete reference was an act of retaliation--part of a pattern of theirs that they do every time I have spoken up when they abused my tenant rights! In the time since, the slumlords have tried to reach them multiple times. I have also submitted rental references from the remaining landlords. I was still denied. TOTALLY ILLEGAL. Don't include your deposits when you get out of one of their places and intend to use it elsewhere forget it, you will more than likely owe monies! The only thing that was pleasant about me renting from AMPM was my leasing agent- who has since left. The electric stove in my apartment was from the 70s, one day while baking I noticed it was catching fire and immediately turned it off. First they tried to "gaslight" (no pun intended) that it was my fault and I must of done something. It wasn't my fault it was just a side effect of having a stove that is 40 years old. I had a vase in my windowsill I was contacted urgently as if I had done something incredibly wrong, when they just needed my vase out of the window. It wasn't huge it wasn't obstructive, just a decorative vase. Live here if you want to feel like a kid in a college dorm room with unnecessary rules. They claim they own all the properties- therefore their expenses should be low, yet when asked to update or do anything they charge you a fee and make it seem like a huge inconvenience. All their properties are old and outdated. They aren't nice people at the management. Upon moving out they never contacted me or sent me any letters but instead sent a bill to a collection agency. They said they needed to replace the carpet- The carpet that was previously stained when I moved in- yet I get the blame for it? They never sent me any email, letter or anything they just sent my bill straight to a collection agency. These people are trash, slumlords that are thriving off of Portland's constant influx of people moving in and out. read more

APM rep said they want people to like their properties so they would want to rent them. To that effect and to make it "more appealing" for potential renters: Pets were banned last year. This year they're banning: wind chimes, Flowers on window sills, Sun catchers in the windows, dark Drapes in your bedroom (they made an allowance for a double rod and put white sheer drapes on the outside...I'm waiting to hear any day that that too, after all, is not acceptable.) No "statues" on your patio - you know, those little decorative items which make people feel at home - banned! What they're not telling you is that for this management fixing a toilet is "not an emergency"... for more than a week! A rusted baking oven with some wire hanging inside "works" (it's probably as old as this property & I'm afraid to use it), that heaters bang like crazy in the winter but you'll have no choice but to use them because the windows and doors are so drafty that you'll need to wear sweaters along with running noisy heaters. That they will raise rent every year to the maximum they can get away with (after the outcry in Portland where families ending up on the street about 3 years ago caused by housing crisis by property managers such as this one.) I've called phone numbers for multiple properties of theirs countless times, left voicemails, sent emails, asking for tours. They do not ever return calls or emails and rarely if ever pick up their phones. Then today, I left another VM, and they actually called back! I missed the call by only a few seconds due to being at work. A woman answered the phone in a very short tone and told me she didn't call my number. I asked her if she managed an APM property, and said yes in a rude tone again, and I told her I've left several voicemails and that they are very hard to get a hold of. She laughed and hung up. Joe Weston has a strange obsession with smiley faces, but what about making your tenants smile? We just moved out of an APM property after living there for over 7 years. The current property manager met me at the unit for the inspection. All he could find was the carpet was ratty because we left the place very clean. The carpet was ratty when we moved in and 7 years later they charge us for the carpet without telling us. Classic APM. We had a toilet and kitchen light problem for over a year before it was fixed. Our property manager was unreachable for months and the office basically said "tough luck". Who owns the property, and who cares? APM and I have no idea. The dumpster was too small and constantly full. The famous appliances that are older than me. Its so easy to do the right thing, especially when you've owned all the properties outright for years, but APM is not interested in that. They want to offer the cheapest apartments in town, and they are, for better or worse. read more

If I could give APM negative stars I would. They have found every loophole to do as little as possible without legally being considered slumlords. I have a unique perspective because I work in one of their commercial buildings, and it looks like everyone else that has reviewed them so far reviewed their residential properties. Here is what has happened in the two years I've worked in their building: (1) Encountered a mouse in our stock room which I attempted to catch and release. Their high-tech system for catching future mice? They bought ONE trap that essentially catches the mouse when it steps on top of an ultra sticky pad. The maintenance guy said that he "supposed" he could come and get the mouse if the trap worked. (2) A swarm of winged ants in our controller's office. (3) A swarm of bees growing in the back half of our office. (4) A break-in after which one of the maintenance people cleaned everything up before police could take a report. (5) Thieves broke in to the building, and damaged the vending machine in an attempt to get the money out of it. It has never been replaced. (6) Our company had to practically beg the property manager to clean the carpets in our office. Nobody that worked here could remember the last time it had been done which means it hasn't happened in at least 10 years. (7) I've developed itchiness in my sinuses and eye areas since working here, and know that other people in this office/building have had similar issues as well. (8) We did a rudimentary test using blood agar plates, and found that there is mold somewhere in our office. (9) The cleaning people they hire don't....clean. They don't vacuum as well as they should, the supplies in the restroom aren't always stocked, and I can tell they don't replace the bags in the garbage cans regularly. I am looking for a new job right now, and one of the reasons I'm doing so is that I'm convinced this building could make me very sick down the road. I really feel terribly for those of you who LIVE in apartments that are managed by APM. RUN, don't walk, away from properties managed by this company. read more

I was very hesitant to rent from APM due to the many negative reviews that they have received. That in mind, I met with Nicole, the new property manager at Cambridge Square in Sellwood/Brooklyn. The only reason, at this point, that my review isn't 5 stars is because of a slight miscalculation with my paperwork which cost me an extra $90 in screening fees. It's human error and I get it so I won't be crazy about it. I have, however, seen Nicole out on the property making sure it looks great, even raking up giant stacks of soaked leaves after hours to be sure that the driveways are clear. From what I've seen, the negative reviews for APM are very VERY property-specific. Be extremely cautious about the property that you rent with. I can say though that APM and Nicole at Cambridge Square have been doing a great job so far! read more

This isn't the first property management company I've rented from, but it's by far the worst. They are constantly finding new ways to take your money. They refused to fix the oven for the 3 years I lived in my apartment even though it set off the smoke alarm every time I used it (yes, I cleaned it obsessively in an attempt to solve the problem). I finally took the battery out of the smoke alarm in the kitchen so I could use the oven & got fined $250. I had to stop mailing my rent check because they would claim it took 10+ days to get across town and slap on a late fee. Of course, there's a fee to pay rent online too. When I moved out they charged me $100 for each set of blinds in the apartment even though they all had minor damage and I had lived there for THREE YEARS. They raised the rent at least 3 times in those 3 years. I could go on and on but I won't because plenty of people have written more eloquent reviews about the same problems I experienced. I'm not hard to please. These people are genuinely awful. They take advantage of people like me who live paycheck to paycheck. I understand that they offer some of the cheapest rent in town, but if you rent from them read up on your rights and be prepared to deal with their dishonesty. read more

This accidentally got really long, sorry in advance. I'm just sharing all the information I wish I had before moving in. Long story short: I can only attest to the living conditions/management at Barrington Terrace in SE Portland. If money is the only factor that matters in an apartment, it's definitely worth checking out and earplugs are pretty cheap. In Nov 2013 my rent was like $675 for a 1 bedroom and the annual rent increase works out to about $25 per month. Extended version: If you're considering renting a unit that is adjacent to the laundry room, bring $1.50 in quarters and run the washer while you're being shown the apartment. Trust me on this, it's a ~25-27 minute cycle and I wish I had thought to because I wouldn't have moved in. I am assuming an empty washer makes as much noise as a full one. It's loud on a good day, but if a load of wash isn't balanced, your walls and dishes will most likely rattle. The laundry room door is very heavy, and the washer lids have no buffer when they close, so you'll likely be hearing a lot of slamming and clanging. The water pipes for the laundry room shared a wall with my apartment which sucked for me when someone started laundry after 10pm. It's never pleasant being woken up at 11PM-3AM on a weekday because your neighbor decided their laundry is more important than everything else. I talked to the neighbors so they were aware of how disruptive it was, but a majority effectively told me if the door is unlocked, they're going to do laundry. One even told me to move out if I didn't like them starting laundry at midnight. The laundry room says it closes at 10, but the on-site managers (Diane who was here for several years & was recently replaced by Amity) have never enforced the opening and closing times. I asked why the door can't be locked/unlocked each day since they live two doors down and there's 1 lock that all tenants have a key for and 1 lock that tenants don't have a key for, but I never got an answer. There used to be a sign up stating last wash start time was 7:30PM (not that it was enforced), that disappeared from the laundry room recently. Last wash being ~7:30 made sense with a wash being ~30 minutes and drying being at least 55 minutes. That meant the load would be done by 9PM which gives everyone an entire hour to forget to come back for their laundry at some point in the process. Based on my 4+ year tenancy in this complex, absolutely nothing will be done to stop people from starting laundry between 10PM and 4AM. If they had, I probably wouldn't have moved for another several years. Occasionally the fire alarm will go off in the laundry room. I've never seen anyone do anything about it, it just goes off until it stops. Apparently the washer motors have caught on fire before, but not in the 4+ years I lived there. Make sure your renters insurance is up to snuff just in case. Honestly, the only reason I lived here as long as I did is because the rent is cheap, especially for the area, APM doesn't charge for w/s/g, and the rent increases are very low, 1.5%-4% per year. I lived here for this long for two reasons: inertia (65% of the reason) and "dang, the rent is so cheap" (35% of the reason). Oh, and watch out for the ancient stoves, they have push buttons instead of dials. If you're enthusiastic about cooking, the stove will probably be a headache for you. Be careful you don't bump the buttons at all with your hip as I have a couple times. I had an empty pan on a burner one of those times, bumped the button just enough to barely turn it on, and scorched my pan while I slept. I can say with complete confidence that the fire alarm works great! I got lucky and somehow nothing needed to be repaired while I've lived here, so I can't comment on how quick or how well maintenance requests are handled. I did ask that they have someone replace the lights in the kitchen because I'm short and I have no idea how to get into the fixture, but they told me that's not their problem. Being fair, I don't hold their refusal against them, it absolutely isn't their problem and they would have been doing me a favor if they did so. They get to replace the bulbs anyways because I never did, legitimately out of fear that I'd break the whole thing. I'd rather have a lamp in my kitchen then have to pay to replace an entire light fixture. There are homeless people who go through the trash, but the extent of my interactions have all been exchanging a "good morning" on the way to my car. Coming across my neighbor(s) picking through it was always a lot more uncomfortable. So, 2 stars for the apartment and all 2 stars are because the rent is cheap. read more

Disrespectful, Unreliable and Unresponsive. 1. Heads Up Especially if you are a Single Female -- do yourself a huge favor & find a more reputable landlord. 2. These properties are OLD and Not well taken care of, Regardless of how pretty the grounds outside might look! 3. In addition, rent hikes are regular but service call took 1 Month to get them to come in to do, this is without making an appointment which they say will take longer since they have to "accommodate" you sooner. 4. Paying rent online will cost you but if you mail the check be prepared to hear that they didn't get it or didn't get it on time and charge you. 5. APM "service" technicians seem to lack basic Comprehension skills as to what they were actually called to service, nor do they follow supposed rules not to use tenants' bathroom if you didn't specifically allow them to do so (ie you're actually home when they're there). The management has no concept of what customer service and building good relationship with Tenants means, and will take No responsibility for Anything. 6. Read the Lease very carefully before you sign. And if you decide to rent, document Absolutely Everything in the apartment if you don't want to be the one held responsible for their old, torn, stained, rusted, broken, rotting and barely maintained appliances, carpets, fixtures, etc. That has been My experience with this g_d forsaken "management" company. Do not rent from APM. I had bed bugs and it took them 8 days to send someone out . The landlord said she can't do anything because she only does phone calls . Literally useless landlord . 6 months prior to discovering these bed bugs , the neighbor downstairs had them ....., So because of the inefficiency of the "exterminator" I ended up loosing most of my furniture..... EIGHT DAYS I was living in a uninhabitable apartment of the company and they did nothing for 8 days .... The exterminator didn't do a good job so it took them another 5 days to bring back the bad exterminator. The washers and dryers don't work do for 2 years I've had to take my clothes and wash them somewhere else , I've had MANY encounters with homeless dumpster diving, a few neighbors saying they got their identity stolen because of this . The landlord told this to a friend of mine who was viewing a apartment . The oven and cupboards are from the 70's and if you need something fixed ..,. Well good luck . I do not wish this kind of management on my worst enemy. When moving in to the apartment that we rent through this company the blinds were broken and the bathroom sink did not work. We were promised these would be fixed within 2 weeks of move in. We were also never given a mail key or laundry room key for the apartment. We were also promised these would be given to us upon move in. 7 months later without notice of entry, the apartment management entered our apartment when we were not home to replace the blinds. Our bathroom sink was fixed after one year of our move in. Upon move in, our service animal documents were requested which were provided. We were told they were not on file and the same documents were requested to be sent 6 more times all of which we forwarded the original email with these documents to the property management. When the 6 month fire inspection was due my family received no notice of entry and the management team showed up to enter the apartment. I allowed the maintenance staff to entered and stood at my door where I told the property manager I would not allow her in my home. She looked at me and stated "I am the manager of this property and I am coming into your apartment" to which I replied to say she does not have the right to enter due to her failing to provide a notice of entry. She then told me that she sent a notice in the mail. I reminded her that she never provided myself or my partner a mail key which she was aware of. She continued to attempt to push pass me to enter my apartment. Once the maintenance gentleman finished the inspection he had to tell the property manager that it was time to leave. Recently, we were appointed a new property manager. The management team came to the apartment complex to complete property upkeep. While parking, they ran into my vehicle. They hit my vehicle so hard that the headlight had come out, the front left and left side of my vehicle were damaged and my driver door no longer closes correctly. THE PROPERTY MANAGER LEFT NO INSURANCE INFORMATION. instead, there was a business card left at my door. Recently, we placed our move out notice. We placed our move in notice to vacate on 7/27. We had called APM's building who told us to notify our property manager and that he would send us via email or leave paperwork at our door for us to sign a notice to vacate. The property manager demanded we MEET HIM AT HIS PERSONAL HOME ADDRESS and refused to provide the documents any other way. We again called APMs main line and expressed we were not comfortable going to this strangers home for something that should be handled in a professional manner. The apartment complex continues to deny our request to vacate and sent us an eviction letter for non-payment after the management team would not honor our move out notice and did not change the monthly rent to reflect the prorated amount. This management company is the most unprofessional, unorganized, and neglectful company I've ever encountered. Save yourself a headache and choose another place to live read more

Arguably the worst place I've ever lived. Our property manager is the most incompetent human I've ever encountered. He is both incredulously stupid and unreasonably self-assured, and his negligence of the properties is visible from blocks away. Tenants are subject to random yard work, always starting before 8 AM with leaf-blowers and hedge trimmers directly at or above your bedroom window. Any physical maintenance on your apartment won't be at your convenience, oh no, it'll be random and sometimes people will come into your apartment without notice while you're sleeping. Your "storage unit" is a wooden pallet surrounded by chicken wire, and anything you leave in there is up for grabs to any tenant that lives in any APM building because all of the basement kets are exactly the same! If you manage to find a working washer available for use, it'll be inefficient with decades of mold stuffed into it. Avoid APM at all costs, you are better off living in a fall-out shelter for all the comforts they provide. read more

How can I give a -10 in stars? How to start...yes, everything you've heard about getting anything fixed is very challenging. Small potatoes. What is more disturbing was the people making PORNO movies in the apartment adjacent to my daughters room (imagine banging, yelling, and the director yelling at the 'actors' for breaking a high-end camera - at 4. a.m. then imagine having to explain that to the kids, bad drug abuse (hint - NOT pot) and prostitution that was going on, and the landlady, even despite presenting her with proof of what was happening, that neither she nor the building management would do a thing about it. 19 year olds with brand new BMWs and no apparent sources of income is never a good sign, but hey, maybe I'm just old. Rich parents, most likely. Additionally, there was a dude dealing H in the courtyard in front of our unit. Nothing was done about this. Additionally, the 'laundry on site' was always FILTHY. Additionally, the 'storage unit' we were provided was accessible from the top, and at least two boxes of our possessions were stolen while we lived there, the extent of which I am only now discovering. Heirloom Christmas ornaments that are irreplaceable and would mean little to anyone else. NOTHING was done about this. So, in closing, the Georgian Court apartment is a wretched cesspool. You really don't want to live here. Avoid at all costs. read more

I lived with APM at SE 32nd and Morrison for over two years and never had problems. Granted, these places can be a bit slummy and are straight out of the '70s, but lots of them are in great locations and are easy on the wallet. When I needed something fixed, it was taken care of quickly (within a day or two). I had no mold in my apartment and it was clean when I moved in. They returned my full deposit when I moved out as well. There were some rules to follow, but this is typical and expected behavior from property management companies, who are generally sticklers for regulations and a-holes in general. I am sorry to hear that so many people had problems- perhaps I just had a really good manager. Right now I need a cheap apartment with a small deposit and a short lease, so I am thinking about renting form them again. Hopefully I don't meet the same fate as some of these other reviewers. read more

The one star I've given is for cheap rent (and because you can't give negative stars.) - My unit was filthy and had dead roaches when I moved-in. - The walls are paper thin...and everyone hears every little sound :) But really, I know every move old man drunk who lives below me makes. - They let the shadiest characters move-in. - Mold everywhere! - The crappiest, cheapest and most disgusting carpet possible. - Smoking is permitted inside apartments. - Appliances are old as ever, my fridge broke within my first month of living here. So my apartment flooded over the weekend. Big surprise, the firefighters that had to rip the toilet out said it was due to shotty workmanship and a rusty pipe. I am talking about 5 inches of standing water people! 3 days later....no maintenance man??? WTF! My carpets are starting to smell because the pads underneath are wet and soggy. American Property Mangement AKA Slum Lords of Portland. So much to say! This is in regards to their commercial / business properties. I have occupied three of their business spaces and as soon as my lease expires will never be leasing another property with them again and highly advise anyone in the market for an apartment, retail space, industrial building or otherwise to stay away from these cockroaches. All three spaces I have been in the HVAC units have failed and regardless of numerous complaints / work orders they have failed to fix them stating that it would be too costly. The wiring in the building I currently occupy is not up to code nor is it legal. The circuit breakers for our offices are located in another locked unit leased by a completely different business and since the wiring is improperly set up the breaker trips often. Each time it trips I have to file a work order request and they "get around to it" weeks after the request has been filed leaving me no access to 3-6 computer stations depending on which breaker blows. Only fix I have is to run extension cords from still powered outlets across the office so that employees can still do their jobs. The internet lines that run through our building are unreliable and we frequently lose internet altogether, this is also something the APM slumlords refuse to fix. We have 8 separate light fixtures that have blown bulbs that have been out for at least six months which they have not replaced. Bathrooms. Oh the glorious bathrooms we have here at the office. Ever been to a rest stop bathroom that hasn't been cleaned yet? Thats maybe a hair better than our restrooms. First off the restrooms NEVER are cleaned here, after numerous requests we finally had to hire a cleaning service to clean the bathrooms that are shared by the whole building. The toilets look like units they picked up at a junk yard from the 1960's and dont flush properly. They literally will not dispose of a number two properly without at least 12-15 flushes or they just clog up every time someone poops in them. The urinal does not flush properly and smells like a month old cat box sat in the hot sun. Pure ammonia stench, absolutely wretched. The walls have gouges in the sheetrock, broken light fixtures, stall walls that are wood and not up to code, moldy tiles, paper towel dispensers empty and left unfilled for up to a week at a time, soap dispensers left empty for a week at a time, toilet paper holders left empty a week at a time. The back door to our office that leads to the hallway and bathrooms for the building is barely functional and you have to ram your whole body weight into it to get it to open after you turn the handle, same thing with the rear door that goes to the parking lot. Now lets talk about the outside area of the property. We have piles of leaves in the parking lot from last fall (its August), cigarette butts and garbage everywhere, human feces under the exterior windows that noone cleans up from the homeless degenerates in the area, when it snows they just let the ice and snow pile up without taking any measures to increase safety for tenants in the parking and walking areas. During the rainy season the parking lot fills up with about 5-8 inches of water in a puddle that takes up 65% of the parking lot making it unusable. Utilities: We pay a portion of the utilities along with the other tenants. I guess each unit is not specifically metered. A little bit ago PGE came out to turn our power off for non payment (In the middle of summer!). Non payment? We pay APM directly for the utilities and they just never paid the bill for more than three months. THREE MONTHS!!! How hard is it to set up auto pay for PGE and have the money taken directly out of an account each month? Laughable. I WOULD NOT RECOMMEND THIS WRETCHED SLUM DUMP PROPERTY MANAGEMENT COMPANY TO MY WORST ENEMIES, THE SHEER SUFFERING THEY WOULD ENDURE SURELY WOULD BE WELL BEYOND ANYTHING THEY HAD DONE! DO NOT RENT FROM THIS COMPANY UNDER ANY CIRCUMSTANCES. YOU WILL BE SORRY YOU DID. LETS PUT THIS PLACE OUT OF BUSINESS BY NEVER GIVING THEM ANY BUSINESS. YOU HAVE BEEN WARNED. read more

Went to the office today to pay my bill, had to ride the bus for quite a while due to some traffic delays. When I finally arrived, I asked to use the bathroom, which I know is downstairs because saw it in the public hallway on my way in. The reception told me they don't have public bathrooms and that I should use the public bathrooms at the bagel shop. Turns out the bagel shop doesn't have public bathrooms either. Soooo, I bought a coffee and whatnot and used the restroom no big deal. The reason for the one star is because I don't understand why you trust me to live in your apartment for years at a time, but don't trust me enough to let me use the office bathroom. On a side note, this is a building with many offices, lots of people coming and going from all different parts of town. I can't imagine that none of them ever had to use the restroom before. APM may want to consider revising their policy to better accommodate their customers and supposedly trusted tenants, and let us use the bathroom when we come in to pay you the hundreds of dollars we owe you each month. read more

Buildings in awful shape, outdated, paper-think walls, shady business practice, terrible customer service. I will say my landlord is a nice guy. I've pretty much only used APM while living here in Portland. I've gone with them because it's easy to find an apartment quickly with them and because they have the most affordable apartments I ever seem to find. It comes with a price. I've only had one good property manager out of the whole lot. The apartment was okay except for the fact that they did not clean it prior to me moving in. There was a lollipop stuck in the carpet when I moved in. Gross! The landlord was pretty sweet and allowed me to break my leash after someone got shoot a block away from where I lived. I also wasn't a fan of the constant drug deals that were going on in the parking lot across the street. The one good landlord isn't my reason for writing a review. Let me start by saying that the day I was to move into the apartment they called me and told me I couldn't move in until 5pm because they decided to tear up the carpet and found fleas. Um, why did they decide to do this the morning of our move in date? We had already had the keys for a week and they had postponed our move in twice. We were left waiting outside in the parking lot all day. They promised we could move in at 10am. When we finally moved in the place was thick with fumes from whatever they had done to the place. My cat got sick from the fumes and got fleas because, we found out later, they didn't actually treat the place for fleas (my cat is strictly indoors only and has never had fleas before the move). As if the move in wasn't bad enough we found that the dishwasher didn't work. There was a thick brown film in the bottom of it. When we called someone to come out and look at it they just told us to run it without dishes a couple of times. When it still didn't work they finally listened after receiving several calls from us. It took far too many calls for anyone to acknowledge our problem. We had a huge ant problem and it took us calling the main office to get someone out to help us--this was after we had tried and failed at treating the place ourselves. Any place I've lived at in the past never had a problem coming out to spray during certain times of year if there were problems with bugs. We had a bout of theft for a while. The mailboxes are rickety metal boxes that don't even close. We complained, asking for different mailboxes with locks. The landlord said that they couldn't do anything about it because then APM would have to replace all of the mailboxes in all of the units. So what? That's kind of important, isn't it? A lot of the apartments are from the 70s and so are the rusted, twisted and poorly functioning mailboxes. It would be a nice if most of the tenants didn't have to rent PO Boxes. But who cares about tenants' needs? Not APM. In addition to all of this we have two washers and one of them is out of service more often than not. It can take up to two weeks to have someone come out to fix it. The landlord often will tell us that it's not broken and that someone 'just came out to fix it.' I don't know how many times he's told us that. The best was when he told us that we were wrong about the laundry room door being broken. Three tenants got locked in the laundry room how are we all lying?! Complain to APM and they say they'll help. Yeah, a week later. More recently, I called the landlord about helping us with the snow on the stairs. In many places I've lived in the past the property manager with provide tenants with shovels and salt for the walk ways after they have helped with the initial clearing of snow. He came out and did actually clear the walk way but he told me that APM will not shovel and/or salt the walk ways or do any maintenance because should anyone fall APM would be liable. I asked if we could clear the walk way and he told me that if I did that and someone fell I'd be liable. So... basically we are supposed to let the stairs ice over and do nothing about it? Right... He said that APM says not to clear the stairs or walk ways and to use 'cautious'. So, we need to use 'cautious' and let the stairs ice over. Wow. That's only one of the landlords I've dealt with. One degraded me and told me she didn't believe I was ever in the military. She asked to see my bank statements to verify my income and never apologized for her rude comments even after seeing that I get benefits from the military on those bank statements. Really?! The level of disregard from the landlords and APM's main office is unreal. I'm only with them right now because I'm in a great location (between Sandy and Burnside off of NE 20th) and I can't afford to find somewhere else to live while going to school. When people ask me how I feel about the company I rent through and if they should use them I tell them that they are awful but if you need a home quick and don't mind putting up with incompetent landlords, old apartments and a company that doesn't care about you at all use APM. They really don't deserve more than a star. read more

Run incredibly poorly, don't expect repairs to take less than 3 weeks, and there will be lots of repairs. It would be better to take a chance on someone independent then on the guarantee of being ignored by management here. read more

Be careful, they were okay when I was there. Repairs cost a lot though. They charged me 1200 to replace a carpet and I paid immediately and that was in 2014 and then I still rented from them until 2017 and I just found out 2 places later, they gave me a bad rental report from 2014 despite it being paid and my having 3 more years of good rental history. I've lived in an APM for over two years. For the most part, I've been happy. However, we've gone through 2 property managers since I moved in. Since then, I've encountered some of the same issues that the other commenters spoke of. In my first year, any issues that came up were quickly addressed. Now, I'm put on a wait list, according to "priority". That's nonsense. The price and fairly decent neighborhood (though I have had at least one incident) keep the score from being lower. read more

Trying to find a place and American management property seems to have a lot of available properties. However, they don't allow pets at any of their properties. What an awful company. When I sent an email just to note my frustration with her policy, the response was heartless and uncaring. Definitely sets the tone for how they handle conflict and situations. Big red flag! I know a lot of people have bad experiences with APM but we thought they were ok! We lived in the building on SE 21st and Clinton St. The awesome thing about their buildings is that they are usually in really great locations and the rents are cheap. The rents are cheap for a reason - older buildings, ugly interiors like exceptionally ugly kitchens, cheapo carpets. For the rent you pay though, these are things I can live with. The only reason we moved out is because we wanted pets and unfortunately, APM don't allow any. They stopped allowing cats in the summer of 2015 which was sad. Our move out was easy and we received almost all of our deposit back. They only took $25 to replace a small mirror in the bathroom. read more

I feel so foolish giving them such a great review. I still stand behind my words .. until I have had a maintenance request. My oven broke two weeks ago!! I went to my property manager immediately and he filled out the form he needed to and sent it right in. Since then I call him every day to find out when maintenance will be here. He tells me that there are other priorities. I ask him how many weeks does it take before I am priority? It's like asking the owl how many licks it takes to get to the center of a tootise pop .... I do not get a realistic answer. I called APM a number of times but all the broken record gatekeeper who answers the phone says, "You have to talk to your property manager." They will not even give me the number to maintenance. "If we gave it out the phone would be ringing off the hook." Uh .... bad sign. Do you understand that, gatekeeper? Spoke to CAT (Community Alliance of Tenants) and they said I need to start the letter writing mess: ".. this is my expectation since I have always paid rent on time ... etc," "This is an essential service and could be a possible building code violation," "The expectation would be the oven would be fixed within 72 hours." Until they respond (always give a deadline for them to respond in writing by) I sit here not able to eat like a normal human. I dare say (though this is sexist) the maintenance "men" do not see this as a priority as when they come home their wife is putting their oven-cooked dinner on the table. They do not see what must go on behind the scenes. I am also stuck at my apartment as I do not want to keep shutting my fighting cats away in the hopes the oven idiots will show up while I am gone. Another fear: these jerks who are only used to painting and carpeting available apartments are going to try to fix my oven .. something they have little or no experience in. AND they will show up but say, "Uh .. we need to order a part" making my wait for fresh baked bread even longer. I think my property manager, Richard, is great. So you know how you read apartment reviews and think your experience will be better? It won't. I moved into an apartment with an oven caked in grease, including the inner components and wires. I called my manager to report it as a fire hazard and he told me he couldn't clean it and that in nine years he hadn't had a fire and that his oven was older than mine. I pushed and finally he agreed to call maintenance. They won't be out for a week and he was incredibly rude and condescending about it. Look dude, I get that the apartment is old. I don't mind old. I do mind dangerous. And I don't appreciate being treated like an idiot for making a request that is well within my rights as a tenant by Oregon law. read more

Hi there, I am a thirty something Boston native that has lived in Portland for over 10 years now, and have lived in various apartments during my time here under a number of different management companies. What I can say about this rental company, having rented from them for almost 3 years, is they don't care one iota about you or the residence you live in. Their buildings are not well maintained, and in incredibly poor condition, and if you have an issue with something (I can't even begin to tell you how many times our dryer broke only to leave me having to leave repeated voice messages to the property manager to have her tell me it's being "worked on", then wait upwards to a month to see it get fixed). They also raise their rents bi-yearly at astronomical rates. During my stay with them they raised the rent 4 times in less than 3 years. They would say they're just competing and providing a competitive wage to other management companies in the area. This is simply not true. Their approach to renting out a unit is to milk the tenant for the most money possible. Without a care in the world for their quality of life and how that correlates with where they reside. Lastly, their employees are incompetent. The property manager that I was under, who oversees Davis Manor (located at 1311 NE Davis St -- consider this a fair warning -- do NOT rent in this building. Even the manager herself said "it's the oldest building we have"). This is abundantly clear in the way that the building is kept. One winter the wind picked up and the roof literally started falling apart. It took them 3 full days to come out just to remove the shingles that were obstructing me from being able to walk out of my apartment to gain access to the street. I also had to experience a period where I had no hot water for days, so I had to resort to showering at work. Pure negligence. I am writing this not to warn other people who have lived in Portland for awhile as they already know, but for those of the flock of new people who move to this city weekly. They offer affordable apartments in nice areas of town but it's all a facade. I will NEVER rent from American Property Management again, and I will make it a point to spread the word that they are a bunch of crooks and are just looking for a warm body to rent out their apartments without a care in the world for showing any sense of integrity for the residents in which they serve. read more

My husband and I rented from APM from 2010 to 2017. The first place we rented was 1311 NE Davis St, the Davis Manor apartments. What a charming location! The building is more than 100 years old and is right behind a bottling plant (or as we liked to call it, the giant white noise machine, very soothing for our newborn)! The apartment had hardwood floors and all these cool built-in cabinets. The windows, however, were also 100 years old and did absolutely nothing to keep the heat in. The frames were rotting and moldy. Not too much of a problem until you have a baby who tries to chew on them! There were lots of plumbing issues. The washers and dryers were about 30 years old and broke several times. For a couple of months we did our laundry at a laundromat because they were so hit-or-miss. The water heater regularly blew fuses. The girl downstairs had her sink fall off the wall during a holiday weekend. Of course APM doesn't work on holidays so it wasn't repaired for 3 or 4 days. The guy who lived next door let his bathtub clog up and never had it fixed, so this caused huge problems for the plumbing in the building... like his bathtub started backing up into OUR bathtub. I had to call for repairs all the time. The crusty, gruff old property manager (who has probably moved on up to the great Harley Rally in the sky) bark was worse than his bite, and stuff usually got fixed pretty quickly, although one time he sent his tweeker stepson to fix our stove, which I was sketched out about. All kinds of people lived there. Some decent quiet folks, some loud young kids, and some tweekers (friends of the property manager's stepson?) who lived the homeless lifestyle and ran a can recycling enterprise out of their apartment. To each their own, I guess. They never really bothered us except when their crazy drunk friend came yelling up and down the street for them or they tried to fit their enormous bundles of cans down the little passageway to their apartment in the back. As I said, we had a baby and it wasn't really the best place to raise a child so we decided to trade up to a 2 BR APM in the Laurelhurst neighborhood. We had already paid a deposit so that just rolled over to the new one! However when we moved out they stuck us with $250 for dead batteries in a smoke detector. Moral of the story? ALWAYS check your smoke detector batteries before you move out. The new place was one of your classic "ugly 70's" APMs. Brown shag carpeting, odd kitchen cabinets too small to fit a box of cereal, a monstrous gold stove that was older than me and ran super hot. The bathroom was dim, lit by a single light bulb in a frosted globe. Mirrored closet doors. The windows here were double paned but condensation would get in between the panes and mold would grow on the inside. There was one huge window in the dining area and the living room was a dark cave. The property manager here was a sweet old lady but very snoopy. She would be gone for months at a time but then come back around to complain about our child's sandbox (it wasn't "pretty" enough) and place limits on the number of potted plants we could have on our miniscule terrace. Meanwhile, issues like the cracked and broken cement stairs and a giant puddle that formed under one of eaves went unattended and certainly did not add curb appeal. Maintenance was better here, but still some moments of idiocy. Our dishwasher broke but whoever fixed it didn't hook it up correctly so the first time we ran it the kitchen flooded and started leaking into the garages below. They had to replace the kitchen floor. Nice new linoleum classed up the joint a bit. By this point I was becoming an expert at unclogging plumbing. The landlady retired and we had a new property manager Mark who was just fantastic. Shortly after he became the manager we had to move to another city and he was wonderful with working with us when had to extend our lease as the first place we tried to rent fell through (if you think APM is bad, don't move to Bend, OR where the property management companies are 10 times worse). Then when we moved, I left all my prescriptions in the kitchen cabinet. I called Mark and he shipped them to me right away. Not only that, but we got our deposit back, less $200 to replace the kitchen counter (always use a cutting board or plate, even if you're in a hurry). I never felt that APM was trying to rip me off, skirting the law, or being anything other than honest with me. Every place you live will have maintenance issues. If you own your home you'll have to get them fixed yourself, if you have a condo you'll have to deal with the HOA. I would definitely rent from APM again and I would (and have) recommended them to friends. If you need an apartment that's relatively inexpensive and in a centrally located part of town, APM is a good bet. read more

Horrible tenement with even more horrible residents. This building is basically falling apart and the rental company that runs it just slaps on a shitty coat of primer not even real paint to cover up the cracks in the walls and the outdated sticky cabinets. The appliances are from the 80s and break often, one day someone will die in there from an electrical fire. Heaters are old and make terrible noise. The rent isn't even cheap enough to justify all of this. Not to mention the people living there are all in their late 30s or 40s and act like this is a high school clique instead of a residence. They will passive aggressively treat you like shit if you don't participate in their degenerate activities which include sitting on the front steps and smoking all day, playing the accordion terribly, and having cook outs in the dog shit filled courtyard. Do you enjoy the sound of people hacking up a lung and yippie dogs barking constantly? Do you love the smell of piss and dog shit? Do you love the thrill of knowing you could die in a fire at night because your idiot neighbors have open fire grills they use illegally in the courtyard right under a giant tree? Do you love getting threatening letters from your landlord about the color of your curtains while your oven goes unfixed for months? Then this little pile of shit called an apartment is for you! read more
