Mr. Bricketto, Aside from the 11 month warranty issues submitted in November and again in April; outside of the extremely poor condition of the back yard grading and drainage, we have addressed numerous times with Mungo, what we found tonight is unequivocally unacceptable. All owners should check their new construction beneath the windows where the brick molding meets the frame as well as the entrance holes around the HVAC lines and exterior ceiling fans where large holes have been found near wiring. ----------------------------------------------------- We resubmitted our 11 month list in November and again last week. While we have not heard back, we have discovered a rather disturbing, and unacceptable situation on the outside of our home that needs immediate attention and I respectfully ask that it be addressed immediately because of the potential danger involved. On the back side of the house; left of screen porch kitchen side, double windows had a molten snake skin, small but appears possibly to be a rattlesnake skin. I took a portion to have it identified while the rest remains stuck inside the base of the window. Regardless, I don't care what kind of skin it is, it's stuck halfway inside the wall of my home. If you look beneath the window where the window frame meets the brick mold, there is a huge gap that was never mudded by your brick mason and the gaps are large. You can actually read the construction material on the inside behind the brick. The reason that we noticed this is our dogs alerted us to what sounded like a rattler, but we could not locate it, but did have two baby cottonmouth in the rear yard. So should I be concerned that we potentially have snakes within the walls of my home, which you can imagine does not make me very happy at all. The condition of the poor grading and drainage below grade and dumping of construction cement, approximately 600 pounds located after we cleared some overgrowth has left the water no where to drain killing our sod repeatedly; to which we have paid 3 times now to replace. ENOUGHS enough. I am trying to be calm about the situation but it's unnerving to say the least. I am stunned to see the poor craftsmanship by the brick mason, and how this could have been overlooked by your construction manager initially during inspections. I understand Mungo has enormous issues with warranties right now and are backed up, but I am respectfully asking that all of the windows, beneath the ledges meeting the brick mold be thoroughly checked, re-mudded and that you close any openings, after ensuring treatment for anything inside the gaps has been eradicated. This is absolutely unacceptable. I would very much appreciate meeting with someone out here to show you what is going on and to ensure you have the rest of the house and window and brick mold checked and fixed. You would never allow your own families to live with a potential threat of venumous snakes finding their way inside your home due to poor craftsmanship so do not expect ours to.

    Really the worst quality building I have every seen. The warranty is a joke. You put in a repair…read moreand immediately get a response either not covered or done. If you do get them to come they attempt to fix your problem and create 5 more. They destroy your personal belongings. Absolutely no respect for your home or their customers after closing. My sliders leak and destroyed the floors, they ruined my belongings to do a really bad repair 2x (sent 1 guy to do repairs who didn't speak English, but I did get from the conversation, that he was not getting paid to do repairs), I was told by the warranty manager that the sliders could not be washed (leaks caused the damage). I eventually had to spend 15k on new floors. Every door is crooked, they came in took them out, put them back, still crooked, Never came back to repaint and replace the trim (complete destruction of my new home). Concrete cracking all over. Epoxy floor in the garage a chipped up mess (paid extra for this, and it was just a $20 paint kit from home depot, not an epoxy floorr like we put in in our other homes. Just paint, chipped up inediately). No insulation at all. My village park/dream finders home in Savannah Quarters is a nightmare. A village park/dream finders home is an overpriced piece of garbage. And their real estate agents will lie to make their commission. I had planned to add to my backyard only to find the real estate lied and I could not add the screened in area I had planned. I have lived here 5 years and still don't get mail. My address is not on the map. To add to this, their real estate salesperson Leigh Ann (gone from Savannah Quarters now) was flirting with their builder rep every time they were here to review the horrible build of this house (I just wanted to vomit - "get a room" - all of my neighors in this new area of Westbrook experienced the same). Scheduled appointment, we took time off to be home, they didn't show multiple ties (builders rep's wife was having a baby!). Later, they broke into my home to see the damage (ugh "did they sleep in my bed"?) We hadn't changed the locks yet but did so immediately. She left her sunglasses in the master bath bedroom, later I was arrested because my husband went by a busload Leigh Ann was trying to sell their crappy houses to, my husband was in his golfcart and said "You'll be sorry...". I had nothing to do with it and wasn't even there. They had the police come and arrest "me" still not sure why just the amazing Pooler Police (another issue), good news no crime here in Pooler, so they have to do something. They dropped everything if we didn't talk of this affair. Well I don't care! I will speak of this unprofessional behavior. Now we are spending thousands to rebuild this new home. Disgusting people. Disgusting builder. Beware of companies that change their names and do the same business, if they had a good reputation, they would never change their name. Beware of any build by Village Park Homes or Dream Finders Homes, really bad, "you will be sorry"!

    I have been living at Wyngrove apartments since 2021 and even though it started off good. I just…read morewant to say move here if you want to hear loud cars, neighbors always fightiing at 2 o'clock in the morning, loud music, feces all throughout the complex, and not so friendly employees at the front desk. They used to care a lot more about their property, but I guess things change. If you love your peace do not move to Wyngrove Apartments.

The fact that it took someone MONTHS to address me should serve as a giant red flag to any person considering purchasing a home that Dryden Enterprises has horrible customer service. Choose another builder! Your concerns will be ignored and you will be stuck with a money pit with endless repairs Our home is beautiful- that's truly the one kind thing I can say about this builder. However, the materials are dirt cheap and corners will be cut. Your new home will begin to disintegrate within weeks of your closing! I can't tell you how many times I've had someone out to repair dozens of enormous cracks lining my walls and ceilings. And guess what? They're still appearing! It's because they didn't even bother to tape the joints in the drywall! I recently had to fight off effing wasps that had invaded our guest bathroom because Dryden's team didn't even bother to put a vent cap on the exterior of the house, which allowed bugs to come in through the exhaust fan. I could go on and on. I invite anyone considering purchasing a Dryden home to come to The Villages at Limerick here in Midway. Knock on someone's door. Any door! Pick any random house and ask the owner for their experience with Dryden. Bring snacks, because you're going to be there a while! We are more fortunate than some of our poor neighbors dealing with major issues like their roof or foundation issues. Hell, my own brother lives down the street and has bricks falling out of the house. The worst of it all is that our community is made up mostly of active servicemen and women and disabled veterans, to which Dryden has no problems with taking advantage of. STAY AWAY.
