I don't recommend this company. You most certainly will get denied anything that was not working and/or was mentioned in the home inspection prior to you taking the house. They expect you or the seller to correct those issues prior to taking ownership of the home. The other major thing that seems to get them out of most claims -- they only cover "failure," so if you're having something that works intermittently, good luck. I had some electrical work done - one part of which was replacing an old breaker panel that could possibly set the house on fire. Since the breaker technically hadn't failed yet, I had to pay out of pocket (~$4k). Odd thing is that if the breaker did fail it would likely mean my house had gone up in smoke, which is why I pre-emptively replaced it with something new. Save the money for APHW's premium for actual repairs and don't waste your Realtor's money if it is being given as a gift! read more

According to the technician, a seal in the furnace failed causing condesation to collect and cause further damage. It was dangerous to run the furnace so after the tech sent the estimate to AP Home Warranty, we had it replaced. They refused to honor the warranty using excuses that were invalid. They refuse to give us a written or email reason for refusal. Verbally they said that condensation was mentioned, which means water, and they don't cover water damage. I recently bought a home and was excited to know the owner had paid for a home warranty to assist me with all needs that may come up within the year. First issue: electrical. A replacement of the primary and sub panel is required that is going to cost me $3000.00. The warranty company offered me $700.00 to repair. Buyers BEWARE!!! America's Preferred Home Warranty is a TOTAL scam and a disgrace to the great State of Michigan! Our realtor gifted us this "warranty" when we purchased our home. Within a month we discovered that our A/C condensate drain was leaking in our attic onto the bathroom ceiling. The A/C air handler and condensate piping had been improperly installed years ago and was causing perpetual leaking into the drain pan and condensate pipes. We did our due diligence and had THREE contractors diagnose and bid. We mentioned to each contractor that we had a "warranty" from this company. EVERY one of the contractors rolled their eyes and told us that getting a claim approved was a long shot and working with the companies is a huge pain in the a** and rarely results in anything being approved and reimbursed. One contractor even told us that it was such a headache to work with this "warranty" company that they would have to charge us extra just to wrestle with them! Sure enough, after months of back-and-forth-up-and-down America's Preferred Home "Warranty" covered exactly $0 dollars of our $4600 repair. APHW was recommended by my realtor when I purchased a house six years ago. I'd never given any thought to buying a home warranty prior to that. In fact, my realtor negotiated the warranty into our contract with the seller. The seller paid for a one-year bumper to bumper warranty for the house and I am so grateful that my realtor did this. Within the first year, we had a clogged drain line and the refrigerator's (which was included with the house) compressor died. APHW stepped in and paid $300 or so for the plumbing fix and gave us $600 towards a new refrigerator. Of course, we had technicians visit to provide the official diagnosis and quote for both repairs. We used the $600 towards buying all new appliances. APHW takes the sting out of expensive home repairs and I'm grateful to have it. Their customer service is efficient and they are a no B.S. company. You need to know what's in your contract. I opted for their premium plan because, well, I want it to actually pay when something truly goes wrong. And pay, they do. Some of the repair technicians are skeptical of home warranties, and rightfully so. Started a Claim because my Heater went out had my heater guy diagnose it and it came back as the Blower Motor is seized up and not working. Also noticed the same day it stopped working my two dogs we're non stop getting sick for the next two days because it was also Leaking Carbon Monoxide excessively inside the house. Overall, this is a decent warranty plan, particularly if you inherit it as part of the purchase of your home (vs paying for it out of pocket.) I've filed two claims thus far. The first was our water heater broke. They agreed to cover up to $400, which brought the total bill from about $1000 to $600. Then we noticed a leak under our sink that required changing a faucet. They covered $300, which brought the total cost (replacement faucet and labor) from $500 to $200. The key is that they mostly cover things that are old/deteriorating and weren't flagged in your home inspection. It's certainly a cost saver for a new home purchase, and at around $400 a year, I feel like i've gotten value from it. That said, I probably won't purchase it out of pocket once the included warranty expires, as some coverage plans with my plumbing and HVAC companies are similar costs and would offer similar savings without the hassle of the claims process/ The part I find most annoying is that coverage can only be approved when a contractor is on site and is willing to get on the phone with them. This is something you want to give your contractor a heads up about and can easily take 10-15 minutes for a contractor, which can be annoying and awkward. The trick is to call them when you start a claim and ask what the coverage amount would be if they approved the claim so you can predict what they'll cover before having the contractor come by and finish the work. The other trick is to work with larger companies whose contractors are friendly and familiar with warranty plans. read more

I wish I could give this company zero stars and I wish I would never ever listened to my real estate agent when she suggested APHW she must be getting some kind of kickback because this is the worst company I've ever worked with total scam and they will find any reason to not pay your claims or to pay less than what it actually cost to fix your property. I had just purchased my first home and within a month water started leaking from the bathtub and I had to make a claim. I used a contractor from the list that was sent to me from APHW and the initial cost was $425 to replace a Cartridge. However that didn't fix the problem and the plumber found that more work had to be done inside the wall to fix the problem properly. So APHW took it upon themselves to open another claim even though it was for the same exact issue from the original claim the day before, The claim hadn't even been closed yet! APHW then denied my initial claim of $425 that I had already paid for and then only approved $500 (minus my -$100 deductible of course) of the $777 bill I received from the plumber to fix the problem. When I questioned them about why two claims were opened when it was the same issue nobody could give me an answer except for that it was denied because it wasn't fixed. What kind of answer is that? I had no idea that it was going to take more work to fix the issue and neither did the plumber until he got inside the wall to find out how bad the damage was. So not only was it ridiculous that they opened up a second claim, it was even more ridiculous that they wouldn't even cover what it cost to fix the problem. So now I'm out of pocket over $800 of my own money because APHW found a loophole by opening two different claims for the same issue and only paying $500 on a $1200 claim. I don't even know how that's legal, professional or ethical but they seem to get away with it. Absolutely horrible company to deal with. They just keep needing more information or have another question they need answered before they can move forward with the claim. Then the next person in their process has new questions or needs more information before they can proceed. And then an item that you addressed with an earlier person comes up as an issue again. It is like a crazy game or merry go around (but each time you try to talk to them you are on hold for over 1 hour). I think they just try to wear you out until you give up so they do not have to pay the claims. I have 2 small claims (for a dryer and a microwave)- and the amounts they say they will cover are not even close to my actual costs due to limits and deductibles. I am going to stick with it, I may never see any $ but thank heavens I did not have a more expensive item break. Let the buyer beware if you are thinking about going with them. So I had a refrigerator where the control board failed. First, their procedure. So they have to get a verbal diagnosis and cost estimate from the contractor. This is dumb because I could have anyone on the line and they wouldn't know the difference. Also, I have the invoice with the diagnosis and the cost, but that doesn't count. Second, the coverage. Apparently a control board on a refrigerator, a crucial piece, isn't covered. That's pretty freakin' dumb. I recently had my AC breakdown and since the system was so old and they no longer make the parts or the refrigerent, the only option was a full replacement. The home warranty only covered about $800 of the $6,800 cost. I had this warranty for 3 years in fear of the most costly system potentially breaking down, which happened, and I was highly disappointed with the coverage. There was no explanation as to why I was receiving such a small sum other than, "that is all that is covered by your plan." We recently moved into a new home for which we purchased a home warranty from America's Preferred Home Warranty. During the first hot day of Spring, the central air conditioning unit wouldn't turn on, so we had a contractor come out and diagnose the issue. The necessary remedy is expensive and so we filed a claim (#30160796) since this was clearly covered by the warranty agreement. As per APHW's policy, we had the contractor call APHW to explain the problem and the proposed work for which we were quoted (over $4,000, $2,250 of which is covered by the warranty). The following day, I am contacted by APHW to inform me that they have denied my claim. When I call, the representative is unable to figure out the reason for the denial so she connects me with a supervisor. The supervisor then tells me that the claim has been denied because there is no proof that the unit was working when the warranty went into effect. As per the warranty, the agreement covers items "In place, operative and located within the main perimeter of the main foundation of the home, including any attached garage, located at the address shown, on the effective date of this contract." In order to prove that this unit was operational when the warranty went into effect, as per the instructions of the supervisor, I submitted a signed disclosure from the sellers (dated one month before closing) which specified that there were no problems with the unit. Then, no one contacts me for a week until I call again to inquire about the status of my claim. When I finally get through to the supervisor, I'm told that the document was reviewed and the denial stands because there isn't any documentation from a trained professional to attest to the working condition of the unit. I point out that there is NO SUCH REQUIREMENT in the warranty agreement, but she refuses to budge and tells me that I can submit a formal dispute which must go through arbitration, the cost of which I am responsible for. It's pretty clear that this company is in the business of denying claims rather than honoring their warranty agreement. Maybe someone from America's Preferred Home Warranty will see this review and ensure that the company honors its obligations here, but I doubt it. Steer clear of APHW unless you like throwing money away. EDIT/UPDATE: As evidence by their representative's response, this company is trying to invent new warranty terms in order to deny coverage. Purchased this home warranty in January of 2023 for a rental home. We had a heating unit go out in September of 2023 and my PM company submitted the claim a little after that. Weeks would go by in between hearing from the company; I had to call for updates. They needed a form signed, then they needed three forms signed. Then nothing. Then they needed to speak to the contractor, but when he called, they couldn't give him information without the claim number (even though he had the address and date of service...). Then he finally called and was told "it's too late." Our warranty expired in January 2024, and they said since the warranty is expired, they cannot honor the coverage for an incident that happened months prior, when it was in full effect. I'm pretty sure that's illegal and that they have to honor it, but for the couple hundred bucks, it's not worth putting any more time into. Laughably, they sent me a renewal form. This warranty was recommended by a real estate agent. I filed two claims. The first one for the water heater, only covers $500 and replacement cost for water heater was $2000. Only one plumber agreed to talk to APHW, so he got the job. The contractors on the list APHW sends out will not do the verbal diagnosis over the phone. I was like WTH do you send out a list of uncooperative contractors? The second claim was not pursued because the contractor spoke limited English for a refrigerator repair. He can read and write but speaking English was more difficult. It didn't matter anyway because APHW does not cover if the Defrost or Heating Element mechanism doesn't work. I never had this happen before where that repair wasn't covered. I had another warranty company that did fix the defrost issue at another property. Anyway I ended up just replacing the refrigerator. My AC unit began making strange noises, this is not a good sign. This was my first time using my home warranty plan. The America's Preferred Home Warranty plan that I have let's you select your own repair person. I called and got three estimates from companies that came highly rated on Yelp. They made recommendations that the 20 year old unit be replaced as opposed to spotty repairs (which were actually approved through the HW plan). I took the repair authorization and applied it to a new AC purchase as it seemed the wiser choice given the systems age and difficulty finding parts in the midst of COVID. America's Preferred Home Warranty paid the amount they agreed upon, as I had been informed I could replace the unit or repair it. APHW was responsive and they followed in a timely manner. I uploaded proof of payment, I received my reimbursement within 10 days. I had a 4.8 star rated company replace the unit, their customer services was exceptional. I am happy with the services and the staff who I interacted with throughout the entire process. I have recommended America's Preferred Home Warranty to other family members. read more
