    We trusted Andrew at Capwell Home Inspections because he was recommended by our agent to thoroughly…read moreevaluate our home before closing. Unfortunately, we did not feel the inspection was very thorough. During what felt like a very quick inspection, he told us he had found termite activity in the home, then immediately stated he was "just kidding" and assured us everything looked fine, ultimately giving the home an "all good." Just a few weeks later, active termite damage was discovered that required extensive repairs costing thousands of dollars. By that point, we were already committed to the purchase and unable to back out of the sale, which was devastating for our family as first-time homebuyers. Years later, we ran into him in person and brought up our experience, hoping for professionalism or accountability regarding the financial burden and stress we went through. In our experience, the conversation became hostile, and he stated he "didn't care" and would continue making the same termite joke with future customers. Others with him also made jokes about the situation, saying he "brought the termites with him in his pockets," which we found upsetting given the seriousness of what our family experienced. In our opinion, a home inspection should help identify serious concerns before closing and provide buyers with peace of mind. Based on our experience, we would not recommend this company to anyone purchasing a home in the Lowcountry area

    I can't say enough good things about Dave of Advance Property Inspections. He does a thorough,…read moreprofessional inspection at a very fair price. I am a remote buyer, meaning that I live in New York but am buying place in Savannah and flew in for the inspection. I am also very handy when it comes to home repairs and maintenance. However, I still learned a lot just by following Dave around as he did the inspection. He was relentless, crawling in the tiniest spaces, pulling off panels, opening and closing all the windows. There is just one more thing to say, Dave is an honest guy who takes his work very seriously. I asked him for a recommendation for a contractor to do some painting and other small jobs, and he said that would be a conflict of interest if he recommended people. That shows a lot of integrity and that, above all, is what is important.

John…read morewith Prism did a fabulous, honest and thorough inspection of the home and found issues that were very serious and hazardous that we wouldn't have known about until it might have been too late. The inspection was peanuts compared to the shoddy, irresponsible work that had been done on a home, most likely all without permits and the possible risk of danger to our family. The report was one of the most complete, easy to read with pictures to show the problems and wad 104 pages! One of the sad parts to me is that the little house I fell in love with had too many costly and dangerous issues and we had to back out but the most important sad part was that someone would list a house without making the repairs or disclosing them because they were very hazardous. I sincerely hope they are fixed before the house goes back on the market or some family buys it without doing an inspection with Prism. Thank you, John and Prism, for having such ethical inspections that cover everything, whether it's cosmetic or something very hazardous. We will be using them again on the next house we plan to purchase.
