An inspection is supposed to look at things, that maybe you aren't familiar with, or unable to ascertain on your own. Recently I wasted $ 430.00 on an inspection on my condo in Savannah...Prism supposedly inspected my condo, I received the report and frankly didn't find out anything I didn't already know from my walk thru, asked for the roof to be looked at was told it was too high! , and that I was on the first floor and shouldn't care (except if there is an issue with the roof my HOA fees and assessment pays for it, so I didn't feel it to be of no concern, they say in their advertisements that the inspect electric, but the dish washer didn't turn on and they didn't run down why the power wasn't working to it ( was told by General Manager Mike that they don't look at the reason appliances don't work) my reply was I'm concerned that it may be an electrical problem, and he told me his inspector said it was unplugged, Well considering it is hard wired I doubt it was unplugged!, was told they couldn't look at the foundation cause it wasn't visible, another lie there is a good 3 feet of the foundation exposed, with some cracking, But why look you were only paid to look! I was told there was no access, to inspect the crawl space, only problem with that lie is there is an access panel in each of the walk-in closets, but I guess that would have required the so called inspector to actually inspect, listen there is much, much more to report, but the bottom line is the didn't inspect they just charged me for services not preformed, spoke to the General manager wasn't interested in a happy client was only interested in arguing a point he couldn't really defend so he just got loud and obnoxious, please save your money and hire a company that can actually perform the services Prism isn't that company... Just as a side note since the non-inspection, I have been e-mailed and phoned, quite a bit to purchase other so called services they provide. The home inspector was nice enough, but missed some very basic issues that we found after we closed. For instance, the sink in the kitchen leaked, and not just a small leak, the previous owner either knew enough not to use it or didn't use it very often, because once we moved in .. running the sink for more than 30 seconds or so made the entire cabinet under the sink not just damp, but soaking wet, should have been very easy to see. My biggest complaint with this company however is that they sell your information to third party vendors, so unless you want to be solicited incessantly with workman, contractors, exterminators etc.. stay away from them.. read more

Call Prism for an inspection if you've found the home of your dreams and you want to make sure you don't run the risk of hidden issues turning your purchase into a nightmare. We found our perfect home on Sunday, made an offer on Monday morning, it was accepted Tuesday afternoon, and we needed an inspection on Wednesday. Prism sent one of their best (if not their top) inspector, Kyle, the next day. The property is quite large, but Kyle did such a thorough job looking in every nook and cranny for any red flags or needed repairs, big and small. Following his 2.5 hour inspection, Kyle gave us a verbal summary of all of his findings so we could leave with a good idea of what the biggest concerns were. Less than 4 hours after his visit, we had a 98 page report complete with findings, photos, and recommendations for repairs. 98 pages!!! It wasn't that the home had a ton of needed repairs, it was because Kyle was just that thorough in his examination. He is extremely knowledgeable and was very patient with me and our realtor as we hovered around him asking questions. We are now under contract just 4 days from the moment we first laid eyes on our dream home. We hope that this will be our family's "forever" home, but if we do find ourselves in the market as buyers again, we will certainly book Prism for our home inspection and most definitely request Kyle as our inspector. I had prism do a rather expensive inspection and re-inspection before purchasing my home. Lots of good reviews must mean good service, I was wrong. The inspector and woman I talked to were pleasant, but a water leak was overlooked and the first time I turned on the shower water covered the master bath due to a loose shower head. Once the water was turned off, the faucet in the tub was then found to be leaking. Both of these leaks would have been evident had the water been turned on in the bathroom, which was clearly not done but was supposed to be done as part of the inspection. Spoke with Rick about my concerns, he got extremely defensive and was very unprofessional and rude and offered no solution to remedy the issue they overlooked other than to call a plumber and sorry you bought an old house. He stated there was no leak present at the time of inspection, but last I checked shower heads don't loosen on their own. Although it's a seemingly small issue, it makes you wonder what other corners they cut or what else they may overlook. read more

We recently purchased a home and used your service to inspect the house prior to closing. We just recently discovered that the roof is in terrible shape and will need to be replaced. I'm certain no one got on the roof to inspect it because the damage is obvious. We are extremely unhappy that we paid for an inspection that obviously wasn't performed thoroughly. It's too late now to go back to the original owners, whereas if the damage had been disclosed, we would have had that option. We notified the realtor who gave us your referral. If I could give zero stars, I would. My husband and I were buying a home built in 1956. A much older home, but kept in well condition in Jesup, Ga. We used Prism for our inspection. The inspector missed very obvious water damage in the upper corner of our dining room. The inspector also missed a very leaky AC system that was soaking the hallway floor leaving an obvious water mark in the carpet. He also left the cover off of the chimney when he was taking pictures of the chimney, which allowed chimney Swift's to move in to the chimney. We, and our realtor, contacted the general manager just to discuss the situation. The general manager, rick, was extremely rude, disrespectful, and dismissal of our issues. Further, Simon's lawyer wrote to me yesterday, "I ask that you cease and desist from any slander or defamation against Mr. Simon's business because of your personal experience (for which he claims no responsibility)". I am incredibly disappointed with the experience I had with Prism. My partner and I recently purchased a 1933 craftsman style house in downtown Savannah. Old houses downtown aren't cheap, and repairing them isn't any cheaper. But luckily, we found a great deal...perhaps too good to be true. Our agent recommended Prism, so we naively followed her lead. Our inspector was nice and seemed thorough at first. He gave us a long list of problems including some water damage under the bathroom tub, some faulty wiring, and a hot water heater that either needed to be repaired or replaced. Our seller was extremely generous and agreed to do all the repairs necessary before closing, and he even reduced the price. In our amendment, we specified that we would like a second inspection, so we asked the same inspector to come out a second time to look specifically at the problem areas he had identified. The day of closing, we were unable to check if the hot water was working because the breaker had been turned off in the attic where our hot water heater was kept. When we'd viewed the house before, we checked the water and it took forever to warm up but would get moderately warm, but never hot. In retrospect, we realized that the temperature of the water would fluctuate as the day got hotter and colder because it was in the attic. It has clearly never been repaired. After closing, we figured we'd get not help from the seller (who has since claimed no responsibility...we'll see about that!), so we called Mr. Electric out to take a look. He told us that we had knob and tube wiring and that he couldn't even install a new water heater until the whole house was rewired. We've since been told that he was trying to cheat us. But when I spoke to representatives at Prism, I was told that Mr. Electric was owned by an upstanding man. How can you call this man upstanding while admitting that his 12K estimate for rewiring was double what the rate should be? But let's talk specifically about Prism and how I paid them over 600$ to inspect our house twice and these problems were not identified before closing, even though we paid the inspector for the second inspection for the sole purpose of preventing an oversight like this. I'm just in disbelief. And all customer support tells me is that Mr. Electric is exaggerating and that our 1933 wiring shouldn't concern us. Well, I'm concerned. And I'm furious. And I want my money back. read more

not really satisfied and not at all happy with their work. hired them before closing the house and you would think that having a professional inspector look at a house is the best thing you can do for yourself. well, not in my case. after closing the house, we found out the inspector missed a lot of obvious stuff that he shouldnt have missed, being an inspector and all. found a water leak in the bathroom, found an opening on the side of a roof which could lead to major roof damage, the disposal was not working, the kitchen ceiling had a little wet patch near the lights, one of the pipes in the backyard was a leaking and some other minor stuffs. if we had been known of all these stuffs, we could have either addressed them to the seller or atleast knew what to expect. i understand we are all human and we cant find out everything thats wrong in the house. but that is why we hire a professional licensed inspector. and some of those stuffs were not that hard to find if he had really inspected like he was supposed to. i also emailed them to let them know what we found, but no response yet. not too professional if u ask me. read more

This home inspection company really let us down. We were very concerned about whether the plumbing system in the house we were planning to purchase was under the slab or run through the attic. The neighborhood in which we wanted to purchase has been plagued with slab leaks. The inspector assured us that the plumbing for the house was in the attic. We discovered otherwise 4 months later when the bedroom carpet and hall flooring became soaked with water. Now, we are faced with replumbing the house to put the pipes in the attic like we thought was done in the first place. This will cost us over $4,000 to do, and we would have used it as a negotiating point with the seller had we known this beforehand. We could have taken care of this problem before we moved into the house, had we been given the correct information. As it is, we will have plumbers in the house tearing sheetrock off the walls and going in and out for 2 weeks or more. read more
