Read the contract before you hire this company or better yet take it to a lawyer. Don't believe the "protection beyond inspection" the contract specifically limits the companies liability, even if they do a horrible job and miss major repair issues. They are fine if you want to know if all of the light switches work, beyond that hire someone knowledgable. They do not listen to ASHI recommendations. read more

My wife, Tammie, and I are full-time realtors and have a great deal of experience with a large number of different Home Inspection Companies. They all have limitations that inevitably seem to cause buyers or sellers stress. But in fairness, buying and selling is a very stressful process, so any hiccup is going to hurt. That said, Tammie and I have had many client's use AmeriSpec with good results. Peter McLeay has been our "go to" inspector at AmeriSpec with many clients who have hired this company. He is always detailed and looks at the realities of the home. Homes are NEVER perfect, but finding flaws in a home does not mean that it is a bad home, it just means there are now things you are aware of. The report book and photos provided by AmeriSpec is very nice and provides a good "punch list" of items to work on after a buyer completes the purchase, or gives the seller some things to address prior to selling. Home Inspectors are generalists, and we've experienced times when something was noted by a generalist, that after a specialist looked at it, there was nothing wrong. No one wants this to happen, but it is yet another reason a good realtor is needed to help clients understand the true role of a home inspector in the process. AmeriSpec has a solid history of providing consistently good home inspections. Like many, they offer discounts for first time buyers as well as military personnel. Another reason we like AmeriSpec: they are responsive and even during the busiest time of the real estate season, they have trained inspectors who can get out to the property promptly. This is no small challenge when buying, and a detail that buyers and sellers don't always consider! Our clients have been pleased with the results of their AmeriSpec inspections or we would never recommend them. It is unfortunate that people have challenging experiences with them, but remember that clients need to understand what they are getting and what the limitations are. I'm sure there are many good AmeriSpec inspectors, but we always ask for Peter McLeay! Amerispec didn't note the excessive tarring on the roof of the home I purchased. This was a sign of previous and ongoing leaking which required replacement of the roof. This is exactly the expense a first home buyer hires an inspection company to AVOID. On May 27, 2015, a home I was looking at was inspected by Amerispec per my request. Because of their clean bill of health, I bought the home on July 2, 2015. During the week of July 18, 2015, I discovered a large pool of water on my kitchen counter, below one of the cabinets. I waived it off thinking it was just water from the sink which had spilled over. Around this same time, I discovered water damage above my picture window in my living room. I assumed this was old water damage from a leak the previous owner reported in 2009. I also assumed that if it were reason for alarm, the inspector would have made note of it. On August 4, 2015, I was eating dinner in my new home and it was raining. As I went to the same kitchen cabinet where I previously noticed water below to grab a plate, there was water actively pouring in from around the trim where the cabinet attaches to the ceiling. Likewise, there was water leaking in the attic above the bubbling paint and water damage in the living room above the picture window. I promptly notified my buying agent the next day who immediately contacted Amerispec. They sent a roofer out to assess the damage and reported that it was only due to an exposed nail hole in one part of the roof. Having caulked it, they stated it was fixed. The following weekend, it rained again and water leaked into the kitchen above the same cabinet and drenched a roll of paper towels sitting on the counter. Obviously, Amerispec's roofer was incorrect. I had two independent roofers inspect the roof and they made note of excessive tarring in three places: above the porch in the front, around the chimney that had NO flashing at all and in the valley sloping down toward the roof above the kitchen. They made particular note that the chimney was allowing water in where flashing was absent and the tar had cracked due to age and weathering (around 2-3 years old). This fed the leak coming in through the valley sloping toward the kitchen roof. In addition, the tar was so thick in the front, above the porch, that it was 4-6 inches up onto the siding. Similarly, the tar was old and had cracked allowing water in. Amerispec, contrary to their "Protection Beyond the Inspection" guarantee would NOT make this right. They only offered a refund of the inspection fee plus $1000 or $600 of minor repairs. According to the two roofers and a competitor inspection agency, this tar should have been reported. If it had been, I would have discovered it's remaining short life span (1-2 years) and the need to replace it given the bad leaks. I would have been able to negotiate a new roof into the purchase of the home or WALKED AWAY FROM BUYING THE HOME. When my agent spoke with Tom Sutko, the head of the Omaha Amerispec franchise, she asked why someone would tar a roof. He simply stated, "because it's leaking". She promptly asked why this information wasn't noted on their inspection report if this is such common knowledge. Mr. Sutko submitted a claim to his errors and omissions insurance but they would only refund the $375 inspection fee. To prevent further damage, I had to replace the roof for $8,000. No first time home buyer should have this kind of experience. Ironically, the inspector stated he didn't see the tar even though Tom said it was obvious and visible even from the street. This is an obvious error on Amerispec's part that "I" am suffering the consequences of. Amerispec is NOT worth hiring to inspect your potential new home. read more

This company is the WORST home inspection company I've ever dealt with! We were selling our house, and the inspector told our buyer several things we found out from an actual, licensed electrician were completely false. The electrician even told us that he's known of two people walking away from home buys because of something Amerispec told them, that, apparently, were not true at all. The Amerispec inspector told our buyers that some of our wiring was a fire hazard, but when we brought in the electrician, he told us it's the way OPPD does all of theirs. So, clearly, they are incompetent or just straight up liars. read more

AmeriSpec appears to be much more interested in getting the house sold for the realator than helping the buyer. We bought our house on a FHA loan one and a half years ago. We've now put an additional $10,000 and now we find that our roof plywood is rotten and needs replacement as well. read more

This inspection company is a joke. When we sold our home in 2013, this is who our realtor arranged to inspect our home. When the inspector came for our pre-inspection, he pointed out some things that needed to be fixed, and we promptly complied. When we accepted the offer on our house, the same inspector returned for the final inspection. One of the things he had us fix were a couple of roof tiles. Because it was December when he had to come back for the final inspection, he didn't want to get up on the roof to check, but instead told our buyer that he "didn't think" this had been done. It had, and he had to come back within a couple of days to confirm it due to our realtor and us complaining. However, telling our buyer this compromised her trust in us and nearly lost us the sale. But that wasn't all... He had also told us in the pre-inspection that there was a wall in our basement that needed to be modified in order to fit code, and even told us how to do it. My husband did as he said, and when he returned for final inspection, he stated that it wasn't to code and blatantly denied telling us that he had ever told my husband to modify it at all. This, he also told our buyer. (When we had a company come to fix it, they said there was nothing that needed to be done and that it was already to code!) Also, it is important to note that when our realtor called to complain about these and other items after the final inspection (believe me, there were plenty more issues), his response was, "Oh, I'm so sorry. I had no idea you were closing on Monday." Really?! So if he had known, his inspection would've gone differently? That just proves to me how shady this company really is. UPDATE: Hmm..looks like we're not the only ones who've been burned by this unprofessional and shady company. Also, the owner stating he tried to contact me "several times" is a complete lie (no surprise there, they're great at fabricating). Do yourself a favor and stay as far away from this company as possible. read more

I hired AmeriSpec twice to inspect my house - first as a buyer, and now, as a seller, on behalf of a new buyer. First (buyer) inspection results were all rosy, with just three minor items discovered. Now, that I'm selling the house, I hired the same company again - I figured, I knew what to expect from the inspection results. I was wrong - the inspector uncovered five page long laundry list of items that needed to be fixed, due to either safety concerns or the price of the repairs. The buyer narrowed down the list targeting twelve areas that I had to take care of in order to sell the house to him. Five items on the list existed at the time that I was buying the house, and were either missed by the inspector, or deemed not critical to be fixed! Just to clarify - I don't have a problem with the last AmeriSpec inspector doing extra-detailed inspection of my house. I do have a problem with the company not doing its job when I bought the house, and having me address those costly repairs at the time of the sale. I was a first-time buyer, and I feel the inspection company let me down. Bottom line: you don't know what quality of service you are getting with AmeriSpec. If you lucky, you may get an exhaustive inspection, if you're not - you'll be paying for repairs out of your pocket. read more

Amerispec did our home inspection on house we were selling. We had never had any issues with our master bath but on the day of inspection we had a leak that penetrated through all THREE levels of our house. The inspector did not clean anything up and failed to tell us the extent of the damage. After re testing the tub the next THREE days with the owner, Tom Sutko and a master plumber, no one could get the tub to leak. Tom concluded it was a "mystery leak". After many phone calls and insisting Tom did reimburse us for the plumber and after more complaining and him raising his voice and cursing at me he did say he would paint the stain on the ceiling for the new owners. He did tell us he would reimburse us pay for having to leave work 2 days in a row to re test the tub, but we never saw a penny. I am disgusted and disappointed in the integrity of this company and specifically Tom. I caught him lying twice! The second time I caught him he started to lash out and was yelling at me and eventually ended the conversation with an abrupt hang up. We were suspicious the whole time that the inspector turned on the tub and walked away to do other stuff and came back to an over flowed tub, but Tom would not even consider that. My father in law is a master plumber and was shocked by the conclusion of "mystery leak". All this company needed to do was own up to a mistake! We are all human and we all make mistakes. Instead Tom was condescending and arrogant and treated me the customer like garbage. This event could have ruined the sale of our house! And it created many sleepless nights and stress for my family wondering what was going to happen. Overall this was the worst experience I've ever had with a company and with costumer service. read more

The biggest mistake I made when buying a home was to hire AmeriSpec for a home inspection. At first, I thought they were great, but the warning signs began before I closed on the house. The garbage disposal that supposedly didn't work (which I stipulated the seller fix) was actually a faulty outlet. Then the day I moved in, I had the master bedroom light on for 10 minutes & it started to flash like a strobe light. I had an electrician come in. It was a $220 fix that I was told should have been caught in a basic home inspection. Now, less than a month in the house, I turned a hose on. Water began to pour out rapidly from inside & under the siding of the house. I called the inspector, he said he checked it & it was fine. That made no sense, so I called the company. The owner responded in an email denying responsibility & saying protocol was followed & included a photo of a running spigot --but it was of my backyard hose, not the one that doesn't work. And when I looked back into the paperwork, it said the front hose bib was "inoperable" but I was never told that when the technician walked through the house with me, explaining any defects. It is an estimated $300-$400 to fix. This is not to mention a broken evaporator fan motor in the refrigerator, a leaking toilet, and totally clogged gutters & drain spouts that I also knew nothing about. I don't think I've ever written a negative review for any company, but if you need a home inspection, please stay clear of AmeriSpec. read more

Our inspector missed a rocking toilet with resultant rotted floor. Our fee was rebated to us but repair ultimately cost several hundred dollars more than the fee. Now we've found a deck support that is 75% off the support pier, a rotted patio door and a rotted window. Overall we will spend several thousand dollars in repairs that should have been detected. read more

The inspection on our new home was done about 2 months ago and the guy noted in his report that the furnace worked fine. We tried to turn it on last night, heard the flame kick on, but it was only blowing out cool air. Called first thing this morning and they had someone come out to check it. The sensor that keeps the flame lit was really dirty and needed to be cleaned off, now it works like it's supposed to. They sent someone out right away at no charge and took care of it for me! read more

Fancy Wrapping for a Lousy Product. AmeriSpec inspected the home I bought in January. They use a computer for digital pictures and a to print a final report in a binder, so they LOOK professional. However, their work is very poor. After eight months, I've spent hundreds of dollars repairing things they should have caught or made up excuses for the problems. Some examples: 1) Attached to the back of the house, the main power line from the meter to the basement circuit box was buried. This is totally against code! Once I dug it out, I found most of it was almost rusted through. Cost me almost $500 to repair. The inspector couldn't have missed this! No, there wasn't any snow covering it. 2) I questioned the inspector about the living room and bedroom windows opening so hard. He said they were "frozen." No, they are broken! The spiral guides on the sides are all missing or broken. 3) my realtor and I both questioned the fog on the master bedroom window. He said "that's on the outside." No, it was definitely on the inside. The entire window is still foggy. 4) The basement window did not lock, and therefore did not seal. I had to replace it right away. 5) He said the electrical outlet by the patio door just needed a GFI outlet. No, it wasn't even wired correctly to the main box. 6) The lights below the microwave never worked, yet his report said they did. DO NOT hire these guys or you will regret it! read more

We had Ameri Spec provide us with a home inspection in October 2015, before purchasing our current home. Since that time, we have had three electricians come into our home and tell us that a fuse box inside of a pantry in our kitchen is not up to code; in fact it is illegal. The rule apparently states that "nothing should be within a three foot radius of an electrical fuse or breaker box, to allow easy access to the box." Nothing is listed within the home inspection of this, and in fact, I have placed two calls to the AmeriSpec "manager", never receiving a return call. Additionally, behind the stove, the outlet is not up to code, and not appropriate for a stove to be plugged into, and the power line coming to our house, is next to a window. All of this has led to costly repairs for us. We were hopeful that as consumers who are not electricians, a home inspection would have provided this knowledge and expertise for us. At the very least, a return call would have been expected. Please go elsewhere when looking for a home inspection company; avoid having unknown costly repairs in the future. read more
