Maribel Gonzalez is my AH4R representative and she has been very patient, professional and understanding through the whole process. I had a lot of questions pertaining to the whole entire process from security deposits, walk throughs and move in fees. In addition. Ms.Jutta Reiter, the one who did the walkthrough was wonderful too and also very patient, professional, and understanding. I will give 3 stars since Iam at the beginning of my joirney and will update throughout my lease term to determine more stars. Therefore, I am satisfied right now. Maribel and Jutta rock! read more

DON'T DO IT, RECONSIDER! In defense of the employees, it is not their fault that they work for a for-profit, stock market company that takes more than its fair-share in providing an essential service such as housing. I assume they are in need of employment just like everyone else. However, this place is the epitome of Greed. Within the 30-month lease I held, I paid $300 in fees just to receive and pay my Utilities. When I moved out the Utility Company and AH4R charged me for 2-months of utility "because billing is behind and the balance rolls over". Please review the BBB website for information relating to how the company will take your Security Deposit for pre-existing defaults on the premises. If you can get them to Fairly negotiate an lease with you, PLEASE do your self a favor and OPT-OUT of the ConService billing. The company will bundle your Utility bill as Rent and will charge you a late fee if you fall behind. All-in-All I miss the good old days when People managed their own property for rent. If you can stick with a Private Renter, please go that route. It just now worth the $$. read more

Horrible experience. Unfortunately I read the bad reviews online and thought it wouldn't happen to me, because I pay my bills on time, take care of the properties that I rent, and usually don't have maintenance issues that I can't fix myself. I was very very wrong, and am so disappointed that I chose to rent from AH4R. Water pouring through the master bedroom ceiling in the middle of the summer in 90 degree weather and it took 6 weeks to be fixed. I never received a pool or tennis pass to any of the neighborhood amenities because the company was never up to date on paying their HOA. And when I was in the process of purchasing a house and put in a notice to do an early termination, I never once could get ahold of my property manager, her manager, or anyone in the Norcross, GA office via phone, email or certified mail. Because the date I requested was 89 days before my lease end rather than 90 days (which was my mistake but would have most definitely have been corrected if I could have gotten ANYONE on the phone for the 45 days prior to moving out) it ended up costing me over $5,000. So disgusted by the property manager Marissa Whiting and the fact that the company backs up that kind of behavior. AH4R could care less about whether or not you take good care of their homes, and ONLY care about finding ways to charge you. BEWARE! read more

HORRIBLE!!!! They are great until you sign the lease. Once you sign the lease they will not fix the things that were wrong with the house prior to moving in, and they will NEVER return your calls or emails. AWFUL. Cannot say enough bad things about them. read more

We had plumbing issues on the second day we moved in. We were unable to flush the toliets for almost 48 hrs. We were given the run around for days about the plumber coming out to fix it. I emailed management mutiple times. We were told management would call us back and discuss our concerns. 1 week later we haven't heard from them. It is hard to get a straight answer from anyone. I am disappointed with this company and hope this year goes fast because we will never rent with them again. There are so many horror stories and complaints for this company about maintenance issues, purposely charging late fees, and not returning the deposit. read more

Nightmare. My big house is issue ridden. Plumbing issues I was told I would have to fix. I'm renting. Wiring along the electrical which at one point leaked from a wall socket how dangerous. Constantly raise the rent yearly since I've been. Absentee landlord. Only calls after corporate complaint. And does not really care about tenants were a number to them in the system. read more

This is the WORST company . Do NOT rent from them . I moved in thinking it was the house of my dreams until things started to dangerously fall apart . My brandnew dishwasher was broken since day 1 but they never fixed it despite all the calls and complaints . It wasn't until thanksgiving where water began to pour from the basement ceiling when they felt the need to come out and replace it . This happened on thanksgiving night during dinner . Everyone was with their family so we had to deal with water pouring from the ceiling for days . They came to fix it but left debris and the smell of mold behind . I couldn't even get an apology for all of the documents ruined . The back deck had so many nails missing and boards coming up I was afraid to go out there . The back door wouldn't even stay closed even when it was locked . I begged for them to come out and fix it but they never did . So I had to spend time away from work and getting it fixed so I could feel Comfortable in my home . Now that it's been a year I check my credit and this company is charging me 10 grand for vacating the property after they unprofessionally emailed me to leave after I missed a payment due to their negligence . They couldn't even email me about it . STAY AWAY FROM THEM! it's not worth it . read more

No stars deserved really. I don't know where to start. Well, the properties they offer are really nice. They change property managers more than we change underwear. It's true lolol My lease ends in 2 weeks. Didn't want to move until we went from $1,225 a month and they were going to take the price up to $1,320-1,480 lolol. Yeah right. It's true though. They DO NOT respond to you. Call or via email. I contacted them for a month straight regarding my lease and looking to move into another property, didn't hear anything until it was time to pay rent. Lol. Other than that they're ghosts. Normally our pay periods change and rent would be a day or 3days late due to the fact of pay change.. They lock your online account after the 5th but the funny thing is they would unlock it if you email them not this time. I live 1hr 15min away from the office and I just lost a pregnancy where I can't drive. They want me to bring it in anyway. Pathetic accuse for a company. Maybe I should've renewed my lease and I can pay online as usual. Good luck... Don't waste your time.... You've been warned read more

So Unfortunate. This company will call and email you daily when trying to get to into one of their homes. Try reaching them after you have signed the lease and moved in... No response!!! I wish I had done a thorough check on the company before looking for a house with them. The lady who did the walk through tries to distract you with her personal stories that you miss vital issues. She tried to play off problem areas; and unfortunately, I was distracted by both the excitement of moving in and her views on politics. Now when I try to call or email both the leasing consultant and the walk-thru lady, nobody responses!!! Counting days to end of lease!! My communication is not maintenance related, yet they will not call me back or email me. read more

If you're in need of a home, NEVER rent through this company! Dawn Robinson is the absolute worst property manager. I'm not sure if her or the people at her office even report to work daily. I moved out of one of their properties 2 months ago and have yet to receive my deposit back. Dawn does not return calls or emails. And the few times I've spoken with her she's been the worst. She needs to be fired!!!! The entire Norcross location might as well be closed because nobody is ever there to assist you. And if anyone else is having issues with her, I have her personal number and she answers that of course. read more

Dont do it, dont do it! No matter how nice the property is, do not rent from Americanhomes4rent. They are horrible people that dont care about you or your family. Ac went out and still is out with a 4 MONTH OLD BABY in my household. August in Ga is hell btw. Its 9p and 95° in my house. They partner with shitty contractors that wont fix anything. And if they do they repair its with the cheapest materials and you will be back at another problem in 3 days. They wont give hotel accommodation even if youve been flooded out or a fire and thats from management. Management does not respond to calls or email until the company is contacted.FYI. Please save your money this business needs to be shut down! read more

So I have rented from American Homes for one and half year. I gave them a generous 3 star rating before. The house is fine, just the management is not responsive at all, but I figure minor things I can fix it myself and deal with it. Now I have a major problem, I just renew my lease for another year and just had an ARMED invader in my house in the middle of night had my son at gun point and stole our properties. So now my wife and son don't feel safe sleeping in the house any longer, so we've been staying at a hotel. We've asked the Rental agent Robbin and she consulted with her district manager Mrs. Curry, after waiting one day, they said that there is nothing they can do for me, that no matter what I still will have to fulfill my one year lease by living there or pay them the remaining of the lease which is one year worth of payment. I even offered to move into another of their property and transfer the lease and pay the relocation fee, they simply say NO. There is nothing they can do for us. I'm a 20+ veteran and this is how a rental company treats me when I desperately needed some accommodation? I just can't imagine any company can be so HEARTLESS. I will contact BBB and GA governor and congress people, because this is totally unacceptable in any aspect of ethical business practice, this is not the AMERICAN WAY. read more

If I could leave 0 stars I would. In the beginning when I first showed interest in renting from this company, everyone was so friendly and helpful. But, after the lease was signed it's almost like a switch was flipped. From day one it has been a nightmare renting from this company. Once they have you locked into a lease it's so hard to get in touch with anyone. When I would finally get in touch with someone, they would not know the answers to my questions and would refer me to the property manager. I have been at my location for 9 months now and I have received ONE response from my property manager. She was hateful and ugly and she absolutely will not answer my phone calls, emails, or respond to my voicemails. This is the most unprofessional company that I have ever rented from and I would not refer them to anyone. I am sure not everyone's experience has been as awful as mine but this has been terrible. Will not ever be renting from this company again. Also, if you have an emergency and call the emergency maintenance, don't expect them to get into any hurry at helping you. My air conditioner has quit for the second time on me and it is close to 90 degrees in my house and the response that they give is that they can schedule a maintenance appointment in 8 days. Absolutely unacceptable. read more

Normally I read reviews but do not write them. This situation has made me engage in both. American Homes 4 Rent has been a huge disappointment and I have have only been dealing with them for a week. They are polite and their properties are pretty nice for the most part. However, beyond that please do not believe anything they tell you as far as time-frame or customer service. The 855 number will get you nowhere and if you have submitted an application, be prepared to wait, wait, wait, and wait some more. They have a great concept but who ever is running the administration portion of the business needs to be fired immediately. read more

this company is horrible. im a realtor dealing with their bad business practices so i can only imagine how the tenants are being treated. i did a co-op with this company back in october and here it is 11 days into january and i still havent received my co-op fee. i called that 404 592 2591 number and it is disconnected. on top of that the lady that i was corresponding with via email has stopped responding to my emails. its evident they are running a fraud mill. i really dont want to take them to small claims court but if i dont they will do this same thing to someone else. its a disgusting way to do business and i cant see how their doors are still open. read more

Vacated a property recently taken over by this company in mid March 2016. To this day I can not get them to return my calls or respond to emails to explain why a portion of my Security deposit was withheld. $165 for carpet cleaning!?!? We paid extra monthly for the dog and that should have been enough to cover carpet cleaning expense above and beyond standard and customary for between tenants. The one time I did get an email response it was addressed to my roommate - when I was the person that has been calling and writing and had actually spoken to her the week prior. She didn't even know who she was addressing! POOR Customer service. they don't care about tenants (current or former). Can't even get a person to answer the phone and they don't respond to voice messages. AVOID this company - they are not on your side! read more

Whenever I think that my work has gone into a downward spiral , I just think about this company, and I feel better about my situation and use them as an example of where not to go. Poorly managed and communication from any level, sales or even worse, their "leasing consultants" that can only reply by email, unless you take the time to do an application first, before even viewing properties. The value of service that they provide, is absent. Someone up their chain of command should set some accountability, for lack of service, or just the failure to do their job. I will be surprised, if this company is still around in five years. read more

Renting from them in Snellville. I hate to put an entire company in one group when writing a review. Usually it's one or two people that makes an experience bad, but when I say that everyone in the Norcross office have nasty attitudes, would be an understatement. From the head on down. And it's safe to say that they really don't value renters as people. We are homeowners and the only reason we are renting is due to the military. And I can assure you that we treat our tenants like they matter. These people are rude, disrespectful, don't come when we call. A creek has formed under the house, they won't check it out. We have termites, reported it twice, they haven't sent anyone to check it out. The sockets are burning out, no replacements. Pipes are old, black clumps of rubber or something come thru the bathtub pipes. I promise I am not over exaggerating when I type this. It's not out of anger, but pure truth. Black mold in the ceiling from leakage. They just bleached the mold, covered it up, and added a new ceiling. Robyn Parks, Stephanie Curry, and whomever that Bullington guy is in TN... the worse. wish i could leave a negative star. if u are looking to rent property from this company i advise u to look else where. to start i lived there a little over 2 years, moved in january and didn't notice the subdivision had a pool/tennis court until may when i was taking a walk through the neighborhood. the leasing agent never informed me about pool/tennis court and it took forever to get the pool key and code for the tennis court. i was responsible for maintaining the grass but i spent hundreds of dollars on fertilizers because the grass was in poor condition, i didn't have a problem paying for it to get cut but i didn't sign up to pay nearly two thousand on getting a company to maintain the weeds or else i would get a fine. the first floor toilet over flowed one day out of no where when i was upstairs taking a shower and the whole first floor was flooded. the contractors that they get to come to ur house are extremely unprofessional and come whenever they want. it took up to a week to fix the problem, it got so bad one day i woke up maggots was all over the first floor. the office in atlanta is extremely unprofessional, the receptionist answers the phone whenever she feels like it. the best way to speak to someone is to actually drive all the way down to the office. the supervisor stephanie is very rude, she said something very rude to me one day it made me cry to know those words left her mouth. the property manager naomi is is not good with calling back in a timely matter even when u leave tons of voice mails, she also waited 2 weeks until my lease was up to tell me they weren't going to renew my lease. they charge u bout $40 to pay rent online. one summer the pool key wasn't working and it wasn't activated until the end of august. i will never forget when the heater stopped working and it was below 25 degrees outside yes someone came that same day to look at it but didn't come back until days after. i could go on and on about this unprofessional company. i should of known i was gonna be in problems when i did the walk through with a employee and it was like 4 problems they had to send someone to fix which was leaky toilet, broken closet door, broken shower door and the shower head was spraying everywhere oh let's not forget they didn't spray the place for bugs b4 i moved in smfh... i feel sorry for everyone who has rented from there cause i know they went through problems, it's sad the only nice thing i could say is that it was in a nice area and the outside was nice but tired of things on the inside always needing to be fixed... read more

I will be making daily reports to this site to keep all of you informed about what has happened to me and what I am doing about it. There is a property listed in Stone Mountain, GA, that is a part of a rental scam. I am a homeless, 62-year-old, 30-year female veteran just looking for a roof over my head so that I can stop living on the street. I answered an ad on Craigslist and yes I did pay money to somebody and I even have a key that has allowed me to enter the property three times since I started this activity. On this day, 4/10/18, I visited the property in preparation for move-in tomorrow. The locks have been changed on the door. My issue is with AH4R. In order to get that key, there was a need for me to get the access to the key lock box. The person I was dealing with had that code and provided it to me and allowed me to enter the property. I had no idea of what was going on. Today, I went to go inside the house and the key didn't work. The person whom I have been talking to has now disappeared. However, AH4R released that code to a scammer and I do expect for them to act as if this is not their problem. I have already reviewed the Realtor Code of Ethics and both Standard of Practice 1-11 and Standard of Practice 3-9 applies to this situation. They were negligent in protecting this property and allowed someone to use their code to the key lock box to conduct dishonorable behavior in the management of the property. Since it is now 1:00 am, I can't contact anyone right now. However, as soon as the first office opens, I will be filing a Ethics complaint against this company for their negligence in maintaining the proper safety requirements of this property in which the code clearly addresses unauthorized entry to property. I will also be filing a suit in court to get my money back. I have already reached out to "CBS 46 Better Call Harry" here in Atlanta. Whatever AH4R tries to pull here, they will be held liable. I will be posting daily reports about how things are going so stay tuned. read more

Do yourself a favor and look elsewhere. Did my walkthrough before moving in and was assured that they would a have a cleaning crew clean the home before we moved in. Nope, home was still filthy when we arrived to move in two weeks later. Good luck getting anyone to answer the phone at their office. Even if you select to be connected to the receptionist it goes to a voicemail. They tried to bill me for a repair to the front door and a plumbing repair even though the lease states that doors and plumbing are the comapny's responsibility. Took them 31 days to finally repair the broken garage door opener. AC needed to be repaired 5 times over the course of the two years I rented from them. Rather than repair it correctly they had the contractor do the cheapest repair possible. One HVAC company that came out said it needed major repairs and submitted an estimate for the proper repair. They called me a few days later and said AH4R took them off the job because of all the repairs they listed that needed to be done. Another company then showed up and did another half assed repair. The entire home is painted in a cheap flat paint that scuffs if you even look at it wrong. Then they expect you to have it repainted when you move out. They also expect you to spend hundreds of dollars on carpet cleaning when you move out even if it's not needed. Almost forgot that the wood siding on the home was so rotted that the paint was the only thing holding it together. We found that out when numerous pieces fell off the house. Also numerous windows in the house had frames and sashes that were so rotted that you couldn't open the window or it would fall apart. Luckily I was able to save at least one possible future tenant the headaches because she came to see the house as I was packing up the last of my stuff and I gave her the rundown. Only positive thing I can say was that they returned almost all of my security deposit. I expected them to try and keep it. read more

We lived in a property from them from feb 2014 to feb 2015 . We left at the end of feb and they did the walk through on March 2nd . And it is now the middle of April and No security deposit yet. We can't seem to get a hold of the Atlanta office because no one seems to answer there phones or emails. We have been told since the middle of march our security deposit will to to us that day if not tomorrow or at the end of the week per the people when you call the 855 number . It has now been 3 weeks since this. When we lived in the home at the end of July beginning of Aug our air broke and it tool almost 2 weeks to get someone out there and then when the person who was suppose to come and fix it called we had to call him back to tell him if we could get someone out there when he was coming we Called back 10 mins later to tell him we had someone and he had already filled the slot so yet it was another couple days waiting . I have 2 small kids it was 90 degrees in our home . It took weeks for someone to come out and fix our garage disposal and garage .. I have only met one person with this entire company and it was the person who we did our walk thru with when we moved in . HORRIBLE HORRIBLE customer service at the Atlanta office . Now when we call the 855 number they are nice but can't seem to get ahold of the Atlanta office either.. I'm so annoyed by this company and would NOT recommend it to no one . And the cleaning list when leaving os ridiculous and we cleaned and even painted fixed every repair filled every hole and so forth .. I so beyond mad I want my deposit the sad part is I was told that they have legally 30 days to get my deposit back to me and here we are past 30 days do I need to contact a lawyer ?? Absolutely ridiculous! So run people run !!! read more

My roommate and I located a house on AH4R.com and decided to pursue it. We went through the process with Vanessa Dent which made the process smooth and easy and fast. We moved into an American Homes 4 Rent property in Sept of 2013. We wanted to sign a two year lease but weren't able to do so the rent rate would be locked in for two years. We learned later that they would increase the rent each year if you signed a new lease. So every year our rent has increased between $35-$50. Shortly after moving in we discovered some maintenance issues that needed to be addressed. So we contacted the appropriate department to make a request at that time the tenant could make the request online and the request would immediately post to the account and we could track the progress of the request. That ended after the first year. Well after calling and calling and following up on the request so many times we lost count, some of the items were addressed but not all. The maintenance request list had grown so long that we drew tired of trying. We held up our part of the lease to notify the management company when there was an issue. The paint faded in the master bathroom the first year and it was deemed cosmetic even after the vendor came out to inspect their faulty work and the the paint was warranted. We are now on the third lease and they still won't repaint nor give us so paint to paint ourselves. Cracks started to emerge in the foyer area that were visible by anyone that walked into the area because they pointed it out. It was embarrassing knowing that we have reported it over and over and it wouldn't get fixed. The patio wood had rotten that could cause a disaster if it had fallen. It to had been reported over and over be never fixed. We reached out on numerous occasions to our first property manager which never returned calls in a timely manner and sometimes not at all. Also they didn't' return emails. We were assigned another property with no notice and we were still trying to reach out to the first property manager. The second manager failed to introduce themselves as being the new manager via email or phone call. They didn't respond to emails and randomly returned calls, overall attitude was horrible. We too had an issue with getting pool and tennis pass. When we reached out to the HOA president, she mentioned that the management company was delinquent almost a year in HOA fees. They would not release a pass to us until the account was current. After back and forth the issue was cleared. We were going to move after the second year and a bright light broke through with a new property manager by the name of Scott Harris. He actually turned our thought process around. He contacted us to let us know that he would be handling our account. We gave him a list of things that hadn't been done. He let us know that he might not could get everything done but would do everything to try and make it happen and he did. He returns calls and responds to emails timely. It is greatly appreciated. AH4R needs to employ more people with that type of integrity to change the overall perspective of this company. The maintenance department has improved tremendously and has contracted more efficient vendors. If I had to rate this company when we first moved it definitely would have been a -5 stars. I hope that things will continue to get better. read more

HORRIBLE place to live!! Please, please, please rent with someone else. From my move in date till now It''s ALWAYS been something! They take your money and leave you hanging. You have to keep continously calling them. I have never in my life seen such horrible service. Secondly, their houses are nasty and the maintenence workers are complete idiots. When I moved in, my stove handle was broken, cabinet doors were falling off, the fridge door handle was broken from the last tenant. The kitchen garage disposal was infested with little spiders from it being broken. I called and spoke with them SEVERAL times about these issues! No one came out, they said it was my responsibility! WHAT? are you serious? Fast forward till now. I put in my 30 day notice, one because I ABSOLUTELY hate renting from these selfless people and my mother is sick and I would like to move closer to her!! I reached out to my Leasing consultant and she informed me there's a few that their "Legal department" comes up with to early terminate. In my mind I'm thinking "ok that fee want be no more than 2,000" that would be rent for November 1st and pro-rated rent till the 9th of November. Well, low and behold she sends me a email back stating I have to pay 5,600 to move out per the "legal department" What the hell??? Where do they do that at??? ONLY American homes4rent. Now mind you, I pay 1,495 for rent and you want me to pay 5,600? That's more than 2 months rent! I'm sooooo over these people! It's a rip off! They are doing this so people can just walk away and they (AH4R) get to keep their SECURITY DEPOSIT!! PLEASE be smart people. DON'T Rent with these PEOPLE!! If I could give them negative points, I WOULD!! They don't care about your life or any situation, just money! Money on top of money on top of MORE money!! read more

Me and my family moved into American Homes 4 rent, about 8.5 months ago. We have had nothing but a bad experience with this management company. When we moved in last July the wasn't working the leasing agent told us that he would put a rush service request to have it fixed before our move in date. Our move in date came and no A/C contacted service dept. at American Homes 4 rent it took another week before anyone responded to our service order that was supposed to be "rushed" The A/C repair men came out to check out the problem and we needed a new unit it took another week and a half to get it fixed (during the hottest part of the summer). We also contacted the person in charge of getting us the pool pass we sent in all the required paperwork needed and didn't receive a pool pass for the summer ( our kids were crushed). We are now having the same problems as we did last summer. No response from service dept. when we called about A/C blowing hot air and we contacted the person in charge of pool passes (again) we were promised we would have our pool passes by 4-3-15 it is now 4-13-15 and still no pool passes. Our lease is up at the end of July, 2015 we will be moving out ASAP if not sooner! We have ALWAYS paid our rent on time (etc) but American Homes 4 rent NEVERS does what they say they will do. Even if it's in the lease agreement that they will have a work order at least processed in 24 hrs. for the company that will be fixing the problem, to contact us to set a time up for the repairs to be done. WE WILL NEVER DO BUSINESS WITH AMERICAN HOMES 4 RENT! I HAVE NEVER SEEN A COMPANY DO BUSINESS THE WAY THEY DO!!!! YOU NEED TO USE CAUTION BEFORE YOU RENT FROM AMERICAN HOMES 4 RENT! read more

This company is very unprofessional in the way that they do business, I ran around for over two weeks trying to rent a home, looked at the house filled out the application and provided them with not just my personal information, but someone else's also. Never could talk to anyone even when messages where left on the phone and emails where sent, they did not let me know whether or not I was approved, and if not why I just got an email saying Oh no this property has been leased. Even when I got the first email, the lady called me back and asked me did I still want it because, the person who wanted it decided not to get it, so I continued with the process only to get another email saying the same thing that the property was leased, I do not understand their process, because if someone has put in an application you could at least let them know whether or not they are approved by phone, especially when they have given you their personal information. I will never work with this company again Very shady read more

Stay away. When my lease is up, I'm done with AH4R. Their own customer service has told me that the Atlanta office is notoriously the worst group in the company. I wish they had told me that before I signed a lease. Their property managers don't return calls, their bosses don't return calls, and it takes filing complaints against the district managers to get a call-back. Their emergency work orders are nothing close to an emergency. I've been waiting 24 hours for my first call-back about an emergency work order, and they still won't give me any information about it (customer service). They suddenly starting charging me $40 to pay my rent online when I didn't pay it for the first 4 months I lived in the house. My driveway was badly broken when I moved in, but it took them a month and a friend of mine hurting themselves (threatening a lawsuit) before they got it fixed. They won't fix broken windows (tracks), the alarm that doesn't work, and they half-assed everything they were asked to fix within the first month of me living in the house. I can't stress enough, stay away from this company. Now I'm off to BBB to post a complain there too. read more

If you see a house owned by AH4R, RUN AWAY!!! Don't just take my word for it! Check out https://twitter.com/americanhomes4 and view all the other unhappy tenants or look at the yelp reviews in other cities! The houses are very overpriced and their customer service is pretty much nonexistent. The homes are mostly foreclosures that were purchase and had the bare minimum rehab to get renters in. Most people rent because they can't afford to buy, don't have the credit, or don't want the responsibility of owning a home; however, with AH4R they leave you with responsibilities just like a home owner. Should you choose to do a month-to-month lease after your one year, they will charge you a ridiculous amount more as if it costs more to manage a month-to-month lease. I met with Jason Neiss to sign for the home. I was told that he was my property manage since he lives in Bakersfield. After Jason got a signed lease from us, he pretty much disappeared. He stop return phone calls and voicemails. The few times he did get back to me, it was via text message days later. But, he conveniently resurfaced at the end of my lease to attempt to get me to sign a a new one year AND negotiate a lower rate since they were going to raise my rent because "property taxes went up". I called the customer service number whom assured me that Jason was my property manager, but then pointed me to a man in Stockton, CA. He was the property manager for a few months but then pointed me to a phantom person in Arizona named Susan Perez. It became clear to me that this company is very disorganized. In the little over a year that I've lived in a property I've gone through several issues. First, I was told that the run-down fence had been reinforced and parts replaced. Two days in the house, the part that was "fixed" broken and cost me over $300 in a vet bill to have my dog's injures stitched up. I was also left to fix the fence on my own (and still fixing the fence). Later, we had a wind storm and the fence fell in a different spot. When AH4R sent out a repairman, he commented that he was instructed to rig it and not repair it. He also commented that the entire fence needed to be replaced but knew AH4R would not replace it because they could push it on to the renter. Second, my gardeners stop showing up after a month of being in the house. After days of reaching out to Jason, he told me that gardeners weren't a part of my lease. I went out and bought a lawnmower, used it three Saturdays and my gardeners reappeared again. Third, I was told by Jason that the backyard sprinklers would be repaired before moving in. That did not happen. And of course, he did not return phone calls about it. I called the maintenance number and placed a work order. The order went unanswered for weeks and was eventually deleted. When I followed up on it, I was told that it was my responsibility to have them fixed. Four months later after navigating through several departments, I got in contact with a property manager in Stockton. He again tried to push the responsibility on me. After thoroughly explaining they were broken when I moved in and threatening to let the backyard continue to die, the sprinklers were fixed. Fourth, my a/c went out in the middle of a heat wave in Bakersfield. I made an emergency maintenance call to AH4R and stressed that my pregnant wife and my toddler whom both have asthma need to have the a/c replace. It still took AH4R a week to have it repaired. In January, I went out my front door to go to work and noticed a red door hanger attached to it. When I looked at it, it was a 48 hour shutoff notice from the water company. Since I normally used my garage, the notice had already been there a day. The water bill (maintained by AH4R and added to my rent monthly) had not been paid in three months even though they were collecting it in my rent. Sadly, this was not the first time I had issues with the water bill. Every month for the first few months my wife and I called customer service to find out why our water bill had not been uploaded to pay. We were told that we didn't have one. three months later, I get an email that AH4R has uploaded my water bill. When I checked my account, they uploaded all the bills I had been calling about. This again happened later on and I got two water bills dumped in my account. Last month, I was overcharged for rent. I was given the excuse that the computer glitched when they switched me to the new month-to-month rent (which is $200 more than I was paying for my year lease). Susan Perez, said she had no way of returning the funds to me. The system would only allow her to credit it for next month. I found it hard to believe that a company can take your money but can't return it. Upon checking my account to pay my rent this month, I noticed that I was charged $65 for having the garbage disposal unjammed for the third time which of course deducted from the overpayment. read more

If I could review with 0 stars, they wouldn't even deserve that. We spent three long years with AMH, and at every arduous turn, we encountered countless problems and encountered rude property managers and other unhelpful staff. Yet, in our search for a place to call home, we felt we had no choice but to endure it all. The conditions of the two homes we occupied were disheartening as well. Our first home, while not entirely terrible, was riddled with challenges. We faced the nightmare of water pipes bursting not once, but twice, leaving us without running water for over three days each time. The first incident occurred while I was pregnant, and the second struck when my child was still just an infant. It felt like an uphill battle to convince them to respond urgently and provide us with livable conditions. Only after the second time a pipe burst did we finally manage to get them to arrange a hotel for us while they took their time to address the repairs. During that frustrating period, we found ourselves constantly buying gallons of water to ensure our beloved pets could stay hydrated while they were still in our home. Our second home, however, was nothing short of a nightmare upon our move-in. We were met with black mold lurking in both bathrooms, hidden behind crumbling tile in the shower, silently spreading up the wall. The mildew and corrosion we encountered felt overwhelming, as we were left to scrub every imaginable surface in the bathroom and kitchen. We spent our own hard-earned money on high-quality cleaning products, motivated by a desperate need to create a clean and safe environment for ourselves and our family. AMH did eventually send a professional to address the black mold, but only after countless email exchanges and a frustratingly long wait, despite having provided a letter of medical necessity for both myself and my one-year-old son. Moreover, we discovered numerous holes in the drywall, varying from small nail-sized dents to gaping voids, all of which we meticulously documented and relayed to the property manager. He assured us that none of the damage to the walls would fall on us when we moved out, yet the anxiety lingered. There was an alarming layer of caked-on dirt covering every window of the home, so severe that some wouldn't even budge despite our best scrubbing efforts, while others required significant force just to crack open. Upon our move out of this property and the complete discontinuation of services with AMH, we were met with an outrageous move-out summary that I quickly disputed. I encountered pushback and was confronted with false information. It was incredibly frustrating to discover that the images they used to justify charges for damages were not even from a property we had ever occupied. Many of the additional charges were tied to previous damages I had reported during our move-in inspection. While they did agree to remove some charges, I was unable to obtain the remaining move-out inspection images used to document damages, as I was told it "would take up too much of my day to download and send you all of the images." This response was deeply disheartening, especially in light of the fact that prior images had already been proven not to belong to us. Time and again, I requested not all of the images, but just those that were specifically tied to the charges against us, so I could ensure they were accurate and that we weren't being unjustly robbed of our hard-earned money. Ultimately, I was met with silence. It has now been nearly a month since I last heard from AMH, despite numerous follow-ups. However, they were able to send me a "final security deposit accounting" while still ignoring my ongoing disputes. The blatant discontinuation of communication on their part, as though I no longer mattered, and the utter lack of professionalism they have shown in attempting to resolve this situation is utterly appalling. This company seems to operate with a criminal ethos, reveling in taking advantage of anyone who crosses their path, draining them of every penny until they are left feeling forced to submit to their oppressive ways, broken and defeated. They employ every possible means to ensure that victims end up owing them more than they should, prolonging discussions with those wise enough to see through their tactics, hoping the matter will simply fade away. I refuse to back down; I will see this through to the end. I yearn for nothing more than to witness your company and the corrupt empire you have built crumble in flames to the ground, as the victims of your insatiable greed dance in the ashes of your downfall. read more

This company by far is the biggest SCAMMING rental company for homes PERIOD. I say this upon experience. They post bait houses (meaning) BEAUTIFUL HOMES that don't exist at the time you're applying for it, and they will allow you to apply for the said Bait houses as well as not tell you that someone else has applied for the same house. So now you're competing for a house with someone else but don't even know it. They take your application fees (70 dollars me and hubby), hit your credit and then they tell you, "Oh someone else was approved for the home that you applied for, however we've got two options for you"!! Listen to me y'all, they will offer you a house that NO ONE on God's Green Earth WANTS, "that by the way, you can't see because someone else is still living in it" LMBO, or a house OUTSIDE YOUR BUDGET because now they have the leverage to do so. They have your app fees that are non refundable AND they've PULLED YOUR CREDIT!! So you fill stuck with whatever they offer you. You've got the ding on your credit now. A BOOTLEG ASS HOUSE you can't see quite yet but they wanna schedule time for you to view it while a family is still living in it and THE OTHER HOUSE THATS TWICE THE PRICE YET YOU FEEL LIKE THIS IS THE BEST OF THE TWO, KINDA FORCING YOU OUTSIDE OF YOUR BUDGET!! But that's not even the worst part about it... The more pricer house they offer you isn't even built yet nor will it be available for you to move into, in the time you told them you needed to move. How do I know this?? Well, I went to the location of the house the company was promoting for the more expensive house and the freaking house wasn't there!!! I took pictures folks!! All that was there was a cement slab, NO HOUSE! Lmbtfo...This now leaves you with either, "A" you staying in a hotel until the house is finished being built, which has you coming out of pocket paying money for storage you weren't thinking you'd have to pay for. Seems and feels like a set up frankly, or "B", take the crappy house you really don't want because no one else wants it, all because you applied for a house you didn't know you were competing for in the first place!! Not to mention when you talk to the folks who work for HOMES4RENT and you bring up the fact that it only appears that they only care about the lining of there pockets and have such bad reviews. The only thing they can tell you is, "All companies have bad reviews"! As if this is a great rebuttal to stand on!! I have reported this company to BETTER BUSINESS Only because of principle. What they do to people is TERRIBLE AND THEY DON'T GIVE A FU*K!! If you are looking to rent a home please don't use this company look into Tricon Homes. Tricon cares about the consumer. They will refund you your money back if you change your mind. They will not allow someone else to apply for the same home if you are the first to apply for the home. They will pull the home down from the website so others don't even see it while your applying. This type of customer care is what makes Tricon a stand up company!! DO NOT, AND I MEAN DO NOT, use HOMES4RENT. You will regret it. Please before you use Homes4rent read this review and the MILLIONS of bad reviews this company has. I read one where a lady had raw sewage in her house and in her front yard for MONTHS!! I slipped up and didn't do my research before I wasted 70 bucks and took a hit to my credit. I regret it. To Homes4Rent, I know you know exactly who this review is from since I called you guys several times given you all the business. There is no need to respond or reply to this review because it's true and nothing that you could ever say would change how you handle business with me and my family! I hope EVERY person who reads my review thinks before renting from your company and runs fast as hell to get away from your company. YELP IS REMOVING MANY OF THE NEGATIVE LISTINGS FROM THIS COMPANY. OVER 12 JUST IN THE LAST MONTH! I SUSPECT AMERICAN HOMES 4 RENT HAS PAID OFF YELP TO DO THIS SO THIS SITE I SERIOUSLY DOUBT IS AN IMPARTIAL SITE FOR TRUE REVIEWS SO PLEASE BEWARE! Our victims advocate group now has some very receptive ears from U.S. Congressmen as it is an election year next year and they are looking for public exposure to show they are protecting consumers! We leased a large luxury home in Atlanta, Georgia about a year ago. American Homes 4 Rent lied to us on the maintenance standards and condition of the home to get us to lease the property for over $5,000 per month. The first nearly three months we had no air conditioning as 2 out of the 3 air conditioners were completely broken (outside temperatures then were over 90 degrees) and ultimately required replacing and would not work, as well as the water heater did not work and had to be replaced so no hot water.......so no hot water either for nearly 3 months either. After requesting maintenance through their maintenance request website (which I have determined to be a fraudulent system) they put off maintenance and wanted to get bid after bid after bid. I found that many of the vendors will not work with American Homes 4 Rent because they are a shady company and do not properly pay their vendors for the work done and have been blackballed! Then we had severe problems with the roof leaking massive water and reported it. After many, many months still no-one ever showed up to fix it and now we have a severe BLACK MOLD problem that threatens my family's health. These are just a few of the problems, I have left out most like the severe electrical problems that present a fire hazard and other issues which AH4R has never even had someone come to repair even after numerous requests in writing and verbal. I believe they are putting off maintenance in order to fraudulently pad their corporate earnings and obtain lower loan rates, better public offering rates, and increase their corporate bonuses for the insiders I decided to take them to court and also look for the many others who have been defrauded by these corporate slumlords and fraudsters. A MAJOR FRAUD lawsuit against AMERICAN HOMES 4 RENT was filed earlier this year in the Gwinnett County Georgia. The lawsuit is now progressing well and may most likely will soon be converted into a CLASS ACTION LAWSUIT with a target damages claim of $500 MILLION DOLLARS. We would love to hear your story on how AH4R has defrauded you, and or avoided (and/or delayed) their maintenance obligations. The fraud suit alleges that AH4R is putting off or not doing necessary maintenance on their properties in order to fraudulently manipulate their corporate books and earnings by (eliminating normal maintenance obligations) from their operating books, 8K's and 10K's. Help all of us victims out who have been damaged and victimized by American Homes 4 Rent's alleged consumer and investor fraud by signing our Petition to the U.S. Congress, calling for STRONGER REGULATORY OVERSIGHT AND REGULATIONS FOR CORPORATE LESSORS. We have Congressmen who are now very sympathetic to our cause and looking to look good in an election year coming up to show they are protecting their constituents and consumers! Go to www.AmericanHomes4RentVICTIMS.com We leased a large luxury home in Atlanta, Georgia about a year ago. American Homes 4 Rent lied to us on the maintenance standards and condition of the home to get us to lease the property for over $5,000 per month. The first nearly three months we had no air conditioning as 2 out of the 3 air conditioners were completely broken (outside temperatures then were over 90 degrees) and ultimately required replacing and would not work, as well as the water heater did not work and had to be replaced so no hot water.......so no hot water either for nearly 3 months either. After requesting maintenance through their maintenance request website (which I have determined to be a fraudulent system) they put off maintenance and wanted to get bid after bid after bid. I found that many of the vendors will not work with American Homes 4 Rent because they are a shady company and do not properly pay their vendors for the work done and have been blackballed! Then we had severe problems with the roof leaking massive water and reported it. After many, many months still no-one ever showed up to fix it and now we have a severe BLACK MOLD problem that threatens my family's health. These are just a few of the problems, I have left out most like the severe electrical problems that present a fire hazard and other issues which AH4R has never even had someone come to repair even after numerous requests in writing and verbal. I believe they are putting off maintenance in order to fraudulently pad their corporate earnings and obtain lower loan rates, better public offering rates, and increase their corporate bonuses for the insiders I decided to take them to court and also look for the many others who have been defrauded by these corporate slumlords and fraudsters. A MAJOR FRAUD lawsuit against AMERICAN HOMES 4 RENT was filed earlier this year in the Gwinnett County Georgia. The lawsuit is now progressing well and may most likely will soon be converted into a CLASS ACTION LAWSUIT with a target damages claim of $500 MILLION DOLLARS. We would love to hear your story on how AH4R has defrauded you, and or avoided (and/or delayed) their maintenance obligations. The fraud suit alleges that AH4R is putting off or not doing necessary maintenance on their properties in order to fraudulently manipulate their corporate books and earnings by (eliminating normal maintenance obligations) from their operating books, 8K's and 10K's. NOTICE and WARNING: Y E L P I S N O T UNBIASED AS THEY CLAIM !. Apparently, American Homes 4 Rent is paying them off because they are removing the most negative postings such as mine. They have deceitfully removed mine 4 times this week without notice or comment forcing me to open up new email accounts just so I can warn consumers of this unrighteous company.
