I just renewed my lease a few weeks ago.... thankfully I still have time to terminate and do yourself a favor: RUN!!!! Its not my first time on the rental rodeo and I am aware the company works for the owner and pretends to care about the renter. They decline to fix anything bc its ALWAYS cosmetic. Having two dogs and paying that pretty deposit, I needed a home with a fence and I found one! They did an AMAZING job super gluing and painting an ENTIRE ROTTED FENCE! Good job guys! @nd week moved in and 1/4 of the fence FELL OVER! Took the two weeks to look, approve some more super glue before i could move my trash cans that were holding it up! Maybe that's American Homes 4 Rent saying welcome home! I wont go into all the ridiculous things they wont fix but the last straws were being told the hole big enough in the rotten fence gate that wont stay locked and I have my basil plants in front of gate bc my 15 lb adult dog can escape....that's COSMETIC!!! I've paid my rent on time and have followed my contract to a T. The owners of the home refuse to respond and follow their part of the OWNER'S CONTRACT! Why is it ok for one party to follow rules yet the owner can not pay the HOA feels that are in contract so my kid can use the pool....another reason we chose this home. Summers half over and the run around American Homes 4 Rent is the worst happy ending of my life! They "work" for Texas and GA...hmmmmm read more

Be very careful. This is a predatory renter. They use a computer program that takes out all the human element and if you don't work and collect a paycheck, they look negatively towards your pension, investment and savings, to be able to live off of even if you have over $1 million in the bank. If you don't show Stubs and three months of continual input into your checking account you will not qualify. Save your time and aggravation and go through a local realtor who brings back into the equation the human element. This company didn't even want to know what my credit score was even though it is over 800! Furthermore, they want you to start a lease before you even get to view it. Let me explain. The lease for the current property runs out on February 12th. They give one week for their people to go in there and clean it. They want you to start the lease on February 19th. Zillow indicates that you can start looking at the property on the 27th. So basically they want you to start the lease before you even get to see it. They use the hurry up and apply or it may be gone approach in the hopes that they find a desperate person willing to lease before you even get to look. Does not Work with me. I want to see the home. I want to see if any locks are broken and there is a security issue. Same with the windows. I want to make sure that all the plumbing works. I want to make sure that the fireplace works if it has one. I want to make sure the garage doors work. But no they don't want you to do that. They want you into a lease so they get their money. More importantly, I want to make sure there isn't another family in there living already. This happens all too often. This is not how companies should do business. Also, the way they operate by plugging information into a computer says to me that eventually they will not need employees. Eventually, you will just go online and plug your information and get a number and see where you fit into their model. Why have an employee? Why have folks who service and fix items in that property? That gives them more money to buy up property. That also plays into the narrative that people will either be very wealthy and own, or very poor and rent. Wake up America. Do not go down this road. This is socialism. Rent from a local reputable company that you can actually see and talk to a person. Not some large conglomerate where the guy at the top is becoming very wealthy off of your hard earned dollar. If you have to plug a code into a device at the door that lets you in. You may be making a mistake. After all who else has that key? If you talk to a person and meet a realtor or the property manager at the door who lets you in you know you will get great service. Think before you rent people. We all work too hard to see our savings disappear. Update: I heard back from the lady in regards to my application. I believe she called because I contacted the Better Business Bureau and the state of Georgia Housing Authority and registered a complaint. This is exactly what she told me: I need for you to send to me your ORIGINAL Social Security card. Think about that. She wanted my original Social Security card. She didn't trust the fact that I was who I was. I told her it would take me a long time since I have it somewhere in a box because I did not want to lose it , but she was just going to have to accept the fact that what I gave her is in fact my Social Security number. She then went on to say we need two years tax returns. I don't know about you, but it sounded to me like I was buying the house rather than renting. I told her if she was not going to accept the three months of bank statements and everything that they requested on their application then I need to speak to a supervisor. She also mentioned that my name seemed to be some sort of a security risk. I don't know where she got that from but I think she made it up. Seems to me like she was trying very hard not to rent the property to me and wanted to score some points. I did hear back from the supervisor and the supervisor apologized for the treatment I was given. They did offer to refund my application fee, which I gladly accepted but I want to make it perfectly clear to everybody out there that they are going to treat you like you are a common criminal and just climbed over the border wall. I would avoid this company at all cost. And I mean all cost. When it comes time for a class action lawsuit, I will gladly join and I will gladly give testimony and provide all of my emails and hopefully they will provide all of the recorded conversations so The world can see what type of predatory company they are. Congress will have a field day with this company. If anybody wants the lady who I spoke to you can private message me. I'm not going to publish her name on this but you can private message me. They lock you out of your account so you can't pay the rent after the 5th of the month. I know, it should be paid on the first but things happen sometimes. They act like best friends before you sign the lease but as soon as the ink is dry, they become bitter enemies. The property manager changes with the wind and very rarely calls back. The supervising manager has never responded. They nickel and dime you to death. Pay close attention to their service fees. read more

Weve rented 4 years now and just signed a 2 year lease longer!! They respond right away when they are needed!! And they truly care!!so,if your lucky enough to rent though them your very lucky @! We love our home and respect it as our own!! read more
Been a tenant since 2015. The good: non-intrusive landlord, home in relatively decent shape, easy move in process. The bad: ever increasing rent, utility structure, poor response from property management. My biggest complaint is 2 fold - my rent has gone up $300 over 2 leases, and the utilities are in AH4R's name and you can't change it. You can't even find out who your providers are to shop pricing, negotiate budget plans or anything else. Plus you pay a $10/mo fee to use the service they make you use to manage the utilities. Maintenance is difficult, the vendors are shady...half the time they speak zero English so communication is impossible. The "emergency" service is a joke as well. Expect to handle after hours situations yourself. I'm almost dreading to see what the move out experience will be like. I've rented from better...but I've also rented from much worse. Update: moved out in December 2019. Move out process was easy but as expected they hit me for every little nail hole to the tune of $540 of my security. Don't even try to move out early or they will sock you for 2mos rent and keep your full security. I won't miss them a bit. read more

I'm concerned about some things about the house and I would love you to please pay attention to this matter. I am a customer and the only thing that I want is to find a safe place to live. I applied for 4 bedrooms. And at the end 1 bedroom did not count as a bedroom because it doesn't have an A.C neither carpet. But you put the wrong information on the description. I finally chose the property because it was the one I applied for, it also was the one that accommodates the date I had to move from the other location I'm living in, also the price was convenient. At the end you guys moved my leasing without even calling me and offering more options in a reasonable time range. I feel like property management took more than 30 days to 'fix' the house but still it needed a lot to repair after that. When that happened you say if I didn't like that property You had more options but of course they were more expensive and nevertheless you said 30 days had passed from my first application so if I did not like that house anymore I could apply for another again but doing the application process all over again just because you guys did not comply with what was agreed on the first contract. I never thought you guys would let me down like that. I do not know who is the inspector in charge of all the properties but clearly you should evaluate a lot of things about the job he is performing. I'm saying all that because it can be very dangerous to sign an inspection as completed when there are so many things that need to be fixed in the house. I understand that maybe the owner wants to keep a low budget to fix things on the house but it can bring you guys reports of accidents or bigger damages on the property. If nobody cares about the property then sooner or later the property will be falling apart. I am personally asking that at least you send someone to inspect the wood stairs in front and back of this house, those areas are in bad bad condition, they are broken and old. And due to the lack of assistance from American homes on so many things I didn't have anywhere else to go at the last minute so I took this property. Poor management assistance, and customer service also poor quality on inspections. read more

American Homes 4 Rent is a complete joke. Found properties online that we wanted to apply to. Due to a system glitch we could not apply. Was advised by the leasing office to apply for another unit and they would move the application. I began working with Dominic who was not helpful at all. We saw property after property that we wanted go unavailable. This was all happening as they were running our credit. In my last interaction with Dominic he was rude. The leasing manager C Mosley is unresponsive to emails and it is impossible to reach her. My advice, read the reviews, avoid the headache, and do not give your business to this poorly run company. read more

They claim pit bulls aren't allowed. However, here's the neighbor's pit bull. He's one of two in the neighborhood. This is after I was able to get my dog in the house. The first time this dog bit into my dog's stroller while we were out walking. Thank God someone heard me screaming and rescued me. This was not his first time attacking someone. I called and spoke to customer service who assured me someone would call me. Of course no one ever did. The tenants in the neighborhood do not watch their kids. They leave trash in my yard and on top of my cars. They do not get out of street when you're driving. They hang out in your yard. This company is no help but is going up on the rent again. I'm trying to find out why because they don't keep the neighborhood looking nice. They claim there's a neighborhood association, but no information has been given. The weeds cover the side wall. read more

I've never seen such sleezy property management practices! Basically, the owners only collect rent and leave tenants responsible for all maintenance of the home. I wasn't able to view the home prior to move in and it's been a total bait and switch. Run down property for $2k/mo in South Charlotte. There were excessively overgrown shrubs and landscaping that hadn't been touched in years whenever I moved in. I notified the property manager about the overgrown shrubs with my move in inspection and was told I was responsible for the shrubs, mulch, etc. There has since been an HOA violation notice and I'm moving out in 3 days and was told it's my responsibility!! Also, only expect responsiveness when they're trying to get you to sign a lease. Otherwise, good luck. I'm already on the 4th property manager in 11 mos. DO NOT RECOMMEND! WORST EXPERIENCE EVER!! read more

Drove 12 hours from NY to TN to find a home that was FILTHY, water damaged, and had MOLD that someone tried to spackle over in the master bath. Could not find ONE linear foot of moulding that was clean, and found a crusty bonus booger on the picture frame moulding in the front room (yay). The copious amount of dog s*** in the rickety fetched in yard (that resembled a freshly cut hay field) was so old you could've used it to whiddled a small totem. Refrigerator had a broken icemaker/water dispenser and the overhead kitchen light was so full of bugs that it looked like an art deco piece. Left a message for the property manager on Saturday, but was told they "don't work weekends"...WHAAAAT???? Let's see if I get a call on Monday. I won't hold my breath. read more

American homes for rent is of course not perfect, but I've lived in their home for a few years. The cons for me was the maintenance more than anything. However, Maintenance did show up and repair everything I've reported. The price was not bad based on what I'm paying now. Look, you're going to have issues with any rental company. I'm in a brand new home with an entire different rental company and there are things. The pros for American homes for rent , no landlord popping up, you're in a nice home because their homes are nice and reasonable when you price them against other homes. I moved out on the 31st, the move out process went extremely well and my deposit was returned and today is the 15th. I always see issues about deposits in reviews, so I wanted to post that this was not my experience, but it may be who you have as a property manager. I had Robyn Parks, I gave her a hard time a lot, but she was a good property manager and I've had her the entire time I lived at my address, which was 4 years. Robyn to be honest was the reason I stayed so long at my property! Give American homes for rent a chance because things won't be perfect wherever you move. Like I stated I moved under another rental company in a new home and there are things. If you want perfect, purchase a home, and you will still have issues. read more
STAY AWAY! Just take a few minutes to search online. They are a predatory company. They will stop at nothing to get every penny you have. And even when you move out they'll continue by keeping all your security deposit and in many cases charge thousands extra for "damages" you most likely never saw and that were pre-existing problems. read more

Hi, I have been renting from American homes for rent since June of 2020. When I initially moved in at the peak of covid I was promised repairs and or updates would be done but prioritized due to things shutting down and laws. I have emails, pictures videos etc. Some things have been fixed and others ignored. My major concern is the ongoing electricity issues in certain parts of the house where heat and air doesn't work. I have missing spindles from railings, missing screens from windows, mold from a pipe bursting, holes in the roof, staircase missing safety strip, garage doors not properly closing, front door not properly secured to where I can't even get a security system installed, clogged sinks, broken dishwasher, stripped master bathroom handle. This home should have never been leased and is in need of serious repairs. I need to file a complaint where I can pay the courts until it is fixed, or they change me to a different unit which they have declined. I am also open to get my security deposit back and lease broken with no penalty, eviction or any filling put on my credit. I know this is a lot but only the half. read more

Horrible experience. They rent the house as is. They only change the flooring for the cheapest one that exists that even before moving is peeling and they won't fixt it. If previous tenant left holes in wall, chiped corners and all paint in bad condition they won't fox it, do don't believe them when they say that everything will be fixed. Their policy is they dont fix any cosmetically damage. Most blinds were broken and it took tons of emails and argue with them won't have finally replaced some. Again, they say that is cosmetic. Avoid a headache and bad moment. When I complained they told me that they left paint in the garage and I could paint my self the whole house if I did not like it. Do not rent with them. HAVE not paid HOA dues to the HOA for my neighborhood and therefore I can not access the amenities that I pay for with my rent. Horribly unresponsive and here it is the holiday weekend with out of town family and I am not allowed to access the pool I have been going to for ten years!!!!!!1 read more

The WORST company. Black mold in house, not accurate photos on listing. AC Was out for MONTHS in the summer wouldn't fix it. Had no hot water in the winter. Was so bad we moved out of the house early while continuing to pay the $2,300+ rent for 4 months. Management is a joke and don't even get back to you or make you wait on hold for hours in end to not respond. Move you into a house that is literally falling apart read more

Absolutely horrid company. This company fails to respond to emails and calls and their customer service is some of the worst I've ever encountered. We were strong-armed into accepting a specific date only to find out the house is garbage. It's not clean and there are lots of holes in the walls, just to simplify the issues. I've already been told they won't be handling cosmetic issues so we'd be paying for a house that looks like garbage. They won't spend money to repaint or recaulk. Those are cosmetic issues. They just want their money and forget giving you a quality home. read more

Poor company. DO NOT RENT WITH THEM! They keep utilities in their name and lie to you saying you can get the bills put in your name but when you do so, they still want to charge you for the bills that they are keeping in their name that you as a tenant are not using. It also took two months for them to COMPLETELY repair a leak in my home that caused my electricity bill to spike up to $600 for one month that they will be accountable for, as I am taking them to court. I was advised by my landlord not to pay the utilities portion of my bill, as it is being investigated, but then got a certified letter forcing me to pay $767 or I will be evicted. Please note I will be taking this to court due to the negligence that caused this issue. A leak should not take that long to fix, especially when it is causing mold growth in my home, which also demonstrates that they do not care about the health of myself or my children. Also, there was no walk-through when I moved in my home, which is also against the law. Please reference photos for evidence of my case. Do not use this company and do your research prior to even considering, they have a score of 1 on the BBB website. read more

I've been renting for only 4.5 months and I have not had air for 4 of those months. work orders put in and closed without completion. two different air companies came out and the unit was never fixed. the second man even stated I needed a new unit and they have continued to do nothing. rent is 1895 a month not including utilities and somehow my utilties have continued to rise. I have two children 2 and 12 years of age. Who have had to deal with the torture of a hot home of 78-80 degrees on a daily. This company has not offered any compensation for the inconvenience or prorated rent. This is me and my girls first house and the experience has not been a good one. Very little concern or urgency but expect the rent to be paid on time. read more

Yet another update - I moved out of the dump on June 28. I knew on leaving the home that I would never see a dime of my security deposit. Except for a few minor things I left the home in no worse repair than it was in when I moved in. Which was terrible. The list of repair charges was laughable. The neighbor told me that the previous renter had to seek legal redress from this bunch of crooks. I am considering the same. I paid my rent on time and bided my time to get out of that mess. BE AWARE AND PAY ATTENTION TO THE REVIEWS - THEY ARE BASED IN TRUTH. I am contacting the BBB again, and also an attorney. Another thing that makes this laughable is that they were going to rent the home for $100 a month more than I was renting it for. I warned away anyone driving by that stopped to inquire about it. Crooks. And slum lords. Renters, beware. I have a lovely, well maintained home for not much more that I obtained through Renters Warehouse in a nicer neighborhood, and a concerned owner that actually addresses issues in a timely manner. Stay far away from AH4R. You will be glad you did. read more

american homes for rent (not worthy of capitalization) has been the worst rental company I've, unfortunately, had to deal with. They have mistakenly charged me multiple times over the course of 3 years. They changed my auto-payments to "walk-in" payments only, meaning I have pay them at Kroger, and then randomly turned my autopayment back on. This mishap caused me to pay my half of rent and then all of the $3300 of rent additionally. When calling them they did not have an answer as to why this happened. They are not helpful at all. My furnace went out during Thanksgiving and Christmas and wouldn't allow me to call the technician directly, instead i had to submit a service ticket through them causing me to be without heat through the holidays. Rent goes up every year. Total shite company, looking to get out asap for many reasons. read more

Horrible service! Would not recommend. Spotted a home on their website that my wife and I loved. Immediately made an account on their site so that I could register for self view (tour). After a quick pic of my drivers license (front and back), and a selfie along with a $0.99 fee I was good to go. Just so you know AH4R uses a third-party service, to conduct tours of their property (Rently.com) This service allows potential tenants the luxury of viewing AH4R properties without an agent present. You can also choose to view a property with an agent (IF) you can get a hold of one. The drive from my location to the property listed was about 60+ minutes. Once we arrived I started an assessment of the home on the outside. I then proceeded to head indoors,or so I thought. Unfortunately, it all goes downhill from here. As I stated earlier AH4R uses Rently to manage tours, well clearly they aren't on the same page. In order to gain access to the property you have to send the serial # off the key lock box. In which after the code to the lock box is texted back. I tried entering this code at least 20 times, my wife probably tried another 10 to no avail. Anyways...I'm over this review long story short we couldn't get in. Tried calling customer service several times and kept getting the run around. I was supposed to be connected to a local leasing agent which never happened. AH4R customer service rep phones can't dial out, or so they said so each time I was given a number to call to try and rectify there was no hand off just a hang up and dial this number run around game. What took the cake for me was how condescending one of their reps spoke to me as if I did not properly understand how to enter 6 to 7 digits on a D*MN key lock box. I can only imagine what current tenants are going through If they can't even get a simple viewing of the property correct. read more

This is the worst rental company. They buy up all the houses in communities and then neglect them, but hike the rent like crazy every year. Our block is full of their properties in an HOA community, and all of their rentals are neglected and rundown looking, (need paint, power washing, landscaping). When we buy, it will not be in this community because of all the rentals which have taken over, turning the community to trashy-looking and unkempt. If something breaks, you wait FOREVER for them to send someone out. Often they come, take a photo, and say you'll hear back. We had TEN visits to look at a broken shower before they repaired it. (10 appointments where someone had to be home waiting for hours). We were without a microwave for weeks when it broke. We make repairs ourselves because it's such a hassle to get help from them, and it often takes several scheduled visits where someone has to be home during the day sitting and waiting. For the thousands a month we pay, we sure do not get what we pay for. They're too cheap for basic upkeep. When we moved in the house was full of damage to the floors and woodwork from a previous dog. I'm afraid we'll get billed for that when we move. We do not have a dog. Several people who moved from the street said they never got their security deposit back, which is disheartening. They're a terrible company! read more

This company is totally unwilling to work with tenats when an issue comes up. We tried to pro-rate our rent for the seven days our air condition went out and they would not let us do it. They want you to sign a year lease and then they would honor the contract. please avoid this company+ read more

STAY AWAY from this company. Our experience with this agency was horrendous as their MO is nickel and dime as much as they can, aside from providing the worst customer service. They don't want you to get the utilities in your name because they charge you a fee to go through them. Your move in deposit, well, you might as well forget about it because they will not return your full refund as it seems as they treat it as a source of revenue. In summary, stay away if you have the choice to do so read more

The concept is great, however, the builders, investors, and management company don't really care about their customers. Move into a home with no gas meter, door knobs falling off, incomplete pain job, gas leak, and broken water tank. I did say this was new construction. The point of the brick face looks like my 3-year-old grand did it. These homes are like pigs with lipstick. read more

We moved into the rental at the end of May. In June I received a call from a loan company in Houston asking if I applied for a loan online. I was shocked and said no. She then asked if I had moved into a rental or an apartment managed by American Homes 4 rent. I answered yes and she said I am one of many people that have had their personal information stolen after renting from this company. She said someone from the company are using our information to get a loan. I asked her to send me the paperwork they filled out. She did and I was surprised to see that it was my bank statement with the name of the bank changed. The exact one I sent in for proof of income. PLEASE BEWARE OF YOUR CREDIT REPORT. Someone in the company is stealing personal information. read more

The worst customer service and management I've ever experienced. Property manager in the Atlanta area will not respond or address issues or questions. If you do a simple Google search which unfortunately I didn't do you will see just how large the complaints issue is with even local news agencies covering the poor management. I believe they just don't care and show that in how they treat customers. I would not recommend or ever do business with them. read more
This company is horrible. I applied for a home online, and when it came time for me to get my keys the place was inhabitable. The HVAC in the attic was leaking, it caused the sheet rock to come off of the ceiling, which then caused a hole that was leaking water all over the carpet. The garage had some kind of gunk from the trash bin that was left in there, which caused a funky odor and bugs all over the place. The floors were slippery, the HVAC unit was not working, it felt like hell inside the home. After spending over $3000 with this company, (the security deposit is 1.25x the rent) it doesn't matter how great your credit is because my credit is excellent! And pro rated rent, I spent more trying to move into this beat up place of a house than any other place i've ever rented. Customer service is SH!T. They are able to work from home, I know this because I got numerous phone calls with a baby crying in the background when I wanted to lease the place. But when YOU as a CUSTOMER needs to get in contact with someone important, good luck with that! Their favorite line is, "She/he's on the line right now." So you tell them that you will wait for them to get off that line. I've emailed everyone, from leasing agents, property manager, district manager, and i've called, left voicemails and everything. Unless you know your terms legally, good luck getting their attention. I even went as far as trying to "Connect" with the district manager on LinkedIn but she ignored that request. Due to breach of contract, and help from my realtor, I was able to get the property manager to cancel my lease and return funds due to me. Trust me, I was about to get a lawyer involved & they would have ended up paying those fees too if I had to take it that far. I don't give a damn how nice you think the home is, don't rent from this company. When you're in need of something, HVAC or something serious going on with your home, they are no where to be found. You will come out of pocket for your expenses. They really thought I was moving into a home with my newborn and it was infested with bugs, pubic hair from the last tenants and bugs all over the damn place. They've lost their damn minds. read more

Absolutely the WORST experience I have had with a rental company I have ever worked with. We were in a house for over a year and decided to terminate the lease early. After requesting AH4R to clean the HVAC, they refused. We paid to have it done and there were pieces of flooring rodent feces and debris. After the property manager Jacquline said she would get back with upper management about not charging us $4,000 to break the lease even though there is mold, rodent fences the flooring was coming up, replacing numerous items in the house our self because it was broken. On top of it, we moved out, I followed up after their "inspection team" went through, they charged us for doors that were in the house. Then proceeded to say our termination was denied and we owed rent through the next month without any communication, regardless of the condition of the home. It took me reaching out the the property manager to find out that we were denied and that extra charges we would have to pay, but that's fine because it would all come out of the security deposit. I highly suggest not renting for AH4R. read more

Decided not to renew lease & go month 2 month. M2M terms says not less than 10% increas, they decide to double that amount. This is pure price gauging on these not so well constructed propertie. Yes maintenance is very slow to respond. read more

Homes are designed to keep your deposit and you may come out of pocket. You can not install curtains or put up pictures without the wall coming apart. Master bedroom is the only room getting heat. Until a technician and inserted a piece of metal in the vent. Then stated that I need to remove the metal from the vent when the season change. Can not connect my Xfinity modem to wall socket in the living room. The wall socket has no cable coming through. Major air draft coming in through the front door and windows. One of this company's properties is next door to our home. A large pine tree on their property and near ours died. I contacted the company via the website and got a prompt reply that I would get follow-up. I did, by Niray Hartford, who asked me to send photos of the tree, which I did. Niray assured me that the matter would be addressed. A few days later, a crew arrived and took down the huge dead pine. Matter resolved and I thanked Niray. read more

If you see a house owned by AH4R, RUN AWAY!!! Don't just take my word for it! Check out https://twitter.com/americanhomes4 and view all the other unhappy tenants or look at the yelp reviews in other cities! The houses are very overpriced and their customer service is pretty much nonexistent. The homes are mostly foreclosures that were purchase and had the bare minimum rehab to get renters in. Most people rent because they can't afford to buy, don't have the credit, or don't want the responsibility of owning a home; however, with AH4R they leave you with responsibilities just like a home owner. Should you choose to do a month-to-month lease after your one year, they will charge you a ridiculous amount more as if it costs more to manage a month-to-month lease. I met with Jason Neiss to sign for the home. I was told that he was my property manage since he lives in Bakersfield. After Jason got a signed lease from us, he pretty much disappeared. He stop return phone calls and voicemails. The few times he did get back to me, it was via text message days later. But, he conveniently resurfaced at the end of my lease to attempt to get me to sign a a new one year AND negotiate a lower rate since they were going to raise my rent because "property taxes went up". I called the customer service number whom assured me that Jason was my property manager, but then pointed me to a man in Stockton, CA. He was the property manager for a few months but then pointed me to a phantom person in Arizona named Susan Perez. It became clear to me that this company is very disorganized. In the little over a year that I've lived in a property I've gone through several issues. First, I was told that the run-down fence had been reinforced and parts replaced. Two days in the house, the part that was "fixed" broken and cost me over $300 in a vet bill to have my dog's injures stitched up. I was also left to fix the fence on my own (and still fixing the fence). Later, we had a wind storm and the fence fell in a different spot. When AH4R sent out a repairman, he commented that he was instructed to rig it and not repair it. He also commented that the entire fence needed to be replaced but knew AH4R would not replace it because they could push it on to the renter. Second, my gardeners stop showing up after a month of being in the house. After days of reaching out to Jason, he told me that gardeners weren't a part of my lease. I went out and bought a lawnmower, used it three Saturdays and my gardeners reappeared again. Third, I was told by Jason that the backyard sprinklers would be repaired before moving in. That did not happen. And of course, he did not return phone calls about it. I called the maintenance number and placed a work order. The order went unanswered for weeks and was eventually deleted. When I followed up on it, I was told that it was my responsibility to have them fixed. Four months later after navigating through several departments, I got in contact with a property manager in Stockton. He again tried to push the responsibility on me. After thoroughly explaining they were broken when I moved in and threatening to let the backyard continue to die, the sprinklers were fixed. Fourth, my a/c went out in the middle of a heat wave in Bakersfield. I made an emergency maintenance call to AH4R and stressed that my pregnant wife and my toddler whom both have asthma need to have the a/c replace. It still took AH4R a week to have it repaired. In January, I went out my front door to go to work and noticed a red door hanger attached to it. When I looked at it, it was a 48 hour shutoff notice from the water company. Since I normally used my garage, the notice had already been there a day. The water bill (maintained by AH4R and added to my rent monthly) had not been paid in three months even though they were collecting it in my rent. Sadly, this was not the first time I had issues with the water bill. Every month for the first few months my wife and I called customer service to find out why our water bill had not been uploaded to pay. We were told that we didn't have one. three months later, I get an email that AH4R has uploaded my water bill. When I checked my account, they uploaded all the bills I had been calling about. This again happened later on and I got two water bills dumped in my account. Last month, I was overcharged for rent. I was given the excuse that the computer glitched when they switched me to the new month-to-month rent (which is $200 more than I was paying for my year lease). Susan Perez, said she had no way of returning the funds to me. The system would only allow her to credit it for next month. I found it hard to believe that a company can take your money but can't return it. Upon checking my account to pay my rent this month, I noticed that I was charged $65 for having the garbage disposal unjammed for the third time which of course deducted from the overpayment. read more

If I could review with 0 stars, they wouldn't even deserve that. We spent three long years with AMH, and at every arduous turn, we encountered countless problems and encountered rude property managers and other unhelpful staff. Yet, in our search for a place to call home, we felt we had no choice but to endure it all. The conditions of the two homes we occupied were disheartening as well. Our first home, while not entirely terrible, was riddled with challenges. We faced the nightmare of water pipes bursting not once, but twice, leaving us without running water for over three days each time. The first incident occurred while I was pregnant, and the second struck when my child was still just an infant. It felt like an uphill battle to convince them to respond urgently and provide us with livable conditions. Only after the second time a pipe burst did we finally manage to get them to arrange a hotel for us while they took their time to address the repairs. During that frustrating period, we found ourselves constantly buying gallons of water to ensure our beloved pets could stay hydrated while they were still in our home. Our second home, however, was nothing short of a nightmare upon our move-in. We were met with black mold lurking in both bathrooms, hidden behind crumbling tile in the shower, silently spreading up the wall. The mildew and corrosion we encountered felt overwhelming, as we were left to scrub every imaginable surface in the bathroom and kitchen. We spent our own hard-earned money on high-quality cleaning products, motivated by a desperate need to create a clean and safe environment for ourselves and our family. AMH did eventually send a professional to address the black mold, but only after countless email exchanges and a frustratingly long wait, despite having provided a letter of medical necessity for both myself and my one-year-old son. Moreover, we discovered numerous holes in the drywall, varying from small nail-sized dents to gaping voids, all of which we meticulously documented and relayed to the property manager. He assured us that none of the damage to the walls would fall on us when we moved out, yet the anxiety lingered. There was an alarming layer of caked-on dirt covering every window of the home, so severe that some wouldn't even budge despite our best scrubbing efforts, while others required significant force just to crack open. Upon our move out of this property and the complete discontinuation of services with AMH, we were met with an outrageous move-out summary that I quickly disputed. I encountered pushback and was confronted with false information. It was incredibly frustrating to discover that the images they used to justify charges for damages were not even from a property we had ever occupied. Many of the additional charges were tied to previous damages I had reported during our move-in inspection. While they did agree to remove some charges, I was unable to obtain the remaining move-out inspection images used to document damages, as I was told it "would take up too much of my day to download and send you all of the images." This response was deeply disheartening, especially in light of the fact that prior images had already been proven not to belong to us. Time and again, I requested not all of the images, but just those that were specifically tied to the charges against us, so I could ensure they were accurate and that we weren't being unjustly robbed of our hard-earned money. Ultimately, I was met with silence. It has now been nearly a month since I last heard from AMH, despite numerous follow-ups. However, they were able to send me a "final security deposit accounting" while still ignoring my ongoing disputes. The blatant discontinuation of communication on their part, as though I no longer mattered, and the utter lack of professionalism they have shown in attempting to resolve this situation is utterly appalling. This company seems to operate with a criminal ethos, reveling in taking advantage of anyone who crosses their path, draining them of every penny until they are left feeling forced to submit to their oppressive ways, broken and defeated. They employ every possible means to ensure that victims end up owing them more than they should, prolonging discussions with those wise enough to see through their tactics, hoping the matter will simply fade away. I refuse to back down; I will see this through to the end. I yearn for nothing more than to witness your company and the corrupt empire you have built crumble in flames to the ground, as the victims of your insatiable greed dance in the ashes of your downfall. read more

This company by far is the biggest SCAMMING rental company for homes PERIOD. I say this upon experience. They post bait houses (meaning) BEAUTIFUL HOMES that don't exist at the time you're applying for it, and they will allow you to apply for the said Bait houses as well as not tell you that someone else has applied for the same house. So now you're competing for a house with someone else but don't even know it. They take your application fees (70 dollars me and hubby), hit your credit and then they tell you, "Oh someone else was approved for the home that you applied for, however we've got two options for you"!! Listen to me y'all, they will offer you a house that NO ONE on God's Green Earth WANTS, "that by the way, you can't see because someone else is still living in it" LMBO, or a house OUTSIDE YOUR BUDGET because now they have the leverage to do so. They have your app fees that are non refundable AND they've PULLED YOUR CREDIT!! So you fill stuck with whatever they offer you. You've got the ding on your credit now. A BOOTLEG ASS HOUSE you can't see quite yet but they wanna schedule time for you to view it while a family is still living in it and THE OTHER HOUSE THATS TWICE THE PRICE YET YOU FEEL LIKE THIS IS THE BEST OF THE TWO, KINDA FORCING YOU OUTSIDE OF YOUR BUDGET!! But that's not even the worst part about it... The more pricer house they offer you isn't even built yet nor will it be available for you to move into, in the time you told them you needed to move. How do I know this?? Well, I went to the location of the house the company was promoting for the more expensive house and the freaking house wasn't there!!! I took pictures folks!! All that was there was a cement slab, NO HOUSE! Lmbtfo...This now leaves you with either, "A" you staying in a hotel until the house is finished being built, which has you coming out of pocket paying money for storage you weren't thinking you'd have to pay for. Seems and feels like a set up frankly, or "B", take the crappy house you really don't want because no one else wants it, all because you applied for a house you didn't know you were competing for in the first place!! Not to mention when you talk to the folks who work for HOMES4RENT and you bring up the fact that it only appears that they only care about the lining of there pockets and have such bad reviews. The only thing they can tell you is, "All companies have bad reviews"! As if this is a great rebuttal to stand on!! I have reported this company to BETTER BUSINESS Only because of principle. What they do to people is TERRIBLE AND THEY DON'T GIVE A FU*K!! If you are looking to rent a home please don't use this company look into Tricon Homes. Tricon cares about the consumer. They will refund you your money back if you change your mind. They will not allow someone else to apply for the same home if you are the first to apply for the home. They will pull the home down from the website so others don't even see it while your applying. This type of customer care is what makes Tricon a stand up company!! DO NOT, AND I MEAN DO NOT, use HOMES4RENT. You will regret it. Please before you use Homes4rent read this review and the MILLIONS of bad reviews this company has. I read one where a lady had raw sewage in her house and in her front yard for MONTHS!! I slipped up and didn't do my research before I wasted 70 bucks and took a hit to my credit. I regret it. To Homes4Rent, I know you know exactly who this review is from since I called you guys several times given you all the business. There is no need to respond or reply to this review because it's true and nothing that you could ever say would change how you handle business with me and my family! I SUSPECT AMERICAN HOMES 4 RENT HAS PAID OFF YELP TO DO THIS SO THIS SITE I SERIOUSLY DOUBT IS AN IMPARTIAL SITE FOR TRUE REVIEWS SO PLEASE BEWARE! The first nearly three months we had no air conditioning as 2 out of the 3 air conditioners were completely broken (outside temperatures then were over 90 degrees) and ultimately required replacing and would not work, as well as the water heater did not work and had to be replaced so no hot water.......so no hot water either for nearly 3 months either. After requesting maintenance through their maintenance request website (which I have determined to be a fraudulent system) they put off maintenance and wanted to get bid after bid after bid. I found that many of the vendors will not work with American Homes 4 Rent because they are a shady company and do not properly pay their vendors for the work done and have been blackballed! Then we had severe problems with the roof leaking massive water and reported it. After many, many months still no-one ever showed up to fix it and now we have a severe BLACK MOLD problem that threatens my family's health. These are just a few of the problems, I have left out most like the severe electrical problems that present a fire hazard and other issues which AH4R has never even had someone come to repair even after numerous requests in writing and verbal. I believe they are putting off maintenance in order to fraudulently pad their corporate earnings and obtain lower loan rates, better public offering rates, and increase their corporate bonuses for the insiders I decided to take them to court and also look for the many others who have been defrauded by these corporate slumlords and fraudsters. A MAJOR FRAUD lawsuit against AMERICAN HOMES 4 RENT was filed earlier this year in the Gwinnett County Georgia. The lawsuit is now progressing well and may most likely will soon be converted into a CLASS ACTION LAWSUIT with a target damages claim of $500 MILLION DOLLARS. We would love to hear your story on how AH4R has defrauded you, and or avoided (and/or delayed) their maintenance obligations. Help all of us victims out who have been damaged and victimized by American Homes 4 Rent's alleged consumer and investor fraud by signing our Petition to the U.S. Congress, calling for STRONGER REGULATORY OVERSIGHT AND REGULATIONS FOR CORPORATE LESSORS. We have Congressmen who are now very sympathetic to our cause and looking to look good in an election year coming up to show they are protecting their constituents and consumers! American Homes 4 Rent lied to us on the maintenance standards and condition of the home to get us to lease the property for over $5,000 per month. The first nearly three months we had no air conditioning as 2 out of the 3 air conditioners were completely broken (outside temperatures then were over 90 degrees) and ultimately required replacing and would not work, as well as the water heater did not work and had to be replaced so no hot water.......so no hot water either for nearly 3 months either. After requesting maintenance through their maintenance request website (which I have determined to be a fraudulent system) they put off maintenance and wanted to get bid after bid after bid. I found that many of the vendors will not work with American Homes 4 Rent because they are a shady company and do not properly pay their vendors for the work done and have been blackballed! Then we had severe problems with the roof leaking massive water and reported it. After many, many months still no-one ever showed up to fix it and now we have a severe BLACK MOLD problem that threatens my family's health. These are just a few of the problems, I have left out most like the severe electrical problems that present a fire hazard and other issues which AH4R has never even had someone come to repair even after numerous requests in writing and verbal.
