Amir is a rude and unprofessional person. He did not let us read the contract to be clear about it. And told us to leave in a very rude manner. His intention is to make you a lease in a inhabitable house taking a "down" towards you buying the house and then kicking you out. Not a worthy business, since the houses he offers are all destructed and with the promise of the "lease to buy" option you fix it and then he evicts you. Do not let the price fool you. Read everything clear and make your due diligence searching the property up in the county before signing or paying any money. He will rush you to give the money and sign a "standard" lease. Do Not Let Him Push you. Also be aware of unsolicited video and audio recordings that will be later used to threat you and your family. Just because I asked to read the contract to be signed by me not someone else's one he is trying to intimidate me. And here is the text he sent : "You came into my office trying to help your friends, and despite your demanding and disrespectful demeanor, we still made an effort to assist. My BIL & SIL went to meet him to look at a property in Ft Meade & what was discussed over a phone call suddenly became the exact opposite upon face to face meeting. He was extremely rude & left without any warning when questioned about what was discussed on said phone call. He isn't forthcoming with what all is required and springs it on you after the fact. I'd find a better realtor/landlord than this guy. If he's who I think he is, then I went to school with this dude and sadly he's more rude than he was then. I would give ZERO stars. I had a friend that came into money and she did receive a beautiful home. I contacted Amir who told me the house needed cleaning and minor fixing up. I'm a single mother he demanded I put a deposit down, if not the house would no longer be available. I did put down $850 and only then I was able to see a condemned home. I have picture and video proof which he apologized for. I asked him for my $850 to be returned and he told me it was non refundable. He is a low life. I knew the home needed work, and that was fine as my husband was very handy. We flew to Florida to check out the home over a weekend, so he knew ahead of time we lived out of state. Seems very scammy, and definitely unprofessional. I initially called, no one answered and I left a voice mail. Instead of getting a call back, I received a strange text message saying I'm automatically guaranteed a property and whatnot. I messaged back advising I needed to talk to someone to discuss details of one of the properties. I got a call back from a lady and she was unable to answer my questions but said I could view the property (it was just unlocked and abandoned). I drove an hour to view the property. It was not habitable, needs major renovations which is not necessarily a deal breaker if I could budget renovations and just purchase it. I was given the number for Amir (owner) to get more details. Because I was asking so many questions, about the condition, structure, if he already did an inspection and to see what needed to be done he started to get annoyed. I started to explain that property might not work for me, but another property he had might (since it looked too be in better condition) - but he cut me off telling me I was too much drama and he's too busy and to never call him again and he hung up on me. He was extremely rude. Just as an FYI the property I looked at was a lease option. Essentially it is a rental until I decide to buy it within the terms of the contract. He mentioned I would be renting as is. That means no appliances, holes in the ceiling and wiring everywhere. It's very unsafe to lease under those conditions... probably illegal. For someone to be careless and have that type of liability shows what type of business they run. Luckily I know to steer clear of this business. But hopefully my review and experience with this business will help others make a well informed decision when dealing with Amir. read more

I was recently contacted by someone claiming to be the new business owner (I've added the message to this update). As you will read they claimed the business is under new management and that they no longer associate with the previous owner. Then proceeded to ask for me to remove my review ("comment" in their words). Naturally, I wasn't going to take down my review without checking them out myself. I found it suspicious they kept the name of the man in the name of the business, so I checked the public records. I found out that he is still apart of the business, and his title, according to the records, is MGRM. I verified the information for the business I found and that this business was the same. I used an official Florida state source and the name, address, and manager's name (the claimed owner) all matched. It was clear the man I referred to in my previous review (read below) is still very much associated with this company. This fine gentleman has listing all over the general real estate market with a number of "o.k." and absolute horrid homes for sale and for rent. I decided to rent a condo from him that had "potential" and it did-it was in a gated community with a gate guard, and was in my price range-so I gave it a try...man do I regret this.... He agreed to do the work if I came up with the deposit and make it look nice and livable by the time that I needed to move in, Instead he collected my money, and waited a month to start repairs and made excuses every time that I wanted the issue rectified. Keep in mind as a side note that I myself and the person that I am living with is disabled... He repeatedly tried to go back on his word and tried to convince ME to get all of the work handled after I paid him $3300. Just the day before posting this he had just only begun renovations on the unit which was estimated to be a weeks worth of work and he assured me three weeks before then that things would get done and that he would help me out and that I had nothing to worry about-Now I am sure that you can guess where all of that money went to at this point... I go there the day before this post and literally 1 out of 45 things had been done. Yesterday was my last day to be out of my current residence....this guy Amir K. was aware of all of this and assured me that things would be taken care of... The downstairs neighbor even came out to greet me to let me know that he was a scam artist and that every tenant before me had these same exact issues with AMIR K. OWNER OF AMIRHOUSES.COM He won't answer calls and speaks to his customers as if they are annoying cousins. Every time I wanted to back out of the deal he would threaten to put the place up back on the market and return my deposit. So after he did that to me for the 4th time because I got loud with him about my mistreatment and his lack of customer service. Slumlord.. This man has taken advantage of a young family with three small children. He took all their tax money, let them renovate his home, with the shady promise of lease to own. The appliances did not work, the house was full of roaches and he promised to take his lease payment out of the young fathers paycheck. The young man has put in 200 hours and has yet to be paid since working for Amir at one if his hotel in Dundee, Fla. Would not recommend staying there either.. Not only can this young family NOT pay the lease payment, but they also cannot buy food to feed their children. To complicate matters this sorry excuse for a human is aware that the mother has a chronic illness and cannot work.. If I could give negative stars I would for this con artist slumlord ,he is the most unprofessional rude and scummy person I've ever dealt with, moved me and my family into a house with a mouse infestation along with plumbing and structural issues with the house. He charged us 2 deposits and told me I was "lucky " he was even talking to me. Along with bringing several issues to his attention I was wither ignored or told inwas too much drama and threatened to be kicked out , he never fixed anything cause he did not want to be bothered with it . We were forced to call code enforcement and in doing so we were evicted only after just living there 3 months and me being 9 months pregnant he did not care nor show any empathy and destroyed our lease and continued to lie on eviction documents and blamed us for busted pipes and water damage cause.my leaking AC unti (which was listed brand new on property listing, which was a lie as well) among being evicted he refused to return deposit or any of the 4200 it costed for us to move in. This man does not care about anyone but himself, he is money hungry and will steal everything out from underneath you. Do not use or trust this man- he is a crook and should never be trusted. i made an agreement with him on a property and gave a good faith deposit - Amir sent the agreement and it was not even close to the agreed price and terms - he told me that if i don't like it to go away. i asked for the deposit returned and he said no. he then made up a story about a non refundable deposit and told me to go away. at no point was it ever brought up that the deposit was non refundable. he is a complete scam and not to be trusted. read more
