The malls…read moreinterior finally closed in early March 2023, and took much longer than expected due to various factors including tenant relocation. Externally there isn't much going on, with the shoppes being anchored by Gabe's, Roses, Boscov's, Community Health & Dental Care, Dick's, and Kohl's, which on paper isn't a bad set of tenants. Parking is abundant and spots are easy to find. What's left of the mall interior? It's being split up by Fit Life Fitness and CubeSmart, with construction ongoing. Community Health & Dental Care now has a drywalled off narrow hallway to access its main entrance, which could have been better executed. The former Dick's mall entrance is no longer used. The small mall portion left that has both stores with indoor and exterior entrances is the huge mess and not anywhere near ready. They've been doing work and renovating those spaces for years, but it's still not done. Inside this part you'll find a half-completed construction project, dust, water damage, no air-conditioning, random things lying around, and the malls only remaining interior tenant Golden Nails Spa. Let's also not forget the former Sears entrance. Pennmark the owners need to find a direction for this part of the demall sooner than later. The only positive is Books-A-Million decided to move and the new location is nice. The Shoppes at Coventry just doesn't stand out amongst the many retail options in Pottstown including Upland Square, Pottstown Center, and the Philadelphia Premium Outlets. The owners would have been better off leaving it a mall and planning out a long-term redevelopment plan that was better thought out.

During the warmer months they host a Farmer's Market which is rapidly growing allowing local vendors to sell their fresh produce, baked goods and crafts. Many shops with names you are familiar with, including Victoria's and Borders, plus plenty of unique one of a kind shops line the streets and make it a breeze to browse or run in and out. It's almost a one stop shopping center with a Wegman's Grocery and shops galore that have almost anything you may be looking for. Plenty of restaurants and eateries inside this center make it hard to choose, from pizza to ice cream, Ted Montana's Grill, P.F. Chang's, Chipolte Mexican Grill, The Melting Pot, Panera Bread are all ready to feed you. With new ownership looking to close and redevelop most of the mall, Berkshire Mall's time is sadly…read moregetting short. What is sad, is while Berkshire Mall is no longer in it's prime, a large portion of the mall's interior remains filled with a mix of national and local tenants. It even has one fully functional fountain, in front of the Boscov's, with the fountain in front of the Sears not being operable for several years. Foot traffic on the weekends is excellent, with a portion of the community still supporting Berkshire. Unfortunately, this malls downturn largely started with the closing of Bon-Ton and Sears within a year of each other. The sale to Namdar Realty Group bought Berkshire into less reputable ownership, with their usual deferred maintenance leading to the mall almost being condemned in 2024 and a large portion of the parking lot being blocked off due to sinkhole issues. The food court upstairs is down to only three stands. What makes Berkshire worth stopping into despite all these problems? While the interior is dated, it is nice and kept clean. There is a fully functional mall retro arcade, Challenge Arcade. Berkshire Mall has one of the few full size FYE's left in the state. Various small businesses add charm and other shopping options. It's a shame that Abrams Realty Group, the malls future new owners, want to close Berkshire. Unlike Exton Square Mall, which they are also redeveloping, Berkshire Mall is not dead and it's far from it. Shame how it's going to end.
